The land was originally purchased in the 1980's. Since then, it has been used by four generations of the family as a place to gather, relax, camp and even celebrate. I had my wedding on the property in 2010. For a few years we held an annual music festival with the very inventive name of Samapalooza. Up to 400 people would attend the day filled with live music, food and drinks. You will still find the stage and bar we built as an outdoor kitchen and dining area.
Around 2008, my father and I planted our first olive trees. Many have been planted since which has gifted the land the timeless sense of purpose it deserves. My father dedicated his last years to tending the young trees and now I have taken the mantle to carry the farm forward.
'The Property', as it is known amongst family and friends has always been a place to camp. I have sat around the same fire ring for decades, rain or shine. I hope that fellow hipcampers can find the joy that my family and I have experienced here.
This is a very private camp on a small olive farm. Geographically close to highways and the town of Novato, Sonoma and Napa wine country, this camp feels remote and secluded. Only one camp on the property to keep it private and special. You basically have your run of the land. We have just updated the land and made some nice improvements. Located on ten acres, you will drive past a small olive grove before reaching the spacious and open campground.
Just up the hill from the camp is a private pond where you can fish, take out a small boat or just sit and watch the birds. It can be great swimming on hot summer days.
This spot has been used by the family for decades and is now open to share with fellow nature lovers.
Just a note: While the majority of the time you can expect complete privacy, this is a working olive farm. From time to time you may run into me (Sam) or someone else associated with the land. We will always do our best to respect your space.

A hundred years ago, this land was used to graze sheep. Remnants of the old fence lines can still be seen in places, along with old cement troughs. Since then, the land has been left to its own devices, passing through many hands, most famously owned by two brothers in the 1980's who built a truly amazing tree house in the forest which has been featured in several magazine articles. It was revamped and updated in 2016 by a master craftsman, using fallen redwood logs found on the property and is now a unique structural work of art, available for overnight stays. We produce 100% grass fed, dry-aged beef on our certified organic pastures and have a store on site if you would like to purchase delicious steaks, ribs, ground beef for hamburgers or some roasts to take home. Our cattle graze on the native grasses, never grain, and drink only water produced from our own springs. We also raise Kiko meat goats and produce pastured, certified organic duck eggs on a commercial basis. Whether it's surfing at sandy beaches, award-winning clam chowder, a wine tour, horseback riding or a hot air balloon ride you're after, you won't have far to drive if you make our ranch your base camp. You may see a family of deer appear suddenly, or a few Scottish Highland cows which we allow to roam freely over the property. There are over twenty species of wild birds that grace this protected spot, so bring your binoculars! A portion of your fee goes towards protecting native flora and fauna as part of our private wildlife preservation program. A limited number of private, widely spaced camp spots are available for visitors. The Eagles' Nest Treehouse (mentioned above) is very isolated and you may or may not even be aware that there are other people within miles of you. For those who value nature, seclusion, quiet and the artistry of old growth redwood, this is the place for you.

Surrounded by cooperate timberland, it feels like there are no neighbors! There is not a house in sight but the the ridge views seem to go on forever!
- There is a simple latrine at each site. A full bath house with a flush toilet and hot shower is available next to the main house. A water spigot is attached to the main house.
- Spare camping supplies are available by the bath house if you forget something! Ask ahead if you need to borrow a specific item.
More about the property: I built my home high upon a southern ridge. Watching the river of coastal fog flow in and out below me is one of the most wonderful views to behold! I have 30 acres of land to explore and camp upon in the surrounding redwood forest.
10 miles east are Montgomery Woods redwood preserve with GIANT trees, and a little farther, perhaps a mile is the famous Orr Hot Springs Resort. If you drive a half hour west from my land you will be in the coastal Mendocino village.
We are marijuana friendly!! Thus, we have created more of an adult oriented atmosphere.

