Yes, you can use a propane camp stove or cook at our common area bbq in front of the barn where we light a real wood fire for campers to socialize with us, other campers and visit our speakeasy. Yes, we provide propane for the propane fire pits. Yes, your dog can run off-leash. Yes, each site has a picnic table, umbrella, propane fire pit. Most sites have a hammock and hammock stand. Please pack your trash out there is a dumpster at the front gate entrance/exit for your trash. Please close your umbrella when your not at the site, especially when it's windy. We have lost far to many very expensive solar light umbrellas due to the wind when it picks up. Please support our farm by buying eggs, hats, stickers, and other items, all for sale in the barn. The Airstream is new to the ranch and is a work in progress, but you'll love the charm of hanging out in a very cool vintage trailer. We'll soon be adding some layers of paint, shine, and lots of love, so make sure to follow our progress in fixing the ole girl up! Our location is also unique because we are fully fenced in and have a separate turn out space for your horses (check add-ons for camping with your horse). We also have a small 1954 Camper ("Lucy") that can act as a second bedroom for more sleeping space (check for add-on). **WHEELCHAIR ACCESS: We can provide a ramp for the Airstream for accessibility, though please be aware the camper is small, likely not wide enough for a standard wheelchair, and the bathroom is also small and doesn't meet ADA standards. I enjoyed a lovely weekend in Airstream 3. The setting offers incredible views of the Pacific and the California coastline, and the arrival instructions were very clear. The airstream is comfortable, well-appointed, and includes all expected amenities aside from food. The cozy interior and the sound of the rain contributed to a very relaxing atmosphere. The only drawback is that Airstream 3 is outfitted with twin beds, which may not be ideal for couples. This wasn’t clearly noted in the online description, so it would be helpful to include that for future guests. Overall, a beautiful and memorable stay.

I had a wonderful time at One Thing Ranch with Nancy! The airstream was comfortable with plentiful amenities. The kitchen was fully stocked, the heater worked, and the space was spacious for sleeping and working. The animals were so fun; I got to meet each of them and give them snacks :). This is a lovely getaway in a beautiful zone of California. I enjoyed exploring the area and spending time on the property. Thank you for having me!

I love the airstreams at Cave Springs Resort. We had some technical issues with our airstream and the staff upgraded us at no extra charge. The staff are truly amazing, friendly, and polite. They place is conveniently located near the Sacramento River and near the major freeway so getting around is never an issue. The place is so clean, beautiful and tastefully decorated. They truly thought of every detail and I cannot recommend Cave Spring Resort enough. I will go back!

Everything was great. Place and people were all amazing. We took the tour and really enjoyed it. The only thing that I wasn’t used to from past farms we have stayed at- they usually welcome you to help and interact with the animals if you are staying on property but here they didn’t. For the record, that wasn’t offered in the listing, I kinda just assumed it from past experiences and that was wrong. Overall, great place and great people!!

I enjoyed the stay! Going into the stay I was a bit nervous as I have never used Hip camp before and Kelley was super helpful/responsive to any questions I had. I would stay in Peral again, the trailer was clean and cozy. I live in the woods but it was a good change of environment and a great place to sit outside and listen to nature. Do try not to forget anything because the closest gas station is about 20-30mins away

This was our second time staying in Pearl for my birthday weekend (we came for the first time in 2023) and our stay did not disappoint! You can see and feel that Kelley puts a lot of intention into her home space and all the different sites and facilities. The sauna was a new experience this time, and it was SUCH a vibe. Being with the fire in the sauna as well as experience the bucket cold plunge was super healing and relaxing. It’s so nice that her spot is so close to emerald pools, too. Our little doggie had the time of his life roaming around and sunbathing. We will definitely be back again! Thanks Kelley for hosting us again 😌

We loved spending time in the Sovereign Airstream! It was a weekend of firsts for my son - first camp fire, first s’more, and first time feeding farm animals! It was a wonderful way to introduce my son to camping in a way that reduced the pressures of the wild on a toddler (and me). Highly recommended! And Kimber was a wonderful host! We did the animal feeding experience, which was a treat and something my son won’t stop talking about. 10/10, will absolutely do again
