My land is easily accessible by main road, has ample parking, and yet cross-country skiing, snowshoeing, wildlife, fireflies and peepers are just outside the door. In the summer season, several organic farmstands and local picturesque swimming holes range between 5-15 minutes away. Autumn's glorious show is on display everywhere you look. Winter offers easy access to groomed VAST trails in the field behind the house and studio. Hopkins Center, AVA Gallery, the Lebanon Opera House, Northern Stage, and a wide array of restaurants are within 20 minutes. The Lyme bridge is now open, so there are more restaurants, trails, activities and the Dartmouth Skiway! Despite the proximity to town and even to my home, the simple studio space is serene in its sumac baby forest. The space is one of a kind, with a giant salvaged chapel window, cathedral ceilings, a candelabra, a clawfoot tub, a quirky outhouse, on-demand hot water, electricity and wifi. The site lists that it sleeps 4? But three is more realistic, and I cannot seem to change it. Mags Mountain is a 185-acre property nestled in the foothills of the Green Mountains. We have a 17-acre private pond with opportunities for swimming, fishing, and small watercraft. The property features hiking trails throughout that take you around the pond, through the forest, and to the top of the mountain. Our land includes a beautiful mix of pine, hemlock, and hardwood forest, along with two streams and hundreds of large glacial erratic boulders. The campsite features a 12×12-foot tent platform, fire pit, camp kitchen area, waterside sitting area, and outhouse. The site can be accessed with a small 4x4 or all-wheel-drive vehicle, or it’s about a 10-minute hike from the main entrance to the property. Larger trucks and SUVs may get scratched if attempting to make the trek. If timing allows, we can also offer a ride to the site with our UTV. The site is very secluded and separate from the rest of the dwellings on the property, giving it a truly private and peaceful feel.

Riddle Hill Homestead is a family-run property on 24 acres in Grafton, New Hampshire, bordered by the Smith River and Manfeltree Brook. Our campsites are tucked into the woods, along field edges, and in the meadow, with a mix of open skies, tree cover, brook sounds, and quiet places to sit by the fire. We are a working homestead, not a traditional campground, but we try to make off-grid camping comfortable and welcoming. Campers have access to a community picnic and BBQ area, non-potable water, an off-grid shower area, and a real port-a-potty near the movie and community area. We also provide one gallon of drinking water when you arrive. Most individual sites include a portable camp toilet inside a small pop-up privacy tent. The Meadow sites do not, so please check the individual site description before booking. Most sites also have their own fire pit. The Meadow sites and Overnight Adventurer use community fire pits instead. Your first bundle of firewood is included, and additional bundles are available for $5. Our roadside Cookie Shop carries fresh-baked cookies, cold drinks, novelty ice creams, local products, eggs from our hens, snacks, and a small honor-system selection of camping basics and forgotten essentials when available. In October 2025, the shop was featured as the first stop on NH Chronicle’s Cookie Crawl. During normal rainfall, the brook is a nice place to wade and explore, though water levels depend on the season and weather. Nature provides most of the background noise. You may hear hens announcing a freshly laid egg, Mister the rooster crowing, peepers, frogs, birds, crickets, the brook, or an occasional owl. We also have dark skies and quiet country evenings. The town beach and Northern Rail Trail are a short walk away. Hiking, lakes, mountain views, Ruggles Mine, and Haunting Whisper Vineyard & Spirits are also nearby. Please remember that Riddle Hill Homestead is a working rural property. Wildlife, farm animals, uneven ground, tall grass, changing weather, bugs, and country sounds are all part of the experience. This place is great! Wonderful drive up site with water and electric right beside a creek. ( I am car camping) Bathhouse was very clean with an actual Hot water shower ( that was nice/ some listings hot water just means not ice cold😂) Property is beautiful and well kept. The campsite is pristine, you have so much privacy, & we ventured over to the dock and spent hours swimming and jumping in the pond and canoeing around! Some of the leaves were just starting to change here and there so if you’re reading this and want to book, do it!! It’s the perfect place for a little fall getaway!!

This was a great stopover Hipcamp location. The hosts had just put up some campsite hanging lights, which really made the spot feel cozy. There is some road noise, but that calms down a lot at night. We had a great stay and look forward to returning.

Great location. Firewood/starter and electricity provided. Enough space for my tent, car and to enjoy a fire far enough away from the tent. Bathroom really close walk from campsite as well.

Beautiful property, clean and well stocked bathhouse, wonderful experience all around. Stayed at cascade rocks - the privacy and sound of brackets brook was perfect. Jill and Jeff are excellent and attentive hosts and you can see the passion they have for their property. I had forgotten a spatula and they immediately offered me one to borrow - they really go above and beyond.

Well, lemme tell ya, this here’s the view from my little ol' parking spot. We got ourselves some good ol’ electricity 'n' them fancy low voltage lights all 'round the place. Makes it real nice when the sun goes down, ya know? Perfect for a campin’ trip, if ya ask me!

The elevated platform made having a flat, dry place to set up camp was fantastic and the provided water and fire wood was much appreciated. The proximity to 93 is something to consider but earplugs would easily solve the issue as it does quiet down after midnight anyways. The isolation of a one spot campsite, away from the host house made it a very private campsite

Everything was great! Bathhouse lived up to the hype. Site was private, you could hear some of the property’s neighbors but nothing too bad. Hosts were very nice, welcoming and friendly with good recs but not overbearing or too “in your business” A great spot for nearby hiking (Cube and Moosilauke for us), climbing, or water sports

Ebb & Flow is a gem. Having full hookups is a huge benefit. Quiet. The owners, Jeff and Jill, are so friendly and welcoming. Great location near Polar Caves, Green Woodlands for mountain biking, and more.
