Very quiet, host was incredibly friendly and came to meet us as we arrived, the shower was hot and was very clean. Would definitely stay here again.

having not camped for decades, this was a practice run for an upcoming trip. it was a totally superb overnighter. carol was a warm and caring host who made certain i had everything i wanted. ordered an addon of a picnic basket for late night snacking and she nailed it, fresh and homemade foods. debriefed with carol the next morning after i slept in and we seemed to agree that experience was a perfect success. fun, comfortable, great scenery, farm animals, and totally accessible. i'd do it again in a heartbeat and expect to be back.

Jon and Ann were amazing and were so kind. Jon helped us back into the spot and they both explained what was in the surrounding area + the ins and outs of the property on arrival. Their property was stunning with amazing views! A swimming spot was within walking distance and the roads we walked along to get there were beautiful with waterfalls along the road. Bathrooms were clean and very nice. Shower was hot, hot! We would completely recommend this camp site and will definitely return.

Weekend Trip to Woodbury Meadows

You don't want to miss this one. We arrived wet and dirty after biking in the rain, and Woodbury Meadows had us covered. (literally!) The "glamp site" had a canopy over the picnic table, a wooden platform we could put our tent on, a sink with water right at the site, electricity for charging our phones, and more. Tha bathroom/shower was wonderful (a bit of a walk from the site but worth it), and we were even able to wash our icky clothes (donation based washer and dryer). Jon is an excellent host and made sure we were all set. The place itself is really beautiful and peaceful. At night we heard frogs peeping and owls hooting.

This campsite was really cute, and extremely well maintained. There are two bathrooms and they look brand new. It’s easy to find, and the site was easily big enough for a car and large tent to fit on the grass. The covered picnic table was great for the rain, and they had a light and place to charge phones. I would definitely stay for at least a few days if I end up coming back to vermont. The only negative that I noticed was that sites 2 and 3 are so close together that you can hear everything they say, but with quiet neighbors it wasn’t too bad. The road noise was almost nothing after dark.

1 night at Black Creek Maple Off Grid Camp

The sign of a great spot to stay is when you start thinking of reasons to return. That is what I found with Dianne's place. Instead of staying in tent site 7, I was able to shift into one of the cabins. It was cozy, with enough room to feel right at home, and very clean. The futon was fantastic. I've never been on such a plump, comfortable futon mattress. And my night's sleep was just what I needed. I also liked having a covered porch to sit on when an evening shower arrived suddenly. I took advantage of Dianne's add-on of morning muffins. Score! Delicious and a perfect complement to morning coffee with maple syrup. The pit toilet is clean and appropriate for a camping experience. Another plus is the proximity to the Lamoille Valley Rail Trail is great for cyclists. You can reach the trail in about three minutes. My short ride was on packed, pea-sized gravel. I don't have any further experience with the trail, but it's bound to be worth a longer go. Thanks Dianne. See you soon.

Weekend Trip to Black Creek Maple Off Grid Camp

This was our second time at Black Creek and once more, it stole our hearts. It is a stunning, well-kept location right in the heart of so much outdoor recreation and good food! Sadly, the rain prevented us from tent camping but Dianne was quick to help us modify our trip to stay in the cabin. While primitive, it was perfect for a weekend away. The rain was so peaceful on the metal roof. Best off grid bathroom by far. Be sure to get some maple syrup!

Second time camping here with our RV. The staff ate very friendly, the views are great and once 4-5pm hits it becomes dead quiet all night. We also love having the Dockside Cafe for breakfast!

Weekend Trip to Woodbury Meadows

We had a peaceful and private stay, with everything we needed right on site. The campsite had water, power, a picnic table, and even a Solo Stove for a campfire, with firewood available for purchase on the property, which was super convenient. One of the standout features was the facilities: two very clean bathrooms that felt more like someone’s home than a campground. They were spotless, well maintained, and never crowded. The shower was proper (no coins, no timers!), and while we didn’t use the washer and dryer, it was a nice bonus to have those available. A quiet, well-thought-out place to recharge — we’d happily stay again.

4 nights at Vermont Ranch & Riverside Retreat

I am a traveling healthcare professional who stayed in my camper in Lucinda's property for a week to test it out. It was easy access to the interstate and CVMC. My favorite part was watching all the animals. I parked by a tree FULL of nesting birds and used my binoculars for hours watching them. There were also baby goslings who wiggled past my spot each day! I had a view of the river out each window in my camper- spectacular!! I'm a solo woman and felt very safe here. There is a second campsite but both are very private, and I didn't even hear my neighbors. Portapottie and delish potable water, and I had 3 bars of Verizon cell reception. 10/10, Ill be back again!

We ask that food is secured in your vehicle and not brought into the bell tents, for your own safety. We do have a basket of safety equipment in each tent. The basket contains bug spray, bear horn, simple first-aid kit, fire extinguisher, and a flash light.

