Located within 45 minutes of the wine country and 2 miles from the coast, our property is 400 acres of rolling hills and redwood groves, with a creek running along its base. With miles of trails meandering through quiet woods and meadows, you will be able to revel in the tranquility of a private preserve, without sacrificing easy access to some of Sonoma County's most famous attractions. A hundred years ago, this land was used to graze sheep. Remnants of the old fence lines can still be seen in places, along with old cement troughs. Since then, the land has been left to its own devices, passing through many hands, most famously owned by two brothers in the 1980's who built a truly amazing tree house in the forest which has been featured in several magazine articles. It was revamped and updated in 2016 by a master craftsman, using fallen redwood logs found on the property and is now a unique structural work of art, available for overnight stays. We produce 100% grass fed, dry-aged beef on our certified organic pastures and have a store on site if you would like to purchase delicious steaks, ribs, ground beef for hamburgers or some roasts to take home. Our cattle graze on the native grasses, never grain, and drink only water produced from our own springs. We also raise Kiko meat goats and produce pastured, certified organic duck eggs on a commercial basis. Whether it's surfing at sandy beaches, award-winning clam chowder, a wine tour, horseback riding or a hot air balloon ride you're after, you won't have far to drive if you make our ranch your base camp. You may see a family of deer appear suddenly, or a few Scottish Highland cows which we allow to roam freely over the property. There are over twenty species of wild birds that grace this protected spot, so bring your binoculars! A portion of your fee goes towards protecting native flora and fauna as part of our private wildlife preservation program. Located right off coastal US highway 1, Timber Cove campground sits right at the edge of breathtaking, oceanside cliffs. We are situated on roughly two acres of land, with multiple campsites for tent/car camping or RV’s. Each bluff campsite has a picnic table, fire pit and water. Electricity is available to use for an extra fee. The beach and waterfall campsites do not have picnic tables so you might want to bring one if you’ve booked there. We have separate men’s and women’s flush bathrooms, with coin-operated hot showers. We have firewood with kindling for sale on site, payable with cash or Venmo. Please take note of local fire bans, when in effect. Dog friendly, though be advised a leash is recommended as we are close to the road, but they can run leash-free down at the beach. We are located 30 minutes north of the town of Jenner, with Gualala 30 minutes to the north. Gualala has grocery stores, a post office, and some shops. Fort Ross Store is located one mile down the road, just before Timber Cove, and sells basic food necessities, drinks, sandwiches, ice and gas. Internet cell service can be spotty in our area, depending on your provider, so bring your own Starlink services if you have them. We also have access to the beach below, and offer beach camping as well. Take note that the road down to the beach is steep with uneven terrain. The weather can vary quickly here, so be sure to bring multiple layers of clothing and camp gear for various types of weather, and headlamps are useful for getting around the property at night! Excellent Group Site! We only host one group at a time so you can be with your family and friends in a large, flat and private space. We listed the site for up to 12 campers but feel free to reach out if your group is bigger. Please check out the newest addition of our cabin bunkhouse. Take a look at the pictures - you can add it to your stay as an extra when you book! The land was originally purchased in the 1980's. Since then, it has been used by four generations of the family as a place to gather, relax, camp and even celebrate. I had my wedding on the property in 2010. For a few years we held an annual music festival with the very inventive name of Samapalooza. Up to 400 people would attend the day filled with live music, food and drinks. You will still find the stage and bar we built as an outdoor kitchen and dining area. Around 2008, my father and I planted our first olive trees. Many have been planted since which has gifted the land the timeless sense of purpose it deserves. My father dedicated his last years to tending the young trees and now I have taken the mantle to carry the farm forward. 