I bought this land to move from Houston Learn more about this land: In by 2PM, out be 2PM No water on site. I widened the gate and moved my mailbox for easier access. Butane fire rings allowed on private property during a fire ban . Camp anywhere on 60 acres. In one direction there are rolling meadow. Another rocky outcropping. Look to the south and you’ll see the BLM land that shares my fence line. If you want access to town you’re there. You choose how you want to feel. In the woods, in the forest, on huge rocks, flat land or turn around and see CR 1 ( 1/4 mile driveway). Forty five minutes west of Colorado Springs, ten miles to Divide for grocers. One half mile to ice, gas, pizza etc.  It is first come first serve with the sites.  Two that are near trees for large RVs.  One up higher works for pull thru trailers.  Plenty of room in the pasture.  I just got my first negative review referring to it being dry prairie land.  Some  pictures are from late last summer..  We haven’t had enough rain yet for it to green up.  Also it can be windy.

COLORADO WINTER TRAVEL: There is a possibility of snowy roads anytime from September through March. It's such fickle weather. One day can be sunny and 50 degrees and the next day a 6-inch snowfall. Generally, the roads clear up within a day or two of a snowfall so the impact isn't too troublesome. If you rent our place in this time frame, good all season tires are advisable. Our driveway is fairly flat and the county road to the house is plowed often. If there is a snowfall during your stay, we will have the driveway plowed out if we get more than 4 inches of snow and after the snow has stopped falling. If a snowfall lasts more than a single day, we may have it plowed out each day of a snowfall if more than 4 inches accumulate. Use caution during any snowfall as ground can become unexpectedly slippery. Message us if you have any issues.

I understand that myself and my party are financially liable for any damages, injuries, or loss as a result of our actions, intentional, negligent, or otherwise. This includes all property, equipment, tools, structures, trees/agricultures, residents, guests, campers, or animals, whether intentionally or as an act of negligence. The parties shall agree on a single neutral arbitrator to conduct such counsel. If the parties cannot agree on a single arbitrator, they will each select one arbitrator who will then agree on a single arbitrator to resolve the dispute. The arbitrator will under no circumstance be allowed to modify or change this limitation of liability agreement. Furthermore, the arbitrator’s decision shall be final, and the user(s) will be responsible for all fees incurred during the arbitration. Any disputes will be handled in Colorado court. Additionally, Eleven Mile Reservoir, The Royal Gorge, gambling at Cripple Creek, the Colorado Wolf Sanctuary, the Florissant Fossil Beds and many more areas of interest and recreation are within an easy drive. You can open camp here and be completely off-grid or you can park near our barn and have access to electricity and wifi. We also offer Glamping Overnights in Gypsy, an adorable tiny camper with a double bed, sofa, 2 burner cooktop and everything you need to have a comfortable stay while still having a camping experience! Glamping stays are still largely off-grid with a "Luggable Loo" and an outdoor Joolca shower (upon request). Our new stargazing dome is a truly unique experience where you can sleep under the stars and be completely surrounded by nature. An incredible retreat not too far from the city! It’s a calm and peaceful place, and the animals are very friendly. Teresa is a wonderful host, always available to answer any questions. We will definitely be back—in fact, if it were up to my son, we wouldn’t have left at all lol!

Campsite 1 is 50 feet in length. It is next to 30 acres of our fenced in wooded property. It backs to a spring-fed pond.

Teresa was very responsive when I messaged her a question and her caretaker Carlos was awesome. The goats and donkeys were so cute and friendly. We enjoyed our stay and would definitely return.

We absolutely loved this place, I wish we could have stayed longer. It was a very beautiful place with lots of mule deer. The deer sometimes hanging out 15-20 ft from the camper. The price was a little higher than I thought it should be since there was not much area to hike or walk trails however, we would stop there again as it was one of our favorite places on this road trip.

I have no clue how we didn’t know about this place sooner! I don’t think I have been so happy with an RV spot for a while. Not only the sites are great , but if you have a horse , you can bring it too ? Wow ! On top of that , there is shooting range on the property, tower where you can look at the stars , you can stay in a cabin , tiny home , RV or a tent . Want to try riding a horse ? They offer lessons , and if that isn’t your gem , you can rent an ATV or simply go for a round of pool in rec center. Did I mention hot tub and sauna ? Yeah , they have that too!

Teresa’s camp site was amazing for my family and I!!! Teresa was extremely helpful and responsive from the beginning of our booking and shared this responsiveness and communication throughout our stay. My daughter and her cousin were able to run around freely without fear of them getting hurt. We were right by the petting zoo so they also had a ton of fun feeding the donkeys and goats carrots. We also paid for the horse backing riding lesson which was so much fun. There is also a little town about 14 mins away from the site that has shops, and an amazing lake that we went to explore on our second to last day. We will be coming back and I recommend to anyone but especially families with children; we all had the best time. Thank you Teresa ❤️❤️❤️

What an amazing experience this was, staying at Erin's hostel! I'd never been to a hostel before but can say with confidence I'll definitely come back through the next time I'm in Colorado Springs. The atmosphere was welcoming, supportive, and I felt extremely safe. It felt a bit like a grown-up summer camp--there were activities every day, nightly dinners (for a super reasonable fee), and it was the perfect place to set up with my shuttle bus for a couple of days as I passed through. I would highly recommend it!

Peaceful slice of heaven with accommodating and welcoming hosts. Amazing communication, flexible check in/out and escorted me right to the camp location. Mary Anne's muffins are out of this world delicious and the size of my head! If I'm in the area again, I will definitely stay with these hosts again and would highly recommend anyone to pay them a visit. It was exactly what I needed to start my 2026 camping season off. This was such a cool place to stay. All of the people who worked/volunteered there were so helpful and down to earth. The facilities were clean and the "backyard" was a nice big space that my dog could play in. I really recommend if you need a place to stay.