I arrived to Cosmo’s super late after a long day going up the coast. It was a last minute book that morning, if I remember right - my campsite had fallen through. His directions were spot on, and very kindly he stayed up to take me to my site and help me get set up, even going so far as to light me a fire. His property was easily navigable in the dark, and my two wheel drive made it fine. We talked for a while - what a cool guy. He was able to give me recommendations from a friend of what to do during the next legs of my trip, which was great and really did make a difference for the rest of my week. I cooked my dinner and sat stunned looking at some of the best stargazing I’ve had in a long time.When I woke up I realized that I had been sleeping next to a mountainside view - this was site 3. Talk about the best surprise I’ve gotten in a while unzipping a tent. The clouds were gathered in the valley and as I ate breakfast I got to watch the sun slowly clear then out. It was unbelievable.Before I left, Cosmo let me use his indoor solar-heated shower and told me all about his projects to build his own home and roads and move towards a more sustainable future. Overall this is really the best of what I imagine hipcamp has to offer - kind property owners & unique individuals who care about their guests while also allowing them to have their own experience. If I’m ever near Mendocino I will gladly make the trip inland to stay at his property again."

Bird watching, hearing ravens and hawks right here at our place making for an extra special vibe. We have two very friendly Great Pyrenees, 2 cats, 5 ducks and 10 chickens. Fresh farm eggs available. These animals are all located near the house, and not near the campsites.

There are also 2 tent sites available on the property, located in one large area, further away from the RV sites. Barely 7 minutes away is downtown Gualala, with amenities such as 2 supermarkets, pharmacy, bakery, restaurants and more. There is a beautiful holistic gift store, The Sea Trader, Four Eyed Frog Bookstore, and some lovely art galleries in town. Kayaking is available at the Gualala River. Hiking at Gualala Regional Park, the Bluff Trail, The Sea Ranch public access beaches, Stump Beach, Salt Point Park with a petrified forest, Bowling Ball Beach with its amazing natural formations (can only be seen fully at low tide of more than -0.2m), Manchester State Beach, Elk Beach, and more. The quaint town of Point Arena is 12 miles north, with a supermarket, Frannie's Cup And Saucer, The Bird Cafe, a beautiful historic lighthouse, a theater, a pier, a mini-safari park (B Bryan Preserve with zebras, giraffes and more. Tours need to be booked in advance). Also visit Roots, a natural pharmacy for herbs, teas and supplements.
There are also spots like Occidental, Bodega Bay, Jenner (with the Russian River to kayak and swim) and Timber Cove, all on the way to Gualala from the south. Bodega Bay has lovely spots to eat, with clam chowder, fish and chips. Enjoy wind and water sports, and walk on the pier.

We have four lovely Glamping sites at Sugarloaf Ridge State Park and 25 miles of hiking trails, nestled in the glorious chaparral of the Mayacama Mountain Range and Sonoma Hills, deep in the heart of wine country. The cost is $150 per night on weekends (Fri and Sat) and $125 per night on weekdays (Sun-Thurs). There is a 2-night minimum stay required between Memorial Day and Labor Day.
In our family-friendly campground, our tents are 16-Foot Canvas and come with one queen-size bed, two futon lounge chairs (May be converted to twin beds), rugs, tables, lighting, and complementary firewood the first night. At no additional cost, we can add up to two twin beds to each tent upon request to sleep up to 6 people. 8 people max allowed at the campsite.
The glamping sites include a picnic table, fire ring, outdoor seating, and room for additional tents if desired. All sites are easy walking distance to flush toilets and a bathhouse, with large, clean, coin operated hot shower rooms. There is no cell service in the park, but free WiFi is available at the Visitor Center.
PLEASE NOTE that Bedding (sheets, pillows, blankets) IS NOT included in a standard rental, but is available as an add-on. Guests are encouraged to bring their own bedding whenever possible. If no bedding is added, we will assume a one-queen setup with mattress covers only. We kindly ask guests to provide at least 48-hour notice if bedding will be required. We will always try to accommodate last-minute requests, but we cannot guarantee this.
PETS and SMOKING ARE NOT ALLOWED INSIDE our glamping tents! This is strictly enforced, and you WILL be charged a $150 cleaning fee for any violation of this policy.
Parking: Your reservation includes parking for one vehicle. There is an additional $10 per night per vehicle charge for more than one vehicle, which you can pay for at the Visitor's Center upon check-in.
Please note that a $25 setup/cleaning fee is charged per reservation, plus a booking fee.

