Always working on improvements! My second glamping site "The Medieval Encampment", is available for booking starting April 1st of 2025. I will have more pictures soon. In April of 2024, my long awaited 1st Glamping site was available for booking. It's been very popular! Please read the description carefully of the "Gypsy Rose Vardo", to see if it's the right fit for you. I also have 10 large camping sites available on our 33 acre property located in Northwest NJ. Sites 1 through 4 are on mowed, fairly level fields and are large enough for campers or RV's up to 30ft, or a couple of tents, and sites 5 and 6 are further back in the woods, available only for a few small tents, sites 7 through 10 are much further into the property and are only accessible with a high clearance AWD or 4WD SUV or you can park and hike your gear in. There are 3 compost toilet outhouses spread out through the property, so it's an easy walking distance from any site. Although we are only 2 1/2 miles from a main highway, the last 2 miles are on a dirt road with no houses. We are surrounded by protected land, so no neighbors and lots of wildlife, including the occasional bear, coyote or raccoon. Keep all food items secured. Because we are surrounded by protected land we are not sprayed for insects, so be safe and do tick checks often and bring the bug spray. We are 45 minutes from NYC or the Delaware Water Gap and an hour away from the NJ shore. There are horse farms nearby that offer trail rides. We are also close to the Highland and Appalachian Hiking trails. There are two reservoirs within a 20-minute drive for canoeing or kayaking. There are walking trails through our property, including a ten-minute hike on a marked trail to a small waterfall in a ravine.

This campsite is nestled in the deep woods of a 120 acre farm that offers beautiful views coming and going. After being allowed to use the restroom at the stone farmhouse, you will then go rustic and start your 3/4 - 1 mile hike in (approximately 20 minutes to the campsite) past the fields and pond down the path into the woods. The trail is remote and you will instantly be able to leave the sights and sounds of civilization behind you and breath the clean forest air. Wear good hiking shoes because portions of the hike are uneven and rocky. This site is best for experienced campers who know how to pack light with just the essentials as there is no tractor service to this campsite. When you arrive at the campsite, you will be within 20 feet of a year round stream with brook trout and in a hundred foot tall hemlock canopy nestled between two brook meadows. A 9,000 acre forested preserve abuts our property so you will be able to completely relax, bird watch, enjoy the wildlife, or fish for a brook trout breakfast without hearing the sounds of anyone but yourselves. The campsite has a stone fire pit, split log benches for seating, a canvas privacy blind around a stand of trees where the composting toilet resides, and a food bag lift to attach your food and trash bags to about 100 yards from the campsite. Unlimited Split firewood is free next to where you will park that you can take down to the site. All trash needs to be carted out with you. We can't accept mixed trash as it will attract animals that will knock over the trashcans and make a mess. No food goes in our personal trashcans as we have learned this the hard way. The River's Edge campsites sit on the shoreline of the Delaware River at the western edge of New York State overlooking the mountains of Pennsylvania. Our canvas tents and open air platforms perch between the river and the former Delaware & Hudson Canal which was once was used to transport raw goods by barge to New York City via the 'port' of Port Jervis. The remnants of the canal walls are throughout the property including a 300 person theater which we created to both preserve and feature this industrial history. It also makes a great place for an event or a movie night. Today, the original canal towpath, along which barges would be pulled and floated downstream, is a trail that links all of the campsites over 5 acres and at the furthest end an eel fishing camp that is in operation from June to October (say 'hi' to Jim). In the early 1900s, the train replaced the canal as the primary method of moving goods into New York and if you are lucky — you will hear the train rumble by along the river on the Pennsylvania side. There is something spectacular in the absolute still and grandness of the river, the mountains and the ongoing industrial history of the valley. It is a reminder of the way things used to be. The farmhouse and cabins are located opposite the campsites on other side of route 97. Next to them are 50 acres of wild forest to hike and explore. These accommodations are great for guests who want more amenities but still with easy access to river. Pair campsites and cabins so that all your guests have their best experience. The Monguap River is close enough to be seen and heard from the cabin, but the adventure of getting there is half the fun! The Delaware River is only 2 miles from our location, and River rafting is a big business around here. A small artesian-fed creek runs right next to the cabin. It lends to the relaxing sounds of water with many quaint spots for you to dip your toes into, paired with a wood-fired tub that feeds off of the stream, which can only be explained by experience (weather-dependent). Our hot tub also pairs beautifully with our newest addition to the cabin, our sauna! Perfect for a cold plunge afterwards (more information in the add-on description)! A queen temper-pedic bed and super comfy overstuffed futon will assure a good night's slumber. The Record Room's covered outdoor kitchen is designed to extend the awesome vibes into every meal.. (I.E., Flat top grill, single burner, and stainless grate grill all powered by propane, cast iron frying pans, and utensils). Our outhouse is designed and maintained by the women of the family, and great pride is taken in making it a favorable experience. A small wood stove heats the Record Room on chilly mornings and nights. If you're looking for the fine line between camping and glamping, this is your place! We recommend having some prior camping expertise, and we must mention that there is no WiFi/ service. We have a few spots available for your friend circle to pitch a tent and enjoy the experience with you! A basic convenience store can be located three miles to the right of our property with all your basic needs (including gas). This land was once all pasture for grazing animals. We moved to Delaware County in November 2018 to start our family and pursue dreams of working on the land. The initial idea was to find a place we could live, garden, and raise a few animals while hosting guests and sharing the land with visitors. When we found this place on Williams Road, we loved the mix of rural and proximity to a thriving country town. We now have two kids and enjoy living in Delhi so much we hardly leave the town limits! There are wonderful restaurants, a great year-round farmers market, grocery stores, and many other services and amenities you can find listed towards the end of this guide. Our Catskill Mountain home is situated on a historic early 19th century farm site. Parts of the house might be more than 190 years old! With several additions and upgrades we think the house has lots of charm and enjoy the many modern touches. The property is overgrown pastures and a few steeper slopes with medium growth trees. After the industrial period saw this region nearly deforested, the land was granted to settlers who cleared fields and planted grass. Our immediate vicinity was knows for it’s cattle (Bovina), mostly for diary, and sheep. The agriculture in Delaware County has been on a decline since the advent of rail shipping opened New York City markets to farms in less challenging geographies. Construction of the NYC fresh water system (DEP Watershed) may have contributed to this decline, but about 60-70 years ago the majority of pastures, especially less productive parcels were abandoned to the “weed trees”. These first succession trees grew quickly in the sunny meadows and covered the hills; trees such as Ash, Hawthorn, and Norway Spruce. Fences and barns were left to return to the earth. On our property the stone walls that boarder the fields are the most stark reminder of the intensive agriculture practiced here.

