From the flat land at the bottom to the top of the mountain, this is a place where you can find a spot to sit and think, draw, paint, nap, or identify over 30 medicinal plants in their natural habitats (absolutely NO harvesting of medicinals or wildflowers!). Listen to the many birds, spot the wildflowers.
Some areas are accessible by wheelchair, while others are not, but all areas offer something to sustain your spirit.
If you feel the need to explore the area, you are within walking distance of NotaViva Farm Brewery and Winery, 15 dirt road minutes from the new Sweet Run State Park one direction and Breaux Vineyard in the other direction. The Appalachian Trail is just over the top of the mountain and Harpers Ferry National Park is down the road and over the Shenandoah River.
We might be a teeny bit biased, but we think this is area of northwest Loudoun County, VA is one of the loveliest places in the world.

Fun daytime trips are tubing with River Riders, hike the Appalachian Trail, Bike the C&O Canal, or visit Antietam Battlefield and other local Civil War Sites.

Update for late May-June: The river level has dropped nicely, and it is officially swimming season!!! Also, the first fireflies have been spotted and within a week or two their numbers at camp in the evenings will be Biblical.
A few details about our sites in the general camping area (sites 1-11): Sites 1, 3, 8,9,10&11 have 13x20 shade sails, 2,4,5,6&7 have 10x13 shade sails that are also weatherproof. For larger groups, I recommend any of the sites with the larger shade sails as they have a bit more space than the others.
Experience the beauty of this historic property featuring a mix of woodland, grassy hilltops, and clover filled bottomlands. Enjoy the nearly direct access to the CO Canal Historic Park and the kid friendly, serene stretch of the Potomac River we border. Choose from 11 similar sites available for your camping pleasure in our clover filled bottomland as well as our Hilltop sites for maximum privacy, exclusivity and star gazing potential. The surrounding old growth forest makes for a great hiking and biking as well as a very accessible and kid friendly cave to explore. All sites now have either 10x13 or 13x20 shade sails available to keep the afternoon sun at bay: recommended.
We have two kayaks on site free of charge. We have some life vests, but if you have your own, bring those along. The river's main beach located between sites 7 and 8, is shaded/filtered sun all day long while our smaller beach at site 1 is sunny most of the day and affords some of the nicest river lounging via a rock ledge that spans
4wd or All Wheel Drive are recommended. If it's been relatively dry, single wheel cars are 100% fine. We have ways to mitigate most weather events.
Please pre-order firewood and/or shade sails via a message to me when booking your stay and save the 18% "booking fee" or add them via the "extras" section for your site so I can have it waiting for you. $40 buys you a long night's ++ burn worth of well-seasoned hardwood. Cash venmo paypal zelle all accepted upon arrival. If ordering firewood using the "extra" feature, 1 load is $20.00 which is a 1/2 nights supply. Order 2 if you want a full night/morning supply. Every year in the spring there are 4-6 Thoroughbred foals born that eventually will become racehorses. They live on the farm until they are 2 years old and then they go off to begin their racing career.
In the daytime, when you are not sitting around your campfire, you can walk the fence lines and visit with the Mares and Foals or just watch them frolic in the fields. Hint! "They love peppermints, carrots and apples."

We are just minitues outside of Historic Berkeley Springs WV and 15 minutes from Cacapon State Park. You will have Great Views of the stars from your site. The sites are not far from our barn, and we will leave one tractor bay open for you, just in case it was to rain and you want to use it as shelter. The sites are not perfect level so you will have to level your camper a little. You will have your own fire ring and picnic table, also you will have access to fresh water. You will need a good size water hose if your going to hook up water to your camper from site 1. We have electric hookups that are 20amp Only. There is a clean outhouse but no shower at this time. We are working on making a shower. There is plenty of room for outdoor yard games. You will hear a little road noise and we do have neighbors. You will see me and my family out working around and feeding animals at times. The hosts house is not to far from the campsites. This is just a peaceful piece of property on a mini farm to get away and relax and explore Berkeley Springs WV. We are also only 15 minutes to Cacapon River for Kayaking and Swimming. We are also only 15 minutes to the C&O canal for hiking and biking. We do sell firewood for $7.00 that's around 13 pieces of wood. There is cornhole by the ice-cream shack that you are welcome to play. There will be more things added to the property in the near future. So come on out to the mountains and be our guest.

We had the best weekend getaway. Loved the views from our campsite and taking walks around the farm. Excellent hospitality and really enjoyed the the distillery tour, tasting and special barrel tasting. Great host & location. Short drive to many distilleries, breweries and wineries. Can't wait to return to visit Pathfinders Distillery in Boonsboro again as well as other new locations.

Beautiful location! Loved watching the goats graze in the field, and we visited the many variety of fowl and the emus were fun to visit!

Milton and Amy were extremely helpful, especially with clear directions. Our diesel heater went out, so staying at Milton and Amy’s place was truly a lifesaver…having electric hookups made all the difference for us.
It was a safe, comfortable place to stay for the night, and we really appreciated the peace of mind. As a bonus, we loved seeing the chickens…they added such a nice, welcoming touch to the stay

this site was great for a quick overnight stay! i took my dogs on a walk around the neighborhood, there was a dog at a neighbors house that spooked me and followed us, but nothing happened. just a heads up for dog owners, keep an eye out, there were a couple roaming neighborhood dogs.
however, everything else was lovely and i would definitely recommend. the wifi was a little spotty but i think i was a bit too far away.

Our third fall stay at the "Roost." We always love the privacy (just the one site), the animals (got to feed two sweet goats), and the golden hour/sunsets. Also, it is a great location - this time we checked out Antietam Battlefield, Potomac Ridge Brewing, and South Mountain Creamery.

It was a very private grassy campsite and easy to find. There were no issues with crowing roosters. West left a good bit of firewood for the chilly night and two jugs of water. There was lots of space to walk off-leash with the dog towards the back of the property.

Parking at Harper’s Ferry can be hard to find if you want to park down in the town you will need to arrive early as it fills up pretty quick!

Good day for history
No more than 15 minutes from B Lane camp site to the park. Hiked on the Lower Town trail from the parking lot, enjoyed the scenery along the way and once in Harper's Ferry itself. Lots of history some of which should prompt serious thought and discussion. And in present day, 3 trails converge on this site: Appalachian, Potomac Heritage, and Chesapeake and Ohio all meet at this point of land. Some visitors like us came by car, some by bicycle, and others on foot. We took advantage of the free Park Service bus to get back to our car from town as it was getting warm. Love to go back as we only used one trail and there is more to see.
