It was Town's place to get away from the busy life. As time went on and his money dwindled and plans to sell off some of the land arose. Townsend's son, Nick, foresaw a devastating development of conventional homes that would diminish the soul of this sacred land that held so much magic. So, Nick decided to move back to the homestead to create an example of what a healthy life for the land and its inhabitants looks like. HipCamp was the first step towards sharing and opening up the land to create an Intentional lifestyle. One in which we hope to share our way of being that brings awareness to the natural world we have fallen so far from. There is a beautiful hike to a mountain lookout view of an amazing panoramic of lakes and mountains including Mt Washington and Pleasant Ski mountain. From 5 Kezars rd turn right onto Kezars Ridge Drive, the last camp road before the pavement ends.) At 0.6 miles keep right onto 5 Kezar Ponds Road. Look for a GLLT sign on the right. This is the Mountain Trail. There is a second access 0.5 miles farther west on 5 Kezar Ponds Road for Ron’s Loop. Here is a link for all Lovell Land trust trails: https://www.gllt.org/five-kezars-reserve 2 Local waterfalls only 2 miles away. Drive back out to 5 Kezars road. Take a right on the paved road. It will turn back into dirt. Keep on this road until you see a beautiful stone house on your left. Keep going just up the hill and you will see a right turn into the woods where you can park. There are no signs for Kezar gorge. Hike towards the sound of the falls. There is a small cave under the falls you can climb up into if you are a strong swimmer. There is a second set of falls if you hike down the river. A most magical spot for sure. Virginia lake is in the White Mountain National forest and is only 6 miles (n a ten minute drive away) Sometimes you have to hike in a bit to get to the beach. Shallow beach is great for children and dogs. Keewayden Lake Dam is a fun place to swim in a local lake. Maintaining a sustainable bear population in New Hampshire depends on minimizing human-bear conflicts. It is illegal to intentionally feed bears in New Hampshire. Intentional feeding can create problems within residential areas and can result in fines. It also may threaten the life of the bear, if it becomes a nuisance animal as a result of this feeding. Please keep your food in your car when you are not at the site and when you are sleeping. The property has views of Mount Martha and the Presidential Mountain Range. There are easy walking trails throughout the property. There is a field to play games; Soccer, wiffle ball, corn hole and yard croquet can be used. We allow small RVs, vans, and trailers under 24 ft. No 5th wheels. 4WD is recommended but not required. Garden carts are available, upon request, to haul gear if needed. Important to Know: No pets (we’re a working farm with chickens and farm dogs). Fires allowed only in designated pit. Bring firewood (or purchase from us) and always follow fire bans. Pack out your trash (small bin next to outhouse provided for cans/bottles). No cutting trees or using the large bonfire pile in the center of the field. The basket contains bug spray, bear horn, simple first-aid kit, fire extinguisher, and a flash light.

We had such a wonderful stay at this campsite! Our host Nick was incredibly accommodating and always quick to respond, it made the whole experience feel easy and welcoming from start to finish. We brought our two kids and our German Shepherd! The site couldn’t have been more perfect for all of us. The kids had a blast exploring, and our dog felt right at home. He was off leash the entire time and the second we pulled up, we ended up meeting Chaga, the friendliest Husky you will ever meet! Chaga stayed right outside our RV the entire night and waited to greet us in the morning. He and our dog Scout got along instantly. Scout did not want to leave on the last day! We had to literally drag him back into the RV lol. They will be best friends fureverrr 😂🐶🐕 It’s not always easy to find a place that works so well for the whole family, but this spot truly did. The campsite was extremely peaceful, spacious , clean, and thoughtfully set up with the most amazing views of the mountains. We also ended up using the sauna as well, which was so relaxing. I wish we could’ve stayed there longer than two days. We will definitely be back another time when it gets a little bit warmer. We highly highly recommend this location for families and dog owners! 🏕️🐾✨

Incredible site with multiple pitches spread out around the land. We were lucky enough to be put on the beat site...on site 7 (despite booking the field site). What a view and great facilities. Fit pit with grill for cooking whilst watching the stars and white mountains. Camp cooking kitchen and shower near the main house. Fire wood for sale. Compost toilet at each site. The only problem was we wished we could have stayed longer! Look out for the friendly moose and check out the little boat on the pond. Fab site 10/10.