Located 50 miles from midtown Manhattan (approx 1:08 minutes) is our brand new campsite located right off the Appalachian Trail. The camp is at the base of Wawayanda mountain right between the iconic hikes "Stairway to Heaven" and "Pochuck Boardwalk" on the Appalachian Trail. Hike right from camp up to "Pinwheel Vista" (named one of NJ's best viewpoints!) At the entrance to the property is the Valley Farmers Cooperative that sells local grass fed meats and artisanal farm goods. You can walk two minutes to Heaven Hill Farm which has plenty of goods, produce, and fun fall activities like pumpkin picking and haunted hayrides. Drive your car from route 94 directly to your campsite nestled in the woods with a great view of the valley. A perfect getaway from the city with plenty to offer. About 10 minutes down 94 is the beautiful town of Warwick or about 4 minutes in the opposite direction is the town of Vernon. Warwick is a quaint small town with plenty of great restaurants and bars, and famous for its apple picking. Vernon has plenty to offer as well including the popular ski resort/waterpark Mountain Creek and Minerals Spa (Located just under 10 minutes away.) The quiet charm of Wawayanda State Park appeals to hikers, campers, swimmers and boaters. Forested hills surround Lake Wawayanda creating a restful backdrop for canoeists and fisherman, while steep mountains challenge casual as well as serious hikers. A twenty-mile stretch of Appalachian Trail runs through the park, while the top of Wawayanda Mountain offers sensational views. More than sixty miles of trails are marked in the park.