The land was originally purchased in the 1980's. Since then, it has been used by four generations of the family as a place to gather, relax, camp and even celebrate. I had my wedding on the property in 2010. For a few years we held an annual music festival with the very inventive name of Samapalooza. Up to 400 people would attend the day filled with live music, food and drinks. You will still find the stage and bar we built as an outdoor kitchen and dining area.
Around 2008, my father and I planted our first olive trees. Many have been planted since which has gifted the land the timeless sense of purpose it deserves. My father dedicated his last years to tending the young trees and now I have taken the mantle to carry the farm forward.
'The Property', as it is known amongst family and friends has always been a place to camp. I have sat around the same fire ring for decades, rain or shine. I hope that fellow hipcampers can find the joy that my family and I have experienced here.
This is a very private camp on a small olive farm. Geographically close to highways and the town of Novato, Sonoma and Napa wine country, this camp feels remote and secluded. Only one camp on the property to keep it private and special. You basically have your run of the land. We have just updated the land and made some nice improvements. Located on ten acres, you will drive past a small olive grove before reaching the spacious and open campground.
Just up the hill from the camp is a private pond where you can fish, take out a small boat or just sit and watch the birds. It can be great swimming on hot summer days.
This spot has been used by the family for decades and is now open to share with fellow nature lovers.
Just a note: While the majority of the time you can expect complete privacy, this is a working olive farm. From time to time you may run into me (Sam) or someone else associated with the land. We will always do our best to respect your space.

We produce 100% grass fed, dry-aged beef on our certified organic pastures and have a store on site if you would like to purchase delicious steaks, ribs, ground beef for hamburgers or some roasts to take home. Our cattle graze on the native grasses, never grain, and drink only water produced from our own springs. We also raise Kiko meat goats and produce pastured, certified organic duck eggs on a commercial basis. Whether it's surfing at sandy beaches, award-winning clam chowder, a wine tour, horseback riding or a hot air balloon ride you're after, you won't have far to drive if you make our ranch your base camp. You may see a family of deer appear suddenly, or a few Scottish Highland cows which we allow to roam freely over the property. There are over twenty species of wild birds that grace this protected spot, so bring your binoculars! A portion of your fee goes towards protecting native flora and fauna as part of our private wildlife preservation program. A limited number of private, widely spaced camp spots are available for visitors. The Eagles' Nest Treehouse (mentioned above) is very isolated and you may or may not even be aware that there are other people within miles of you. More about the property: I built my home high upon a southern ridge. Watching the river of coastal fog flow in and out below me is one of the most wonderful views to behold! I have 30 acres of land to explore and camp upon in the surrounding redwood forest.
10 miles east are Montgomery Woods redwood preserve with GIANT trees, and a little farther, perhaps a mile is the famous Orr Hot Springs Resort. If you drive a half hour west from my land you will be in the coastal Mendocino village.
We are marijuana friendly!! Thus, we have created more of an adult oriented atmosphere.

I arrived to Cosmo’s super late after a long day going up the coast. It was a last minute book that morning, if I remember right - my campsite had fallen through. His directions were spot on, and very kindly he stayed up to take me to my site and help me get set up, even going so far as to light me a fire. His property was easily navigable in the dark, and my two wheel drive made it fine. We talked for a while - what a cool guy. He was able to give me recommendations from a friend of what to do during the next legs of my trip, which was great and really did make a difference for the rest of my week. I cooked my dinner and sat stunned looking at some of the best stargazing I’ve had in a long time.When I woke up I realized that I had been sleeping next to a mountainside view - this was site 3. Talk about the best surprise I’ve gotten in a while unzipping a tent. The clouds were gathered in the valley and as I ate breakfast I got to watch the sun slowly clear then out. It was unbelievable.Before I left, Cosmo let me use his indoor solar-heated shower and told me all about his projects to build his own home and roads and move towards a more sustainable future. Overall this is really the best of what I imagine hipcamp has to offer - kind property owners & unique individuals who care about their guests while also allowing them to have their own experience. If I’m ever near Mendocino I will gladly make the trip inland to stay at his property again."

Bird watching, hearing ravens and hawks right here at our place making for an extra special vibe. We have two very friendly Great Pyrenees, 2 cats, 5 ducks and 10 chickens. Fresh farm eggs available. These animals are all located near the house, and not near the campsites.

There are also spots like Occidental, Bodega Bay, Jenner (with the Russian River to kayak and swim) and Timber Cove, all on the way to Gualala from the south. Bodega Bay has lovely spots to eat, with clam chowder, fish and chips. Enjoy wind and water sports, and walk on the pier.