'The Property', as it is known amongst family and friends has always been a place to camp. I have sat around the same fire ring for decades, rain or shine. I hope that fellow hipcampers can find the joy that my family and I have experienced here. This is a very private camp on a small olive farm. Geographically close to highways and the town of Novato, Sonoma and Napa wine country, this camp feels remote and secluded. Only one camp on the property to keep it private and special. You basically have your run of the land. We have just updated the land and made some nice improvements. Located on ten acres, you will drive past a small olive grove before reaching the spacious and open campground. Just up the hill from the camp is a private pond where you can fish, take out a small boat or just sit and watch the birds. It can be great swimming on hot summer days. This spot has been used by the family for decades and is now open to share with fellow nature lovers. Just a note: While the majority of the time you can expect complete privacy, this is a working olive farm. From time to time you may run into me (Sam) or someone else associated with the land. Bird watching, hearing ravens and hawks right here at our place making for an extra special vibe. We have two very friendly Great Pyrenees, 2 cats, 5 ducks and 10 chickens. Fresh farm eggs available. More about the property: I built my home high upon a southern ridge. Watching the river of coastal fog flow in and out below me is one of the most wonderful views to behold! I have 30 acres of land to explore and camp upon in the surrounding redwood forest. 10 miles east are Montgomery Woods redwood preserve with GIANT trees, and a little farther, perhaps a mile is the famous Orr Hot Springs Resort. If you drive a half hour west from my land you will be in the coastal Mendocino village. We are marijuana friendly!! Thus, we have created more of an adult oriented atmosphere. one last note: We recently made separate listings for different sites. See campsite #1 for reviews.Guests love staying here "What a fantastic experience. I arrived to Cosmo’s super late after a long day going up the coast. It was a last minute book that morning, if I remember right - my campsite had fallen through. His directions were spot on, and very kindly he stayed up to take me to my site and help me get set up, even going so far as to light me a fire. His property was easily navigable in the dark, and my two wheel drive made it fine. We talked for a while - what a cool guy. He was able to give me recommendations from a friend of what to do during the next legs of my trip, which was great and really did make a difference for the rest of my week. I cooked my dinner and sat stunned looking at some of the best stargazing I’ve had in a long time.When I woke up I realized that I had been sleeping next to a mountainside view - this was site 3. Talk about the best surprise I’ve gotten in a while unzipping a tent. The clouds were gathered in the valley and as I ate breakfast I got to watch the sun slowly clear then out. It was unbelievable.Before I left, Cosmo let me use his indoor solar-heated shower and told me all about his projects to build his own home and roads and move towards a more sustainable future. Overall this is really the best of what I imagine hipcamp has to offer - kind property owners & unique individuals who care about their guests while also allowing them to have their own experience. If I’m ever near Mendocino I will gladly make the trip inland to stay at his property again."