The nights are just spectacular as you look into the sky surrounded by a blanket of stars, able to see the many constellations looking like jewels on a black cloth. The sounds of nature and all of it's distinct calls including that of eagles, is truly an experience. And we cannot forget our other friendly neighbors, the wild turkeys and deer! We are very appreciative of this beauty and would love to share this sacred place with you. In April of 2024, my long awaited 1st Glamping site was available for booking. It's been very popular! Please read the description carefully of the "Gypsy Rose Vardo", to see if it's the right fit for you. I also have 10 large camping sites available on our 33 acre property located in Northwest NJ. Sites 1 through 4 are on mowed, fairly level fields and are large enough for campers or RV's up to 30ft, or a couple of tents, and sites 5 and 6 are further back in the woods, available only for a few small tents, sites 7 through 10 are much further into the property and are only accessible with a high clearance AWD or 4WD SUV or you can park and hike your gear in. There are 3 compost toilet outhouses spread out through the property, so it's an easy walking distance from any site. Although we are only 2 1/2 miles from a main highway, the last 2 miles are on a dirt road with no houses. We are surrounded by protected land, so no neighbors and lots of wildlife, including the occasional bear, coyote or raccoon. Keep all food items secured. Because we are surrounded by protected land we are not sprayed for insects, so be safe and do tick checks often and bring the bug spray. We are 45 minutes from NYC or the Delaware Water Gap and an hour away from the NJ shore. There are horse farms nearby that offer trail rides. We are also close to the Highland and Appalachian Hiking trails. There are two reservoirs within a 20-minute drive for canoeing or kayaking. There are walking trails through our property, including a ten-minute hike on a marked trail to a small waterfall in a ravine.

The campsite has a stone fire pit, split log benches for seating, a canvas privacy blind around a stand of trees where the composting toilet resides, and a food bag lift to attach your food and trash bags to about 100 yards from the campsite. Our canvas tents and open air platforms perch between the river and the former Delaware & Hudson Canal which was once was used to transport raw goods by barge to New York City via the 'port' of Port Jervis. The remnants of the canal walls are throughout the property including a 300 person theater which we created to both preserve and feature this industrial history. It also makes a great place for an event or a movie night. Today, the original canal towpath, along which barges would be pulled and floated downstream, is a trail that links all of the campsites over 5 acres and at the furthest end an eel fishing camp that is in operation from June to October (say 'hi' to Jim). In the early 1900s, the train replaced the canal as the primary method of moving goods into New York and if you are lucky — you will hear the train rumble by along the river on the Pennsylvania side. There is something spectacular in the absolute still and grandness of the river, the mountains and the ongoing industrial history of the valley. It is a reminder of the way things used to be. The farmhouse and cabins are located opposite the campsites on other side of route 97. Next to them are 50 acres of wild forest to hike and explore. These accommodations are great for guests who want more amenities but still with easy access to river. Pair campsites and cabins so that all your guests have their best experience. Our outhouse is designed and maintained by the women of the family, and great pride is taken in making it a favorable experience. This land was once all pasture for grazing animals. We moved to Delaware County in November 2018 to start our family and pursue dreams of working on the land. The initial idea was to find a place we could live, garden, and raise a few animals while hosting guests and sharing the land with visitors. When we found this place on Williams Road, we loved the mix of rural and proximity to a thriving country town. We now have two kids and enjoy living in Delhi so much we hardly leave the town limits! There are wonderful restaurants, a great year-round farmers market, grocery stores, and many other services and amenities you can find listed towards the end of this guide. Our Catskill Mountain home is situated on a historic early 19th century farm site. Parts of the house might be more than 190 years old! With several additions and upgrades we think the house has lots of charm and enjoy the many modern touches. The property is overgrown pastures and a few steeper slopes with medium growth trees. After the industrial period saw this region nearly deforested, the land was granted to settlers who cleared fields and planted grass. Our immediate vicinity was knows for it’s cattle (Bovina), mostly for diary, and sheep. The agriculture in Delaware County has been on a decline since the advent of rail shipping opened New York City markets to farms in less challenging geographies. Construction of the NYC fresh water system (DEP Watershed) may have contributed to this decline, but about 60-70 years ago the majority of pastures, especially less productive parcels were abandoned to the “weed trees”. These first succession trees grew quickly in the sunny meadows and covered the hills; trees such as Ash, Hawthorn, and Norway Spruce. Fences and barns were left to return to the earth. On our property the stone walls that boarder the fields are the most stark reminder of the intensive agriculture practiced here.

