Meadow with apple trees & view

3.6mi from Ball Mountain Lake · 1 site · Tent, RV · Rawsonville, VT
My home is the original Diers Homestead, established in 1940. It was named The Chicken Ranch in the 1960’s. There aren’t any chickens, but there are many forest creatures that wander out of the Green Mountain National Forest & into the meadow. You may see foxes, deer, moose, large marmots, and lots of different birds including wild turkeys & great blue herons. Apple trees of many varieties are scattered around. Come eat freely when they fruit! You’ll be camping on a hill with a fire ring nearby. The beautiful sunrises and sunsets are both visible as the meadow is open to the south, east & west. This is a special place in a perfect location. If you like to explore by foot, there’s a network of private hiking trails and a river to cool off in, both within 1/4 mile from your campsite. Also easily within walking distance is the village of Rawsonville: Ungrounded Coffee, Meulemans' Craft Draughts, Honeypie, Family Kitchen and Pizzeria, Mountain Riders, Equipe Sport & the Rawsonville Marketplace where you can get basic supplies and fuel. Speaking of fuel, if you really want to roll your wheels… Stratton Village is 8 minutes by car. Take a gondola ride to the top and check out the fire tower where you can see the entire lower half of Vermont state on a clear day. The village centers of Jamaica, Londonderry and Peru are also very close by and boast great food and crafts. And there’s always Manchester, if you’re seeking lots of shopping and fine dining. Horseback riding is a 15 minute drive from the campsite at Horses For Hire in Peru. This is a truly authentic experience. Trail rides for all abilities- even the “pony ride” for the little kids is a trail through the woods. Not to be missed! Also in Peru is Bromley Mountain which, during the summer months, becomes The Thrill Zone featuring a giant alpine slide. At Bee Well Homestead in Jamaica, there is authentic BBQ, live music and yoga every Sunday morning. The New American Grill in Londonderry has a wide selection of delicious food and their open mic night on Thursdays feature very talented local musicians. Even though it’s so close to all these uniquely wonderful people and their businesses, it is really just off a little country road - the best of both worlds!

Our homestead is a judicious 20-acre mixture of meadow, woodland, orchard, gardens, and wild and cultivated berry patches. Lots of opportunities to interact with wildlife (and my livestock dogs -- Koa, Irie, Makita & Bostitch), explore the woods and sit in the peace of wild things. Surplus eggs and extra seasonal produce (grown, foraged) for sale when available. A very rewarding and strenuous hike leads you down into a beautiful secluded brook, with waterfalls and swimming holes. An absolutely magical spot you will most likely get to soak in in complete solitude. Other great hiking throughout our woods and nearby in Jamaica and Townshend state parks. We live on a 30 acre homestead in southern Vermont. Besides our animals (chickens, border collies, and cats), we have a beautiful pond, outdoor brick pizza oven (with advance request we can deliver fresh pizza to your campsite), a lean-to where you can gather for dinner or put your tent under if the weather is bad, gardens, the best star gazing you can find, and a beautiful view. Watch and listen to the birds, hang out with the goats, chill in the hammock, or explore Southern Vermont. We live and work on the property. Our campsite allows a max of 4 people and parking for two cars. Since 2019, we've been hosting campers, earning a reputation as proud superhosts with 5-star reviews on AirBnb. While camping with us, you’ll meet our friendly border collie, Stevie, farm cats Walter and Frida, and a lively flock of chickens. With advance notice, we offer farm-made pizzas from our outdoor oven, delivered directly to your campsite. Enjoy exploring the woods, birdwatching, stargazing, or discovering the beauty of southern Vermont. Our campsite is secluded, peaceful, and provides exclusive access for up to 4 people and 2 cars. It includes an outhouse, lean-to shelter, two fire pits, Adirondack chairs, and hammocks. The site is about 200 feet from the parking area, accessed by a slight downward slope. We provide a cart to help carry your gear. Though you may spot us gardening or swimming nearby, your campsite offers plenty of privacy. With no other houses on our dirt road, you’ll be surrounded by nature’s sounds. Clear nights are perfect for stargazing, and the pond beside the campsite adds to the beauty. Although the site has no running water, we provide a 5-gallon jug with a spigot, filled with fresh well water for drinking, washing, and cooking. You can refill it at our house if needed. Our dog may bark at your arrival but is very friendly and loves belly rubs. You’ll have ample space around your campsite to relax. We respect your privacy and kindly ask you to respect ours. Our house, gardens, greenhouses, and front lawn are private.

