Date 03/23: Heads up Campers!!! For the next 2-3 weeks vast stretches of Virginia Bluebells and Dutchman's Breeches will be everywhere. By this weekend, the Bluebells should be flowering nicely and peaking in the coming 2-3 weeks.

Enjoy the nearly direct access to the CO Canal Historic Park and the kid friendly, serene stretch of the Potomac River we border. Choose from 11 similar sites available for your camping pleasure in our clover filled bottomland as well as our Hilltop sites for maximum privacy, exclusivity and star gazing potential. The natural Shade/Privacy nooks will keep the midday sun off of tents and the surrounding old growth forest makes for a great hike up to a very accessible and kid friendly cave to explore. All sites now have either 10x13, 13x20 or 16x20 shade sails available to keep the afternoon sun at bay.
Throughout the summer, the river offers a user-friendly experience as water levels recede. Embark on float trips, kayaking, excellent fishing, swimming, cave exploring, or visit the historic towns and the Antietam Battlefields nearby for a touch of civilization during your stay.
We have two kayaks on site free of charge. We have some life vests, but if you have your own, bring those along. The river's main beach located between sites 7 and 8, is shaded/filtered sun all day long while our smaller beach at site 1 is sunny most of the day and affords some of the nicest river lounging via a rock ledge that spans
4wd or All Wheel Drive are recommended. If it's been relatively dry, single wheel cars are 100% fine. We have ways to mitigate most weather events.
Please pre-order firewood and/or shade sails via a message to me or via the "extras" section for your site so I can have it waiting for you. $40 buys you a long night's ++ burn worth of well-seasoned hardwood. Welcome to creek-side camping on our picturesque 16 acre farm! Here are a few ground rules to help with your stay -PLEASE READ SO NONE OF THIS IS A SURPRISE-:
-Dogs are permitted if they are friendly and are trained well enough to listen and stay at your site. Again, they must stay at your site unless walking with you on a leash. If your dog inflicts damage to the sites (digging holes, chewing up piles of sticks, chewing up toys to bits etc. please clean up after your dogs. We will provide shovels, rakes if you need!)
- OVERLANDERS: You can bring your overland camper if you want, but you must park your vehicle in the parking spot across from your site at sites 1-3. It is a safety issue to block the entryway/exit lane. Site 4 is large enough to accommodate your vehicle and these rules do not apply there.
-This is a place for relaxation and reflection by the creek. No loud groups, or partying allowed. If your neighbor can hear your music it is too loud. If your host can hear it, you will be asked to turn it down or off all together.
-This is a pack it in, pack it out site. This includes food waste, dog waste, and any garbage produced. Please respect that :) DO NOT ATTEMPT TO BURN ANY WASTE IN THE FIRE RING BEFORE CHECKING OUT. DO NOT THROW FOOD SCRAPS IN THE CREEK!
-There is NO FISHING, kayaking or boating. Go for a swim and float, no prob! But please float in the vicinity of your camp, so as not to disturb other campers.
- Please do not invite visitors to your campsite. This is an insurance issue, no exceptions. If you want friends and family to experience our beautiful spot, please have them sign up and book a site, wouldn't that be more fun anyway!? People coming to our land who are not booked at a site will immediately be shown off the property.
-Due to virtually every booking asking for earlier arrival and later departure times, we are strictly adhering to the posted check in and check out times.
You can enjoy the following on our sites:
- Free, unlimited wood for your campfires. Each site comes with a fire ring.
- Seating arrangements (picnic table, wrought iron loungers and chairs and wood benches).
- Charming outhouse situated over a septic certified holding tank with toilet paper and hand sanitizer.

Every year in the spring there are 4-6 Thoroughbred foals born that eventually will become racehorses. They live on the farm until they are 2 years old and then they go off to begin their racing career.

Sunset Point is a beautiful location to camp and truly lives up to its name. Having the general store within walking distance made it very convenient to get firewood, ice, coffee and many other items you may need for camping. I brought my bicycle with me and took a long ride around Hoopers Island.

We had a great stay at Campsite 9! The site itself was clean, well-maintained, and had everything we needed for a comfortable night. Greg was awesome—super friendly, helpful, and made the whole experience even better.
Also, the firewood bundle was more than enough for the night, which was a nice bonus. Overall, highly recommend this spot and would definitely come back!

This was a nice place to act as our base of operations for a series of four day trips into Washington DC and back. The site was nice and level with easy access to the water, sewer, and electric. 50 amps is always a bonus. The horses were nice to see grazing in their paddocks and waking up to the roosters was a nice flash back to when we used to raise our own livestock. If we were to head back to the area, this would be a definite place to stay over.

Amazingly.peaceful spot, long driveway away from mostly everything. Slept soooo good hearing the frogs and stuff, even with our cold weather! Mary is also amazing, helped our neighbors stay further away from our camp while we were there AND helped us when we fell into a bind and needed a camp spot last minute and she posted us up at the onion road place instead. It was nice, definitely nowhere near as peaceful as the yard with the fire pit but we could deal for a few days and she let us stay there unexpectedly so that was amazing.

We really enjoyed our Amish Farm stay. We booked last minute and arrived after dark. Karen was very responsive. The sheep were bleating all night which takes a bit to get used to. In the morning our kids wantered over and the farmer let them bottle feed some newborns and gave them a tour. My wife caught up with them for part of the tour. Fire pit was nice and cool that they include wood.

The farm is beautiful, private, and peaceful. Plenty of space to stretch out & make ourselves comfortable. Laying in the hammock listening to the water run was great & even with crazy weather we had an amazing time. Looking forward to our next trip already.

We lived the whole property! Plenty of space for both campsites, the creek was great, secluded, private but very accessible and well maintained!
The bathroom is a huge plus, with a shower, a sink, washer and dryer!
Definitely will be back, kiss LOVED it!

This place was great. The site sits right above a wide creek and there is tons of space to cook, eat, play, and sleep, all with the sound of running water in the background. We didn't catch any fish, but had a blast playing in the creek. This Ben's land is special and we'll definitely be back.

The site in the quiet woods was exactly what we were looking for.
Curtis was so helpful and nice with us.
There is a outhouse near the site and it's really appreciated.

19 ft pop-up camper
My kids and I LOVED Kim’s farm! It was an idyllic setting with great views of the hills and horses, the peaceful sound of the creek, and just enough shade to keep from burning in the sun. T6 site was the perfect size for my suv and travel trailer, and the amenities made camping with kids so much easier. Miss Annette is also a child whisperer and great host, and my kids loved seeing the horses and feeding chickens with her! We will absolutely be back

Great spot! Quiet with easy access to the canal and towpath. We will definitely be back! Greg is a great host and our kids loved his dogs Atlas and Nicky. Lots of room to spread out at each camp site.

The host was responsive. Beautiful views of the hilly countryside and a really pretty old barn near the pond where we stayed. At night we listened to Coyotes passing through very nearby. We appreciate Peggy sharing her property with us.

This campsite was great. Hosts were excellent and the general store had all you could need. My first visit. Hoopers Island is definitely unique, interesting and important village to complete any tour of the Chesapeake bay.
