Two porta-potties are on the farm and private porta-potties are available for rent. Groups of eight or more are required to rent a porta potty should you not bring your own toilet system with you. The views are hypnotic, looking down and out over the continental divide. Good morning, and sunsets can be seen from the same spot. Your car is parked within feet of your deck, so Car Campers and experienced campers can enjoy. Designed with campers and dogs in mind. The deck is large (384 square feet) with a tin roof. Some roofs are full size, some are two-thirds, and some are one-third, depending on what one wants for tent size or sun exposure. (See pictures of each site/deck) Each deck features sun and rain curtains to help keep you comfortable in normal weather conditions. Dogs enjoy a two-gate system, allowing guests and dogs be leash-free and away from the road. All dog owners know to pick up after their pets. The human Private Porta John is cleaned on a weekly basis. Lights and electrical outlets are 110V (3 prongs) for YOUR coffee pots, electric grills, mattress inflators, crockpots, electric blankets, fans, et I do not provide any electrical appliances, other than counter area lighting and low-level string lights, so one can see the night sky Many of my campers will "Pay it Forward" and leave coffee pots, hot plates, fans and such, so count yourself lucky to find a deck with them. I provide chairs, 5 gallons of fresh water in containers, a fickle solar shower, and a pop-up changing room, along with an assortment of camping supplies from dog bowls to antimicrobial. I provide various-size garbage bags to manage your garbage. Your parking area is next to the deck. Black Mountain’s tasty restaurants are 4 miles away, and All Trails is an excellent app for finding trails suited for your interests. Private decks on a dead-end gravel road mean hopefully the sounds will only be of nature. This property is primitive with no electric and has a camping style bathhouse. IT’s recommended for outdoor lovers and people that are not too needy. Hurricane Helene brought unforecasted changes in the land but the tranquility of the River remains. We have worked to restore as much as we could. As for us it’s still our happy place in the Smoky Mountains!

Relics remain, with zip lines and bridges still running through the tree canopy and an old climbing wall. These aren’t currently in use, and cannot be explored, but they add a wonderland-like quality to the land. Other features also remain that can be used: a sliding rock waterfall which is a short hike within the campground property, moderate trails for hiking, and mountain biking running from the waterfall through the back of the property (these trails are mountainous, so please enter at your own risk), fruit trees, blueberry bushes, small trout pond, a playground, an open meadow for star gazing, and our friendly neighborhood duck, Howard. (He hangs by the pond and accepts treats!) You are welcome to explore all these features, but please be mindful and respectful of residents and guests, do not enter or explore the greenhouses or gardens, and remain aware that this is mountainous terrain with inherent risks.This is a rustic property in the forest, centrally located to all the area has to offer. Privately run, we offer a variety of lodging options:- Seasonal and daily camping with full hook up RV sites- Popup sites, tent sites with water and electric- Group tent site with pavilion- Primitive tent sites- Primitive cabins (no electricity/water)- Lodge with four bedrooms/bath- Cabin with a two-bedroom/bath among the trees- Cabin with a one-bedroom/bath pond side- Studio apartments. Four available. Includes one bedroom/bath Campsites include a fire pit, picnic table, and electric/water/sewer depending on the site. There are 5 tent sites boasting elevated tent platforms nestled against the mountain. Sites are generally mossy, treed (think hammocks!), and have gravel parking. There are 3 his and her bathhouses on the property with the largest within walking distance of the tent loop, with 2 toilets and 3 stall showers each.This corner of the world has so much to offer and we are close, but just far away enough from it all. The scenic drives alone are worth venturing out:- Blue Ridge Parkway- Linville Falls- Linville Caverns- Grandfather Mountain- Beech Mt Ski Slope/Rec area- Jonas Ridge Snow Tubing Park- Sugar Mt Ski Slope/Rec area- Roan Mt State Park- Appalachian Trail- Yellow Mountain Gap Trail Head- North Toe River- Banner Elk- Little Switzerland- Mayland Dark Sky Observatory- Brown Mountain OHV Trail SystemAll these adventures within a 20-40-minute drive. Boone is only 50 minutes away, and Asheville 1 hr. 20 minutes.Off HWY 19-E is Spears Country Store, about 5 minutes from here, where you can get basic supplies, propane, and gas. We can also provide firewood for a fee. Ingles grocery stores in both Newland and Spruce Pine are just 20 minutes away. In Spruce Pine you will also find a Walmart, historic downtown with many shops and restaurants. Be aware cell service can be spotty in the area depending on your carrier. WIFI is offered, but not guaranteed due to the mountainous terrain. Roamstead was born on a family RV trip across the country. Our founders noticed their glamorous plans often ended in glorified parking lots or dirty campgrounds without amenities or thought regarding design. French Broad Falls, Mill Shoals Falls, and Bird Rock Falls. 7.5 mi- Courthouse Falls. 45 ft. waterfall that plunges into a deep pool. Perfect spot for a dip on a hot summer’s afternoon. Ten minute fairly easy hike from trailhead. 7.7 mi- Paradise Falls Trailhead. One of the best secret swimming holes! A magnificent oasis. Challenging and steep hike, but worth it. 11 mi- Upper Dill Falls & Lower Dill Falls. 50 ft. Waterfall (lower) with just a short easy hike. Upper Dill falls is beautiful and tucked into a lush cove. 7.9 mi- Wolf Creek Lake. Better known to the locals as Wolf Lake, this 183 acre high elevation lake offers spectacular scenery and great swimming, kayaking, canoeing and paddle boarding.

Our location is phenomenal we are an hour from Knoxville and Asheville and just about 1/4 mile off I-40. Right at the foothills of the Smoky Mountains and 35 minutes from Gatlinburg about 40 minutes to Pigeon Forge (Dollywood), also about 45 minutes to Sevierville and one of my favorite Tanger Outlets!! The beautiful Smoky Mountains the National Park is filled with hiking trails and horse stables and trails. Some of the best white water rafting is less then 5 miles up the road along with zip lining and a lil taste of moonshine here and there. This property is primitive with no electric and has a camping style bathhouse. IT’s recommended for outdoor lovers and people that are not too needy. Hurricane Helene brought unforecasted changes in the land but the tranquility of the River remains. We have worked to restore as much as we could. As for us it’s still our happy place in the Smoky Mountains!
