We are close enough that if you need a cup of sugar or a telephone, we’re here for you—but we won’t intervene in your stay unless invited, such as for a live guitar singalong by the fireside. If you stay up late howling at the moon, or if your dog barks at wildlife late at night, you’re far enough away that we won’t be bothered.
The property fronts a serene creek with truly pristine water. Due to the remoteness of the area, there is no industry or population density to pollute it. It’s perfect for cooling off on a warm day, trying your luck at fishing, or simply enjoying the tranquil sounds of flowing water.

Property was owned by my great grandfather , He lost 150 acres in the early 1900's due to a bad debt from neighboring landowner. Was so happy to be able to repurchase the 150 acres back in 2016,now own the original land tract and added more. 250 acres in total. Portions were strip mined around 1978-1982 creating some flat fields and access to all property. I might add that strip mining if done properly can and does enhance the property. Ponds were built to catch runoff and several new animal species moved in waterfowl ,muskrats, and beavers. The beavers have constructed large dams on property further adding to the beauty. Our property was a small family farm for several generations. Our family purchased the property about 18 years ago. Since we are not farmers but love living here, the question became "What would be the best use for the land?" Living in a scenic area and already being in the vacation rental business on some other family property answered the question. We decided to share the beautiful view and seclusion of our area with others.
Our goal was to keep the cost of building down so that we could pass on the savings to you so that you would not have to be rich to enjoy our lovely area. This inspired the idea of a glamping cabin. The cabin is actually a repurposed office building that was built about the time this property was purchased by our family. We moved it to the present location and completely remodelled it in 2018 and added the bathroom. For 4 years, guests enjoyed an off-the-grid experience.
In 2023, when we began work on the glamping dome (stay tuned--coming soon!!), we decided to add electricity, running water, and a hot tub to the tiny house!
We hope you enjoy the cabin (and, soon, the dome) and the stunning view from them as much as we enjoy sharing this beautiful spot with you!
Note: The Charming Glamping Cabin is at a totally different property. That property also has a section that used to be farmed. Now a lot of it is forest. We purchased the property around 2000. This cabin was built approx. 10 years later. At that point, the cabin was a tiny economy cabin with a sofa bed. However, it seemed most folks preferred comfort over economy, so in 2020, we added a bump-out to the side of the cabin so there would be room for a queen bed. Guests have loved the improvement. (:

Lazy River Farm has so much to offer. Tents sites are in a wooded setting, on a beautiful hill, spread out for privacy. Not at the river. Camp sites also have fire rings with wood available for you to use. Campers are welcome to use any wood that's on the ground near or around your site. Camp sites can be accessed with a high clearance 4 wheel drive vehicle or walk up the hill to your site. With easy access down to the river, by walking or driving, you can cool off in the beautiful Cow Pasture River.
Glamping in the Vardo Wagon is another option, with its close proximity to the river and cozy interior. The Gypsy Rose sleeps 2, but can sleep 2 additional guests with a tent.
Paddle boards and kayaks are available for free if you paddling near the farm. (Life jackets are limited but are required, so if you have one bring it) drop in a line to fish, or simply sit by the river and listen to the soft rapids.
Lazy River Farm is a working farm, with lovely Scottish Highland Cattle, pigs, chickens, horses and livestock guardian dogs.. Your welcome to come and pet the animals. Do not feed animals. Do not go into fields or stalls with any of them.

Property was owned by my great grandfather , He lost 150 acres in the early 1900's due to a bad debt from neighboring landowner. Was so happy to be able to repurchase the 150 acres back in 2016,now own the original land tract and added more. 250 acres in total. Our property was a small family farm for several generations. Our family purchased the property about 18 years ago. Since we are not farmers but love living here, the question became "What would be the best use for the land?" Living in a scenic area and already being in the vacation rental business on some other family property answered the question. We decided to share the beautiful view and seclusion of our area with others.
Our goal was to keep the cost of building down so that we could pass on the savings to you so that you would not have to be rich to enjoy our lovely area. This inspired the idea of a glamping cabin. The cabin is actually a repurposed office building that was built about the time this property was purchased by our family. We moved it to the present location and completely remodelled it in 2018 and added the bathroom. For 4 years, guests enjoyed an off-the-grid experience.
In 2023, when we began work on the glamping dome (stay tuned--coming soon!!), we decided to add electricity, running water, and a hot tub to the tiny house!
We hope you enjoy the cabin (and, soon, the dome) and the stunning view from them as much as we enjoy sharing this beautiful spot with you!
Note: The Charming Glamping Cabin is at a totally different property. That property also has a section that used to be farmed. Now a lot of it is forest. We purchased the property around 2000. This cabin was built approx. 10 years later. At that point, the cabin was a tiny economy cabin with a sofa bed. However, it seemed most folks preferred comfort over economy, so in 2020, we added a bump-out to the side of the cabin so there would be room for a queen bed. Guests have loved the improvement. (:

