The SiloSide barn and homestead is better known around town as the "Old Somers Farm" in reference to the day when the barn housed 60 head of cows. The farm was a part of the Cabot Creamery Cooperative, and closed this era in the late 1980s. Prior to being a dairy farm consisting of over 500 acres, the property served as a tavern, inn, tannery, and has always been a traditional, well-loved farmhouse. Our farmhouse was built in 1785, and the barn built around the 1830s and expanded in 1941. The soil here is rich, and the forest full of wildlife. We've named our home "SiloSide" as tribute to the magic we feel on the non-road facing, silo-side of the barn, where you'll be camping.

Moose, bear, deer, coyote, snowshoe hares, grouse, woodcock, wild turkey and bobcat, can be seen occasionally as you explore this upland forest and the bottom lands heading down to the Victory Bog, a pristine wetland areas, known for canoeing, bird watching. Kayakers and campers can experience white white water during high water seasons on the Moose River which flows by the bog.
The access road to the campsites through the field is rough. Vehicles with extra clearance are recommended.
Campers should come prepared with fly, mosquito, tick repellents without which you will be literally eaten alive in June and July. After mid-August the insects are less vexing.
Obtain drinking water from our office manager at 2428 Victory Hill Rd. and bathe somewhere in Weir Mill Brook, 1/2 mile from the campsite - if you need to get clean. Loud partying is discouraged after 11:30pm.

We operate a small working farm on our 50 acre property. Approximately 7 acres is cleared fields where we grow hemp, pigs and chickens. We are at the end of a dirt road with private access and stunning views of the surrounding mountains. If you decide to stay with us we can guarantee you your own private tent site to get away from it all, or a beautiful spot to park your van, car or small camper, all while still being only 10 minutes to the amenities of town, 15 minutes to world famous mountain biking at Kingdom Trails, or 20 minutes to breathtaking Lake Willoughby.

We have two private tent platforms located in a mature mixed hardwood forest on our 50 acre property, as well as one van/small camper/car camping site located on the edge of our field.
Each tent platform site includes an elevated and level 10'x12' cedar tent platform, a picnic table, and more privacy than the car camping site. Parking is less than a 1 minute walk from the platforms down a well maintained woods road and gorilla carts are available to help haul your gear.
Many guests who wish to stay right next to their cars choose to car camp on the edge of the field in the car camping site, either pitching a tent or spending the night in their small camper. The views from this site are breathtaking, but it has less privacy as it is located next to the communal firepit, and amidst our working farm so we will occasionally be around doing chores, (the chickens and pigs are early risers).
The communal fire pit has a great view and a few chairs are provided. Seasoned firewood is available for purchase, and we ask that you please do not harvest or burn your own wood off the property. Potable drinking water and a portable toilet are also available onsite for our guests. Well behaved pets are welcome, but must remain on a leash to ensure they do not disturb our plants or farm animals. We are at the dead end of a gravel road and can guarantee complete privacy and seclusion if you are looking to get away from it all, yet still be located conveniently within 10 minutes of Lyndonville, 15 minutes to Kingdom Trails and East Burke, 20 minutes to Lake Willoughby, and at the doorstep to the beautiful wilderness of Vermont's Northeast Kingdom!

These are private sites on our property. You'll drive past our home, garage, and garden to get to each site and you'll be able to see our buildings from the sites. We have a very large English Mastiff and some hens. Both are contained in our fenced in yard. Eggs can be purchased upon request. We also have a some dirt jumps if you need to get warmed up before your ride, and a simple bike wash station ready to go when you get back.
Lots of wildlife inhabit our area of Vermont. During your stay you're likely to see whitetail deer, squirrels and chippies, rabbits, and hawks. There's a chance you may see a fox, black bear, moose or even a bobcat! We ask that food is secured in your vehicle and not brought into the bell tents, for your own safety. We do have a basket of safety equipment in each tent. The basket contains bug spray, bear horn, simple first-aid kit, fire extinguisher, and a flash light.

