Sacred Nectar rests on the land of the Wabanaki Tribes. This land, now known by it's view gifting fields, is one of Sandwich's most treasured gems. The Historic Farm was purchased by Townsend Thorndike from the first colonizing family to claim ownership of this unceded land, the McCrillis family. It was Town's place to get away from the busy life. As time went on and his money dwindled and plans to sell off some of the land arose.
Townsend's son, Nick, foresaw a devastating development of conventional homes that would diminish the soul of this sacred land that held so much magic. So, Nick decided to move back to the homestead to create an example of what a healthy life for the land and its inhabitants looks like. HipCamp was the first step towards sharing and opening up the land to create an ecofriendly, Intentional lifestyle. One in which we hope to share our way of being that brings awareness to the natural world we have fallen so far from. Nick and his tribe of like minds are creating a holistic, educational, retreat, workshop, and event center where people can come to learn how to co-exist in a harmonious relationship with nature and each other. Our property is nestled in the foothills of the Mad River Valley, close to the headwaters of the river. The property is composed of wetlands, agricultural meadows, old apple trees, and hardwood forest with 700 feet of elevation. All structures on the property are solar-powered and a rainwater system feeds the sink in the outdoor kitchen. You will be cool and comfortable, and If you enjoy glamping this beautiful cabin is the place for you! Overlooking the beautiful Connecticut river. The cabin is ready for you to come and relax!
This cabin sleeps two people and the property is such a peaceful spot!
We have a rustic outhouse and showers can be taken in the main farmhouse on the property if you would like, available Monday thru Saturday from 8am to 9am. Reasonable requests for other times always considered.
The cabin is outfitted with a comfy bed, fridge, and microwave and A/C. We sell firewood to sit around a cozy campfire at night and stargaze! Enjoy a cup of coffee from the Keurig machine in the mornings. Bottled water is included as well.
We will do our best to make you feel at home away from home. In a way that is never intrusive, we respect your privacy. Come and unwind with nature all around you.
We are very pet friendly! And ask that all dogs are on a leash while outside. Also pets are not to be left in the cabins unattended at any time.
So with all that said get yourself and your pets here and enjoy a cup of coffee in the morning on your deck looking out to the river. Don't set an alarm, the loons or geese may wake you first! Listen to the birds and relax! And if luck is with you, you might spot a bald eagle!

Free Verse Farm is a hilltop herb farm run by two art-making, herb-loving farmers. The property boasts twenty sloping, knoll-laden, open acres overlooking the First Branch of the White River as it passes through the scenic village of Chelsea, Vermont. We have incredible views, forest trails that offer magical woodland wanderings, and spacious campsites in our fields.
We also invite you to explore our cultivated fields of herbs and vegetables and become acquainted with the wide variety of tea, culinary, and medicinal herbs that we grow and process on our farm. You can also visit with the cows that spend their summer munching our delicious green pastures.
Our full line of herbs and herbal products are for sale via our website or at Free Verse Farm Shop, located just one mile from our farm in downtown Chelsea. Our Farm Shop offers a wide variety of fresh produce, provisions, fresh baked goods, alcoholic (& non-) beverages, and more to enjoy during your stay or as you continue on your journey.
AMENITIES: we offer a hot outdoor shower & sink, as well as an outhouse with a composting toilet. Each campsite has a firepit and a picnic table.
CAMPSITE DETAILS: We currently have 2 campsites open. They are located in meadows with beautiful views of the First Branch Valley and Chelsea village. 4 wheel drive is recommended, but not necessary, and you are always welcome to hike up to your site. The site is spacious and private.
LOCAL ATTRACTIONS: We also run Free Verse Farm Shop (OPEN: Tuesday-Friday 11am-6pm, Saturday 9am-3pm), a local grocery, café, and apothecary to serve our community and visitors to the area, while supporting local farms and artisans. You can also pre-order online (shop.freeversefarm.com) to pick up in store or ship your order around the USA.
The village of Chelsea hosts a weekly summer farmers market May-September on Fridays from 3-6pm (mid-May through September). In downtown Chelsea there is also a pub (The Wagon Wheel), gas station (110 Quickstop), two town commons, a small library, and a general store (Will's Store), and a farm stand (Chicken Wiggle Farm).
Within 20-45 minutes of our farm you can reach the larger towns of Montpelier (state capital), South Royalton, Randolph, Woodstock, White River Junction, and the Upper Valley Region (Dartmouth College), all of which offer a wide variety of attractions and services. Upon your arrival, you will be given a welcome packet with more detailed information about our area, and we'll be happy to provide you with any other tips you're looking for.

We are minutes away from mountain biking at the Kingdom Trails, Restaurants and bars, Lake Willoughby, Fire Fly farm stand, rock climbing, hiking, kayaking, canoeing, downhill skiing and snowboarding, ice climbing, ice fishing, cross country skiing, snow showing and vast trails.
✨👁️🌀💪🏼🌳Our vision is to create a Food Forest campground. Every penny goes toward stewarding the land! With the profits we buy more perennial food and herb plants, improve facilities and help build infrastructure.
♻️🚽🧻♻️Please note: We now have a composting toilet! Please put 2 scoops of sawdust in the bucket after you go. The rainwater catchment part for the dish pit is still under construction but the toilet is fully functional.
🌳🦫🦆💧 Also check out the beaver duck pondbehind campsite 2! My father and the beavers have been hard at work creating waterfowl and local habitat. My father put in two wood duck nesting boxes that both have occupants :) Bill has planted smartweed, millet, buckwheat, wild rice and dwarf corn for our non human friends. Feel free to explore down there just bring some muck boots!

We look forward to grow our food forest every spring and fall season with your contributions :)!