We have four lovely Glamping sites at Sugarloaf Ridge State Park and 25 miles of hiking trails, nestled in the glorious chaparral of the Mayacama Mountain Range and Sonoma Hills, deep in the heart of wine country. The cost is $150 per night on weekends (Fri and Sat) and $125 per night on weekdays (Sun-Thurs). There is a 2-night minimum stay required between Memorial Day and Labor Day.
In our family-friendly campground, our tents are 16-Foot Canvas and come with one queen-size bed, two futon lounge chairs (May be converted to twin beds), rugs, tables, lighting, and complementary firewood the first night. At no additional cost, we can add up to two twin beds to each tent upon request to sleep up to 6 people. 8 people max allowed at the campsite.
The glamping sites include a picnic table, fire ring, outdoor seating, and room for additional tents if desired. All sites are easy walking distance to flush toilets and a bathhouse, with large, clean, coin operated hot shower rooms. There is no cell service in the park, but free WiFi is available at the Visitor Center.
PLEASE NOTE that Bedding (sheets, pillows, blankets) IS NOT included in a standard rental, but is available as an add-on. Guests are encouraged to bring their own bedding whenever possible. If no bedding is added, we will assume a one-queen setup with mattress covers only. We kindly ask guests to provide at least 48-hour notice if bedding will be required. We will always try to accommodate last-minute requests, but we cannot guarantee this.
PETS and SMOKING ARE NOT ALLOWED INSIDE our glamping tents! This is strictly enforced, and you WILL be charged a $150 cleaning fee for any violation of this policy.
Parking: Your reservation includes parking for one vehicle. There is an additional $10 per night per vehicle charge for more than one vehicle, which you can pay for at the Visitor's Center upon check-in.
Please note that a $25 setup/cleaning fee is charged per reservation, plus a booking fee.

Guido’s camp is simply wonderful. It’s a small village on a farm in a paradisiacal place. The lights and the scents. The stars. The sun when you wake up. The sound of the wind. Guido’s kindness, his warm welcome, and the walks with him through the fields. The area where the camp is located, close to beautiful beaches. Everything is perfect, and we will return every time we pass through San Francisco.

We had a wonderful time at Sunnyland and were so happy with the site! We loved being able to cozy up next to a fire inside the cabin, and making our coffee & enjoying our meals in the outdoor kitchen space. The back deck to the cabin offers a breathtakingly beautiful view as well. It was such a peaceful experience and Sunny is an excellent host. I highly recommend if you want a getaway close to the coast. Thanks for the perfect holiday! We had such a relaxing time and will definitely be back.

Weekend Trip to Huckleberry Hideaway•Redwood Ridge
Loved this place! What a fantastic spot tucked away in the woods up on the ridge—peaceful, scenic, and private, yet still super close to town. Having easy access down to the river was a huge bonus and made the location feel like the best of both worlds: nature and convenience.
We happened to be there during a weekend of nonstop rain, and we were so grateful we had booked the Tiny House. It was incredibly cozy, dry, and comfortable—exactly what you want when the weather isn’t cooperating. It really turned what could have been a soggy weekend into a relaxing and memorable stay.
The owners were also wonderful—friendly, responsive, and very accommodating. You can tell they genuinely care about making the experience great for their guests.
We’d absolutely stay here again and would highly recommend it to anyone looking for a quiet retreat close to town with great access to the outdoors.

The tiny cabin is super cute and the bed is comfy. The view from the porch is amazing! We got lucky and got a clear night for the Geminid meteor shower and saw lots of shooting stars! I’m not always a “people person” but I loved meeting Sunny who is just the nicest! All the people and critters on Sunnyland are great! I will say, if you don’t like hearing kids at play or if you are afraid of super big, sweet dogs this may not be the place for you. Also, I couldn’t get the WiFi to work, but admittedly didn’t try too hard as there were better things to do than look at my phone! Oh, I also got a chance to look at the campsites and they are all very nice too. Next time we visit during nice weather I think we might try out the RidgeTop site!

The area is wonderful and we enjoyed the multitude of birds on the property! The self-serve barn near the road was simple to understand (apple cider was great!). The RV space was the perfect size for us and the bed was comfortable. We spent time enjoying parts of Petaluma, Point Reyes, and Inverness as well.

