30 acres of mostly reclaimed farmland. We are located where Glade Creek flows into the Monocacy River. There is evidence of civil war activity here and the old river ford is on our property. Creek and river access make this a beautiful, peaceful place that is full of life. The energy here is overwhelmingly positive.
Our house was built in the 1850s and the neighboring farm was built shortly after—lots of history on this property. You will be able to camp right next to Glade Creek which is always cool, clean, and refreshing.
Our goal with opening the land up for camping is to eventually phase out commercial farming on the property and transform it into woodlands using native plants and trees. We've already started by planting hundreds of native tree species along the creek and river banks. Each camper gets us closer to that goal! Thanks for your support!

The recreational draw to this area is hard to beat in VA, and this property has it all for an amazing outdoor weekend! The ranch comprises 40 acres of lowland acreage designated for the camp, including a 5-acre lake.
The Cedar Grove sites 1, 2, and 3 are along the banks of Passage Creek located within a sparse, groomed Cedar grove. They are all a short walk (or drive) to the lake and beach amenities. Each site has varying access to the creek, so check out the site details. These sites are extra large and can accommodate multiple family groups, as well as, travel trailers of all sizes up to off-road motorcoaches in site 1. There are no hookups, so just boondocking. Pack it in, Pack it out. Generators are allowed but please be aware of the other sites and direct the noise away.
The Lakeside Mountain Stream site is very secluded, nestled between the mountains and the lake. It overlooks our 5-acre lake with mountain views in the background. It's on the opposite side of the lake from the Cedar Sites. This site has its own dock and is just a short walk down a mowed trail to a beautiful section of Passage Creek. An additional seasonal mountain stream can cascade behind the site and run under it to feed the lake when the conditions are right. It's a delicate site, so the accommodations and group size is strictly limited.

Locally, the North end of Fort Valley offers many great hiking trails, trout fishing, rock climbing, horseback riding, and the Elizabeth Furnace day-use park. Peaceful camping with privacy on a 160-acre historic farm! Minutes from Harpers Ferry, Antietam Battlefield and the C&O Canal to name a few. We are within an hour of Gettysburg and within an hour and a half of DC if you're planning a day trip. We have a prime central location with close access to so many things to do. This beautiful property is nestled in a valley between Elk Ridge and South Mountain with incredible sunrises, sunsets and starlit night skies. Walk out to the fishing pond, or follow the trails around the pastures to meet the cattle grazing. We have Scottish Highlands and Black Angus grazing as well as Alpacas. We also have beautiful peacocks on the property. We are a working farm so expect to see tractors and you may even see us baling hay or tending to the cattle. You may smell some animal smells which we work at keeping to a minimum but again, we are a working farm. It’s a true farm experience. Also, please keep in mind that during warm weather you may encounter some bugs. Gnats and flies are always a possibility and of course at times they can be worse than others. That can always be a possibility when camping or being outdoors. Bring bug spray, citronella and anything else to help with insects. If you stay by the pond you may hear frogs which personally I enjoy hearing but some may not. Consider bringing a generator and run a fan if you think the sound might bother you or some way to block sounds. We enjoy talking to our guests so feel free to stop us for a chat. At the RV sites you have 30 and 50 amp power as well as water. All the water spickets are potable and drinkable. Please be aware that some may not have great cell service and as noted in the amenity section we do not have WiFi at any of the sites yet. It is something we are looking into for the future. If something is urgent you should be able to pick up WiFi near the tenant house and a password can be provided for you to try.

- What do we mean by "RUSTIC" ?
The camping experience we offer is about unplugging from the modern world , getting back to basics, slowing down and re-connecting with the land. Simply put, this is CAMPING .... not glamping. (Our Cosmic Cottage is also rustic, despite the amenities that come with it).
- CAMPSITES and TREEHOUSE - No electricity or wifi on the land. Campsites and TREEHOUSE are nestled in the woods. So although your vehicle will be parked within 50 ft or so from site, you cannot pull directly up to the site and get any closer because of the trees.
- SHOWER and PORTA POTTY - roughly a 5 minute or less walk from sites to shower and / or porta potty. Shower hours are 8 am- to 8 pm. The shower has hot and cold running water . You can drive to the shower if you need to.
- RESPONSE TIME - This is a working herb farm/ sanctuary and we so do not always have our phones on us. We will make every effort to respond to you within a few hours. Please be patient and you will receive a response.

The camp site is on a 12 acre open field with complete privacy from the main road with Sheep living on the property. There are two small mountain ridges that are great for hiking while being able to enjoy the scenic panoramic views. For RV owners there is 50amp electric service in the barn. You will need an RV extension cord to access it. I have a 100 ft RV ext. cord but it can be farther than that depending on where you park. Our house was built in the 1850s and the neighboring farm was built shortly after—lots of history on this property. You will be able to camp right next to Glade Creek which is always cool, clean, and refreshing.
Our goal with opening the land up for camping is to eventually phase out commercial farming on the property and transform it into woodlands using native plants and trees. The Cedar Grove sites 1, 2, and 3 are along the banks of Passage Creek located within a sparse, groomed Cedar grove. They are all a short walk (or drive) to the lake and beach amenities. Each site has varying access to the creek, so check out the site details. These sites are extra large and can accommodate multiple family groups, as well as, travel trailers of all sizes up to off-road motorcoaches in site 1. There are no hookups, so just boondocking. Pack it in, Pack it out. Generators are allowed but please be aware of the other sites and direct the noise away.
The Lakeside Mountain Stream site is very secluded, nestled between the mountains and the lake. It overlooks our 5-acre lake with mountain views in the background. It's on the opposite side of the lake from the Cedar Sites. This site has its own dock and is just a short walk down a mowed trail to a beautiful section of Passage Creek. An additional seasonal mountain stream can cascade behind the site and run under it to feed the lake when the conditions are right. It's a delicate site, so the accommodations and group size is strictly limited.

