1 night at Sunrise by the Pond

We loved our stay at Kevin’s. We enjoyed kayaking and canoeing on the pond, walking through the woods of the property, and meeting all the farm animals. We also loved building a fire and drinking our morning coffee while the sun rose over the pond. There is so much to do all in one place! It was great to meet Kevin and hear about the history of the farm. We hope to be back soon!

Loved this campsite, such a pretty view of the lake and great tree cover making the site nice and shady. Really easy to communicate with the owner Charles, even though I was a same day reservation. I'll definitely be back! Kind of rocky entrance to get to the site, just be mindful if you're in a sedan without much clearance.

We were greeted promptly and taken to our site. He brought the firewood to us. The site was huge so we had plenty of room to spread out and let our dog run free. The kayaks were a definite plus!

Tent was clean, farm land was awesome to explore. Very accommodating giving goat food and telling us what foods donkeys, horses and goats could eat. Canoes and kayaks were easy to put in and fun, fire was great. Grill was clean annd has propane, porta potty was clean. Overall a great experience with a ton of land and things to do.

2 nights at Phantom Hill Forest Retreats

We had a great experience at Phantom Hill Farm! The campsite was very private, quite close to the composting toilet, and all the available extras allowed us to enjoy camping without a lot of the hassle we usually have to deal with (propane grill provided, plus we added on a 10 person tent, 5 gallons of water, sleeping pads, and cooler/ice). We will be back!

Weekend Trip to Phantom Hill Forest Retreats

We stayed at Phoebe Easter weekend 2025. No need to bring chairs, hammocks, a stove, gas, or a table because they're already there! You can pay a extra for a large bottle of water (with spigot), a screened tent for the table, and shiitake mushrooms (we put them on campfire pizza). You can also buy a mushroom log - it will produce mushrooms for 5 years! A beautiful creek that runs alongside all sites, which are far apart. Managers are super nice and helpful! They replied to HipCamp messages quickly. I had 3 bars of cell service (Verizon). There is a short walk to a composting toilet, which has no odor. They decorated it beautifully and added a hand washing station outside. Lots of trails that are very wide. They created a scavenger hunt with clues to find statues throughout the trails and treasure boxes (similar to geocaching) - you can take a trinket and add a trinket. We spent hours in their canvas hammocks. One tip for the Phoebe site... When using the cart to carry your supplies down to site, stand behind the cart to steer it and instead of going down the trail head to Phoebe, walk down the 4x4 road and take the 1st left - it's a bit longer, but not as many stumps on the path, so the cart is easier to control. I highly recommend Phantom Hill Farm!

Reservation Camping on the Water!

Learn more about this land: Nestle on the Pamunkey Indian Reservation also known for Spiritual Healing that overlooks the Pamunkey River. The Pamunkey people have been here for over 10,000 years making this area one of the oldest reservations in the country. We have a small platform sitting right on the water for privacy and beautiful views of the river. You may see Bald Eagles, Grey Herons, Ducks, Geese, River Otters, and so much more. During low tide, the water is pulled back into the main part of the river and this is where you will see the wildlife during this time. There are up to 8 Bald Eagles here at a time and during the Spring to Fall, you will see Osprey hunting for food right in front of you and usually getting chased by the Eagles. What an awesome site to be able to camp and be a part of so many creatures all in their natural habitat. We live right up the hill. Depending on where your tent is located, you may or may not see our home. Usually you cannot but want you to be aware. When you are camping, we respect your space and privacy to the fullest. During the full moon, the water on the campsite will rise and you will need to camp closer to the land. Also, when the tied is out, you will not be able to launch the canoe or kayak. There is a short path to walk and it is a very short incline. Please note that hunting season starts in October, and you may hear the noise.

Our property is on the "cold" or public side of Lake Anna and includes nearly 800 feet of shoreline with beautiful views. We have flat, grassy area near the water that is perfect for pitching tents and a gravel area uphill that works well for RVs. Lightwood Forest

Lightwood Forest is an ancient forest of mixed beech, oak, poplar, and other hardwoods in rural Surry County, Virginia, and is some of the earliest settled land in English North America. The stream that runs through Lightwood Forest was the original southern border of the land given by Chief Powhatan to his daughter Pocahontas, and her husband John Rolfe, as a wedding gift. Their son Thomas's house was somewhere on the property or in a neighboring field. The forest is magnificent, and is an example of a rapidly dwindling ecosystem in Tidewater Virginia. There are many possible camping sites on the 110 acres. On the property stands Lightwood House, the 18th-century home of a Revolutionary War soldier and his family. The house is available for overnight stays, or as a central meeting place for campers and guests. The property is only rented to one party at a time, with exclusive use of the entire estate. The house can be viewed as a sort of time machine, but with all modern comforts and necessities. City Camp on Reedy Creek

