One of the tent sites has water and electricity and another has electricity with nearby water. There is bathhouse with two toilets and two vanities as well as a shower with changing room. Potable water is also available from a spigot at the bathhouse. There are over six acres of mowed fields for activities and walking. There is also a lovely brook running through the property with many areas you can cool off in from the summer heat. This property has a lengthy history going back to colonial times. It’s been a farm, an apple orchard, and once had a sawmill. Please check the calendar for available dates. Check-in is no later than 9pm unless late arrival arrangements have been made prior to booking. Whenever possible, try to arrive before dark because there are no lights at most sites, which can make setup difficult. A note regarding electric vehicles (EV): If you have an electric vehicle and would like to tent camp, please select one of our full hookup RV sites. If you have the proper electric adapter for your vehicle, you can charge your vehicle at the 30A RV plug while tenting in the field near the RV site. We do not supply these adapters, and we cannot allow you to charge your vehicle unless you have reserved an RV site with full hookups. Learn more about this land: We have two private tent platforms located in a mature mixed hardwood forest on our 50 acre property, as well as one van/small camper/car camping site located on the edge of our field. Each tent platform site includes an elevated and level 10'x12' cedar tent platform, a picnic table, and more privacy than the car camping site. Parking is less than a 1 minute walk from the platforms down a well maintained woods road and gorilla carts are available to help haul your gear. Many guests who wish to stay right next to their cars choose to car camp on the edge of the field in the car camping site, either pitching a tent or spending the night in their small camper. The views from this site are breathtaking, but it has less privacy as it is located next to the communal firepit, and amidst our working farm so we will occasionally be around doing chores, (the chickens and pigs are early risers). The communal fire pit has a great view and a few chairs are provided. Seasoned firewood is available for purchase, and we ask that you please do not harvest or burn your own wood off the property. Potable drinking water and a portable toilet are also available onsite for our guests. Well behaved pets are welcome, but must remain on a leash to ensure they do not disturb our plants or farm animals. We are at the dead end of a gravel road and can guarantee complete privacy and seclusion if you are looking to get away from it all, yet still be located conveniently within 10 minutes of Lyndonville, 15 minutes to Kingdom Trails and East Burke, 20 minutes to Lake Willoughby, and at the doorstep to the beautiful wilderness of Vermont's Northeast Kingdom!

It gets a little tricky if you are pulling a trailer. A small one is OK but a large one - not so much....... The rd goes 1/2 mile to the rear of the land. Moose, deer and other critters visit too. We live 1/2 mile away from where you enter the woodlot. Our house is on Brownington Pond (200+ acres) & campers can use this site for swimming, boating & fishing. Check-in is no later than 9pm unless late arrival arrangements have been made prior to booking. Whenever possible, try to arrive before dark because there are no lights at most sites, which can make setup difficult. A note regarding electric vehicles (EV): If you have an electric vehicle and would like to tent camp, please select one of our full hookup RV sites. If you have the proper electric adapter for your vehicle, you can charge your vehicle at the 30A RV plug while tenting in the field near the RV site. It has some magnificent old growth trees 100 foot tall. There is a good rd that my friend has used with his Lincoln. Most any vehicle (car or Pickup)can get to the site. It gets a little tricky if you are pulling a trailer. A small one is OK but a large one - not so much....... The rd goes 1/2 mile to the rear of the land. Moose, deer and other critters visit too. An amazing stay at a beautiful property! It was a little hard to find- when I clicked the directions option on the booking, it took me to two different places that were both incorrect. The address for the campground is 262 depot street, and the campground map is difficult to find- doesn’t seem to be on the Hipcamp site. Our friends booked the river run site so we were able to take over the whole area, and our dogs could run around and play which was great! Very private and secluded, though it might have felt too close if people at the adjoining site (river run) were strangers. We will definitely be back, so many cool and different options for lodging!!

First time hostel experience. I was expecting all 20 somethings, but pleasantly surprised all ages were represented. We camped in the yard and it was clean and well maintained with plenty of space. Our stay at Camp Ebb and Flow was nothing short of amazing! From the moment we arrived, hosts Jeff and Jill greeted us with such kindness and warmth that we instantly felt right at home. They went above and beyond by sharing local recommendations for hiking trails, scenic road trips, and great spots to grab a bite — their hospitality truly set the tone for our visit. The property itself is beautifully maintained — spotless, thoughtfully landscaped, and full of charm. It’s clear that Jeff and Jill take great pride in keeping everything in perfect condition. We especially appreciated their off-leash policy, as we travel everywhere with our dog, Dex, and he absolutely loved the freedom to roam and explore safely. I'd be remiss if I did not mention the bath house, yes, there's also a bath house. It's all enclosed, climate controlled, spotless, and includes Jill's personal touch with the stellar decor. If you’re looking for a place to escape the everyday hustle and recharge, look no further. Camp Ebb and Flow offers the perfect balance of peace and natural beauty. Perfect spot to unplug and explore the area. Our dogs loved the large field to roam and explore. Couldn't ask for a nicer place to be off-grid. Be sure to follow Mark's directions, especially if pulling a trailer. There really isn't a driveway to turn into, just a grassy slope down to the site. We missed the turn and had to drive several miles up the road to turn around....our bad!!! ATT-2 bars if needed.

Enjoy Vermont’s world-class skiing; Smuggler’s Notch (20 minutes), Jay Peak (30 minutes) and Stowe (40 minutes) are all nearby! The property is just a short ride to the Vermont Long Trail and the Lamoille County Rail trail. It is surrounded by opportunities for skiing, other winter activities, hiking, biking, kayaking, canoeing, boating, fishing, numerous watering holes, zip lining, leaf peeping in season, exploring Vermont’s many covered bridges, access to nearby VAST and VASA trails, and more! Unwind from your day of adventure by enjoying the wooded setting by making smores at the fire pit under the starry sky and relax surrounded by nature, while sipping your drink of choice; perhaps a beer from one of the many local breweries Please be aware that given our rural location, our cell phone coverage is weak. Six miles west there is more reliable cell phone access. Future plans include reliable internet access. We strongly recommend you download a map of Vermont prior to your stay to ensure that you are able to find your way. The tent is 50 yards up a rustic wooded path through the woods and the yurt is an 800 yard (10 minute) uphill walk from the parking area. Both sites are adjacent to our local network of hiking/biking trails that connect to the summit of Mount Agassiz, which offers stunning views of Franconia Notch. You have your choice of camping with your van or small RV, small trailer or tent, in a level, forested area (not lakeside) with picnic table and fire pit, or tenting lakeside with water views, picnic table and fire pit, or both! You have access to both, one reservation comes with both spots, so you can enjoy the lakeside regardless of where you sleep. Vehicles cannot reach the tent site, it is a steep trail about a 150 feet. Although our campsite is near the lake, you cannot drive to the water from the campsite. It is a steep, short hike down to the water. There is one canoe at the campsite you are free to use or bring your own canoes, kayaks and/ or paddle boards to enjoy the superb water. There are no motor boats on the lake, so the paddling and swimming is great. There are three private homes on the lake, adjacent to where your site it located so we ask that no loud partying, play music only quietly and no generators. There are no campers on either side of your campsite, we only offer one, campsite. There is a nice, clean outhouse and no other amenities (Tier D in HipCamp-speak). No on-site water but it can be obtained at our house, just ask. We have a dog on the property, who is friendly and off leash. If having a dog come visit would be a problem for you, please don't make a reservation. If you plan on bringing a dog please let us know. No more than two dogs allowed.
