Bug spray is recommended. Although black bears are generally shy and usually avoid humans, they are opportunistic and will search for human food supplies when natural foods are not available. Maintaining a sustainable bear population in New Hampshire depends on minimizing human-bear conflicts. It is illegal to intentionally feed bears in New Hampshire. Intentional feeding can create problems within residential areas and can result in fines. It also may threaten the life of the bear, if it becomes a nuisance animal as a result of this feeding. Please keep your food in your car when you are not at the site and when you are sleeping. The property has views of Mount Martha and the Presidential Mountain Range. There are easy walking trails throughout the property. There is a field to play games; Soccer, wiffle ball, corn hole and yard croquet can be used. This 150-acre property has been in our family for 32 years and now houses three generations. Built in 1900 it was a traditional dairy farm until the 50's and 60's when potatoes were planted on the fields for the Boston and New York markets. By the 70's and 80's it became a gentleman's farm for a retired couple from New York City and the dairy farmers nearby hayed the fields. When we purchased the property in 1993 we continued offering the hay, built greenhouses, planted vegetable and flower gardens, ran a traditional Bed and Breakfast, now airbnb. We leased some of the fields to a local organic seed company for 13 years until they purchased their own property. The farm remains certified organic and is still being hayed by a local dairy farm, the gardens are community managed using regenerative and sustainable practices when ever possible. In the commercial garden, seed crops are being planted once again. Much of the cultivated agricultural land is protected under the Vermont Land Trust, to ensure that it remains used for agricultural purposes. We love to share our farm and forest with others. In addition to our very intentional farming operations, you can find wild edibles tucked away on forest trails. Wildlife and wildflowers abound. Views and sunsets. Check out the 968 acre wildlife management area that abuts the property. Plenty of trails through the woods leading to Wolcott Pond and hidden beaver huts and dams. Children 12 and under no charge. Note: This is real country - not a hotel, motel or groomed camp ground nor groomed trails. It is a working farm and forest. There is no front desk, no 24/7 service. Be attentive about clearance on your vehicles on side roads, logging trails and log landings. Logging & Side Roads & Landings are dirt/gravel. Some lower vehicles may have difficulty with clearance expecially in wet and muddy weather. There are many camping sites that are accessible near the main roads and better landings where you can park. Occasionally there is logging activity to stay clear of - it will be obvious as there is big equipment and log piles then. Please stay outside of the fenced Farm Zone areas. Fences are electricified for the livestock and there are big livestock guardian herding dogs in the farm zone. There are acres and acres (>100?) of wild raspberries and blackberries all over the mountains and valley - a delight for the tongue in their seasons roughly July to September. Dozens of wild apple trees abound as well. In the past people have grown marijuana on my land without permission - if you find any, go ahead and take it. A plethora and diversity of wildlife. Bring your cameras and binoculars but no guns, bows or traps. General store and Post Office 1.5 miles south of farm on Route-25. Barre town 9.5 miles north on Route-302 with Montpelier just a little further, each having a wide range of dining & shopping as well as local sights. There are many local lakes and rivers with great swiming. Groton Lake with it's Boulder Beach is just up Rt-302 a few miles to our east. A little further you'll find Lake Champlain, Lake Fairlee, Lake Morey and the Connecticut River as well as many other lakes and rivers in Vermont. PORK, both fresh and smoked, available most times from farm by appointment. Currently I have bacon, smoked jowl, smoked ham, smoked trotters and smoked hocks in stock. FIREWOOD - Vermont bans bringing firewood in from other states because of pest and disease risks so get the wood locally. You may use downed wood laying on the ground for your grill but please do not cut down trees. Dead lower branches of spruce and pine may be trimmed and they make excellent kindling. Cut close to the trunk to leave it safe for others. I also usually have dry firewood you can purchase for $10 per bundle. Much of the year fires are allowed such as when snow is on the ground. Please leave farm gates closed, stay out of fenced (electric!) farm fields, do not feed farm animals, keep roads open for others and be respectful of other campers, neighbors & locals. Fences in the farm area are typically electrified - no touch. Please note that I have big farm