Learn more about this land: Come take a load off at this forested Richmond retreat overlooking Reedy Creek. Set up a tent, car camp, or bring your small trailer to one of two sites on a unique property backed up to 20+ acres of woods. Imagine a hidden gem where you can relax to the sounds of rushing water and chirping birds, but can walk or bike to coffee shops, breweries, restaurants, parks or the river. If you are coming into Richmond for a Brown's Island event we are a five minute Uber to an access point using the Potterfield walking bridge (it's a beautiful walk across the James River to the island). Each campsite includes 3 level spots to pitch tents (see dimensions below), and a connected space to park one car, van or small trailer. The large parking space can be used as a fourth tent footprint if needed. There are additional parking spaces. Each site has a fire pit (with firewood on site), a grate to grill over the fire, a picnic table, and a hammock. There is a shared outbuilding with a composting toilet, hand washing sink, outdoor shower (solar warmed), and space to change privately. From my farm there is a free ferry in Scotland where the ferry departs to Williamsburg just 30 minutes. All have a clean picnic table and a fire pit. 100 feet away you’ll find that clean bathroom, shower and a wash station for hygiene. You’ll see the love I put into this and because I love it and my prior guests love it, which means it may be right for you also. In the town of Wakefield you’ll find gas stations, dollar stores, a Value food market and if you want (to go) food we have that also. Plus it’s home to The Virginia Diner. Cornerstone Farm

If you are looking for a secluded, quiet camping experience, these remote sites are exactly what you are looking for. Located on over 100 acres of forest and working farm. Just down the road from historic Smithfield, Surry, Jamestown, and a ferry across to Williamsburg. Enjoy the peaceful quiet of camping on the farm. The wild blackberries are coming into season and the nightly fire fly show is amazing. Tons of sunflowers and other wildflowers have been planted and will be in full bloom during July/August.

Home to Southern Revere Cellars - Farm Brewery and Winery! 70 acres of forest and fields with a small pond, 2 funny resident geese, and 3 Nigerian Dwarf goats. There are some fish in the pond, but it is catch and release. Located conveniently between Richmond and Charlottesville only 3 miles off I-64 but feels like the secluded countryside. There are trails around the property to explore as well (please be considerate of other campers if present). You are welcome to visit the playground behind the tasting barn too. Porta john is also available in front of tasting room building, and water hose on East side of building for small amounts of water if needed (not intended to fill camper tanks). *Do note that we are a public business open Thurs-Mon, so there may be some noise and driveway traffic during open hours. Noise ordinance begins at 10pm, so it will wrap up by then at the latest. Though we encourage you to join the fun! This historic property has gently rolling hills and plenty of wildlife. Fields in the back lend a great view for star gazing and looking up at the Milky Way. The Hookup

I made this property available with convenience and simplicity in mind. It is just 5 miles off I-95, and a short distance to restaurants, gas stations and grocery stores. It is equipped with hook ups for water, sewer, and Electric- 50 and 30 amp are available. There is phone service and WiFi. The space is just off the road but has a private, tranquil feeling. There is an uninterrupted yard space to walk a dog (on leash only). Please be aware, the site is on the same property as a rental but separated by a fence. The tenant has dogs that you may hear bark from time to time but for the most part it’s a quiet, peaceful place to hookup for a night or more, depending on your needs. There is no water available during winter months or when temperatures do not allow.

Our skoolie comes equipped with everything you need for a comfortable stay, but please read the full description to make sure this is the right experience for you! Please note the interior height is only 6 feet. *We are located in the woods with ticks, bugs, and other wildlife. We have provided bug spray and highly recommend you treat your dogs for ticks before arriving. *Beds Queen-sized bed in the back and the couch bed folds to a size slightly smaller than a full mattress, with bedding included. The bus will sleep 3 comfortably, 4 if you really like each other! *Full Kitchen Gas stove top. All kitchen utensils included. Kitchen sink with hot water and a 7 gallon jug underneath the sink that you will need to empty if full. *Bus Bathroom Composting toilet- for urinating only. *Main House Full Bathroom Full bathroom, shower, and laundry. I live on the land where there is 3 acers and some woods to burn fire and area to tent or park your RV also a nice big swimming pool and goats and chickens to pet and feed. Portions of the historic Three Chopt Trail, a Native American trail, run through a large portion of the county. The trail was marked by three hatchet chops in trees to show the way. The modern-day U.S. Route 250 roughly follows this route from Richmond to Charlottesville. Learn more about this land: In the heartland of Goochland where you can see deer from far and wide. Come pitch a tent in this gorgeous three acres of lush green Forestry surrounded and nature. Start your day listening to birds chirping, with the smell of fresh Virginia Air. Community Of Peace

The camp area is within 264 acres that includes forest and grassy areas with a pond and a creek. Camping spots are available in the forest or in the meadow adjacent to the forest within a short distance from the retreat house. Campers may use the two bathrooms in the public area of the retreat house Wildlife abounds. Frogs, turtles, birds, the occasional deer and other forest creatures. We also have 5 cows pasturing on the property. We are a practicing ecumenical, monastic community that prays together three times daily. Campers are welcome to join us in our prayers.
