Townsend's son, Nick, foresaw a devastating development of conventional homes that would diminish the soul of this sacred land that held so much magic. So, Nick decided to move back to the homestead to create an example of what a healthy life for the land and its inhabitants looks like. HipCamp was the first step towards sharing and opening up the land to create an Intentional lifestyle. The Orchard's solar kit can charge your equipment and boil a kettle for your hot morning cup. The Pond on The Hillside is open to guests for swimming or skating at the case may be. Firewood is included with all sites, so please don't travel with firewood as it's a great way to transport forest-devastating invasive insects. Hikers are welcome to wander along old logging roads through our sugarbush, and along trails throughout the remainder of the property (300+ ac. total) where there are numerous springs and creeks, mystical softwoods, expansive grassy fields, and a wild apple orchard. Camp Ebb and Flow is located on the western edge of the White Mountains, near the crossing of the Appalachian Trail and a short drive to VT. Three lakes nearby for swimming, kayaking, and fishing. Hiking trails nearby. The camp offers RV sites with water, electricity, and sewer, an RV site with no hookups, and several tent sites. One of the tent sites has water and electricity and another has electricity with nearby water. There is bathhouse with two toilets and two vanities as well as a shower with changing room. Potable water is also available from a spigot at the bathhouse. There are over six acres of mowed fields for activities and walking. There is also a lovely brook running through the property with many areas you can cool off in from the summer heat. This property has a lengthy history going back to colonial times. It’s been a farm, an apple orchard, and once had a sawmill. Please check the calendar for available dates. Check-in is no later than 9pm unless late arrival arrangements have been made prior to booking. Whenever possible, try to arrive before dark because there are no lights at most sites, which can make setup difficult. A note regarding electric vehicles (EV): If you have an electric vehicle and would like to tent camp, please select one of our full hookup RV sites. If you have the proper electric adapter for your vehicle, you can charge your vehicle at the 30A RV plug while tenting in the field near the RV site. We do not supply these adapters, and we cannot allow you to charge your vehicle unless you have reserved an RV site with full hookups. If you do not see an open site for the days you'd like to get away, please contact us. Sometimes we can make other arrangements, allowing you to stay.

Although once almost totally cleared for crops and grazing, most of our land is now devoted to forestry, but some land remains open and devoted to forage crops. We also have a modern hillside maple orchard. Although we no longer actively farm full time, the stewardship of our farm is of upmost importance to our family. We encourage people to visit our property and enjoy it fully. We host a Boy Scout Troop campsite on another part of our property. We are located in the heart of the Dartmouth-Lake Sunapee Region with countless cultural, and recreational opportunities just minutes away. We hope you will come for a visit and learn to love our farm and community as much as we do.Learn more about this land:Shaded Brookside Glen is a private, stream side, level, pull through site for a small RV, trailer, or tent. This is the private campsite we developed on our farm several years ago for when my wife and I need a little getaway, but don't have the time to travel. Shaded Brookside Glen is a level, mowed lawn surrounded by mature trees and bushes. Dry camping only, but a nice composting outhouse is easily available nearby. Water is available from the year round trout stream, but drinking water must be carried in. Shaded Brookside Glen has a picnic table, a metal fire pit, and limited fire wood is supplied. The drive to the site is across a grassy, mowed, well drained field, but can be effected by long periods of rain.

Sweet Song Acres is 100+ acres of secluded forest nestled along the Little Sugar River, at the base of Perry Mountain. Located in rural Unity, NH and Charlestown, NH, just across the Vermont state line. Southernmost point, located in Charlestown is one of two campsites. The other is Shady Grove, located in Unity. The two sites, located in bordering towns share the same entrance and are connected by a 1/4 mile trail. Both are very large sites. Campers would drive to both sites down a trail so we highly recommend a vehicle with decent clearance and 4WD or AWD. Southernmost Point is a fully drive-in site. Shady Grove campers park above the site and the campsite is down a short path, just a few hundred feet or so. The property consists of varied terrain of rock ledges, lush moss, streams, and panoramic views at the summit. There are many options of local outdoor activities in the area or if you prefer, just sit and "listen to the river sing sweet songs to rock your soul".