dogs who guard and herd our livestock. Please do not bring your dogs into the farm area (shown on map) as my dogs will see your dogs as possible threats to their livestock. Well behaved dogs, children and adults are welcome in the forest land. A leash is recommended if you do not have good voice control of dogs and children. Remember I farm so I may not always reply to texts quickly and I'm rarely near the front gate. My house is over 500' higher up the mountain from the front gate and road so I may not hear you even if you honk, especially at night. Intentional feeding can create problems within residential areas and can result in fines. It also may threaten the life of the bear, if it becomes a nuisance animal as a result of this feeding. Please keep your food in your car when you are not at the site and when you are sleeping. The property has views of Mount Martha and the Presidential Mountain Range. This 150-acre property has been in our family for 32 years and now houses three generations. Built in 1900 it was a traditional dairy farm until the 50's and 60's when potatoes were planted on the fields for the Boston and New York markets. By the 70's and 80's it became a gentleman's farm for a retired couple from New York City and the dairy farmers nearby hayed the fields. When we purchased the property in 1993 we continued offering the hay, built greenhouses, planted vegetable and flower gardens, ran a traditional Bed and Breakfast, now airbnb. We leased some of the fields to a local organic seed company for 13 years until they purchased their own property. The farm remains certified organic and is still being hayed by a local dairy farm, the gardens are community managed using regenerative and sustainable practices when ever possible. In the commercial garden, seed crops are being planted once again. Much of the cultivated agricultural land is protected under the Vermont Land Trust, to ensure that it remains used for agricultural purposes. We love to share our farm and forest with others. Sites are not fixed - pick one you like in the non-farm zone, respecting other campers, and enjoy your visit. Note: This is real country - not a hotel, motel or groomed camp ground nor groomed trails. It is a working farm and forest. There is no front desk, no 24/7 service. Be attentive about clearance on your vehicles on side roads, logging trails and log landings. Logging & Side Roads & Landings are dirt/gravel. Some lower vehicles may have difficulty with clearance expecially in wet and muddy weather. There are many camping sites that are accessible near the main roads and better landings where you can park. Occasionally there is logging activity to stay clear of - it will be obvious as there is big equipment and log piles then. Please stay outside of the fenced Farm Zone areas. Fences are electricified for the livestock and there are big livestock guardian herding dogs in the farm zone. There are acres and acres (>100?) of wild raspberries and blackberries all over the mountains and valley - a delight for the tongue in their seasons roughly July to September. Dozens of wild apple trees abound as well. In the past people have grown marijuana on my land without permission - if you find any, go ahead and take it. A plethora and diversity of wildlife. Bring your cameras and binoculars but no guns, bows or traps. General store and Post Office 1.5 miles south of farm on Route-25. Barre town 9.5 miles north on Route-302 with Montpelier just a little further, each having a wide range of dining & shopping as well as local sights. There are many local lakes and rivers with great swiming. Groton Lake with it's Boulder Beach is just up Rt-302 a few miles to our east. A little further you'll find Lake Champlain, Lake Fairlee, Lake Morey and the Connecticut River as well as many other lakes and rivers in Vermont. PORK, both fresh and smoked, available most times from farm by appointment. Currently I have bacon, smoked jowl, smoked ham, smoked trotters and smoked hocks in stock. FIREWOOD - Vermont bans bringing firewood in from other states because of pest and disease risks so get the wood locally. You may use downed wood laying on the ground for your grill but please do not cut down trees. Dead lower branches of spruce and pine may be trimmed and they make excellent kindling. Cut close to the trunk to leave it safe for others. I also usually have dry firewood you can purchase for $10 per bundle. Much of the year fires are allowed such as when snow is on the ground. Please leave farm gates closed, stay out of fenced (electric!) farm fields, do not feed farm animals, keep roads open for others and be respectful of other campers, neighbors & locals. Fences in the farm area are typically electrified - no touch. Please note that I have big farm dogs who guard and herd our livestock. Please do not bring your dogs into the farm area (shown on map) as my dogs will see your dogs as possible threats to their livestock. Well behaved