On the drive past our property the road passes through desert, riparian, pinyon-juniper, and conifer woodlands. Multiple uncrowded trails are accessible along the road, including the trail to Kolob Arch, the 6th longest natural arch in the world. All sites on our property are creek side and provide afternoon shade. Lush vegetation straddles a year around flowing creek. Our campsites are widely spaced to maximize privacy. We have 53 acres and only 4 tent sites and 2 glamping tents! Multiple trails leave right from our property that lead to sweeping views, a tunnel and desert solitude. Accessible activities off Kolob Terrace Road includes West Rim Trail, Lava Point Overlook, Wildcat Canyon Trail, Kolob Reservoir & a ton more.

You can literally hike into the hills from our property. We have 3 water and power hook ups that are ideal for vans or small trailer/RVs. WE DO NOT HAVE A SEPTIC DUMP on site but one close by that is free. We have shade structures, a BBQ area, a propane firepit (no wood fires in summer please! too dry). Propane is a $5 per use additional fee daily via Venmo if you want to use the firepit or the BBQ. We purchased the property from a family down the road and they have helped us develop out the piece we have. Currently we park a trailer on it that we rent out, plus we have 1 glamp tent, 1 little cabin, 1 camping platform and a few areas for tents and vanlifers to pull up! We have a group site with it's own kitchen/BBQ area. There's a bath house with 2 flushing toilets an outhouse and an outdoor heated shower. Did you know there's a secret new cut through road to Zion National Park from our area which makes us 40 mins away!? We offer one of the coolest, safest, cleanest and most popular boutique campgrounds in the region. Zion is the 3rd most visited park in the US, so when we had an opportunity to purchase property in a rural area outside of the park, we jumped on it. Our space is 3 stunning acres just off the paved road surrounded by hundreds of acres in all directions that are empty cattle fields and BLM land. You can literally hike into the hills from our property. We have 3 water and power hook ups that are ideal for vans or small trailer/RVs. WE DO NOT HAVE A SEPTIC DUMP on site but one close by that is free. We have shade structures, a BBQ area, a propane firepit (no wood fires in summer please! too dry). Propane is a $5 per use additional fee daily via Venmo if you want to use the firepit or the BBQ. We purchased the property from a family down the road and they have helped us develop out the piece we have. Currently we park a trailer on it that we rent out, plus we have 1 glamp tent, 1 little cabin, 1 camping platform and a few areas for tents and vanlifers to pull up! We have a group site with it's own kitchen/BBQ area. There's a bath house with 2 flushing toilets an outhouse and an outdoor heated shower. We also have a great outdoor kitchen with everything you need to cook a great meal! Stove, pots and pans, dishes, etc! Our property is 40 minutes to Springdale with a secret locals cut through. We are 20 minutes away from Coral Pink Sand Dunes state park (you can rent sand boards there) 25 minutes to Hurricane. We are 5 minutes away from a great grocery store (Bee's Market) with EVERYTHING! Just past that is a great microbrewery and pizza place called Edge of the World. Basically you get the quiet and dark skies at night, which are perfect for camping, but creature comforts of a bathroom, outdoor shower, Wifi, firepits and BBQ. We have cool art, horseshoe put, an outdoor kitchen with stove and all the cooking utensils and pots and accessories you need! Hot water is really hot! We have 2 kitchens!! Land Beyond Zion is available for group rentals and great if you are trying to plan a camp out with numerous people, but struggling to find a campground that will accommodate. We are kid friendly, dog friendly, BIPOC, LGBTQ and senior friendly. We are not an RV park but can accommodate some smaller rigs, so reach out to us if you are interested in staying. We have room for a skoolie if it's the right size! Up to 24-26 feet vans and skoolies. Inquire if your rig is bigger. DOGS IMPORTANT!!! If you have a dog we ask that you please keep it near you at all times. If there are other dogs on the property you will need to leash up dogs. Also, please walk the property and pick up poop!!! She passed a few years ago, and what better way to honor her belief in us than to create Ethel's Hideout. We came from a small ranching family, which has brought us closer than we ever imagined. Hard work and dedication were imprinted on us from a young age. On this land we have built an RV pull-through, camp sites, and horse stalls. Zion National Park

From the rugged wilderness of sandstone cliffs to the rushing water of Virgin River, Zion National Park has something for every nature lover. Chase a thrill while canyoneering down Virgin River Narrows, or learn more about Zion’s history in the accessible Zion Human History Museum. Multiple on-site campgrounds offer tent and RV camping, though campers are advised to book ahead for the busy season from May to November. For a relaxed way to see the park, explore Zion’s park shuttles that visit prominent sites, including Zion Canyon and the Temple of Sinawava.

Grand Canyon National Park

An hour and a half south in Arizona, Grand Canyon National Park is home to one of the world’s most spectacular geological destinations. The Colorado River cuts through layers of red rock, where campers can hike in the uplands or drift along the river to admire the canyon from below. Free South Rim shuttle buses run from May to September, offering an accessible way to travel to hiking destinations like South Kaibab Trail. Backpacking and camping on the North and South Rims are available with a backcountry permit, and a range of other on-site campgrounds offer tent camping and limited hookup stations for RVs.

When to Go

Camping near Kanab is most popular in September and October, when long days, mild temperatures, and minimal rainfall make for comfortable outdoor conditions. Summer temperatures often reach 110℉, so stock up on water and sunscreen. Wintertime lows in the high 40s keep this region comfortable for year-round camping with fewer crowds.