There are also 2 tent sites available on the property, located in one large area, further away from the RV sites. Barely 7 minutes away is downtown Gualala, with amenities such as 2 supermarkets, pharmacy, bakery, restaurants and more. There is a beautiful holistic gift store, The Sea Trader, Four Eyed Frog Bookstore, and some lovely art galleries in town.   Kayaking is available at the Gualala River. Hiking at Gualala Regional Park, the Bluff Trail, The Sea Ranch public access beaches, Stump Beach, Salt Point Park with a petrified forest, Bowling Ball Beach with its amazing natural formations (can only be seen fully at low tide of more than -0.2m), Manchester State Beach, Elk Beach, and more. Swimming at the Navarro River, and various bays. It is a place of incredible scenic beauty all along CA 1. Watch whales spouting during whale season. (Gray whales and orcas is December to May. For humpbacks, visit May through November, and for blue whales, the largest animal on Earth, plan your stay between July and October). Bower Park, just 0.5 miles away with a lovely lake, tennis courts, a baseball field, a basketball court, and two separate playgrounds. Play disc golf or hike along the nature trail/fitness course. Anchor Bay is 5 miles up CA 1, with a supermarket, a few cafes, restaurants (including a great Thai place!) laundromat, hair salon, and more. The quaint town of Point Arena is 12 miles north, with a supermarket, Frannie's Cup And Saucer, The Bird Cafe, a beautiful historic lighthouse, a theater, a pier, a mini-safari park (B Bryan Preserve with zebras, giraffes and more. Tours need to be booked in advance). Also visit Roots, a natural pharmacy for herbs, teas and supplements.  There are also spots like Occidental, Bodega Bay, Jenner (with the Russian River to kayak and swim) and Timber Cove, all on the way to Gualala from the south. In our family-friendly campground, our tents are 16-Foot Canvas and come with one queen-size bed, two futon lounge chairs (May be converted to twin beds), rugs, tables, lighting, and complementary firewood the first night. At no additional cost, we can add up to two twin beds to each tent upon request to sleep up to 6 people. 8 people max allowed at the campsite. The glamping sites include a picnic table, fire ring, outdoor seating, and room for additional tents if desired. All sites are easy walking distance to flush toilets and a bathhouse, with large, clean, coin operated hot shower rooms. If no bedding is added, we will assume a one-queen setup with mattress covers only. We kindly ask guests to provide at least 48-hour notice if bedding will be required. My father dedicated his last years to tending the young trees and now I have taken the mantle to carry the farm forward. 'The Property', as it is known amongst family and friends has always been a place to camp. I have sat around the same fire ring for decades, rain or shine. I hope that fellow hipcampers can find the joy that my family and I have experienced here. This is a very private camp on a small olive farm. Geographically close to highways and the town of Novato, Sonoma and Napa wine country, this camp feels remote and secluded. Only one camp on the property to keep it private and special. Just up the hill from the camp is a private pond where you can fish, take out a small boat or just sit and watch the birds. It can be great swimming on hot summer days. It was a last minute book that morning, if I remember right - my campsite had fallen through. His directions were spot on, and very kindly he stayed up to take me to my site and help me get set up, even going so far as to light me a fire. His property was easily navigable in the dark, and my two wheel drive made it fine. We talked for a while - what a cool guy. He was able to give me recommendations from a friend of what to do during the next legs of my trip, which was great and really did make a difference for the rest of my week. I cooked my dinner and sat stunned looking at some of the best stargazing I’ve had in a long time.When I woke up I realized that I had been sleeping next to a mountainside view - this was site 3. Talk about the best surprise I’ve gotten in a while unzipping a tent. The clouds were gathered in the valley and as I ate breakfast I got to watch the sun slowly clear then out. It was unbelievable.Before I left, Cosmo let me use his indoor solar-heated shower and told me all about his projects to build his own home and roads and move towards a more sustainable future. Overall this is really the best of what I imagine hipcamp has to offer - kind property owners & unique individuals who care about their guests while also allowing them to have their own experience. There is a beautiful holistic gift store, The Sea Trader, Four Eyed Frog Bookstore, and some lovely art galleries in town.   Kayaking is available at the Gualala River. Hiking at Gualala Regional Park, the Bluff Trail, The Sea Ranch public access beaches, Stump Beach, Salt Point Park with a petrified forest, Bowling Ball Beach with its amazing natural formations (can only be seen fully at low tide of more than -0.2m), Manchester State Beach, Elk Beach, and more. All sites are easy walking distance to flush toilets and a bathhouse, with large, clean, coin operated hot shower rooms. There is no cell service in the park, but free WiFi is available at the Visitor Center. It is an excellent place for wine lovers. There is a pre-prohibition winery right across the road called Foppiano. There are many other fabulous wineries are nearby. Ask the host for discount passes or complimentary tasting cards for some of the local wineries. We are in an excellent location for outdoor adventurers. There are plenty of hiking trails near by as well as bike rental shops for those who enjoy trekking, and even a couple of rafting places right here on the Russian River. We are close to places like Armstrong Woods, Safari West, Getaway Adventures, The Sonoma County Fairgrounds which hosts the Summer Country Concerts among other events, Harmony Festival, Santa Rosa Full Camp; Half Marathons Camp; 5K, Sonoma Zip-line Adventures, and Much More! Beautiful! Stunning sunset and gorgeous little cove right there under the campsites. I definitely recommend! It was small & private, serene, and the weather was perfect. Great hikes nearby. We weren’t sure if we had any particular guidelines to follow there as it seems we were the only ones, and there weren’t any messages prior to the stay, but everything was pretty easy to find regardless and we had whatever we needed.

