Always working on improvements! My second glamping site "The Medieval Encampment", is available for booking starting April 1st of 2025. I will have more pictures soon. In April of 2024, my long awaited 1st Glamping site was available for booking. It's been very popular! Please read the description carefully of the "Gypsy Rose Vardo", to see if it's the right fit for you. I also have 10 large camping sites available on our 33 acre property located in Northwest NJ. Sites 1 through 4 are on mowed, fairly level fields and are large enough for campers or RV's up to 30ft, or a couple of tents, and sites 5 and 6 are further back in the woods, available only for a few small tents, sites 7 through 10 are much further into the property and are only accessible with a high clearance AWD or 4WD SUV or you can park and hike your gear in. There are 3 compost toilet outhouses spread out through the property, so it's an easy walking distance from any site. Although we are only 2 1/2 miles from a main highway, the last 2 miles are on a dirt road with no houses. We are surrounded by protected land, so no neighbors and lots of wildlife, including the occasional bear, coyote or raccoon. Keep all food items secured. Because we are surrounded by protected land we are not sprayed for insects, so be safe and do tick checks often and bring the bug spray. We are 45 minutes from NYC or the Delaware Water Gap and an hour away from the NJ shore. There are horse farms nearby that offer trail rides. We are also close to the Highland and Appalachian Hiking trails. There are two reservoirs within a 20-minute drive for canoeing or kayaking. There are walking trails through our property, including a ten-minute hike on a marked trail to a small waterfall in a ravine.

The River's Edge campsites sit on the shoreline of the Delaware River at the western edge of New York State overlooking the mountains of Pennsylvania. Our canvas tents and open air platforms perch between the river and the former Delaware & Hudson Canal which was once was used to transport raw goods by barge to New York City via the 'port' of Port Jervis. The remnants of the canal walls are throughout the property including a 300 person theater which we created to both preserve and feature this industrial history. It also makes a great place for an event or a movie night. Today, the original canal towpath, along which barges would be pulled and floated downstream, is a trail that links all of the campsites over 5 acres and at the furthest end an eel fishing camp that is in operation from June to October (say 'hi' to Jim). In the early 1900s, the train replaced the canal as the primary method of moving goods into New York and if you are lucky — you will hear the train rumble by along the river on the Pennsylvania side. There is something spectacular in the absolute still and grandness of the river, the mountains and the ongoing industrial history of the valley. It is a reminder of the way things used to be. The farmhouse and cabins are located opposite the campsites on other side of route 97. Next to them are 50 acres of wild forest to hike and explore. These accommodations are great for guests who want more amenities but still with easy access to river. Pair campsites and cabins so that all your guests have their best experience. This land was once all pasture for grazing animals. We moved to Delaware County in November 2018 to start our family and pursue dreams of working on the land. The initial idea was to find a place we could live, garden, and raise a few animals while hosting guests and sharing the land with visitors. When we found this place on Williams Road, we loved the mix of rural and proximity to a thriving country town. We now have two kids and enjoy living in Delhi so much we hardly leave the town limits! There are wonderful restaurants, a great year-round farmers market, grocery stores, and many other services and amenities you can find listed towards the end of this guide. Our Catskill Mountain home is situated on a historic early 19th century farm site. Parts of the house might be more than 190 years old! With several additions and upgrades we think the house has lots of charm and enjoy the many modern touches. The property is overgrown pastures and a few steeper slopes with medium growth trees. After the industrial period saw this region nearly deforested, the land was granted to settlers who cleared fields and planted grass. Our immediate vicinity was knows for it’s cattle (Bovina), mostly for diary, and sheep. The agriculture in Delaware County has been on a decline since the advent of rail shipping opened New York City markets to farms in less challenging geographies. Construction of the NYC fresh water system (DEP Watershed) may have contributed to this decline, but about 60-70 years ago the majority of pastures, especially less productive parcels were abandoned to the “weed trees”. These first succession trees grew quickly in the sunny meadows and covered the hills; trees such as Ash, Hawthorn, and Norway Spruce. Fences and barns were left to return to the earth. On our property the stone walls that boarder the fields are the most stark reminder of the intensive agriculture practiced here.