Campers are expected to bring their own accommodations: Tent, Sleeping Bag, pad, cooking stove/ fuel, etc. For bikers and backpackers, the extensive back roads of Peacham, VT as well as the hiking of Devil's Hill and other parts of Groton State Forrest should provide ample space for discovery. Not to mention the pond itself for boating enthusiasts. Currently, power and cell service are non existent on the property. Quiet camping generators are not discouraged so long as they are not in use during quiet hours. Just remember that Cell service is SEVERELY limited and you're encouraged to download any media prior to arrival. If at any time you need our assistance the closest signal is the interstate. Over time, we built 2 greenhouses, a large equipment shed, planted and fenced an orchard, berry & perennial patch, & vegetable garden, made several flower gardens, set up systems for pasturing sheep and chickens, planted native shrubs and trees, and completely renovated the farmhouse. cheese, or homemade breads, all from Cabot. Contra Dance, music from Cabot Arts, or at the Den our local pub, are 2 miles away. The Bread and Puppet, Highland Center for the Arts, Barre Oprah house, art galleries, etc within an hour
drive in any direction.
A great place for children, I have swings and trees to climb, games, archaeological digs, scavenger hunts finding 10 different antique farm implements, and learning how they were used, to learning about mini microbe's and how to be friends with pollinators.

We have two private tent platforms located in a mature mixed hardwood forest on our 50 acre property, as well as one van/small camper/car camping site located on the edge of our field.
Each tent platform site includes an elevated and level 10'x12' cedar tent platform, a picnic table, and more privacy than the car camping site. Parking is less than a 1 minute walk from the platforms down a well maintained woods road and gorilla carts are available to help haul your gear.
Many guests who wish to stay right next to their cars choose to car camp on the edge of the field in the car camping site, either pitching a tent or spending the night in their small camper. The views from this site are breathtaking, but it has less privacy as it is located next to the communal firepit, and amidst our working farm so we will occasionally be around doing chores, (the chickens and pigs are early risers).
The communal fire pit has a great view and a few chairs are provided. Seasoned firewood is available for purchase, and we ask that you please do not harvest or burn your own wood off the property. Potable drinking water and a portable toilet are also available onsite for our guests. Well behaved pets are welcome, but must remain on a leash to ensure they do not disturb our plants or farm animals. We are at the dead end of a gravel road and can guarantee complete privacy and seclusion if you are looking to get away from it all, yet still be located conveniently within 10 minutes of Lyndonville, 15 minutes to Kingdom Trails and East Burke, 20 minutes to Lake Willoughby, and at the doorstep to the beautiful wilderness of Vermont's Northeast Kingdom!

These are private sites on our property. You'll drive past our home, garage, and garden to get to each site and you'll be able to see our buildings from the sites. We have a very large English Mastiff and some hens. Both are contained in our fenced in yard. Eggs can be purchased upon request. We also have a some dirt jumps if you need to get warmed up before your ride, and a simple bike wash station ready to go when you get back.
Lots of wildlife inhabit our area of Vermont. During your stay you're likely to see whitetail deer, squirrels and chippies, rabbits, and hawks. There's a chance you may see a fox, black bear, moose or even a bobcat! We ask that food is secured in your vehicle and not brought into the bell tents, for your own safety. We do have a basket of safety equipment in each tent. The basket contains bug spray, bear horn, simple first-aid kit, fire extinguisher, and a flash light.

This pristine and remote half acre of paradise is nestled between three hard and soft wooded lots set on the farther side of Peacham's Hidden Gem of Martin's Pond. The pond, which houses a Loon sanctuary, is situated on the back side of the expansive Groton State Forest, underneath the Looming Beauty of Devil's Hill. Remote Camping at its finest, campers will have access to a rustic out house and solar shower, as well as the clean waters of the pond for their use. Two Kayaks, with paddles and adult life vests are available for use on-site. Life jackets must be worn at all times. Please message for details. A small Shed on property can be accessed if dry storage space is needed. Firewood (one bundle & kindling) and fire pit will be provided. If you would like additional firewood during your stay, please use the "add-on" feature and select how many bundles of wood you would like. Campers are expected to bring their own accommodations: Tent, Sleeping Bag, pad, cooking stove/ fuel, etc. For bikers and backpackers, the extensive back roads of Peacham, VT as well as the hiking of Devil's Hill and other parts of Groton State Forrest should provide ample space for discovery. Not to mention the pond itself for boating enthusiasts. Currently, power and cell service are non existent on the property. Quiet camping generators are not discouraged so long as they are not in use during quiet hours. Just remember that Cell service is SEVERELY limited and you're encouraged to download any media prior to arrival. If at any time you need our assistance the closest signal is the interstate. We practice organic regenerative agriculture and landscaping, with a deep commitment to strengthening and diversifying ecological systems. drive in any direction.
A great place for children, I have swings and trees to climb, games, archaeological digs, scavenger hunts finding 10 different antique farm implements, and learning how they were used, to learning about mini microbe's and how to be friends with pollinators.
Massage including scar release, and MPS, Cranial Release, energy work with tuning forks and singing bowls are available. Singing bowl concert in the gardens can also happen! Expect the unexpected! See you soon!