Sunnybrook Farm

One of the oldest properties in town the Day Homestead (as it is known) dates back hundreds of years and our house was built in 1810. It was run as a successful trout farm of 70+ years. Learn more about this land: We have two sites on our historic Vermont trout farm. The first site sits near our post and beam "run in" horse barn. It's a very flat site with easy road access and has 30 AMP electric service and we can provide potable water to fill up your tank. The second site sits a little further back (also very easy access) and closer to Quation Brook. It is better suited for boondocking as it is a little ways from the 30 AMP outlets. Again water is available. Our farm is very rural but close (2 miles) to interstate 89 with a well stocked country store in town. It's a quiet setting near the gardens and a small stream. We operate a small working farm on our 50 acre property. Approximately 7 acres is cleared fields where we grow hemp, pigs and chickens. We are at the end of a dirt road with private access and stunning views of the surrounding mountains. If you decide to stay with us we can guarantee you your own private tent site to get away from it all, or a beautiful spot to park your van, car or small camper, all while still being only 10 minutes to the amenities of town, 15 minutes to world famous mountain biking at Kingdom Trails, or 20 minutes to breathtaking Lake Willoughby. Learn more about this land: We have two private tent platforms located in a mature mixed hardwood forest on our 50 acre property, as well as one van/small camper/car camping site located on the edge of our field. Each tent platform site includes an elevated and level 10'x12' cedar tent platform, a picnic table, and more privacy than the car camping site. Parking is less than a 1 minute walk from the platforms down a well maintained woods road and gorilla carts are available to help haul your gear. Many guests who wish to stay right next to their cars choose to car camp on the edge of the field in the car camping site, either pitching a tent or spending the night in their small camper. The views from this site are breathtaking, but it has less privacy as it is located next to the communal firepit, and amidst our working farm so we will occasionally be around doing chores, (the chickens and pigs are early risers). The communal fire pit has a great view and a few chairs are provided. Seasoned firewood is available for purchase, and we ask that you please do not harvest or burn your own wood off the property. Potable drinking water and a portable toilet are also available onsite for our guests. Well behaved pets are welcome, but must remain on a leash to ensure they do not disturb our plants or farm animals. We are at the dead end of a gravel road and can guarantee complete privacy and seclusion if you are looking to get away from it all, yet still be located conveniently within 10 minutes of Lyndonville, 15 minutes to Kingdom Trails and East Burke, 20 minutes to Lake Willoughby, and at the doorstep to the beautiful wilderness of Vermont's Northeast Kingdom!

There is a cabin on the property, which is available for limited rentals. However, we have a great flat yard just a short (2 min) walk to South Pond thats perfect for a tent. There's a rustic outhouse, fire pit, picnic table, and usually games like badminton setup. Our property is a couple miles down a private dirt road. Fishing is great (with a license of course), and the water is perfect for kayaking and paddle boarding.

If you are lucky, you might get a glimpse of Whiteface Mountain, which is the Olympic Mountain of the East. Our property extends across the road to the top of Cold Spring Mountain. DUE TO RECENT CONDITIONS WALK IN ONLY!!!! If you go towards Keeseville, Ausable Chasm is 5 minutes away, The Grand Canyon of the East. During Summer FREE LIVE MUSIC ON THE GREEN every Friday 6pm-8pm, in our little town of Keeseville NY, Adirondack maps of hikes and trails will be in our tiny shop, up on the wall, inside from the elements of mother nature along with extra CATS TRAILS MAPS and other local interests in our area. Learn more about this land: Walk Adirondack Acres Trail to the end and you will find a beautiful private natural beach on the shores of the Au sable River, which is well known for the best place in the world for fly fishing. We are pet friendly about a ten-to-15-minute walk to your car and all that is left is you and nature. We are right in the heart of the Adirondack Mountains on the way towards Whiteface Mountain with spectacular views. This year we have changed a few things and we have added some changes hoping to improve every year and we hope you have a wonderful time here on our beautiful land that we are very blessed to share and enjoy, with you our Hip camp, friends! We have it as a 10-to-15-minute Walk in depending on where you park, for vehicles with no 4x4. We are requiring 4x4 and some clearance to be able to drive up to the site. Wood is FREE off the land; we suggest bringing wood for the first campfire especially if it has been raining. You can look for firewood on our land and we have it available where we Meet and Greet. Arnold's grocery, is a small mom and pop store with 375 different kinds of beer, wood, and local art. Maple fields grocery store and Stewart's stores also has gas, grocery, wood, and both have restrooms. And just to be extra safe when we meet and greet to show a group down to the river, we will be staying at least 6 feet apart and not shaking hands be smart, be safe. We want you to be able to experience nature to its fullest.

Thirty minutes east is the Mount Washington Cog Railway, and you will pass the historic Mount Washington Hotel on the way. Fifteen minutes south and you can be at Franconia Notch State Park.

We are close to interesting activities, such as the White River National Fish Hatchery, Billings Farm, the Queechee Balloon festival, and more. Near by farm stands sell fresh organic produce, eggs, grass fed meats, homemade food products and crafts. What is there to eat and drink? Nearby restaurants include The Barnard Inn, Cloudland, Toziers, Tessi’s Tavern, Locust Creek Diner, The Bethel Sandwich Shop, Cockadoodle and Village Pizza. They stock ice, fresh baked goodies, fruit and vegetables, prepared foods and many locally produced delights such as ice cream, kombucha and fresh baked goods. Their meat case features, sausages, thick pork chops, fresh air chilled chicken, local grass fed beef and they always have fresh Farro Island salmon. They also offer wine, beer and ciders. A mile away on 107 is the Locust Creek General Store and gas station, they uniquely offer block ice, diesel and kerosene, drinks, simple fresh sandwiches, many frozen foods and lots of newspapers.
