The property is very secluded, but only 2 hrs from D. C. and Baltimore. The space can accommodate 5 tents comfortably or a few small campers (w/o hookups). Please note- I only book one group at a time. You'll have plenty of privacy! Spend your day bird watching on the river deck, put up your hammock and chill, go hiking or mountain biking at Cacapon State Park, take the kayaks out and paddle around, go fishing, or take a float trip. I can provide info on put in/take out spots depending on how long you'd like to float. I have 3 kayaks available for your use, or BYO if you'd like to venture further outside of the property lines. There is one big fire ring for cooking and/or bonfires, along with a large stationary stand up charcoal camp grill. There is also a small communal shed down at camp that contains extra camping supplies, etc.. feel free to use use and put back and or/ contribute to it! :) This spot is close by to Berkeley Springs, Paw Paw Tunnel, Cacapon State Park, and other nature preserves. More hiking, biking, restaurants, spas, antiquing- all within a beautiful 20 minute drive if you wish to venture out. There is a cabin on the property. I will more often be home than not, I will communicate with you about that around your stay. Sometimes I"ll come down to the river frontage if I drop in for a float .Also, we all get around on four wheelers and UTV's. So you will hear them from time to time. If I am home, please feel free to come up if you have any concerns/questions or to say hi! :) *Please note, you can normally get to this site without a 4 wheel drive vehicle. However, when the river is high it will sometimes flood the low water bridge where it crosses the Cacapon. If this is the case during your stay, I will provide all necessary information regarding projected river levels and directions. I will also offer a full refund if the bridge is impassable. Weekend Trip to A 1000 Miles from Nowhere Cabin

This is the best Hipcamp I’ve been to, the ambiance and decor in the cabin was perfect it is secluded no one will bother you here. Down the road is the lake, caught 4 bass in 15 minutes and chilled in the paddle boat. It’s West Virginia at its finest and the owner is so nice and accommodating! I’ll definitely be back and will keep in touch.

Pablo & Lorena have set up a wonderful oasis in a beautiful part of the WV wilds. They are very welcoming, the cabin has everything you'd need for your stay and more. The heated shower was a nice touch. Everything was clean and ready for us when we got there. We really enjoyed our stay and will definitely be back again!

Weekend Trip to CLOUD NINE VICTORIAN FARM

We spent the weekend at Tam's farm as a get away from Baltimore city hustle and bustle. Our family is 2 adults and 2 kiddos (2yo and 5yo). We had a wonderful, relaxing, and quiet weekend. Tam's homestead has everything we needed: activities for the kiddos like a tire swing, crafts, and a "horse," chickens to feed, and a sweet old dog and cats. The adults had a great time relaxing in the soft grass, enjoying the sunset and making fajitas over the fire pit. We spent Saturday morning relaxing and Saturday afternoon at a creamery nearby, visiting amazing vistas, and swimming in Cunningham Falls state park, all within a short drive. Tam's property is beautiful and historic and gives a little insight in how farm life felt back in the 1800s. Tam is such a great host - we could tell she's a seasoned hip camp host- and helped us with anything we needed including hot water for our coffee and cream and sugar. Tam goes the extra mile for her guests and it shows that she cares about her guests' stay. If you're looking for a relaxing trip away from the city, close to beautiful nature and state parks, comfy beds and sweet old dog, Tam is your girl.

Weekend Trip to A 1000 Miles from Nowhere Cabin

We booked this cabin nestled on a vast, beautiful property, and it completely exceeded our expectations. The cabin itself was thoughtfully designed with a whimsical charm that made the entire stay feel magical and cozy. The surrounding land was incredible — expansive trails winding through untouched flora and fauna, leading to peaceful streams and giving the whole place the feel of a private national park. One of the highlights was being able to explore it all with our dog, which made the experience even more special. Our host was exceptionally gracious, communicative, and attentive, making sure we had everything we needed throughout our stay. We truly felt fortunate to experience such a peaceful and unique getaway, and we’re already looking forward to returning again soon!