Enjoy over six acres of forest on a private dead end road. There are views of Burke Ski Resort and amazing sunsets. From the property you can bike to the Kingdom Trails of East Haven via Flower Brook Rd. You can also meander through the property and follow it to Flower Brook or take a short drive towards Victory for swimming holes, fishing, or Radar MTN.
There is no potable water but I leave a 5 gallon jug of drinking water that can be refilled at the town playground.

Weekend Trip to Vermont Rustic Retreat
The Rustic Cabin Retreat delivers on it's promises - its as rustic as you could want while bringing all the conveniences of everything you could need for a comfortable, multi-day stay (with the luxurious inclusion of electricity?!) I would boldly say if you need more than RCR offers you should probably be looking on Airbnb. I pre-cooked my dinners (two) and re-heated them in the provided cast iron pans, atop the spectacular Jotul wood burning stove (alt available high quality propane camp stove.) I scratch-cooked breakfasts also on the Jotul. The "natural" routine was great; stoke the fire, warm the cabin, eat, clean-up... in the morning followed by the days activities. In the evening - followed by the R&R I went seeking. There is a town with local nightlife, but I didn't go. Instead, I opted to hike the nearby CRT trails which were outstanding; all well marked and maintained with beautiful views. I didn't see much wildlife, but I suspect most wildlife was instinctively hunkering down for some snow that came Sat pm. That said - the squirrel chatter was priceless (seems I was intruding!?) I can't say enough and plan to return. My goal was a real personal "retreat," to clarify some objectives and priorities for myself in the new year, free of all distractions. RCR delivered in every way. If all that weren't enough - I would need another 1,500 characters to adequately describe the hospitality of RCR's hosts. This was my 1st Hipcamp experience; in my view RCR sets the bar high.

Kathleen and John’s cabin is a treasure. It’s exactly as cozy and beautiful as the pictures suggest, and well stocked with the essentials for a comfortable stay. I spent 4 days in December there during consistent snow fall and high winds and never suffered for it. There was ample wood for the stove and fresh water. It was an ideal setting for my trip.
And beyond all that, the hosts were extremely thoughtful and caring, even going so far to help me unstuck my car from the unforgiving vermont snowscape.
I can’t recommend it enough. 10/10

The view is beautiful! We were lucky to have arrived after a few inches of snow had fallen and it stayed on the trees the whole time we were there-it was absolutely gorgeous! We saw deer cross the road, heard owls and coyotes. Trails at the end of the road. As it states the cabin is small but Kathleen made excellent use of the space and 2 adults in there was just fine. Very cozy, more than enough wood to keep the woodstove going and have campfires. Everything you need is already provided. Was cloudy when we were there but on a clear night it would be a fantastic place to stargaze. Kathleen was a wonderful hostess. Very accommodating, very responsive and just a sweetheart all around.

We loved staying at Kathleen’s place! The cabin is very private, feels completely safe, and the view is fantastic. Everything was very clean and nicely organized, and the minute you arrive you have everything you need. Even though the weather was cold, we stayed cozy and warm thanks to the wood stove, which was surprisingly efficient. The kindling and firewood were fully stocked as well, making the stay easy and comfortable. A wonderful experience overall! Thank you:)

Lovely, secluded campsite in the woods. Potable water and trash (plus recycling and compost) located at the barn, about 300 ft away. The provided firewood was excellent, kept dry underneath a tarp at the site. Picnic table and bench, as well as two Adirondack chairs, were a nice touch. The composting bucket toilet, located under a small permanent structure at the site, was very clean and did not smell at all.

The property here was amazing to be at. I was part of a 4.person group bikepacking through Vermont and came across this as an option for reprieve during a to be rainy night. The main lodge was very homey, communal, and clean. A huge kitchen and plenty of seating/hang out area for folks to catch up and chat. Honestly we would have loved to stay longer and get to know even more about the place as it seemed to have some good history and current operations to it.

My boyfriend and I loved camping on Betsey’s land. We were on Aspen Oasis site and everything we needed was there (cooking equipment, flashlight, towel, clean bed with tons of blankets, …)! The wooden stove is a must for the chilly nights, and Betsey provided plenty of wood for us to feel comfortable. We highly recommend !