Please note while our cabin is a premium experience on a working farm, it is still an outdoor experience that takes place deep in the woods, off the grid and in a cabin built from earthy or recycled materials. It is a far cry from a typical hotel or traditional glamping. This Clearing Farm off-grid cabin is located on our 100+ acre farm. You'll be staying right next to a waterfall and able to enjoy all our land features. Experience a private campsite equipped with a Casper Full Mattress, fire pit and charcoal grill. Please note there is 1 bed at the property but room next to the cabin to bring and put up additional tents. There is no power at the campsite. THERE IS NO LONGER THE WOOD BURNING STOVE IN THE CABIN - THE TOWN MADE US TAKE IT OUT. There is also no shower. If you would like to bathe in the streams please use all natural soap as the animals drink from it. The Thermal Spring is under repair and will not be back open until 2026.

The sense of privacy and peace was perfect, and the vinyl record collection was just incredible. My sweetheart and I had such an amazing time at The Record Room. We stayed for 3 nights and we wish we had one more! It was a cozy getaway that felt timeless. We loved setting the vibe with the records, dancing in the living room, and just enjoying some slow, peaceful days. It was cold when we went and one day was particularly rainy, but there is a lot to enjoy indoors and the fireplace kept us warm and cozy. One thing to note is that the wood provided is rather thin and burns fast. For this reason, heating the hot tub and keeping the indoor fireplace lit is a JOB! We had to add every 15 minutes or so. Our recommendation is to start early on the hot tub and bring some of your own logs as well - even better if they’re the big fire-starter ones. Overall it’s a special place. Masen and his family are great hosts and we hope to make it back again someday.

Perfect for a weekend escape from the city. The cabin was spacious and spotless, and the restroom was well-maintained. No service, water, or electricity, but firewood was ready for us, and the nights under the stars were amazing. The host was friendly and easy to communicate with, and check-in/check-out were very flexible and smooth. It felt a little pricey for a basic setup, but we still really enjoyed our stay. Highly recommend this spot if you’re looking to disconnect and recharge in nature.

Walt’s Landing marina on Lake Wallenpaupack is within a 4 minute (1.5 mile) drive. The interior campground roads have speed bumps and an owner-enforced posted 5.5 mph speed limit. A leashed pet and a supplemental tent for those in your party are allowed. There are evening quiet hours. We had a group not understand this so I want to make sure it is clear. Firewood is for sale here for CASH! Please bring CASH with you. Sixty acres of magical trees, a one acre pond, and a three acre field. From the road there is a two hundred foot elevation gain to the top of the hill. Along the way are several hundred feet of rock ledges, caves, and critters. Most of the land is sloping, but the hilltop is flat as a table, with prehistoric-looking ferns under a dense canopy of mature trees. The campsites are ultra secluded- about a quarter mile apart from each other. All sites include a fire pit, cooking grate, picnic table, and sites 2&3 have platforms. Camp ONE: is on the top of the hill, and a small car can be driven to within 150 feet of it. It is pretty flat, and surrounded by blackberry bushes, ferns, and trees. Camp TWO: is on a bluff overlooking a picturesque swamp, filled with hemlock trees and ferns. This site can not be driven to with anything less than a high clearance SUV (ie- jeep wrangler), so I consider it a hike in site. It is under a ten minute walk from the pond and parking lot, but the view and feel is worth it. (It has been brought to our attention that there is occasionally a group riding atvs on a neighboring property that are audible from this site. We have no control over what time it happens, so please keep this in mind) Camp THREE: is accessible with a four wheel drive vehicle, something at least as high as an SUV. It is the closest to the house and pond, but still far enough to feel secluded and completely private. If you choose to walk there, it’s only a couple minutes from the parking area. Throughout the property, there are many quiet places to hang out, flat spots to do yoga, trails to explore, and fishing and swimming in the beautiful pond.
