We are within an hour of Gettysburg and within an hour and a half of DC if you're planning a day trip. We have a prime central location with close access to so many things to do. This beautiful property is nestled in a valley between Elk Ridge and South Mountain with incredible sunrises, sunsets and starlit night skies. Walk out to the fishing pond, or follow the trails around the pastures to meet the cattle grazing. We have Scottish Highlands and Black Angus grazing as well as Alpacas. We also have beautiful peacocks on the property. We are a working farm so expect to see tractors and you may even see us baling hay or tending to the cattle. You may smell some animal smells which we work at keeping to a minimum but again, we are a working farm. It’s a true farm experience. Also, please keep in mind that during warm weather you may encounter some bugs. Gnats and flies are always a possibility and of course at times they can be worse than others. That can always be a possibility when camping or being outdoors. Bring bug spray, citronella and anything else to help with insects. If you stay by the pond you may hear frogs which personally I enjoy hearing but some may not. Consider bringing a generator and run a fan if you think the sound might bother you or some way to block sounds. We enjoy talking to our guests so feel free to stop us for a chat. At the RV sites you have 30 and 50 amp power as well as water. All the water spickets are potable and drinkable. Please be aware that some may not have great cell service and as noted in the amenity section we do not have WiFi at any of the sites yet. It is something we are looking into for the future. If something is urgent you should be able to pick up WiFi near the tenant house and a password can be provided for you to try.

Taneytown, 1836, has an extraordinary antique store that is a delight to browse; as well as fine dining, drive through, an open air beer garden and close by grocery stores. Homemade ice cream is found at Baugher's and Hoffmans in Westminster. Baugher's Orchard has "pick your own" available. There is a mini farm animal petting zoo at the orchard. Additional things to see: Boating in Carroll County Maryland. Local wineries Ski Liberty Carroll is a full service county whatever your needs. Can you hear me now? Be sure to save site information on your phone before you leave, in case you lose cell-service. This is not Alaska, but it is not a KOA campground, either. We recommend you print of bring a paper map. Your GPS will not bring you to the exact driveway location. You need to be personally observant. This is the top of a mountain ridge. The access lane is steep, rocky, and has water erosion ditches you must drive over. Do not attempt this if you have a low profile car or a new/fragile camper. 4WD/AWD is highly recommended. Low profile and fancy cars are not recommended. This camping site is for those who want to live ruggedly like Lewis Clark. To see the water ditches you must drive over, go to YouTube and search "Wilbur's Shed - Blairs Mills", and it is the account of a cat with a white face. This location is in a mix of farmland and mountain Appalachia. You will see common species such as chipmunks, squirrels turkey and deer. Many bird species. There are also porcupines, skunks, and black snakes around. You may also see black bear - it is rare, but possible. You are visiting wildlife species in their natural habitat. Please be self-aware of your own level comfort with wildlife. Once again, this is not an RVs park where you will socialize with a hundred other campers. This is primitive and isolated. This is an ideal camping spot if you want to escape from people. Nearby is the Tuscarora Creek which is excellent for trout fishing. The Tuscarora has a small but lovely window for kayaking from mid-March through the end of May. Please contact the host if you would like help to plan some paddle logistics. Rental through Hipcamp does not include hunting or the use of firearms, nor the use of dirt bikes and ATVs.

About Tyme Farm is a 26 plus acre privately owned farm used for crops such as corn, soy beans and sunflowers. The property includes a 150+ year old stone farm house, large historic barn on the barn quilt tour in Carroll County, renovated camping cabin for those not into rough camping, fields, streams , woods for hiking, plenty of wild life and lots of quiet. The farm is surrounded by other farms in the agricultural preservation program yet you are only 5 miles from stores, movies, antiques and other aspects of civilization or entertainment if needed. Enjoy watching the deer come out of the woods and meander along the stream and fields at dusk and return in the morning. Electric, water, fire pit and a Port a Pot is available even for rough campers. Pets welcome but must be on a leash or exercise pen or with their owners in some way while here for their safety. There is a large fenced yard for dogs that just have to run if needed. Glamorous camping with a furnished heated/cooled cabin is available for rent by the night for those who do not have camping equipment or do not want to rough it. For those that have been camping before and have all the equipment there is plenty of room for a tent or camper near the buildings or by the stream or woods. For RV owners there is 50amp electric service in the barn. You will need an RV extension cord to access it. I have a 100 ft RV ext. cord but it can be farther than that depending on where you park. Bring one of your own to be sure. It is a farm and not set up like an RV park with numerous outlets.