Jon was most accommodating and a wealth of local information. He loaned us an electric heater for our camper so we didn't have to use the noisy one installed. The driveway was a bit daunting for backing up but we did it without too much effort. There's a great hike with waterfalls on the property and a cute cafe close by with good food and live music. The bathrooms were the cleanest and nicest I have seen camping! We will definitely return!

We operate a small working farm on our 50 acre property. Approximately 7 acres is cleared fields where we grow hemp, pigs and chickens. We are at the end of a dirt road with private access and stunning views of the surrounding mountains. If you decide to stay with us we can guarantee you your own private tent site to get away from it all, or a beautiful spot to park your van, car or small camper, all while still being only 10 minutes to the amenities of town, 15 minutes to world famous mountain biking at Kingdom Trails, or 20 minutes to breathtaking Lake Willoughby. Learn more about this land: We have two private tent platforms located in a mature mixed hardwood forest on our 50 acre property, as well as one van/small camper/car camping site located on the edge of our field. Each tent platform site includes an elevated and level 10'x12' cedar tent platform, a picnic table, and more privacy than the car camping site. Parking is less than a 1 minute walk from the platforms down a well maintained woods road and gorilla carts are available to help haul your gear. Many guests who wish to stay right next to their cars choose to car camp on the edge of the field in the car camping site, either pitching a tent or spending the night in their small camper. The views from this site are breathtaking, but it has less privacy as it is located next to the communal firepit, and amidst our working farm so we will occasionally be around doing chores, (the chickens and pigs are early risers). The communal fire pit has a great view and a few chairs are provided. Seasoned firewood is available for purchase, and we ask that you please do not harvest or burn your own wood off the property. Potable drinking water and a portable toilet are also available onsite for our guests. This beautiful, historic property was one of the first to be settled in the early 1800s. The credited first settler in Charleston, Vermont; Abner Allyn and his family owned this farm for 100 years! Our family began restoring the farmhouse as well as beginning a small regenerative farming operation in 2022. Currently we have a small flock of broilers and layers, turkeys, ducks and guineas. Our birds are fed an organic feed local to Vermont and are pasture raised. Freya an Luna are the Great Pyrenees' about the farm. They protect the flocks from predators. Sites are not fixed - pick one you like in the non-farm zone, respecting other campers, and enjoy your visit. Note: This is real country - not a hotel, motel or groomed camp ground nor groomed trails. It is a working farm and forest. There is no front desk, no 24/7 service. Be attentive about clearance on your vehicles on side roads, logging trails and log landings. Logging & Side Roads & Landings are dirt/gravel. Some lower vehicles may have difficulty with clearance expecially in wet and muddy weather. There are many camping sites that are accessible near the main roads and better landings where you can park. Occasionally there is logging activity to stay clear of - it will be obvious as there is big equipment and log piles then. Please stay outside of the fenced Farm Zone areas. Fences are electricified for the livestock and there are big livestock guardian herding dogs in the farm zone. There are acres and acres (>100?) of wild raspberries and blackberries all over the mountains and valley - a delight for the tongue in their seasons roughly July to September. Dozens of wild apple trees abound as well. In the past people have grown marijuana on my land without permission - if you find any, go ahead and take it. A plethora and diversity of wildlife. Bring your cameras and binoculars but no guns, bows or traps. General store and Post Office 1.5 miles south of farm on Route-25. Barre town 9.5 miles north on Route-302 with Montpelier just a little further, each having a wide range of dining & shopping as well as local sights. There are many local lakes and rivers with great swiming. Groton Lake with it's Boulder Beach is just up Rt-302 a few miles to our east. A little further you'll find Lake Champlain, Lake Fairlee, Lake Morey and the Connecticut River as well as many other lakes and rivers in Vermont. PORK, both fresh and smoked, available most times from farm by appointment. Currently I have bacon, smoked jowl, smoked ham, smoked trotters and smoked hocks in stock. FIREWOOD - Vermont bans bringing firewood in from other states because of pest and disease risks so get the wood locally. You may use downed wood laying on the ground for your grill but please do not cut down trees. Dead lower branches of spruce and pine may be trimmed and they make excellent kindling. Cut close to the trunk to leave it safe for others. I also usually have dry firewood you can purchase for $10 per bundle. Much of the year fires