Sunrise Farm

9.6mi from Ball Mountain Lake · 10 sites · Tents, RVs, Lodging · East Dover, VT
Voted in the Top 3 in Vermont State by Hip Camp reviews since 2022 6 Sites are on Sunrise Farms 75 acre Conservation land with 50 mile view for Sites 1 and 2. Very quiet area with lots of wildlife and ponds and disc golf. Very quiet with great swimming and lots of hikes right from your sites. 2 of the Brookside Sites (Wishbone Left and Right) are close by (2.7 miles) where we have another 1/2 mile of river frontage and can handle bigger groups as Conservation land on Sunrise Farm only allows 4 campers per site. Sunrise Farm Sites 1 and 2 have oodles of space and Spectacular 50 mile views of Mount Monadnock with no house lights out there in the evening except the party string lights we provide. Site 1 (with entrance 70 yards south of the farmhouse) is best for camping in with up to 20 foot trailers or multiple tents …on the large flat spaces in the 25 acre field to choose from. Great Well water available near farmhouse. Biodegradable soaps Only if used in the ponds. Double Olympic sized Swim Pond we stock with Rainbow Trout to keep clear. We have been advised Not to allow imported firewood (can import Wood Beetle dangerous for our forest). - PLEASE use the Firewood bundle tubs we provide ($12.50) - pick up at the farmhouse or pull wood from the woods (and make it safer for use). Beautiful and plenty of wildlife nearby... as well as Outhouses are marked on Map we provide with solar lights marking them at night. Do Not Leave food out when camping or away from site. Bears are rarely seen but it is wild country. Sites have locking garbage lids. Unique and lovely as well as being next to trails and roads to miles of remote spots with very few if any ... people. In Winter we request only AWD vehicles go down to this site or park up by farmhouse and hike in so you can easily get out. When wet park up by the road if you have 2 wheel drive. Always WISE to arrive When LIGHT out as we do not live at the site and are not able to show guests to their sites as a result.

Green Gem Yurt Farm Stay

10mi from Ball Mountain Lake · 3 sites · Lodging · Newfane, VT
It's lambing time!!! This is the best time of year to visit us, as maximum cuteness is running around just a short walk across the suspension bridge from where you will be staying! We currently have 11 newborn lambs all less than two weeks old (two new arrivals today!) and two ewes are still waiting to deliver. Who knows...maybe they will wait til you get here! Our farm was named after the summer home of Norwegian composer Edvard Grieg. Trollhaugen Farm means Troll hill, but the only real trolls around these parts are the sheep. Our farm has sheep, pigs, chickens and ducks that you are welcome to visit. The yurt sits under the trees next to a babbling brook. A suspension bridge connects you to the farm area. The yurt is private and has a fire pit right out back where you can grill or just sit and enjoy the fire. The colorful yurt offers a comfy four poster bed, a small kitchen area and a bathroom with shower and composting toilet. This is a great place for children, bikers, swimmers, hikers or anyone who just wants to get away from it all for a few days. There are many lovely hikes, one of which takes you to a pond you can swim in. You can also hike up in the woods behind the yurt. Newfane village is one of the most picturesque villages in Vermont, with a courthouse on the green. There are two restaurants in Newfane, two coffee shops, a flea market on Sundays, and a great antique store. We are close to Brattleboro, home to one of the best coops in the northeast, as well as many fun stores and an art museum. Please come visit us!

The best camping in Ball Mountain Lake, VT guide

Overview

About

Ball Mountain Lake brings you the peace and beauty of open space and panoramic views, matched with the excitement of outdoor activity. With 10 miles of trails, visitors can enjoy the neighboring wilderness in the spring and summer and then again in the snow-packed winter. The lake itself brings fisherman and photographers--not to mention avid water-side picnickers. But, perhaps the most exciting attraction is during the annual spring and fall water release weekends from the Ball Mountain Dam when the class II-IV rapids with 1 to 2 foot drops come into play.

Notable campgrounds

  • Winhall Brook Camping Area - A haven for campers set amid Vermont's lush Green Mountains.
  • Lean-to Shelters - Rustic Adirondack-style shelters offering a unique camping experience.
  • Electric & Water Hookup Sites - Convenient camping with the comforts of home amid nature's splendor.

Tips for snagging a campsite

  • Book early through Recreation.gov or by calling 877-444-6777 to secure your preferred spot.

  • Keep an eye on cancellation policies to take advantage of last-minute openings.
  • Explore nearby camping options for alternative accommodations if Winhall Brook is fully booked.

When to go

The best time to visit Ball Mountain Lake is from the third Saturday in May through Columbus Day, when the dam access road and campgrounds are fully operational. Winter offers a tranquil, snowy landscape for cross-country skiing and snowshoeing, but be mindful of limited access and services.

Know before you go

  • Check for trail conditions and closures, especially post-flood debris on the West River Trail.
  • Access to the south side of the camping area is via a narrow, one-lane bridge with restrictions.
  • Firewood from outside the area is prohibited to prevent the spread of invasive insects.
  • Whitewater releases create exciting rapids; check USGS Gauging Station data for river levels.
  • For a smooth visit, familiarize yourself with Vermont Fish and Wildlife regulations.