1 night at Huckleberry Hideaway•Redwood Ridge
We decided to book the Huckleberry House last minute on our way to visit family in Mendocino. The host's were attentive and prompt if we needed any info, and the property itself is beautiful. Huckleberry House is basically a new, one bedroom, off-grid tiny home. Uber glamping! With running water, hot water on-demand, and solar power.
The driveway was a little hard to find, but once we were there, everything was clearly labeled and easy to navigate. It was super cold that night, but the propane heater kept us toasty throughout the night. Huck House is outfitted with a stocked kitchenette, so making coffee and a simple breakfast the next day was easy and convenient. Word to the wise: don't run hot water in the kitchen if someone is in the shower! ;)
The host offered to take us to some local hiking spots and attractions but we didn't have the time. We will definitely stay there again and hopefully take them up on helping us explore the area.
Would absolutely recommend!

1 night at South Facing Ridge With Views
The rustic cabin in the woods outside Mendocino was exactly the kind of peaceful getaway I was hoping for. The cabin itself is simple, cozy, and full of character—wood walls, a sturdy little wood burning stove that kept the space warm at night, and big windows with beautiful tree views in every direction. I also appreciated the fresh spring water on site—I was able to fill my camper easily, which was a huge plus.
There are scenic views all around the property, and some fun, quirky touches too. Vintage buses, old motorcycles hanging in the trees, and other funky art pieces make wandering the land feel like a little adventure of its own. It’s a place with personality, and you can tell the host has put a lot of heart into it.
Speaking of the host—super kind, welcoming, and genuinely happy to share his land. He gave great recommendations and made me feel right at home without being intrusive.
If you’re looking for a peaceful, off-the-grid-feeling stay with charm, creativity, and forest magic, this spot is perfect. I’d absolutely stay here again.

if you’re going in the fall or winter, do NOT skip out on the heater add on. i figured since it was an insulated yurt we would be fine, but we were extremely cold when going to bed!
luckily, the water was nice and hot all night in the tub, which was incredible. hope to come back here one day.

Our family had a beautiful time at Sheep Camp! Debra was a wonderful host and easy to communicate with before and throughout our stay. The kids loved the bunk beds, and we all enjoyed the outdoor dining area with its cozy lights. The farm-fresh eggs were delicious, and it was so fun to watch the chickens running around and the emus up close. It was foggy during our visit, but that only added to the magic of staying at the farm. We’d definitely love to come back!

Sunny’s disposition, dogs, and property were the perfect refreshing getaway. You can’t get what you’re getting here from anywhere else, i will be back soon! There were a lot of things, also, that I didn’t realize she provided, like blankets and cooking utensils, even wood, for the stove inside the cabin. It’s still for the best to bring your own stuff in case you like to have specific stuff, and just to lessen the load on the host because she offers the space for such a good deal, but if you forget anything she was very generous and kind. She even used her leaf blower on the fire I was struggling to start in the fire pit near the cabin. The pit toilet was clean and not too hard to get to, with a very nice view, and there is a very good park for hiking 20 minutes away, a store 20 minutes in the opposite direction, and you can get to Mendocino or the Pygmy forest with another 20 minutes or so of driving. This would be a good place to stay if you want to visit the hot spring, too, as their camping is closed after November and their hotel is a little pricey. Safe, chill, and neat.

The land itself is gorgeous. A 5 acre plot with tons of space to hang, and dare I say play, in. Rife with redwoods, gazebos, relaxing Buddhist mantras, an adult playground, and more stars than the eye can see. There were tons of little details that showed just how much Miss J truly cares for this space.
Last but not least, the hosts themselves were incredibly kind and approachable. Would definitely come back here!

I just got back from a lovely weekend at Sunny’s cabin with my two kids, and it was exactly what we needed.
The cabin is tucked into the redwoods, quiet and peaceful, and it really felt like a little forest adventure for the kids. Our favorite part was sitting by the fire at night, talking and relaxing together.
Sunny was a wonderful host. She was warm, responsive, and helpful whenever I had a question, but also gave us plenty of privacy. Her two friendly dogs were a huge hit with the kids and made the place feel even more welcoming.
I left feeling rested, my kids had a great time, and I would happily come back. Highly recommend for anyone looking for a cozy, nature-filled getaway.