are allowed such as when snow is on the ground. Please leave farm gates closed, stay out of fenced (electric!) farm fields, do not feed farm animals, keep roads open for others and be respectful of other campers, neighbors & locals. Fences in the farm area are typically electrified - no touch. Please note that I have big farm dogs who guard and herd our livestock. Please do not bring your dogs into the farm area (shown on map) as my dogs will see your dogs as possible threats to their livestock. Well behaved dogs, children and adults are welcome in the forest land. A leash is recommended if you do not have good voice control of dogs and children. Remember I farm so I may not always reply to texts quickly and I'm rarely near the front gate. My house is over 500' higher up the mountain from the front gate and road so I may not hear you even if you honk, especially at night. This 150-acre property has been in our family for 32 years and now houses three generations. Built in 1900 it was a traditional dairy farm until the 50's and 60's when potatoes were planted on the fields for the Boston and New York markets. By the 70's and 80's it became a gentleman's farm for a retired couple from New York City and the dairy farmers nearby hayed the fields. When we purchased the property in 1993 we continued offering the hay, built greenhouses, planted vegetable and flower gardens, ran a traditional Bed and Breakfast, now airbnb. We leased some of the fields to a local organic seed company for 13 years until they purchased their own property. The farm remains certified organic and is still being hayed by a local dairy farm, the gardens are community managed using regenerative and sustainable practices when ever possible. In the commercial garden, seed crops are being planted once again. Much of the cultivated agricultural land is protected under the Vermont Land Trust, to ensure that it remains used for agricultural purposes. We love to share our farm and forest with others. Camp Ebb and Flow is located on the western edge of the White Mountains, near the crossing of the Appalachian Trail and a short drive to VT. Three lakes nearby for swimming, kayaking, and fishing. One of the tent sites has water and electricity and another has electricity with nearby water. There is bathhouse with two toilets and two vanities as well as a shower with changing room. Potable water is also available from a spigot at the bathhouse. There are over six acres of mowed fields for activities and walking. There is also a lovely brook running through the property with many areas you can cool off in from the summer heat. This property has a lengthy history going back to colonial times. It’s been a farm, an apple orchard, and once had a sawmill. Please check the calendar for available dates. Check-in is no later than 9pm unless late arrival arrangements have been made prior to booking. Whenever possible, try to arrive before dark because there are no lights at most sites, which can make setup difficult. A note regarding electric vehicles (EV): If you have an electric vehicle and would like to tent camp, please select one of our full hookup RV sites. If you have the proper electric adapter for your vehicle, you can charge your vehicle at the 30A RV plug while tenting in the field near the RV site. We do not supply these adapters, and we cannot allow you to charge your vehicle unless you have reserved an RV site with full hookups. Our property, Windswept Acres, has been a favorite destination for literally generations of visitors, whether staying in a room in the farmhouse, a bunk in the barn, or "glamping" in our Sugar House. One of those decades-long regulars asked several years ago whether they could locate their RV next to the road on a knoll overlooking our upper pond, and we told them "sure". They own a building company, and were good enough to bring a crew up to prepare the site. They laid pipes to one of our spring-fed wells for water, conduit for both electricity and phone, dug a dry well for grey-water, and moved onto the site for several years. After then they chose to move to a traditional structure further up the hill, and left behind a fully-equipped spot perfect for campers and RVs that we have offered to visiting family and guests! Easily accessible from a dirt road, your shaded site overlooks an acre pond. You are surrounded by lawns, open fields and hills with a small barn across the road from you. The pastures support horses, cattle, sheep and chickens in your neighborhood. The ponds are both great for fishing, and the large one for swimming and canoeing as well. There are trails through the woods and logging roads to be explored on foot or bike. A walk up to the top of the hill affords near-360-degree views. [Note for RV/trailer users: We are at the top of a 1.7 mile hill, of which more than a mile is dirt and the last half die or so is steep. We do NOT recommend pulling anything up this hill with front wheel drive vehicles, especially in wet conditions. If there is any question, be sure to message us for more info.] [Note for GPS-reliers: some GPS devices try to send people up the back side of the hill, which is not an adequate road for any RV or even some cars.