Though the base fee covers up to 4 campers, the site accommodates up to 14 campers. The additional fee is $20.00/per camper per night on top of the base fee. Our drive up camp has a 10X12 covered tent platform, several individual tent sites with private fire rings, as well as a bunkhouse and a leanto for day use. The camp table and cook pit are covered from the elements. For toilet use, we have a CleanWaste loo which is a 5 gal bucket in a toilet seat box. You lift the lid, place a CleanWaste bag in the bucket which has a kitty litter like powder called Poo Powder in it. You do your business, the powder absorbs all the odor and gels all the matter. When done, you lift the seat, take out the bag, tie it up and throw it in the trash. There are camp rules about how to handle trash, recycling, and compost so as to minimize the possibility of black bear visits. Follow those rules so as to avoid a penalty fees of $50.00 if trash, recycling, and compost are not followed. A detailed message about trash, recycling, and compost practice will be sent to campers days before the booked trip. Seasoned bundled 16" firewood is available by honor box cash payment on Brown rd across the camp entry road.

Sites 1 through 4 are on mowed, fairly level fields and are large enough for campers or RV's up to 30ft, or a couple of tents, and sites 5 and 6 are further back in the woods, available only for a few small tents, sites 7 through 10 are much further into the property and are only accessible with a high clearance AWD or 4WD SUV or you can park and hike your gear in. There are 3 compost toilet outhouses spread out through the property, so it's an easy walking distance from any site. Although we are only 2 1/2 miles from a main highway, the last 2 miles are on a dirt road with no houses. We are surrounded by protected land, so no neighbors and lots of wildlife, including the occasional bear, coyote or raccoon. Keep all food items secured. Because we are surrounded by protected land we are not sprayed for insects, so be safe and do tick checks often and bring the bug spray. We are 45 minutes from NYC or the Delaware Water Gap and an hour away from the NJ shore. There are horse farms nearby that offer trail rides. We are also close to the Highland and Appalachian Hiking trails. There are two reservoirs within a 20-minute drive for canoeing or kayaking. There are walking trails through our property, including a ten-minute hike on a marked trail to a small waterfall in a ravine.

The remnants of the canal walls are throughout the property including a 300 person theater which we created to both preserve and feature this industrial history. In the early 1900s, the train replaced the canal as the primary method of moving goods into New York and if you are lucky — you will hear the train rumble by along the river on the Pennsylvania side. There is something spectacular in the absolute still and grandness of the river, the mountains and the ongoing industrial history of the valley. It is a reminder of the way things used to be. The farmhouse and cabins are located opposite the campsites on other side of route 97. Next to them are 50 acres of wild forest to hike and explore. This land was once all pasture for grazing animals. We moved to Delaware County in November 2018 to start our family and pursue dreams of working on the land. The initial idea was to find a place we could live, garden, and raise a few animals while hosting guests and sharing the land with visitors. When we found this place on Williams Road, we loved the mix of rural and proximity to a thriving country town. We now have two kids and enjoy living in Delhi so much we hardly leave the town limits! There are wonderful restaurants, a great year-round farmers market, grocery stores, and many other services and amenities you can find listed towards the end of this guide. Our Catskill Mountain home is situated on a historic early 19th century farm site. Parts of the house might be more than 190 years old! With several additions and upgrades we think the house has lots of charm and enjoy the many modern touches. The property is overgrown pastures and a few steeper slopes with medium growth trees. After the industrial period saw this region nearly deforested, the land was granted to settlers who cleared fields and planted grass. Our immediate vicinity was knows for it’s cattle (Bovina), mostly for diary, and sheep. The agriculture in Delaware County has been on a decline since the advent of rail shipping opened New York City markets to farms in less challenging geographies. Construction of the NYC fresh water system (DEP Watershed) may have contributed to this decline, but about 60-70 years ago the majority of pastures, especially less productive parcels were abandoned to the “weed trees”. These first succession trees grew quickly in the sunny meadows and covered the hills; trees such as Ash, Hawthorn, and Norway Spruce. Fences and barns were left to return to the earth. On our property the stone walls that boarder the fields are the most stark reminder of the intensive agriculture practiced here.