The property is very secluded, but only 2 hrs from D. C. and Baltimore. The space can accommodate 5 tents comfortably or a few small campers (w/o hookups). Please note- I only book one group at a time. You'll have plenty of privacy! Spend your day bird watching on the river deck, put up your hammock and chill, go hiking or mountain biking at Cacapon State Park, take the kayaks out and paddle around, go fishing, or take a float trip. I can provide info on put in/take out spots depending on how long you'd like to float. I have 3 kayaks available for your use, or BYO if you'd like to venture further outside of the property lines. There is one big fire ring for cooking and/or bonfires, along with a large stationary stand up charcoal camp grill. There is also a small communal shed down at camp that contains extra camping supplies, etc.. feel free to use use and put back and or/ contribute to it! :) This spot is close by to Berkeley Springs, Paw Paw Tunnel, Cacapon State Park, and other nature preserves. More hiking, biking, restaurants, spas, antiquing- all within a beautiful 20 minute drive if you wish to venture out. There is a cabin on the property. I will more often be home than not, I will communicate with you about that around your stay. Sometimes I"ll come down to the river frontage if I drop in for a float .Also, we all get around on four wheelers and UTV's. So you will hear them from time to time. If I am home, please feel free to come up if you have any concerns/questions or to say hi! :) *Please note, you can normally get to this site without a 4 wheel drive vehicle. However, when the river is high it will sometimes flood the low water bridge where it crosses the Cacapon. If this is the case during your stay, I will provide all necessary information regarding projected river levels and directions. I will also offer a full refund if the bridge is impassable. this site was great for a quick overnight stay! i took my dogs on a walk around the neighborhood, there was a dog at a neighbors house that spooked me and followed us, but nothing happened. just a heads up for dog owners, keep an eye out, there were a couple roaming neighborhood dogs. however, everything else was lovely and i would definitely recommend. the wifi was a little spotty but i think i was a bit too far away. thanks!

Great getaway spot! As an avid tent camper/hiker this place is everything I could ask for; remote, peaceful, well worth the trip. Perfect spot for groups of 2-4-6 people. Plenty of dead and down firewood to pull from the forest. Take care of this place. Be respectful and treat it as if it were your own. Host very cool and accommodating, hope to return soon.

Firewood was readily available, the outhouse was a plus and the drive from Montgomery county was a breeze. I 100% recommend this site to anyone who loves the outdoors and is looking for a beautiful campsite in the woods. We will be coming back real soon.

We stayed one night with our two 12 year old girls. They loved kayaking , playing cornhole (from the shed on the property), dancing on the platform and roasting marshmallows. It was so peaceful and can’t wait to visit this site again. This has been our fave camping site yet!

This is the second time that my family and I have stayed at this site. We liked it so much that we brought friends this time! The location is incredible and Greg is an outstanding Camp host. He’s quickly responsive to all of our questions and needs. He absolutely goes above and beyond to make the stay special and especially to find ways to make it really fun for our kids. May daughter loves seeing the resident cats and Greg’s very chill dogs.I also appreciate how flexible he was when some of our plans changed. I will be back to this site many times.

The Hilltop site was wonderful with beautiful views of the sunrise in the morning and the stars at night. The trees provided privacy from other campers and great birdsong throughout the day. The site itself is pretty bare bones so come prepared -- Greg is super helpful and will bring firewood and other necessities if you ask, though, so it's really not a big deal. Speaking of Greg, he was super kind and offered great recommendations on what to do during the visit. Be sure to ask him about the cave along the C&O Canal path -- we explored it and saw a sleepy little bat that was a highlight for the whole group! :)
