The ranch comprises 40 acres of lowland acreage designated for the camp, including a 5-acre lake. The Cedar Grove sites 1, 2, and 3 are along the banks of Passage Creek located within a sparse, groomed Cedar grove. They are all a short walk (or drive) to the lake and beach amenities. Each site has varying access to the creek, so check out the site details. These sites are extra large and can accommodate multiple family groups, as well as, travel trailers of all sizes up to off-road motorcoaches in site 1. There are no hookups, so just boondocking. Pack it in, Pack it out. Generators are allowed but please be aware of the other sites and direct the noise away. The Lakeside Mountain Stream site is very secluded, nestled between the mountains and the lake. It overlooks our 5-acre lake with mountain views in the background. It's on the opposite side of the lake from the Cedar Sites. This site has its own dock and is just a short walk down a mowed trail to a beautiful section of Passage Creek. An additional seasonal mountain stream can cascade behind the site and run under it to feed the lake when the conditions are right. Locally, the North end of Fort Valley offers many great hiking trails, trout fishing, rock climbing, horseback riding, and the Elizabeth Furnace day-use park. The sites are not far from our barn, and we will leave one tractor bay open for you, just in case it was to rain and you want to use it as shelter. The sites are not perfect level so you will have to level your camper a little. You will have your own fire ring and picnic table, also you will have access to fresh water. You will need a good size water hose if your going to hook up water to your camper from site 1. We have electric hookups that are 20amp Only. There is a clean outhouse but no shower at this time. We are working on making a shower. There is plenty of room for outdoor yard games. You will hear a little road noise and we do have neighbors. You will see me and my family out working around and feeding animals at times. The hosts house is not to far from the campsites. This is just a peaceful piece of property on a mini farm to get away and relax and explore Berkeley Springs WV. We are also only 15 minutes to Cacapon River for Kayaking and Swimming. We are also only 15 minutes to the C&O canal for hiking and biking. We do sell firewood for $7.00 that's around 13 pieces of wood. There is cornhole by the ice-cream shack that you are welcome to play. There will be more things added to the property in the near future. So come on out to the mountains and be our guest.

However we ask you let us know before trying to pet or interact with the animals because we do have a Livestock Guardian Dog inside the fence with them and she is very protective of her herd. In the spring and summer we offer for sale fresh eggs and organic produce to our guest. Our property is located in the heart of Fort Valley. We have miles of hiking trails all around. There are 2 horse back riding camps in the area to offer a beautiful view of our area on horseback. The activities are endless. Several excellent wineries are within a short diving distance. There is a fire ring at each site and we provide a free bundle of wood to each guest with more bundles available for $4 each. A porta potty is also located on the property for our guest. Please read the rules and recomendations posted at the site when you arrive. There is no lifeguard on duty, so you swim at your own risk. Although the creek is pretty shallow most of the time, we ask that if you have children, they are supervised at all times, especially around the water. Greg was very friendly and made the whole experience awesome. He shared fun stories and helped us out when we needed a blowtorch for our stove, and even let us stay at a site that we didn't book which has an amazing view of the night sky. The place and bathrooms were clean, and the sites were stocked with firewood. One of the best aspects of the trip were his friendly huskies and cats which made it feel even more welcoming. The area is right by the C&O Canal Trail, and there’s a cool cave nearby that’s worth checking out. Overall, 11/10 camping spot with a great host and great vibes, highly recommend.

4 nights at Camping on the Hazel River

We had an absolutely wonderful stay at this cabin! I communicated with Peggy through the HipCamp app, and she was very responsive and helpful. When we arrived, Tony met us at the parking area, showed us to the cabin, and took the time to explain how everything worked. He was incredibly kind, accommodating, and genuinely wanted to make sure we had a great experience. The cabin itself was spotless, rustic, and very cozy — exactly what we were hoping for. It has just the right amount of amenities: a small fridge, microwave, toaster oven, running water, and just enough hot water for a quick shower. The outdoor shower was one of our favorite parts — it felt peaceful and refreshing every time we used it. Before our trip, we asked if there was a way to cook outside, and Tony went above and beyond. He actually built a wonderful fire pit setup designed for cooking, which we used every day. It was such a fun and memorable part of our stay, and Tony even provided all the firewood we could possibly need. The property is beautiful, well maintained, and surrounded by about one to two miles of lovely hiking trails. It was quiet, private, and felt like our own little hideaway in nature. Tony gave us plenty of space while still being available if we needed anything. We couldn’t have asked for a better experience — highly recommend this spot for anyone looking for a cozy, peaceful escape!

