This beautiful property is nestled in a valley between Elk Ridge and South Mountain with incredible sunrises, sunsets and starlit night skies. Walk out to the fishing pond, or follow the trails around the pastures to meet the cattle grazing. We have Scottish Highlands and Black Angus grazing as well as Alpacas. We also have beautiful peacocks on the property. We are a working farm so expect to see tractors and you may even see us baling hay or tending to the cattle. You may smell some animal smells which we work at keeping to a minimum but again, we are a working farm. It’s a true farm experience. Also, please keep in mind that during warm weather you may encounter some bugs. Gnats and flies are always a possibility and of course at times they can be worse than others. That can always be a possibility when camping or being outdoors. Bring bug spray, citronella and anything else to help with insects. If you stay by the pond you may hear frogs which personally I enjoy hearing but some may not. Consider bringing a generator and run a fan if you think the sound might bother you or some way to block sounds. We enjoy talking to our guests so feel free to stop us for a chat. At the RV sites you have 30 and 50 amp power as well as water. All the water spickets are potable and drinkable. Please be aware that some may not have great cell service and as noted in the amenity section we do not have WiFi at any of the sites yet. It is something we are looking into for the future. If something is urgent you should be able to pick up WiFi near the tenant house and a password can be provided for you to try.

THE CAMPGROUND IS REGISTERED WITH MONTGOMERY COUNTY SHORT TERM RENTALS LICENSE # STR25-00075. The campground is situated in the wooded area on the back of 27 acre horse farm which is known as "The Stables at Mezza Luna." There is Wi-Fi to all the sites. Every year in the spring there are 4-6 Thoroughbred foals born that eventually will become racehorses. They live on the farm until they are 2 years old and then they go off to begin their racing career. In the daytime, when you are not sitting around your campfire, you can walk the fence lines and visit with the Mares and Foals or just watch them frolic in the fields. Hint! "They love peppermints, carrots and apples." Who knows, you might get to meet a future Kentucky Derby winner. Nearby attractions include: BLACK HILLS REGIONAL PARK (15 minutes) for boating, hiking or biking Vineyard 61 (5 minutes) Stone Silo Brewery (5 Minutes) Leechwood Haunted Forest (5 Minutes) October weekends only There are also chickens and peacocks that are very anxious to receive your love and affection with any type of treat such as raisins. Kids can even go in the chicken coop and pick out their very own egg they can cook for their breakfast. For the energetic campers and kids there are also lots of trails that you can walk or hike on and there is a small stream the kids can play in. There also is a playground with swings, monkey bars, seesaw and trampoline. There is a dumpster in front of the barn for you to place your trash. Looking for a personal retreat or get away ? Escape to our beautiful, RUSTIC 32 acre wild homestead / farm. A lovely balance between wild and tame. We are 10 minutes from the Potomac River, 10 minutes from Opequon Creek, 20 from Antietam Creek and 30 minutes from the Shenandoah River. Harper's Ferry is 30 minutes way and downtown Historic Shepherdstown is just down the road. We are also close to several state parks. - What do we mean by "RUSTIC" ? The camping experience we offer is about unplugging from the modern world , getting back to basics, slowing down and re-connecting with the land. Simply put, this is CAMPING .... not glamping. (Our Cosmic Cottage is also rustic, despite the amenities that come with it). - CAMPSITES and TREEHOUSE - No electricity or wifi on the land. Campsites and TREEHOUSE are nestled in the woods. So although your vehicle will be parked within 50 ft or so from site, you cannot pull directly up to the site and get any closer because of the trees. - SHOWER and PORTA POTTY - roughly a 5 minute or less walk from sites to shower and / or porta potty. Shower hours are 8 am- to 8 pm. The shower has hot and cold running water . You can drive to the shower if you need to. - RESPONSE TIME - This is a working herb farm/ sanctuary and we so do not always have our phones on us. We will make every effort to respond to you within a few hours. Please be patient and you will receive a response. -BOOKING - If you are interested in booking and / or availability, go to the HIPCAMP BOOKING CALENDAR and enter the dates you are interested in. for the most up to date accurate info on availability. - Feel free to wander through the herb gardens, eat your meals in the garden pavilion (we have picnic tables there and hammocks), get your Zen on in the meditation hut , and stroll through the woodland medicine path where we grow endangered and at at risk plant plants. (heads up.. the woodland medicine path goes to seed by the Fall and is usually munched down by the deer by then, but is still a nice short stroll in the woods).

The place is amazing! Me my wife and our fur baby loved everything about the place. It has a rustic vibe surrounded by farm animals and wild life! The only thing I would have changed was we didn’t stay long enough! The fresh eggs were amazing to have for breakfast, wish I would have got more than just a dozen. And Rodney, the host was such great guy. You have your own little private spot to just sit back and enjoy. We will definitely be coming back in the short future to see the horses, goats, and other animals again.

This was such a lovely area! I mainly carcamped but the lot was extremely accessible to the sites. The area is somewhat secluded (although actual camp sites are pretty close quarters). I am already planning to go back in the spring!

Great spot for a last second trip to the mountains and very close to the Appalachian trail. Matt made sure I had everything I needed for my stay and I will definitely try to make another trip here soon!

What an amazing site!!! Thank you so much Curtis for being very responsive. This site was private and had plenty of space to spread out. Firewood was readily available, the outhouse was a plus and the drive from Montgomery county was a breeze. I 100% recommend this site to anyone who loves the outdoors and is looking for a beautiful campsite in the woods. We will be coming back real soon.

This is the second time that my family and I have stayed at this site. We liked it so much that we brought friends this time! The location is incredible and Greg is an outstanding Camp host. He’s quickly responsive to all of our questions and needs. He absolutely goes above and beyond to make the stay special and especially to find ways to make it really fun for our kids. May daughter loves seeing the resident cats and Greg’s very chill dogs.I also appreciate how flexible he was when some of our plans changed. I will be back to this site many times.

The Hilltop site was wonderful with beautiful views of the sunrise in the morning and the stars at night. The trees provided privacy from other campers and great birdsong throughout the day. The site itself is pretty bare bones so come prepared -- Greg is super helpful and will bring firewood and other necessities if you ask, though, so it's really not a big deal. Speaking of Greg, he was super kind and offered great recommendations on what to do during the visit. Be sure to ask him about the cave along the C&O Canal path -- we explored it and saw a sleepy little bat that was a highlight for the whole group! :)

Weekend Trip to South River Farm

This camp sote was perfect for the colder fall weather. Not too much other campers, so we nearly had the place to ourselves. Yurt was the best feature, in my opinion. We got some rain both mornings and did not have to worry a bit. Got there late and were relieved we didn't have to set up tent and such. Campsite was nice with some easy water access you could rinse kitchenware off and even bath I can imagine during hot, humid summer months. Took a pair of waders just to fool around and discovered the creek bed to be relatively shallow. Take that as you wish with whatever activity you wish to pursue. Firepit was also decent, you could have a nice manageable fire. The only thing I would say that I would change different but cannot for obvious reasons is the train by the river. Pretty loud. Owner can't help it either, so he's at no fault. Other than that this is a great site.
