Since Hipcamp called to clarify... we are indeed offering the entire property to only one group at a time. You read that right you can camp anywhere on the property, move around, feel free to stay multiple nights. This 235.51 acre property has all of the most sought-after characteristics: close to the amenities of Hot Springs and The Homestead resort, total privacy and protection, beautiful trout stream, direct access to hiking and mountain bike trails on the adjoining 3000 acres of National Forest, and a 60-mile sunset view. It offers over 1,000 ft of vertical gain. The property includes a half mile of Cowardin Run. With generally mild winter weather, the property is perfect for experience the magic of the Allegheny Mountains. We may be on property with our 5 and 7-year-old. We offer the same low light level as the International Dark Sky Park in Millboro for excellent astronomy and night-sky viewing. (WFXR) — Bath County officials have announced a temporary burn ban after a period of significant wildfire danger due to the extremely dry conditions in the area.Breathtaking afternoon/ sunset view and 235 acres of privacy. Easy to explore next to 3000 acres of the George Washington National Forest. In the heart of the property sits a tiny house RV. The gravel parking area and the end of the gravel road is very centrally located on the property allowing for easy exploration and trailer parking. There is over 1000 ft of terrain elevation. The property was logged by the previous owners. The lower road (1/2 mile 7% grade) is gravel and supports semi-trailers. The upper road (3/4 mile 16% grade and 2 sections at 20% grade) to the ridge will need a 4x4 as some areas of the road are washed out from a springs we haven't found yet. Bookings in December - March may have a snow and ice on the road making driving the road to the ridge impassible and only hike able. There is cell phone service at the entry or up the gap and ridge, elsewhere it's non-existent/intermittent. (Hipcamp has a great overlay of cell phone carrier coverage.) As such we ask for EXPERIENCED campers only as there will be no ability to call us on property. The 1/2 mile along Cowardin Run is marked with pink survey flags on Dunns Gap. We will provide boundary coordinates via email. The grocery store, Omni a 5 star resort and downtown Hot Springs are 3 miles away. We ask you message if you are unable to book a date. We recommend arriving during daylight hours. We have a VERY DARK SKY. We recommend calling the Omni Homestead Resort – Hot Springs, Virginia for a day pass reservation to enjoy this the retreat featuring amenities such as a hot springs fed pool, pressurized deluge shower, river reflexology walk and dining and drink service or an hour soak in the Warm Springs, Virginia Jefferson Pools. Reservations are required and may be made by calling (540) 839-3860. *Note: Game trail cameras in use - they are not hidden and are not for the purpose of video surveillance.* *Note: During business hours Environmental Specialist, VDOF, USDA and road surveyors may visit no notice to check in on the forest/structures/habitat.* * October Notes: 13OCT camper had safe interaction with black bear on the trail above the ridge toward the GWNF. Current trail camera sightings include: (Currently there are 2 well marked trail cameras. Feel free to turn them around while you are on the property but please turn them back so we can continue to monitor the environment.) - 10+ turkeys on the forest trail, the upper meadow and at the newly constructed drainfield by the house - 10+ deer throughout the property even the summit but they are mostly active at night. We have seen a 10 point buck - 1 mama black bear and 3 cubs seen at the river, upper meadow and at the newly constructed drainfield by the house - 1 coyote active mostly at night - 1 bobcat active at night - racoon, rabbit, frog, crow At the tiny house you may see some squash or cherry tomatoes. It's getting a bit overgrown but feel free to pick. 10/10 would recommend
This was an amazing place to stay! Stargazing, hiking, foraging, the whole nine yards. We were able to explore from the stream all the way to the top of the mountain, and be completely alone the whole time. No light or noise pollution, it was lovely. We absolutely intend to come back, maybe next spring to see the flora change. I would add that we had intended to pop the camper on the ridge but the road was not super passable towing so we opted for one of the meadows. No encounters with animals, thankfully but definitely traces of bears and deer. Overall 10/10

This place is awesome!!! The views were fantastic, there were plenty of choices for putting up tents(which we did). The owners let me visit in advance to see if my 40' RV could make it on the property (and it did). I did need to turn around and enter the property on my left, to make the transition. The pictures at night look unbelievable, I would highly recommend.

The view was stunning!!! I don't want to discourage anyone to go to the site, but!!! You have to be prepared for very steep climbing, hard time to find place to turn around your vehicle, and place to set up a tent. After searching for two hours for a place to be off the road where we could set up the tent we ended up sleeping in our car on middle of the road. Our car is 4w but long and we were afraid to go to the top because it was too steep in places and afraid not able to turn around.

This place is perfect! I mean ALLLLL OF THE PRIVACY you can ever ask for. I am 100% coming back!! I recommend to all that are looking for privacy… and if you have dogs!! This is doggy heaven!!

This was by far my favorite spot! Great views on the ridge site and a couple others to choose from as well in the area. Fun 4x4 trail to the top as well!

Camping under the stars
We absolutely loved camping at Christina’s land. The campsite was easy to find even without exact directions after entering the gate. Definitely suggest 4WD as suggested by her because the roads were rough but very well established, and we had a fun time driving up with our truck. The views were top notch, and we loved stargazing at night/watching the sunset. There seemed to be two campsites that could be used for two separate groups at the same time as there was enough space. Firewood was supplied, the only downside we could find was that it could have been tricky to get to and from had it been wet, but that was not the case for us.