The sites were large and had a huge fire ring and little grill. The pond is beautiful in the mornings and there's tons of free equipment if you feel like a paddle. The owner/caretaker is lovely and gives great local advice and the porta-potties were very clean. The little creek running around the property brings lots of ambiance and the occasional deer! No water options here but the national campground north of the property has a well/pump.

My son and I loved camping out on Greg's land. Beautiful scenery right next to the Potomac, where we saw a bald eagle flying around looking for fish. Greg was very accommodating and made sure our stay was as comfortable as possible. Would definitely return for our next camping trip.

Weekend Trip to Pastimes on Passage Creek Ranch

I’ve lost count of how many times I’ve been here over the last few years. This is our go-to campsite. The location on the lake is simply the best. This time a new friend who’s an avid camper joined. He said while looking across the mirror-effect on the lake, “I can see why you keep on coming back here.” There’s something special about this place. On this particular trip, the fall colors were fully out and the stars were lighting up the night sky. Can’t wait to come back.

We enjoyed camping at The Point, it was quiet and felt private, but an easy walk to the porta potty and water. I liked seeing the host’s cats, chickens and sheep. The host was kind and communicative. Very quick and easy drive (10 mins or less) into Gettysburg town & battlefields. I would recommend, and would stay here again.

Our experience with this farm was a bit different than most people’s stays, as we’re an organization that supported a family in need by placing our transitional housing camper here for 28 days. From the moment we arrived, Seth and Stephanie were incredibly warm and welcoming, giving the family the space and grace they needed to heal and transition during a difficult time. The farm was absolutely the perfect setting for this season of life. The open fields and natural views provided a peaceful, restorative environment that you simply can’t find in more traditional settings. There’s something deeply healing about being surrounded by nature and wide-open spaces. The kids were entertained watching the chickens, geese, turkeys, and sheep wandering about the property. These simple joys made such a meaningful difference during their stay and created sweet memories during a challenging transition. I would highly recommend this spot to anyone traveling through the area, but also to locals who want a new taste of their own community. This farm offered our family something truly special - a safe harbor and a chance to experience beauty and peace during a time they needed it most. Seth and Stephanie’s kindness and the tranquil setting made all the difference. Thank you for opening your property to families like ours!

Tent camping @ Hipville was excellent. The area was well maintained with many paths cutting across the property. The water level was a bit low for effective fishing, but we dropped some lines anyway. There was very limited prepared wood available when we arrived, and we needed to acquire more in the morning (not a difficult prospect).

Our Scout loved camping here. Plenty of nice area to setup tents. It is a peaceful area to camp and enjoy the stars at night. We loved being close to Gettysburg to go visit for the day.

2 nights at Views of woods, pond, and sunrise

This is a glorious, pristine farm w/ complete privacy & seclusion. I was the ONLY camper during my 2 nite stay. Peggy came out of her house to kindly greet me, then left me alone to pick anywhere on her 8 acres i wanted to set up. Nothing was off limits. Was in a yurt w/ 2 dogs they ran around like they owned the place. She was always avail however. Just a text, phone call away or even a holler up the hill. She had a huge burn pile ready for me to use but it was too windy & I set my tent up too close-so no campfire-boo my bad! Property consists mostly corn fields, a lovely pond, a barn & hog house. Lots of green mowed grass. Not totally level (somewhat hilly) but flat enough to set up camp. Lovely willow, maple, locust & walnut trees. The sun set over the pond in a blaze of color. Barn swallows graze the pond & a ground hogs munch dinner. Deer if you're lucky. Bring binoculars! There were ZERO mosquitos. I loved that Peggy was attune to my needs & happy to help without being nosy/overbearing. I felt a real kinship as she runs the place by herself & it's absolutely perfect. She's the real deal-a true blue hard-working farm woman. Empty Cupboard Farm is only a few minutes from all the shopping you'll need but private enough you can't hear a sound at night but cows, owls & crickets. At the top of farm is the infamous Red Door & tons of chestnuts to roast. Its very easy to find, very easy access in. Run, dont walk to EMPTY Cupboard Farm for a FULL renewing spiritual experience.