Primitive Camp on the Esopus Creek in the Big Indian-Oliverea Valley surrounded by seven 3500' Catskill High Peaks including Slide Mountain, the tallest in the Catskills. Our PRIVATE camp (no other campers) is situated on 100 acres of land in the middle of the Catskill State Park. We are the closest HipCamp site to Slide Mountain, the Catskills tallest peak at 4180 feet. A perfect base camp for some of the best hiking in the Catskills, the site is bordered by Forever Wild Forest and is minutes from the trailheads to Balsam, Giant Ledge, Panther, Big Indian, Slide Mountain and dozens more peaks within 30 minutes or so away. Though the base fee covers up to 4 campers, the site accommodates up to 14 campers. The additional fee is $20.00/per camper per night on top of the base fee. Our drive up camp has a 10X12 covered tent platform, several individual tent sites with private fire rings, as well as a bunkhouse and a leanto for day use. The camp table and cook pit are covered from the elements. For toilet use, we have a CleanWaste loo which is a 5 gal bucket in a toilet seat box. You lift the lid, place a CleanWaste bag in the bucket which has a kitty litter like powder called Poo Powder in it. You do your business, the powder absorbs all the odor and gels all the matter. When done, you lift the seat, take out the bag, tie it up and throw it in the trash. There are camp rules about how to handle trash, recycling, and compost so as to minimize the possibility of black bear visits. Follow those rules so as to avoid a penalty fees of $50.00 if trash, recycling, and compost are not followed. A detailed message about trash, recycling, and compost practice will be sent to campers days before the booked trip. Seasoned bundled 16" firewood is available by honor box cash payment on Brown rd across the camp entry road.

The campsite is neighboring 105 acres of beautiful conservatory land available for hiking. No true trails are available, but you can be adventurous and hike further up the mountain, arriving to a clearing, providing you with a lovely mountainous view. I took this trip with my adult son and I was as tranquil and a bounty of wildlife. The sunsets are great and you’re perch on a hill overlooking a lake so quite scenic. If you want to totally disconnect be at peace and rough it a little this is the place for you. There is a a generator for light, heat and a refrigerator. We took our own portable compost and a small rinse king system to wash up.. Cooking outside was a thrill for my son as well, we gather wood from the surroundings. Konsztantine was very responsive and quite hospitable. Quick responses to whatever we asked. Best in class host. I will definitely be back. Highly recommended.

everything you’ll ever need for a cozy stay outdoors. we chose this spot because of the tiny shelter it afforded during what was going to be below freezing temps. The kitchen space and bed set up was much appreciated and allowed us to focus enjoying the stay itself. The owners were super helpful getting us setup and providing a welcoming space. Bring layers and everything you need to keep warm in the winters - we even caught a light snow storm on our morning of departure! would come back again.

It's a beautiful, remote location in a state where every county is considered urban. Kathleen is a wonderful host. We arrived in the dark and were the only campers, so we just did the best we could and slept. We moved to site 3 the next morning. It was a drive-through, but tight fit (due to trees and some pavers) with our 30' 11" travel trailer, but we got in and out without damage. If we return, we will stick with site 1 which is wide open and big enough to maneuver our rig. For site 3, I'd say definitely under 30' (which the listing states). Probably 25'-27' max. The road in is gravel and rough, but we Vermonters are used to bumpy dirt roads.

Only 1.5 hours from NYC but you truly feel like you’re away from the city and in the quiet serene woods. Kathy was an amazing host and checked in on us to make sure we were comfortable. We were on site 9 which was very isolated and spacious enough to fit all of our needs. Everything was also clean and the trails were marked and easy to follow. There’s also firewood for purchase if needed. I would highly recommend and will be coming back!

We arrived after dark in the rain and Adele met us and guided us up to the camp site. Adele was very welcoming and helpful. The camp sites are extremely well kept. It was peaceful and beautiful and I would certainly come back again.

Weekend Trip to Paradise Valley Homestead
We had a wonderful 2 night stay in early November. And really affordable too! Kathleen met us at the entrance and led us to site 10. She was welcoming, entertaining, and helpful, and also answered my call and gave directions when I was lost the first evening. As mentioned in the description, we certainly needed a SUV (Mazda with 7.5 inches of ground clearance) to get to the site and made sure to take it slow and drive our wheel over rather than straddling big rocks. Site 10 is extremely secluded past all the other ones, with a beautiful view of the ridge since the leaves have fallen off the trees near the site. It was large with a nice flat part up at the top where one of us camped, and a stone campfire pit and space for several more tents and tables. It was very peaceful and beautiful and we could hear the waterfall. The outhouse was a couple of mins walk away and was very nice. Having wood to purchase at the entrance was nice too. One of my favorite parts was exploring the beautiful trails around the property. Make sure to check out the waterfall and also take a right at that sign and check out the pond and more! We hope to be back again soon! What a wonderful place and time we had!

