We are a family that travels in our RV fulltime and have created this private oasis for travelers to unwind. This location is in a quiet area in the rolling hills of Morrisville. Our property is a rolling hill with views from the top and a pond and flat area at the bottom, we don't actively mow the hill and large field area, the camping area is mowed. We are 5-10 minutes from a couple of small lakes for boating and fishing and 15 minutes from larger Cazenovia lake. We are also close to Delphi falls that has hiking and a really nice waterfall to visit and walk in. There are other local parks and hiking in the area for things to do. We are only 5 minutes out of Morrisville and 15 minutes to the town of Cazenovia and Hamilton (weekend farmers markets). There are plenty of places to visit that are close including local wineries and 3 casinos within 30 minutes. Spring, Summer and Fall are the best times to come for a visit. NOW is the time to book your experience with us. Enjoy rustic camping on our 115 acres of upstate NY forest. We are just a short drive to Cooperstown, the Baseball Hall of Fame and the summer baseball camps as well as the other museums that it has to offer. Howe Caverns in Cobleskill is also about 30 minutes away as well. The property consists of a mixture of upland hardwoods (mainly Oak, Maple and Cherry) with scattered stands of Red Pine, White Spruce, Hemlock and two open fields/pastures. There are also the occasional conifers scattered about just to keep things interesting. The majority of the property is gently sloping from the South up towards the North. The is also a nice ridge on the NE corner of the property to aid in topographic diversity. One of the fields is a seven acre hay field and the other is a five acre food plot planted in clover, chicory and other grasses. This field has also been recently planted with Apples, Pear, American Plum, Red Osier Dogwood, Persimmon, Red Mulberry, Chinese Chestnut, and Hazelnuts. These are all young at this time but will start to provide diversity and wildlife interest in the coming years. Wildlife abounds here at the homestead. Whitetail Deer and Eastern Wild Turkey are very common to see. We also have a variety of small animals as well such as Red and Grey Squirrels, Raccoons, Porcupine, Opossum, Fisher etc. For the birders, we have Barred and Great Horned Owls and Red Tailed Hawks. It is also not uncommon to see Bald Eagles soaring over the fields looking for their next meal. All of the property is easily accessible via our extensive trail system. There is also another 187 acres that borders our land that also has trails that would allow hiking. We have detailed maps so that getting lost would be the least of your worries. Camping on Dlayne & Frank's land was transformative and healing. When I arrived, Frank brought me a seafood platter to die for - just because he is that kind of host. The farm was breathtaking and serene. The pups loved the hiking trails and the pictures don't do it justice. This is a place where one comes to commune with mind, body, and spirit. I could have as much privacy as I possibly wanted, but I also opted to get to know Frank (it's his farm) and he is one of the kindest people I've ever met (and chef extraordinaire)! I now consider him a friend. Camping on the farm was one of the best experiences of my life (I say this in earnest) and I did not want to leave. I also got to meet Honey the pet pig, Nugget the pet turkey, and the other pet farm animals. They were a welcome addition to my camping experience!

Oasis among the rolling tree covered hills. Level driveway steps from a private lake w dock and diving board. 30 amp electric hookup and water conveniently located. Clean, well manicured area with community fire pit next to miles of clearly marked hiking trails. Todd provided trail maps and a list of amenities in the area like restaurants and laundromats. He and his wife were so wonderful and personable and well organized. I had some water leak issues while I was there and Todd was understanding and very helpful. The surrounding view and neighbors farms were so gorgeous on every walk. I felt so much peace the week that I stayed here. About a 20-minute drive from many stores but you could never tell that sitting and enjoying this property. Highly recommend. They even sent me home with doggie treats for my two pups.

This was our first time out in our hybrid pop out and this particular site was perfect for us. When we arrived, check in was easy and the staff were very friendly and helpful. We loved this site because it was facing the open yard area which was great for our 4 and 1 year old to run around in. We liked being near the exit too because it gave us a little extra space to navigate parking and setting up. Overall a great experience. Penny was easy to communicate with and a great host!

This was by far the best experience I have had on my camping journey! If you love the outdoors, nature, and wildlife this stop is a MUST! Frank was an incredible host who shared my love for Bears and he has the best stories to share. He is a kind and gracious host who treats his guests to a phenomenal welcome tray of seafood! After a long day of traveling this meal was amazing! The property is serene and beautiful and peacuful. My dog's enjoyed visiting with Frank and all of his animals and hiking up the hill to amazing views. I was blessed to be able to check out the hunting cabin which is a story on it's own. We made friends with Nugget the Turkey who loved to hang out with us and made me laugh out loud! If I had room in the camper, Nugget would be joining us HA! Frank is one of the best hosts I have encountered and I left with my heart full and feeling like I met a new friend. Thank you for all of your hospitality and stories and kindness...we hope to see you again soon!!

My wife and I were welcomed and as brand new to using our travel trailer we had lot’s of questions. The pull through site in the pavilion was perfect for someone just learning how to drive/tow/ park. The staff was friendly and our camping neighbors were wonderful.