Weekend Trip to Hill House on Green Gate

I had a wonderful stay at Hill House! The house and land took my breath away. I wish I had stayed more than one night. Weekend Trip to Bear Run Farms

We had a really great time! We lounged on the dock during the day, dipping in the lake when it got too hot and hung out by the fire pit at night. The land is beautiful and a few baby cows stopped by our site one morning! Amber was responsive to our needs and very friendly. Weekend Trip to Opequon Quaker Camp @ Rolling Ridge

The lodge was great for a mixed aged group and was well stocked for a place tucked in the woods. That said, some of the kids were not used to being surrounded by so much nature and had issues adjusting to sharing space with bugs. So maybe talk to them about the difference between hotels in a city and lodges in the woods. ;-)

My husband, our dog, and I had a fantastic time at Amber’s property. It was really cool seeing the farm when driving in and the campsite with the cabin was very inviting. Amber popped in to check if we needed anything every once in a while which was great. We enjoyed being disconnected from the rest of the world as well. My absolute favorite part was not wanting to get out of bed in the morning because I was so cozy and wanted to sleep in. Then I popped my head up to look out the window and saw the cows. That got me up out of bed really quickly because it was so much fun to watch them while we sipped on our coffee. We recommend people stay here and we will be returning as well. I have lots of questions I didn’t ask last time because I was soaking it all in. Also, the cows.

1 night at Sassafras Hollow

We had a lovely time and would love to return. We stopped one night on the way and one night on the way home to break up our longer journey to western PA on our motorcycles. Directions and information were accurate and helpful. The family is very helpful at check in and with answering any other questions. It's an absolute oasis in the woods with a beautiful view of the valley. It's a great way to feel unplugged and relaxed while having all creatures comforts (hot shower, kitchen/grill, very comfy bed). After our first night's stay, we even made a point to get back early for our second night's stay to enjoy grilling, reading on the porch and relaxing listening to old records. My husband was inspired by all of the thoughtful, skillful wood working in the cabin. It's wonderful that this family are stewards of both the land and also the history of the property as they took the time to rehab the old cabin on the property. Highly recommend.

Weekend Trip to Opequon Quaker Camp @ Rolling Ridge

We had a wonderful experience staying at The Lodge at Opequon. The environment was peaceful, family-friendly, and surrounded by beautiful nature. The facilities were clean and well maintained, and the overall atmosphere made it a perfect place to relax and enjoy time outdoors. It’s a great spot for families and anyone looking for a calm and refreshing camping experience. We truly enjoyed our stay and would definitely recommend it to friends and others looking for a memorable camping getaway.

3 nights at Casita Of LOVE (Panhandle WV)

We loved our stay! It was nice and secluded. We loved cooking on the campfire grill/tripod. The electric blanket worked great on the cold nights. Pablo and Lorena were quick to respond with any questions or issues. They respected our privacy. We would definitely stay here again.

Weekend Trip to Hill House on Green Gate

Ken’s Hill House is a perfect getaway accommodation. The house is furnished very comfortably, tastefully with all the needed amenities including a very cozy and quality bed, well equipped kitchenette and small dining space. There are lots of places to sit and relax, read and enjoy the private and beautiful vista and rolling hills. There are easy walking trails around the property too. My only regret is that it was cold and I could not enjoy opening the large garage door and enjoy the fresh air. But, the fireplace kept me warm and the view was still great. I will definitely return in warmer weather to enjoy this open air and private Hill House.

My dog and I enjoyed a lovely early April retreat at the Love House. We had everything we needed for a relaxing and magical stay despite one very cold night. The electric blanket was a welcome amenity! While I did not get the pleasure of meeting Lorena, I did get the chance to chat with Pablo a few times. He is friendly, responsive to needs and had info about the area. It was clear that the comfort of guests is important to him. While they were close by and accessible, the cabin felt private and relaxing. The location is convenient to local recreation opportunities. I bet the nearby river is a treat in the warmer months.

1 night at Sunny Side Primitive Cabins

Doug calls these two cabins “primitive” and they are in the sense of being rustic and basic but not in their construction and definitely not in terms of the customer service he and his family offer. The cabin I stayed in was clean, dry, warm, and offered me the protection I needed when an early Spring ride on the GAP from the C&O turned unexpectedly wet and cold. If you are in the need of a simple superb cabin to rest, stay, recharge, escape, or whatever the reason-I highly recommend these cabins right off of the GAP and very close to Cumberland. Doug and family have an amazing history with this land, take pride in their stewardship, and it shows!