Weekend Trip to Terrace Farm Phoenicia
We absolutely loved the Beechwood site!! It was private and well-maintained, complete with firewood, a clean outhouse with composting toilet, a really nice fire pit, and a container of non potable water. A few steps away from the hiking trail that led us to an amazing view at the lookout point, and there is a fresh spring at the base of the trail. Adele is a wonderful host, and her farm is truly beautiful. The 3 camp sites are spaced far apart in the woods behind the farm, and the Beechwood site in particular comfortably accommodates one large tent (there were two of us staying), and also has a picnic table with benches, and a wooden rocking chair by the fire. We had an awesome time, and we’ll will definitely be back!

Ideally located - West facing views to the Delaware River that provides spectacular sunsets. The quaint town of Callicoon is six miles to the North and Narrowsburg is six miles to the south. Most of the restaurants in those towns and other towns nearby areas are farm to table - excellent quality. Wildlife is abundant - you will see many deer, bald eagles, bear, wild turkeys, and much more. Pepper spray is a must for spending time on the property. We have not seen a bear on our property, however there have been sightings near by. River access is approximately one mile south on NY97 at Skinners Falls Campground. Boating equipment can be rented there from Lander's River Trips and tubes can be rented by Lothian House adjacent to the free parking lot. Guidelines: 1 Please keep all food and garbage inside your trailer during your entire stay unless you are eating at the picnic bench. 2 Keep pepper spray on your person at all times! It can be purchased at Tom's Bait and Tackle at the strip mall just before entering Narrowsburg: 116 Kirks Rd. Check photos 3 Please take all food scraps with you - avoid pouring cooking oil and leaving garbage on the property. 4 Kindly use the fire pit 20 feet or more from the picnic table and all trees - the location it is in when you arrive is the best place. 5 Please avoid touching any electric wires to prevent electric shock. 6 Please cover the picnic table and metal fire pit before leaving. 7 Please be respectful of our neighbors by staying on our property. We had a group not understand this so I want to make sure it is clear. Firewood is for sale here for CASH! Please bring CASH with you. Sixty acres of magical trees, a one acre pond, and a three acre field. From the road there is a two hundred foot elevation gain to the top of the hill. Along the way are several hundred feet of rock ledges, caves, and critters. Most of the land is sloping, but the hilltop is flat as a table, with prehistoric-looking ferns under a dense canopy of mature trees. The campsites are ultra secluded- about a quarter mile apart from each other. All sites include a fire pit, cooking grate, picnic table, and sites 2&3 have platforms. Camp ONE: is on the top of the hill, and a small car can be driven to within 150 feet of it. It is pretty flat, and surrounded by blackberry bushes, ferns, and trees. Camp TWO: is on a bluff overlooking a picturesque swamp, filled with hemlock trees and ferns. This site can not be driven to with anything less than a high clearance SUV (ie- jeep wrangler), so I consider it a hike in site. It is under a ten minute walk from the pond and parking lot, but the view and feel is worth it. (It has been brought to our attention that there is occasionally a group riding atvs on a neighboring property that are audible from this site. We have no control over what time it happens, so please keep this in mind) Camp THREE: is accessible with a four wheel drive vehicle, something at least as high as an SUV. It is the closest to the house and pond, but still far enough to feel secluded and completely private. If you choose to walk there, it’s only a couple minutes from the parking area. Throughout the property, there are many quiet places to hang out, flat spots to do yoga, trails to explore, and fishing and swimming in the beautiful pond. It’s like a hug from nature! With town only minutes away, you feel like you’re in the middle of nowhere for a peaceful mountain retreat. Pepacton Reservoir is only a 30 min drive away for the fishing and boating enthusiasts and there are many access points to the Delaware River and its tributaries. Local hiking trails abound and a nature conservancy viewing area is only a few minutes away. Hunters, during the season of course, deer and turkey have been sighted in the adjacent field and eagles soar above! I am in a small cabin on the landing above if needed, and you’ll have all the privacy you desire! Cook on your camping stove and eat under the stars! I just bought the property so your feedback during and after your stay would be greatly appreciated! Local eggs, bacon, pork, beef from nearby Stony Creek Farm can be purchased, ordered and delivered to you upon arrival for a delicious farm fresh breakfast for you to cook! If you stay on a Wednesday, only a 20 minute drive away is Delhi’s Farmers Market and on Sunday, nearby Franklin also has a cute market as well! This campground is nestled within the Pocono Mountains and on the outskirts of Promised Land State Park. This mountain area is known for its virgin forest and abundant wildlife. We are providing an opportunity for folks to experience and enjoy the beautiful and tranquil outdoors of Promised Land. Our campsites are about 50x50 with no hookups. There are firepits and picnic tables at the sites. Also we have 2 bath houses and showers and there is a dump station on property.
