We are a perfect fit for hip camping because we are right across the street from Red Rocks Open Space, 5 min away from Garden of the Gods, and right off of HWY24 to head deeper into the Rockies! Typically ATT, Starlink, and TMobile work best. Verizon reception can be located at certain spots around our ranch. There are three restaurants located in the town of Larkspur including pizza, Mexican food, and a pub. There is also a large park with lots of kids' play equipment. During the summer there are concerts at the park on the weekends. We are approximately 2 miles from the Colorado Renaissance Festival located in Larkspur. The Renaissance Festival typically runs between June and . Campers will be required to sign a Waiver and Release of Liability when camping with us. Some of the kid guests like to sleep in the Cabana room in the "pop-up" tent and cots! We provide a "smart movie projector" with built-in ROKU, for a movie night...The outdoor kitchen includes a PitBoss pellet smoker/grill, and propane griddle. The kitchen has a 2-burner gas stove and a small refrigerator. The bathroom has a Nature's Head composting toilet... (a little tutorial is needed) a sink and a trough step-in tub/shower with rain head. Wifi- Roku on inside TV as well or just the calm of beautiful nature! Every detail was thought of. A MUST-TRY EXPERIENCE! *Absolutely NO candles or open fires, please!! There is a propane firepit. Maximum of 2 dogs. $40 per dog. Additional rules apply for dog guests and must be cleared with the host prior. Please pick up after your dogs, there are poo-poo bags provided in Treehouse. Please do not leave the dogs unattended EVER in the treehouse, on the deck. Please use dog kennel if needed. It's too cold to tent camp so this quaint cabin was perfect. Still cooked on camp stove outside but with the benefit of electricity to heat up water in kettle provided. Had a lovely campfire one night but mostly stayed warm with the wood burning stove. We normally bring 10 gallons of water but this had a potable well pump that saved us the trouble. It was a perfectly relaxing atmosphere and stay. The night sky was gorgeous. The hike around the property lovely. The dogs were friendly and charming. Lorie is attentive and helpful. At my questioning she suggested Beckwith Ranch a worthwhile stop. I spent 2 hours there and got a private tour! It was a wonderful stay. Oh, and the the outhouse was positively posh😊

We had an amazing time staying at the cabin. The cabin was well stocked with propane and water, and the power station looked very nice too! The cabin itself is very cute, comfortable, has a fantastic view, and definitely feels private and secluded from the rest of the grounds. Stephanie was extremely responsive and eager to help, and was able to secure a sturdy ladder for us to get to the bed mere minutes after the request. The cabin definitely still has some construction items remaining, but is more than finished enough to have a comfortable and enjoyable stay. Overall my girlfriend and I had a wonderful time and will most definitely be coming back next year!!

I bought this land to move from Houston Learn more about this land: In by 2PM, out be 1:30OM. I widened the gate and moved my mailbox for easier access. Butane fire rings allowed on private property during a fire ban . Camp anywhere on 60 acres. In one direction there are rolling meadow. Another rocky outcropping. Look to the south and you’ll see the BLM land that shares my fence line. If you want access to town you’re there. You choose how you want to feel. In the woods, in the forest, on huge rocks, flat land or turn around and see CR 1 ( 1/4 mile driveway). Forty five minutes west of Colorado Springs, ten miles to Divide for grocers. One half mile to ice, gas, pizza etc.  It is first come first serve with the sites.  Two that are near trees for large RVs.  One up higher works for pull thru trailers.  Plenty of room in the pasture.  I just got my first negative review referring to it being dry prairie land.  Some  pictures are from late last summer..  We haven’t had enough rain yet for it to green up.  Also it can be windy.

Learn more about this land:This camp site is directly across the road from Eleven Mile Reservoir. With this site being around 3000 feet from the reservoir you will be able to enjoy all the amazing views and amenities the reservoir has to offer without the crowded camp grounds. You will need a park pass to access the reservoir but not to camp on the land. A 1/4 mile down the road is access to nation forest for going off road or get a parks pass and fish at one of the many amazing fisheries in the area like Eleven mile, Spinney and Eleven mile canyon. The south shore boat ramp is less than 4 miles away. This area does get windy so be careful setting up awnings and pop up tents or anything the wind likes to blow away. The site has a slight pitch but leveling out your camper should be relatively easy. No trees on the land to block your 360 degree mountain views.

Located on 3 acres of land, this private campsite features a large 16x20 canvas walled tent with a covered deck. There is a large wood stove inside to keep you warm all night long during all four seasons. The tent can easily accommodate up to 8 people. There is 1 twin over full bunk bed, 1 full size bed, and 1 futon. There is one more additional mattress and bed-frame under the bunk bed for additional sleeping (some minor furniture rearranging is required to make space for the additional bed). PLEASE NOTE: The reservation is for the provided canvas tent only. If you want to pitch additional tents, we do allow that for an added cost of $25 per tent per night. Please contact host prior to booking to make sure your arrangement will work. We do not allow extra tents on the property without prior permission and paid fees. In the woods right by the tent you’ll find a private playground complete with: swings and slide, trampoline, spinning rope tunnels, ninja course, climbing dome and a zip-line. In the winter there’s a great area for sledding. 
We provide everything you need for the camping experience. There is a a set of dishes for 10, silverware, all cooking utensils, cast iron pots and pans, a coffee percolator, trash bags, dish soap, outdoor kitchen prep area, large 3 burner camp stove, propane, (5) camp chairs, bear box, warm down comforters, lanterns / solar lights, board games for both kids & adults. 
The only thing you should plan to bring is your own firewood, water, sleeping bag or sheets, your pillow and food! PLEASE NOTE: Person reserving the campsite must sign a separate rental agreement. All adults must sign a liability waiver for themselves and their minor children. Rental agreement will be sent after booking.
