I widened the gate and moved my mailbox for easier access. Butane fire rings allowed on private property during a fire ban .
Camp anywhere on 60 acres. In one direction there are rolling meadow. Another rocky outcropping. Look to the south and you’ll see the BLM land that shares my fence line. If you want access to town you’re there. You choose how you want to feel. In the woods, in the forest, on huge rocks, flat land or turn around and see CR 1 ( 1/4 mile driveway). Forty five minutes west of Colorado Springs, ten miles to Divide for grocers. One half mile to ice, gas, pizza etc. It is first come first serve with the sites. Two that are near trees for large RVs. One up higher works for pull thru trailers. Plenty of room in the pasture. I just got my first negative review referring to it being dry prairie land. Some pictures are from late last summer.. We haven’t had enough rain yet for it to green up. Also it can be windy.

No smoking of any kind anywhere on the property. Smoking at the end of the driveway is also unacceptable.
No open flames of any kind in the space or on the property.
Fire danger is great in our dry climate.
This is mountain living so take care when on the property. Lots of uneven ground around the property. The views are spectacular but with that comes the risk of a windy day once in a while too.
COLORADO WINTER TRAVEL:
There is a possibility of snowy roads anytime from September through March. It's such fickle weather. One day can be sunny and 50 degrees and the next day a 6-inch snowfall. Generally, the roads clear up within a day or two of a snowfall so the impact isn't too troublesome.
If you rent our place in this time frame, good all season tires are advisable. Our driveway is fairly flat and the county road to the house is plowed often.
If there is a snowfall during your stay, we will have the driveway plowed out if we get more than 4 inches of snow and after the snow has stopped falling. If a snowfall lasts more than a single day, we may have it plowed out each day of a snowfall if more than 4 inches accumulate.
Use caution during any snowfall as ground can become unexpectedly slippery.

With this site being around 3000 feet from the reservoir you will be able to enjoy all the amazing views and amenities the reservoir has to offer without the crowded camp grounds. You will need a park pass to access the reservoir but not to camp on the land. A 1/4 mile down the road is access to nation forest for going off road or get a parks pass and fish at one of the many amazing fisheries in the area like Eleven mile, Spinney and Eleven mile canyon. You are also welcome to park in between the building and the front garden bed area as well if you prefer. The ground is not too level there, so you will need to level your rv.

We are a perfect fit for hip camping because we are right across the street from Red Rocks Open Space, 5 min away from Garden of the Gods, and right off of HWY24 to head deeper into the Rockies! We are a full service RV facility, so we have mechanics on site if you need your rig looked at also! We are all camper van folks and know the struggle of not being able to find a safe spot.

Remote yet accessible by county road, the property is a few miles from Hartsel, where you'll find a general store and saloon, and the other historic railroad settlements of Park County. The property has flat (but not *quite* level) areas for tent setup and also gently sloping and wooded areas for exploring. All supplies (including water) must be packed in, and all waste packed out. I stashed a collapsible picnic table behind the big rock and you're welcome to use that, please just fold it and stash it again. There are no structures at all on the property. Per Hipcamp and local zoning, you may not relieve yourself outdoors; you must be in a vehicle or privacy tent.
There is a fire ring. If you intend to make a camp fire, YOU MUST LET ME KNOW so I can call the Hartsel Fire Department. They will then tell me if there's a burn ban in place and I will relay that info to you. This must be done no later than 24 hours before you plan to burn. Hipcamp will sometimes turn on my fire ban based on data from the National Weather Service. The only way to know the full situation is for me to call.
If you see some expensively outfitted motorcyclists cruise by, they're from the Rawhyde Training Camp up the road so give them a wave!

This is as advertised. It's a convenient place to park for the night. I felt safe and it was near to the Red Rocks hiking area so a nice walk in the morning is minutes away. It isn't "pretty" but it was flat and safe. The owner was responsive and helpful.

Perfect spot for the night. You’re literally in front of Red Rock Canyon, nice surprise to wake up to! Felt safe. There was a street light on all night, but didn’t bother us too much with blackout curtains. Would recommend.

It was a great place to sleep for the night. Definitely felt safe. I travel with my dog who is alert at every noise. I was aware of the tour busses on the weekends…apparently my dog was not. They were great! If you are a person who travels alone this is an awesome place to stay for a wonderful price. If we are coming through again I will absolutely pick this spot.

This is a warm and welcoming hostel in a motel setting. Great communal spaces. Happy, friendly staff and guests. What's not to love? For Van Campers, there are a few small spaces that can be a tight fit to squeeze into if you're over 20' long.

Stayed here in mid-October at the Boondock Tent Site, which is a large area of heavy gravel that is quite level on top of a little bit of hill. Given the exposure, we were subjected to some hellacious winds for the first day and a half, which isn't unusual in the mountains, but the flip side of that is some great views. The ranch has a large corral area nearby with the cutest cohort of goats, mini-donkeys, a horse, and two Great Pyrenese guard dogs, one of which roamed the property and was super sweet and friendly, but well trained enough to leave you alone if you told it too. We appreciated that the animals were kept in their own space, as we've stayed at other ranches where the animals ran amok through our campsite at all hours of the day and night pooping all over the place. This is much better! While we didn't use the common area a ton, there was a propane fire there and some cornhole games. Guffey Gorge was a nice hike. The town is tiny but charming, and Canon City isn't too much of a drive either. Generally speaking, we enjoyed our stay there and would definitely do so again.

Absolutely gorgeous place if you need/want to disconnect and truly enjoy some peace and quiet. The huge fire pit with log seats, hanging grill and picnic table was great and we appreciated the thoughtful wood pieces left behind to use for the campfire.
Arthur is super responsive and the views both in the morning and at night were stunning.

We absolutely loved it here! We cannot wait to go back next year. Easy back-in RV spot. Dan met us when we arrived and even helped us set up our pop-up. Our kids loved Dan and all the cool things he had around his property to show them. The wildlife was plentiful!

This is one of the most beautiful camp sites we have been to this year. Tim is great to work with and we appreciate him for sharing this property with us. If you get a chance to book, I would highly suggest you do. Spending time fishing with my young grandaughter was the best part of our trip. and the fishing was excellent. I also loved being able to take my dogs without any worries. Just a beautiful property.

Some of the stumps were cool, but the small trail around the back was very exposed. Little to zero shade so it got pretty warm.

The monument was interesting, but they don't show you very many genuine fossils, only replicas. So if you want to look at some petrified wood and are in for a walk, it will meet those expectations.