On clear nights, the view of the stars and the milky way here is magnificent. We intentionally leave the majority of the field unmowed which attracts monarch butterflies and other wildlife.
The campsite is private, yet close to the conveniences of downtown Whitefield and nearby Littleton, Bethlehem and Lancaster.
We are conveniently located on the edge of town, there is a small grocery store close by as well as Sunny's Pizza, Dunkin Donuts, Dollar General, 2 gas/convenience stores, multiple thrift stores, a record shop and a vintage electronics shop. Please see the aerial photo in this listing for an idea of the layout of the land and surrounding roads, houses etc.

***Field and woods campsites are first come first serve****arrive early for best pick of site****we rent to a maximum of two separate groups per night****check in begins at 2:00 p.m.
***Chances are you will be sharing the field with another camping group. If you want the whole place to yourself we recommend booking BOTH SITES if they are available***
THIS IS A RUSTIC CAMPSITE with no amenities. If you are expecting the KOA, please do not book this site. The campsite is located in rural northern New Hampshire, in a field next to the forest where many animals live such as bears, moose, deer, raccoons, fox, skunks, porcupines, coyotes, etc. Mosquitoes and other bugs are present in the summer. Please be mindful of the surrounding wildlife. Please come PREPARED for rustic backwoods camping and observe bear safety at all times (SEE BEAR SAFETY INFO BELOW)
RV INFO: We do not have hookups of any kind (NO electricity, NO water or sewer). We are currently only set up for self-contained units (dry-camping or boondocking as some call it). We can accommodate small travel trailers <20ft, campervans, truck campers, small camper busses. NO 5th Wheels or RV's >20ft please. 4-wheel drive is recommended, but not required.
FIRE: A small campfire pit is available (dependent on local fire danger warnings of course). Please observe local fire danger warnings. Bring your own firewood and please do not light the large bonfire in the middle of the field. Please do not cut down trees or branches.
NO PETS: Because we are a working farm with chickens, farm dogs and surrounding wildlife guests are not permitted to bring dogs or pets of any kind. If you love animals and enjoy a little "dog/chicken therapy" this is the place for you. Please do not book this site if you don't like animals.
TRASH: A small trashcan and recycle bin for empty cans and bottles are located next to the outhouse. Please PACK OUT excessive amounts of trash.
We have NO BATHROOM, kitchen or shower facilities and there is no potable water on site. An OUTHOUSE composting toilet is available.
NO DUMPING of grey or black water anywhere on the property.
ARRIVAL: We strongly suggest arriving before sundown as there are no street lights or any kind of lighting in the field or the access road to the field. If you do plan on arriving after dark definitely bring headlamps and or flashlights.
WEATHER/ROAD ACCESS: Due to unpredictable New England weather, especially this spring as we have received unprecedented amounts of precipitation, there may be times when the field access road is not passable due to excessive mud. Please know that this is a rustic undeveloped field and we have no control over the weather. In the event of impassable road conditions, you may park at the bottom of the field access road. We have garden carts available to haul your gear to the camping area which is only a short walk. We have a few different alternative campsite locations for RVs as well. If you have questions about road conditions prior to your arrival please send us a message.
ABOUT THE PROPERTY: Our folk victorian farmhouse has been owned by the same family for seven generations since it was built in the 1850s. Once a 20-acre working dairy farm, much of the land was subdivided throughout the years, leaving five acres with the original barn, farmhouse, large field, and wooded area. We are a small family farm offering farm-fresh eggs and seasonal vegetables. We are honored to be stewards of this property and want to share it with others.

Store food in bear-resistant units, hard-shelled vehicles or car trunks.
Never store food in your tent.
Keep sleeping areas, tents, and sleeping bags free of food and odor (like toothpaste or deodorant).
Don’t sleep in clothes you cooked or handled fish or game in.
Never bury or burn food waste.
Place sleeping tents at least 100 yards away from food storage and cooking areas.

Vermont Ranch & Riverside Retreat

Eventually, once part of a much larger working merino sheep farm owned by the Cobb family in the 1700s-1800’s, part of the land transitioned to a dairy cow farm operation, c.1940. Today, we steward 10 acres specially designed with horses in mind. Adjacent to a 40-acre cornfield on one side and Mt. Cobb on the other, with sweeping views our place overlooks the confluence of the Mad and Winooski Rivers. From here, you can mountain bike or hoof it to access miles of trails and bucolic scenery. Come visit this gateway to the Scenic Mad River Valley!
🌲🏊🐟The Swimming/Fishing/Tenting site ("site 1") is perched directly aside the Mad River and the Sweet Meadow Side site ("site 2") is just a 2-minute walk across the grassy meadow and down the secluded riverside path to our beloved Mad River beach. This is a semi-private beach, naturally divided and hidden from our other semi-private beach sites. Swim, tube, fish and relax up or down the river and confluence.
👢👓 Get curious about the history of this place by checking out the old abandoned Massey Furgeson hay baler tucked in the woods, the Cobb family cemetery, and more gems from many years gone by. Leave from either site on foot to access a sweet trail that travels along the river, over a private bridge, down a beautiful dirt road and into the forest.
🚴 Our property is located on the CROSS VERMONT TRAIL: "a multi-use path connecting communities, and the natural areas in between - across Vermont!" Check out their website (Cross Vermont Trail Association) for maps, guides, events and outings! Many adventurists also enjoy nearby, mountainous and beloved trails: Camel's Hump, The Long Trail, Mt. Mansfield, Stowe Pinnacle, Smuggler's Notch and more. There are a plethora of shorter, scenic and gentle hikes in our region, "the crossroads and recreation center of Vermont"! We are located just 2 miles from Interstate 89 and we reside on Vermont State Route 100B, allowing ease of access to points North, South, East and West