Our stay at Camp Ebb and Flow was nothing short of amazing! From the moment we arrived, hosts Jeff and Jill greeted us with such kindness and warmth that we instantly felt right at home. They went above and beyond by sharing local recommendations for hiking trails, scenic road trips, and great spots to grab a bite — their hospitality truly set the tone for our visit. The property itself is beautifully maintained — spotless, thoughtfully landscaped, and full of charm. It’s clear that Jeff and Jill take great pride in keeping everything in perfect condition. We especially appreciated their off-leash policy, as we travel everywhere with our dog, Dex, and he absolutely loved the freedom to roam and explore safely. I'd be remiss if I did not mention the bath house, yes, there's also a bath house. It's all enclosed, climate controlled, spotless, and includes Jill's personal touch with the stellar decor. If you’re looking for a place to escape the everyday hustle and recharge, look no further. Camp Ebb and Flow offers the perfect balance of peace and natural beauty. What a gem. We were driving up to Bangor, ME for the Labor Day weekend and were having a hard time finding a spot when we found Suncook. What a find! Our spot was right on the river and just around the corner to a clean bathroom and showers. The campgrounds had several options for staying including yurts, domes, tent sites, rv sites and even classic furnished rvs. They have a pool, bounce house, playground, a big firepit area and an outdoor kitchen where they looked to be building something new. We would definitely come back when in the area and recommend coming and seeing them! Bonus, dog friendly and a dog washing station on the side of the bath house if needed.

The second we pulled into ebb and flow we were welcomed by Jeff and Jill, the property is gorgeous, very very well maintained, the bath house is brand spanking new, Cool little swimming hole in Brook, tons to do in the area, CHEAP fire wood, could not have asked for a better weekend and better hosts!! Mark is a great host and very accommodating, his camp and property are some of the quietest we've ever stayed on with our 16' camper. Each corner of the property is more beautiful than the next. Between the serene pond, swaying maples and a small vineyard, you'll find yourself in no short supply of relaxing scenes. Stop scrolling and book it now! There is no Verizon service at the site but a small walk uphill will get you a bar if need be. Our dogs were on cloud 9 between swimming and frolicing. We will definitely be staying again! A+

This was our second stay here, and we can’t say enough great things about it. We had nice weather so we spent a lot of time by the pond, used the grill, sat by the fire pit, and even watched some downloaded shows on our laptop at night in the screened gazebo. We are truly grateful to Mark and his family for this site and for being such excellent hosts!

We had a wonderful time at Ebb n Flow. Jeff and Jill are wonderful hosts who went above and beyond to make sure everyone had a fun and enjoyable stay. The other guests were friendly and we enjoyed getting to know them as well. The property is beautiful and close to so many fun things to do. I would highly recommend. 4 nights at Camp Ebb and Flow

This campground is extremely well-maintained with a beautiful view of a surrounding mountain. Jeff and Jill came out to greet us and were extremely friendly. I noticed they greeted every guest that arrived. :D We talked with them quite a bit and found out just how much work they have done since they purchased the property in 2016. There is a beautiful brook running through the property, with funny, creative signs around every corner. Our site was mostly shaded, especially in the afternoon, when it was needed the most - and right next to a hookup for electricity, sewer, and water. They also had a fast wifi connection - although we tried to be off our phones, since we were trying to get away from the craziness of the world. The BATHROOM with a Shower is Top-Notch! We have been using HipCamp for 5 years and have been to more than 20 locations across the US. This is the BEST bathroom and shower we've ever used. It's not only clean, but downright adorable! I've never taken pics of a bathroom before. LOL - this one I did. We would definitely go back again, if we're in the area!

We absolutely adore Camp Ebb N Flow- the peace, and quiet, the amazing hosts and their dogs, the big fire pit, and the good company of the other guests we have met. Then of course the beautiful grassy meadow, musical brook, and the absolutely fabulous new bathhouse! We enjoy the full hook up when available, but other W/E sites on the Brook are lovely.