dogs, children and adults are welcome in the forest land. A leash is recommended if you do not have good voice control of dogs and children. Remember I farm so I may not always reply to texts quickly and I'm rarely near the front gate. My house is over 500' higher up the mountain from the front gate and road so I may not hear you even if you honk, especially at night. We are at the end of a dirt road with private access and stunning views of the surrounding mountains. If you decide to stay with us we can guarantee you your own private tent site to get away from it all, or a beautiful spot to park your van, car or small camper, all while still being only 10 minutes to the amenities of town, 15 minutes to world famous mountain biking at Kingdom Trails, or 20 minutes to breathtaking Lake Willoughby. Learn more about this land: We have two private tent platforms located in a mature mixed hardwood forest on our 50 acre property, as well as one van/small camper/car camping site located on the edge of our field. Each tent platform site includes an elevated and level 10'x12' cedar tent platform, a picnic table, and more privacy than the car camping site. Parking is less than a 1 minute walk from the platforms down a well maintained woods road and gorilla carts are available to help haul your gear. Many guests who wish to stay right next to their cars choose to car camp on the edge of the field in the car camping site, either pitching a tent or spending the night in their small camper. The views from this site are breathtaking, but it has less privacy as it is located next to the communal firepit, and amidst our working farm so we will occasionally be around doing chores, (the chickens and pigs are early risers). The communal fire pit has a great view and a few chairs are provided. Seasoned firewood is available for purchase, and we ask that you please do not harvest or burn your own wood off the property. Potable drinking water and a portable toilet are also available onsite for our guests. Well behaved pets are welcome, but must remain on a leash to ensure they do not disturb our plants or farm animals. Camp Ebb and Flow is located on the western edge of the White Mountains, near the crossing of the Appalachian Trail and a short drive to VT. Three lakes nearby for swimming, kayaking, and fishing. Hiking trails nearby. The camp offers RV sites with water, electricity, and sewer, an RV site with no hookups, and several tent sites. One of the tent sites has water and electricity and another has electricity with nearby water. There is bathhouse with two toilets and two vanities as well as a shower with changing room. Potable water is also available from a spigot at the bathhouse. There are over six acres of mowed fields for activities and walking. There is also a lovely brook running through the property with many areas you can cool off in from the summer heat. This property has a lengthy history going back to colonial times. It’s been a farm, an apple orchard, and once had a sawmill. Please check the calendar for available dates. Check-in is no later than 9pm unless late arrival arrangements have been made prior to booking. Whenever possible, try to arrive before dark because there are no lights at most sites, which can make setup difficult. A note regarding electric vehicles (EV): If you have an electric vehicle and would like to tent camp, please select one of our full hookup RV sites. If you have the proper electric adapter for your vehicle, you can charge your vehicle at the 30A RV plug while tenting in the field near the RV site. We do not supply these adapters, and we cannot allow you to charge your vehicle unless you have reserved an RV site with full hookups. Pageant Park stands out as a unique destination on the serene shores of Crystal Lake, offering a tranquil alternative to the more bustling Crystal Lake State Park. Nestled on the outskirts of Barton Village, this picturesque park is steeped in history, having been named after a grand pageant held in 1921 to commemorate Barton Town's 125th anniversary. The event featured 300 local participants and attracted an impressive 4,500 spectators, showcasing the community's spirit. Established on November 13, 1911, when Charles P. Cutler deeded the land to Barton Village, Pageant Park has evolved into a beloved public beach and campground, welcoming visitors during the summer months. In keeping with its historical roots, the park offers free season passes to Village residents, while those from outside the area can purchase passes at the Village office or opt for daily access. The park features 15 RV campsites and additional tent sites available for seasonal or nightly rental. Following upgrades in the fall of 2017, all RV sites now boast full utility hookups, ensuring a comfortable camping experience. Each campsite is equipped with a fire ring, grills are conveniently located in the beach area for outdoor cooking. Visitors to Pageant Park can enjoy a variety of activities.
