For the rustic camper, we rent wagon-cabins and teepee tents while providing spacious and clean showers and bathrooms available securely 24-hours a day.
For group-campers, we have large, flat, open spaces that can accommodate your group!
Bear Valley RV is now renting RZR 1000 – 4 Seater and Ranger Crew 1000 – 6 Seater UTV’s. Open to anyone over the age of 25.

Dogs must be kept on a lease at all times. Owners must clean up after pets at all times (Doggy bags are provided ). NO AGGRESSIVE dogs are allowed (tiny or big). Do not tie your dog to electrical boxes or water hookups. Barking dogs may be unpleasant to your campground neighbors, do not leave your dog tied up unattended or barking. Dogs are not allowed in the building. Owners are responsible for any injuries or damages caused by their pet to person, property or other pets. Dogs may not wonder through any other camp site. Our park is located right next to BLM land with miles and miles of trails, perfect for an adventure with you and your furry family. If our policy isn’t followed it will result in immediate eviction with no refund.
•Children must be attended at all time by an adult according to state law. •Parents are responsible for all damages caused by their children.
•No excessive consumption of alcoholic beverages. No alcohol allowed in building at any time. No alcohol on trails or in any motor vehicle.
•No leaving air conditioners on all day while you are out, no leaving air conditioner running all night.
•Do not move fire pits.
•Please secure your own valuables. The resort cannot be responsible for loss or theft.
•The resort is not responsible for any accidents or injuries resulting in or around resort.
•No washing cars, ATV’s or RV’s is allowed on property
•Quiet Times are from 10:00 P.M. – 7:00 A.M.
•Garbage – Guest are responsible to pick up all their garbage and dump it in out campground dumpster located on the east end of the campground. •Please ask front desk if you have any questions.
•Please do not park on grass or in vacant spots.
•No removal or cutting of any trees, plants, or natural materials.
•Use of firearms, archery, or any type of weapon is prohibited.
•No FIREWORKS are allowed in the park.
•Please do not walk through neighbor’s campsite.
•5 MPH Speed Limit.
•No major repairs, oil changing or radiator flushing may be done on property.
• Fires are only allowed in our approved fire pits. Tents and all flammable items must be kept at least six (6) feet away from the fire pit.
•No smoking in any building – complying with the Utah Clean Air Act.
•All guest shall remove all personal property, debris and litter prior to departing their site.
•If you do not occupy your reserved campsite by 10:00 A.M. on the following day of you scheduled arrival date, the site will be made available to public.
•Disclaimer: Management reserves the right to change the rules and regulations at any time. Bear Valley RV & Campground Resort will not be held responsible for loss, damages or claims for damages to property or guest due to fire, theft, accident, or any other cause. The Management also reserves the right to refuse service to anyone, or remove anyone from the park, without a refund, for perceived violations or disturbances. What a cool ranch! It’s very big, so there’s lots of different areas to set up camp.. I pitched my tent on the edge of the property closer to the showers, community porch, and some of the big-baller cabins. There’a 2 funny little goats “Goose” & “Meadow” that are basically big dogs that like attention and some petting! Horses, too, but I didn’t go down to see them at all.. You’re right off the highway (after Kanab), so super easy to pop over to Big Water to explore Lake Powell. And from there Page is just down the road, so the famed Horseshoe Bend is a simple spectacle to check off the bucket list! Definitely coming back!

The campground for tenting will be much better when the trees that they have planted reach maturity, but that is the only complaint. The showers had great pressure and plenty of hot water, and the Wifi reached all the way to the tent area, so no complaints. The host was helpful and accommodating.

Weekend Trip to Wildland Gardens
Great place and had a fun time at the Garden cabin! Even for early december and winter conditions, the room was very warm and we had a comfortable time at night. The host was very helpful and responsive when we had questions about firewood and the property. Definitely recommend and would love to visit again in summer if I have a chance!

This was one of the better camping arrangements I have had! The host was super communicative and the amenities/arrangements were well thought out and clean! We got an amazing sleep after a long day of hiking and I would definitely recommend staying here!

Paria Ranch was a lovely place to stay. The folks there were very friendly, the bathhouse was wonderfully clean with great showers. The location is great for access to multiple parks and hiking/trail riding areas.

We had a great time staying here! The barn was super cute, warm, and cosy, and the bathrooms were great.
Our only complaint is that there were five large dogs running around off leash the entire time we were there. Of course they were friendly to me and my parents, but my own dog does not always do well with other dogs. I barely let him out because I didn't want him to meet five other large dogs, especially when the owner was not in sight. I am not sure if these dogs live on site or belonged to another guest, but we would have appreciated stricter rules about dogs being kept on leash (as my dog was).

Weekend Trip to Wildland Gardens
Such a beautiful campsite! The tent was beautiful and warm on a chilly night. Loved meeting the horses, goats, and dogs. Carrie Ann was so responsive and welcoming. Wish I could’ve stayed longer and will definitely go back!

Weekend Trip to Bear Valley RV & Campground
The wagon was adorable! We were worried it might be too cold, but there was a small space heater that kept us toasty with lows of ~25F. There was also an air conditioner that we didn’t use. The wagon has ceiling lights inside and a couple outlets. Due to the off season, the was not crowded at all and the bathrooms were really clean.

What a lovely place to stay! My sister and I brought our two very young kids and they LOVED all the animals and the open space to run around and play. Such beautiful views and easily accessible to hikes and so much more beauty! The kitchenette and bathrooms were well maintained and so appreciated. We were also grateful for the heater that kept us cozy during chilly nights. Highly recommend!

Where to go
Northwest Utah
Northern Utah is where you'll find some of the state's lushest areas, with plenty of lakes and mountains, a stark contrast to the rockier, arid regions to the south. Salt Lake City is one of the region's biggest draws, and its easy access to outdoor recreation areas, such as Antelope Island State Park on the Great Salt Lake, makes it a reasonable base for those wanting to explore the region. Camping areas abound in this region—the tent-only Cottonwood Campground at Bear Lake State Park is a particularly good choice.
Eastern Utah
Eastern Utah offers some of the best opportunities for outdoor recreation in the state, and that's not just because two of Utah’s five national parks—Arches National Park and Canyonlands National Park—are here, a short drive from Moab. Spots worth visiting include Dead Horse Point State Park (popular for mountain biking) and Natural Bridges National Monument, where you’ll see three natural bridge formations carved from the earth millennia ago. This area is also great for archaeology fans. Hovenweep National Monument is a great place to check out the ruins of 13th-century pueblos, while Bear Ears National Monument is full of beautifully preserved ancient cave art.
South-Central and Southern Utah
South Central Utah offers a mix of high desert and dense forest, with plenty of spots to go out and play. You can hike through the slot canyons of the Grand Staircase-Escalante National Monument, explore the fairytale-like hoodoos at Goblin Valley State Park, or try your hand at canyoning at Capitol Reef National Park. This region is also home to Lake Powell, on the Colorado River, right on the border with Arizona.
Southwest Utah
Home to both Zion National Park and Bryce Canyon National Park, southwest Utah offers fantastic hiking and camping options, with a mix of beautiful rock formations, vast forests, and desert sand dunes. While the national parks are the main draw, this region offers plenty to do, from ATV/OHV riding on the massive golden dunes at Coral Pink Sand Dunes State Park to checking out the red rock formations at Kodachrome Basin State Park. You'll find some of Utah's best camping spots and hiking trails all through the region, and the lack of light pollution makes this area ideal for stargazing under the night skies.