Lazy River Farm has so much to offer. Tents sites are in a wooded setting, on a beautiful hill, spread out for privacy. Not at the river. Camp sites also have fire rings with wood available for you to use. Campers are welcome to use any wood that's on the ground near or around your site. Camp sites can be accessed with a high clearance 4 wheel drive vehicle or walk up the hill to your site. With easy access down to the river, by walking or driving, you can cool off in the beautiful Cow Pasture River.
Glamping in the Vardo Wagon is another option, with its close proximity to the river and cozy interior. The Gypsy Rose sleeps 2, but can sleep 2 additional guests with a tent.
Paddle boards and kayaks are available for free if you paddling near the farm. (Life jackets are limited but are required, so if you have one bring it) drop in a line to fish, or simply sit by the river and listen to the soft rapids.
Lazy River Farm is a working farm, with lovely Scottish Highland Cattle, pigs, chickens, horses and livestock guardian dogs.. Your welcome to come and pet the animals. Do not feed animals. Do not go into fields or stalls with any of them.

Festivals and beautiful day trips on winding roads abound. Music lovers enjoy music on our pondside stage, or you can rent it for your own special event. Nice spot right next to the river. Secluded from any other nearby houses and towns (not too far if you need to run into town). Campsites aren’t large and are tightly packed from what I noticed but I stayed in one of the pull up spots closer to the road/river. I also stayed in the winter so we were the only ones there so this wasn’t a problem for us. Firewood is a great deal.

My husband, dog, and I had a great time car camping on Emmalyn's land. We arrived after dark, but it was still easy to navigate to the site. It is not too far from the highway, and we found it to be very quiet. It was a perfect stopover for our long drive!

Great spot to go places you have never been, the nearby towns are quiet and humble and the mountains are sizable. Camping here in winter is a challenge, but with the right gear can be cozy. Would recommend

Great, easy stay at this campground. Facilities were accessible and clean. We loved our site right on the river. Felt secluded but safe. The coffee pavilion was so cute and sweet. The host held a “Friendsgiving” during our stay with snacks and drinks which was so thoughtful. Would love to come back!

Great camping spot at Site 1, it over looks the valley behind the property is gorgeous to wake up to. As the description says, you definitely need a 4-wheel drive vehicle to get up the hill.
It takes someone spotting, but you can navigate through the trees to get your vehicle directly at the site. We arrived in the evening and in the dark it was a challenge.
There is a portapotty/outhouse as far as amenities, but no running water at the site. Bring water with you to avoid a long walk.
I would absolutely come back and stay again!

So calming and a good place to sleep! We were just spending the night but would be a great place to spend a weekend. Sweet cats greet you, also ducks and chickens. Fridge, microwave, and coffee pot available. Enclosed bathroom with shower and toilet inside. Great little diner down the road! Just be advised there is no signal there or the surrounding area. The wifi works well for the TV but not great for cellphones.

We loved camping on Wade’s Spearmint Patch! There was so much to explore in the surrounding area and we truly felt at peace. We didn’t know how much we needed the chance to completely disconnect and slow down. Seneca Rocks was incredible and we hope to be back!

Really enjoyed camping on Vincent's campgrounds! We went for three nights in late October and the fall foliage was out of a painting. The coffee pavilion was cute and I thought the firewood was a good deal. We were on RF2, one of the large riverfront campgrounds and really enjoyed being right on the water. No one else was on the other two riverfront campgrounds so the privacy was nice; not too many trees in between our camp and RF3 if there had been others there. We took a drive up to the Olson Observation tower (maybe 15 minutes away) and it was a view I'll never forget. Definitely the highlight for me!

Lovely spot to pitch a tent! We arrived late but were warmly greeted by other guests and spent a great evening having our dinner in the dining area and chatting around the bonfire. And I was not prepared for those cookies, they were SO good. Very convenient to Goshen, we’ll definitely stop by again.
