This 150-acre property has been in our family for 32 years and now houses three generations. Built in 1900 it was a traditional dairy farm until the 50's and 60's when potatoes were planted on the fields for the Boston and New York markets. By the 70's and 80's it became a gentleman's farm for a retired couple from New York City and the dairy farmers nearby hayed the fields. When we purchased the property in 1993 we continued offering the hay, built greenhouses, planted vegetable and flower gardens, ran a traditional Bed and Breakfast, now airbnb. We leased some of the fields to a local organic seed company for 13 years until they purchased their own property. The farm remains certified organic and is still being hayed by a local dairy farm, the gardens are community managed using regenerative and sustainable practices when ever possible. In the commercial garden, seed crops are being planted once again. Much of the cultivated agricultural land is protected under the Vermont Land Trust, to ensure that it remains used for agricultural purposes. We love to share our farm and forest with others. In addition to our very intentional farming operations, you can find wild edibles tucked away on forest trails. Wildlife and wildflowers abound. Views and sunsets. Check out the 968 acre wildlife management area that abuts the property. Plenty of trails through the woods leading to Wolcott Pond and hidden beaver huts and dams. Children 12 and under no charge. As private as private gets but only 6 miles to Newport Vt. There is a creek and a one acre pond (20 feet deep). It is all mixed hard and softwoods. It has some magnificent old growth trees 100 foot tall. There is a good rd that my friend has used with his Lincoln. Most any vehicle (car or Pickup)can get to the site. It gets a little tricky if you are pulling a trailer. A small one is OK but a large one - not so much....... The rd goes 1/2 mile to the rear of the land. Moose, deer and other critters visit too. We live 1/2 mile away from where you enter the woodlot. Our house is on Brownington Pond (200+ acres) & campers can use this site for swimming, boating & fishing. You have your choice of camping with your van or small RV, small trailer or tent, in a level, forested area (not lakeside) with picnic table and fire pit, or tenting lakeside with water views, picnic table and fire pit, or both! You have access to both, one reservation comes with both spots, so you can enjoy the lakeside regardless of where you sleep. Vehicles cannot reach the tent site, it is a steep trail about a 150 feet. Although our campsite is near the lake, you cannot drive to the water from the campsite. It is a steep, short hike down to the water. There is one canoe at the campsite you are free to use or bring your own canoes, kayaks and/ or paddle boards to enjoy the superb water. There are no motor boats on the lake, so the paddling and swimming is great. There are three private homes on the lake, adjacent to where your site it located so we ask that no loud partying, play music only quietly and no generators. There are no campers on either side of your campsite, we only offer one, campsite. There is a nice, clean outhouse and no other amenities (Tier D in HipCamp-speak). No on-site water but it can be obtained at our house, just ask. We have a dog on the property, who is friendly and off leash. If having a dog come visit would be a problem for you, please don't make a reservation. If you plan on bringing a dog please let us know. No more than two dogs allowed.

We also have a some dirt jumps if you need to get warmed up before your ride, and a simple bike wash station ready to go when you get back. Lots of wildlife inhabit our area of Vermont. During your stay you're likely to see whitetail deer, squirrels and chippies, rabbits, and hawks. There's a chance you may see a fox, black bear, moose or even a bobcat! We ask that food is secured in your vehicle and not brought into the bell tents, for your own safety. We do have a basket of safety equipment in each tent. This 150-acre property has been in our family for 32 years and now houses three generations. Built in 1900 it was a traditional dairy farm until the 50's and 60's when potatoes were planted on the fields for the Boston and New York markets. By the 70's and 80's it became a gentleman's farm for a retired couple from New York City and the dairy farmers nearby hayed the fields. When we purchased the property in 1993 we continued offering the hay, built greenhouses, planted vegetable and flower gardens, ran a traditional Bed and Breakfast, now airbnb. It has some magnificent old growth trees 100 foot tall. There is a good rd that my friend has used with his Lincoln. Most any vehicle (car or Pickup)can get to the site. It gets a little tricky if you are pulling a trailer. A small one is OK but a large one - not so much....... The rd goes 1/2 mile to the rear of the land. Moose, deer and other critters visit too. We live 1/2 mile away from where you enter the woodlot. Our house is on Brownington Pond (200+ acres) & campers can use this site for swimming, boating & fishing. Jon was most accommodating and a wealth of local information. He loaned us an electric heater for our camper so we didn't have to use the noisy one installed. The driveway was a bit daunting for backing up but we did it without too much effort. There's a great hike with waterfalls on the property and a cute cafe close by with good food and live music. The bathrooms were the cleanest and nicest I have seen camping! We will definitely return!

Beautiful location, accommodating and welcoming hosts. Very nice clean bathrooms, showers, and laundry! Best I've ever seen at a camp ground. Sites are pretty private with their own sink and tent. It is in the middle of nowhere but pretty easy to find off the main road. Dog friendly. Wish we could have stayed longer!

Weekend Trip to Smugglers Notch RV Village
Perfect location if you plan on visiting surrounding cities, like Stowe. Camp site was well taken care of. The owner is extremely knowledgeable about the area and gave several recommendations for activities and dining ahead of the visit for planning. All around really nice dude! Multiple showers/flushable toilets available. Dog friendly. Many guests but was very quiet, which was great. Bathroom could be a bit cleaner/welcoming...but it is camping and I'm always grateful just to have access to utilities. Over all, nice stay.

Jon and Ann were fantastic hosts! Such lovely people and such a great camp spot. There are great trails right on the property that wind through some beautiful woods, as well as longer trails around the quaint and peaceful neighborhood. Jon and Ann shared great recommendations for nearby activities and made us feel at home.

Betsy was wonderful! We got a little lost getting there and it was getting dark, but she came right over to our campsite when we arrived to welcome us and deliver the wood we bought. I highly recommend buying some wood because she even brings kindling, newspaper & a fire starter in order to make a lovely campfire under the stars! I highly recommend Betsey’s place!

We loved this campsite! Site #6 was so spacious and private, with an amazing view of the mountain. The host was so nice when we first arrived because we were a little lost. Absolutely would recommend to anyone looking to explore Vermont!

A beautiful setting with views to distant mountains. We had privacy and she maintains some walking trails near the sight. We didn’t go see her pond but she told us about it when we stopped to talk to her and her son while they were in their greenhouse. We will definitely be back again and explore a little more.

Weekend Trip to Feel Good Farm
Tristan and Barbara were so kind and welcoming the moment we arrived. They offered beer, gathered a ton of firewood for us and were so willing to help. The next morning, Tristan helped us out with our bike route and gave some good advice on the region in general—even offered Brussels sprouts from their garden. The land itself is absolutely gorgeous and the view in the morning was incredible. I only wish we had a little more time to buzz around and see all of their projects. Hope to stay there again!