We had an incredible stay at Timber Cove/The Point. The location is absolutely stunning, falling asleep to the sound of crashing waves behind us was unforgettable. The views alone make this spot special, but the campground also offers a wide range of amenities. We’re fully self-contained and didn’t need to use them, but it was wonderful knowing everything was available if needed. Brenda was exceptionally responsive and made us feel welcome even before we left home. The campground is also perfectly situated for exploring the area—Bodega Bay, Point Reyes National Seashore, Sea Ranch, and even the Redwoods were all easy day trips. We highly recommend this beautiful place and will definitely be back!

I just got back from a lovely weekend at Sunny’s cabin with my two kids, and it was exactly what we needed. The cabin is tucked into the redwoods, quiet and peaceful, and it really felt like a little forest adventure for the kids. Our favorite part was sitting by the fire at night, talking and relaxing together. Sunny was a wonderful host. She was warm, responsive, and helpful whenever I had a question, but also gave us plenty of privacy. Her two friendly dogs were a huge hit with the kids and made the place feel even more welcoming. I left feeling rested, my kids had a great time, and I would happily come back. Highly recommend for anyone looking for a cozy, nature-filled getaway.

We loved our glamping experience at Sugarloaf SP! The tent was spacious and cozy with comfortable beds and plenty of places to sit and hang out. We rented the heater which was much appreciated when the temp dropped and some rained moved in. We appreciated our first bundle of firewood. All of the staff was very friendly and quick to help out if we needed something. They also keep the bathrooms super clean and well stocked and a short walk from any site. The center of the campground being a beautiful meadow with lots of wildlife at night and clear skies show a perfect view of the starry night. We would definitely stay again.

Bill’s land was one of the best hip camps I have ever stayed at! The Indonesian bedroom was so serene and I slept like a baby with the heated bed. The bathroom was so beautifully decorated with ornate paintings, little treasures, and the stained glass window was intricately stunning. The hot tub was a bonus and it was extremely close to the town of Petaluma and hiking trails. You definitely should stay here for a romantic getaway!

I can't recommend this treehouse enough! To start off, Miss J was so sweet and gave us a tour of the whole place before we settled in! You could tell she cared deeply about the land and making all of her guests feel welcome! The treehouse itself was something out of a fairytale - the adventure of staying up in the trees, the serenity of the woods, the spectacular views from the jacuzzi.. everything about this place was truly magical. I can't wait to come back and stay for longer next time!

Weekend Trip to Sugarloaf Ridge State Park Glamping
We had a wonderful stay at Sugarloaf and would return. On the positive, the campsite and surrounding area were stunning, with plenty of space for our group and easy access to great hiking trails (both kid friendly and more strenuous). The staff was friendly and easily accessible. We came with two other families, each with two kids under six, and the little ones loved biking around, exploring, and playing hide-and-seek. Other campers were friendly and the vibe was laid back and easy. A couple of things to watch out for: two of the three glamp tents could have been drier (site 29 & 30). The floor stayed a bit damp and there was a noticeable mildew smell; and the showers are coin operated, but worth it as they had good pressure, hot water, and consistently clean bathrooms. You can get coins from the visitor center so this wasn't a dealbreaker for us. We’d definitely come back, maybe with a few extra socks, soled house slippers, and something like coffee grounds to deal with the mildew tent smell.

Welcome to our family land! As an educator, I run the camp during summers primarily. As a proudly affordable option in Calistoga, all camps are set up to be user ready and campers are responsible for leaving the sites cleaned up and “better” than you found it. If this sounds good, read on! We offer rustic nature, space for tents and smaller RVs, and two levels of cabin camping just 10 minutes outside of our hometown, Calistoga. Our land is beautiful with amazing views and lots of wildlife - which comes with your fair share of roughing it. All sites have their own compost toilet and handwashing station. For glamping experience, CORAL CABIN guests have step up access to hot shower at the Hilltop “Cafe,” which also has a grill, sink, power outlets and Wi-Fi, coffee maker, microwave and toaster, and bathtubs for an extra charge. We currently try to rent one site at a time, so all sites have private access to amenities at the Hilltop Cafe. *Coral Cabin also has the largest, flattest spot for an RV, with great views and cabin access if you wanted. This cabin is our premier ‘roughing it’ experience complete with electricity, WI-FI, TV with Roku, and an AC unit. *Married Manzanitas campsite or cabin rental is high clearance or walk-in only (no RV access) and has an ambient temperature shower at their site fed by a hose. (Hose may need to be turned on at hilltop.) Guests can also use hot shower at the hilltop. If you choose to rent this cabin, this is our really roughing it experience with no Wi-Fi or electricity, just walls, high ceiling, floor, door and bed (comfy futon). It is very peaceful. Ettawa Springs Resort dates back to the 1920s and 30s like the fashionable resorts in the Cobb area where the rich and famous came to play. But Ettawa was oriented towards families and a more relaxed and rustic atmosphere. We are working hard to restore her to her former glory. We are excited to announce that we have a few campsites ready for use and will be adding more as we go. We offer hot showers and flush toilets, two sites in the Glade have running water. You can hike through our property to the Cobb Mountain Demonstration Forest or just enjoy the clean air and listen to the wind and the birds. On clear nights the stars put on an amazing show. Clear Lake is about 45 minutes away with all the fishing and water sports you could ask for. Harbin Hot Springs are 15 minutes away and they offer day passes for reasonable rates. We are located about 20 minutes outside of Middletown. Be aware that half of the road is dirt (and that's better than the asphalt half) all of it is fine for small cars, just take your time. The last 1/2 mile or so is a one lane road, so please be careful of opposing traffic and uneven surfaces. We cannot accommodate vehicles longer than 28’ on these roads. Please do not take County Road 110 from Boggs/Cobb - it is not maintained at all. We offer California camping at its finest. Fresh air, whispering trees, amazing star fields . . . this can mean the less attractive side of nature as well. We have ticks, rattlesnakes, stinging things, poison oak, uneven trails and surfaces, and a bear on one ridge with mountain cats on the other (no sign of either in the campground). We keep the restroom stocked with tick spray and Tecnu for the poison oak, but please watch yourselves and especially children. Dogs are welcome, but should be kept on lead for their own protection and the comfort of others. We are fairly hands off in our hosting approach. Unless there's a question or problem, you likely won't see us. But we have people close by and are only a message away.