We are within an hour of Gettysburg and within an hour and a half of DC if you're planning a day trip. We have a prime central location with close access to so many things to do. This beautiful property is nestled in a valley between Elk Ridge and South Mountain with incredible sunrises, sunsets and starlit night skies. Walk out to the fishing pond, or follow the trails around the pastures to meet the cattle grazing. We have Scottish Highlands and Black Angus grazing as well as Alpacas. We also have beautiful peacocks on the property. We are a working farm so expect to see tractors and you may even see us baling hay or tending to the cattle. You may smell some animal smells which we work at keeping to a minimum but again, we are a working farm. It’s a true farm experience. Also, please keep in mind that during warm weather you may encounter some bugs. Gnats and flies are always a possibility and of course at times they can be worse than others. That can always be a possibility when camping or being outdoors. Bring bug spray, citronella and anything else to help with insects. If you stay by the pond you may hear frogs which personally I enjoy hearing but some may not. Consider bringing a generator and run a fan if you think the sound might bother you or some way to block sounds. We enjoy talking to our guests so feel free to stop us for a chat. At the RV sites you have 30 and 50 amp power as well as water. All the water spickets are potable and drinkable. Please be aware that some may not have great cell service and as noted in the amenity section we do not have WiFi at any of the sites yet. It is something we are looking into for the future. If something is urgent you should be able to pick up WiFi near the tenant house and a password can be provided for you to try.

- CAMPSITES and TREEHOUSE - No electricity or wifi on the land. Campsites and TREEHOUSE are nestled in the woods. So although your vehicle will be parked within 50 ft or so from site, you cannot pull directly up to the site and get any closer because of the trees.
- SHOWER and PORTA POTTY - roughly a 5 minute or less walk from sites to shower and / or porta potty. Shower hours are 8 am- to 8 pm. The shower has hot and cold running water . You can drive to the shower if you need to.
- RESPONSE TIME - This is a working herb farm/ sanctuary and we so do not always have our phones on us. We will make every effort to respond to you within a few hours. Please be patient and you will receive a response.

Glamorous camping with a furnished heated/cooled cabin is available for rent by the night for those who do not have camping equipment or do not want to rough it. For those that have been camping before and have all the equipment there is plenty of room for a tent or camper near the buildings or by the stream or woods. For RV owners there is 50amp electric service in the barn. You will need an RV extension cord to access it. I have a 100 ft RV ext. cord but it can be farther than that depending on where you park. Bring one of your own to be sure. It is a farm and not set up like an RV park with numerous outlets.

The place is amazing! Me my wife and our fur baby loved everything about the place. It has a rustic vibe surrounded by farm animals and wild life! The only thing I would have changed was we didn’t stay long enough! The fresh eggs were amazing to have for breakfast, wish I would have got more than just a dozen. And Rodney, the host was such great guy. You have your own little private spot to just sit back and enjoy. A group of four of us stayed at this campsite over the past weekend and had such a wonderful experience! The entire area was clean, spacious, and beautifully maintained, with plenty of room to relax and enjoy the outdoors. The porta-potties were pretty clean, and there were a good number of them stationed out by the front. Firewood was delivered to us by Levi's daughter which was a nice touch. When she wasn't around, we could easily grab a crate of firewood ourselves near the front and pay by Venmo or cash. The firepit that we had at our campsite was great, tall and had great air flow holes at the bottom and a metal grate we could use for cooking. The provided picnic table was nice and very wide.
The campsite felt peaceful when we were sitting by the fire at night. The river near our campsite had a good amount of activity with people coming to fish for trout (which the owner stocks with plenty) which means we didn't have complete privacy during the day. However, our campsite's overall atmosphere made it easy to unwind and enjoy nature.
I would absolutely recommend this campsite to anyone looking for a relaxing, enjoyable outdoor escape. The location is perfect, only about an hour drive from Centreville, VA which makes the camping experience so much better we didn't have to drive far to experience some wonderful outdoors. Lots of sites to see in the area with hiking so we'll definitely be back to do more activities.

This camp sote was perfect for the colder fall weather. Not too much other campers, so we nearly had the place to ourselves. Yurt was the best feature, in my opinion. We got some rain both mornings and did not have to worry a bit. Got there late and were relieved we didn't have to set up tent and such. Campsite was nice with some easy water access you could rinse kitchenware off and even bath I can imagine during hot, humid summer months. Took a pair of waders just to fool around and discovered the creek bed to be relatively shallow. Take that as you wish with whatever activity you wish to pursue. Firepit was also decent, you could have a nice manageable fire. The only thing I would say that I would change different but cannot for obvious reasons is the train by the river. Pretty loud. Owner can't help it either, so he's at no fault. Other than that this is a great site.

Easy to find site but definitely have an off road capable vehicle to cross the stream. Low slung sedans won't make it Camp site was clean, flat, and private. Only major criticism is easier access to the Porta John. You need to drive back across the stream to get to it as the sewer pipe cannot be used to walk across. Driving out isn't always a option with tents in the way. My other personal opinion is the fire ring could be bigger. Seemed too small for such a large site

Had a great time tent camping here! The site was the perfect size and nicely situated next to the creek and away from other sites. We had a little trouble finding our way to the site but we were in the dark 😅 had no trouble crossing the river and the area felt very safe. Would recommend!

The pond site is great and the entire property is perfect for camping. We were there for only one night but would come back again to enjoy the region, including all of the nearby historical and natural areas. The directions to the site, and the hosts instructions, were very clear and easy to follow.