The expectation is 'leave it better than before so the next guests may enjoy! This is camping. BRING YOUR OWN GEAR. Put your own linens and bedding on top of what is already on bed. I can provide linens and bedding for an extra $25 for glamping spots. Beds have pillows on them. There is wildlife. This includes bears and mountain lions in the area. You will not see either but good to be aware they exist. This is a safe 'neighborhood'. We do not have problems with thievery. However, always keep your valuables safe IN YOUR CAR. There is no Power. No WiFi. Cell phone coverage not guaranteed. Depends on your carrier. DOWNLOAD DIRECTIONS AND INFO BEFORE ARRIVING TO SITE. There is Poison Oak. Stay in the designated areas. If you are susceptible, bring and wash with Tecnu. Or use dish soap and wash. Poison oak is an oil. Most importantly: Don't Touch. No Fires allowed during Summer months. Be super careful. No candles. Birds, butterflies and small wildlife love this spot. The habitat includes many native species of plant life. A pretty knoll that is on the top of a 40 acre property. Views of vineyards, redwood trees, valley floor, and expansive sky. Private, Quiet and beautiful. A central sunny meadow ties together 3 distinct private areas with a communal kitchen, bath-house, picnic-table sitting area and parking on the side. There is 1 outhouse that has a mailbox system to ensure privacy. (Please read manual on picnic table for instructions) Kitchen. 2 burner propane stove, and sink with running water (cold). (Good for drinking. Pressure is low) There is basic cooking and dishware. Cleaning supplies. A Trash and Recycle Bin. And a Compost bucket where all food scraps should be disposed of and then covered with wood-chips. Kitchen should stay clean at all times. Please put dishes away in the tote to keep clean and critter free. Bath-house. Shower with hot water. 1 shared Outhouse. Please use the path that goes to the outhouse (unless you are in the Greenroom) and make sure you put the mailbox red flag up so that others know it is occupied. ((Then don't forget to put it back down!!) Common sitting area. There are 2 picnic tables, Lots of umbrellas that can be moved wherever, a fire pit/table and lots of seating. Parking. There are room for 3 vehicles. Parking is to be in designated parking area please. Sunny meadow and forest shade make this a lovely landing spot to relax and enjoy nature, and a great opportunity to turn off those cell phones!! Butterfly Landing is about 1/2 mile from HWY 128 that runs through Anderson Valley. This location is the perfect location for it all. Wine tasting in the Valley, Navarro River swimming during the summer months, and the Mendocino coast is nearby. This is an Honor system camping spot. We ask that you leave your spot 'better than before', as in 'Leaver no Trace'. I rely on everyone to do their part in the communal kitchen to keep clean and free of critters. SUPER IMPORTANT to put all food scraps in the compost bin. NO food anything in the trash. This is how the bears show up. Please do your part. Thank you so much.
