We are in a rural area, near a town, and on a lovely scenic road with no streetlight or stop lights. Near the Blue Ridge hills, Appalachian trail, Sherando Lake, several camp grounds, South River, many streams and some national forest.
We once had a large group of permaculture students that was very satisfied. We are developing in 2025 Lots of open here so campfires are ok.
We have space for a motorhome to 20 feet, with electric, and space for small RVs, tent, or trailer One place is great for a hammock between trees. If you have a group, room for a dozen small tent sites so contact us. We can work something out. Land is mostly level we are in a lovely recreational area.

This is a working farm, home to both Livestock Guardian Dogs as well as resident dogs, cats, rabbits, chickens, horses, goats and other various livestock. If you choose to bring your dog/s, please let us know when booking. You should NOT bring your dog/s if they are high-strung, overly sensitive, aggressive, or not trained. Our livestock guardian dogs are hard-wired to protect so if they sense an uncomfortable vibe from another dog, it will make them uncomfortable and they need to be focused on doing their jobs.
Safety, privacy and environmental impact is very important to us. We require a minimum of 50 feet between each campsite. Please contain all trash, human waste and canine waste and pack it out with you when you leave. Be kind to the areas in which you camp, as they are home to many wildlife, native trees/shrubs/plants and in some cases, food for horses and cows (hay fields).
Each site is provided a fire pit (upon request) and we sell firewood.

Camp Cove Creek is located in rural Faber, Virginia which is 20 minutes from Charlottesville in beautiful Nelson County. Camp Cove Creek was part of my grandparent's Waveland Farm. Originally situated on over 600 acres, the brick antebellum house across the hill was used as a hospital in the Civil War. The camp used to be a horse and cattle farm as well as a flea market and airport with grass airstrip when my mom owned the land. Our vegetable garden was by the swimming hole. The airstrip still maintained as such in order to offer aviation-accessible camping. It is s the future home of Faber Christmas tree farm and features several notable antique vehicles rusting in peace. Some models are of the same make and model featured on TV and film.
Camp Cove Creek is easily accessible via Rt 29 and Rt 6 east (Irish Road). Our property sits at the confluence of Bear and Cove Creeks where wading/hiking/tubing is permitted and encouraged (with water shoes). We are continually trying to improve the site by removing old barbed wire, poison ivy, roadside trash, and invasive plant species in addition to planting Christmas Trees, raising 3 kids, and working 2 full time jobs so please forgive our works in progress!
This is your 30-acre camping playground! Licensed off-road vehicles, ADV and Dual-sport motorcycles, horses, personal electric vehicles and EVEN PRIVATE PLANES are welcomed! Camp anywhere along it or the creeks bordering it. We encourage walking the route first as it has intentionally been left primitive to provide more of an authentic and fun getaway adventure. Overlanding does tend to scratch paint so enter at your own risk! There is a Volleyball Net and Horseshoe set for use as well.
Nearby in the soapstone mining town of Schuyler you can visit the home place of Earl Hamner, best known for his creation of The Waltons TV show. While you're there check out the Waltons Mountain Museum, which happens to be my old elementary school and my parent's former high school. The Rockfish River dam and quarry gardens are really cool too!

This was a 55-acre farm, split in half to accommodate a bypass through Charlottesville, so the previous owners had to give up half the land, and actually moved the house down to the other half of the property! They had to build a land bridge to get to the new home site, so they turned the bridge into a dam and created a beautiful large swimming pond, complete with beach and gazebo. My wife Stephanie and I bought the property in early 2017 and have turned it into a private horse farm, adding pastures, a riding ring, and 6-stall barn. There are ~21 horses who live on the property.

The wooded area is next to my house. There's about 4 acres to explore and a gravel road rarely traveled for a nice walk to a view for a great sunset. Harrisonburg is 5 minutes from here and has lots of night life, micro breweries etc. I have long power cords if you need electric at the campsite. You may hear owls hooting at night. The campsite is under white pines with a thick bed of pine needles. There are several campsites under the red cedar trees that are naturally bug and mosquito resistant. Shenandoah National Park is about 45 minutes away if you go to the 33 entrance and 45 minutes away to go to the Luray entrance. Lots of bears there and hikes to waterfalls. No hunting there. Solar panels provide half of my energy needs. GW National forest has lots of hiking and mt biking and is half an hour away. Great views of the mountains from the campsite area. I'm dedicated to having lots of native plants and trees. I do not spray any pesticides. Plenty of free firewood. Not too far off interstate 81. I give tours of the mushroom farm whenever the weather isn't below freezing. I don't recommend anything larger than a conversion van. Very small pull behind campers are OK . All campers are required to leave every day from 1 to 5. Belongings may be kept here. There is a bathroom inside the house. No showers , please guys relieve yourself behind a tree instead of tying up a bathroom .. Harpine Highway is nearby and does have some trafffic noise but it's not close enough to discourage most campers.

Approximately 8 miles downriver from Scottsville and 2.5 miles downriver from the Hardware River Wildlife Management Area, this is the Premier campsite for an overnight float trip on the middle James. With some of the best smallmouth bass fishing the James River has to offer, this is perfect stopover for a take out at the New Canton/Bremo Bluff boat landing 4 miles downstream. Enjoy an overnight or a couple of days. The 2 acre campsites are on an elevated sand and gravel bar on the north and south shores of Big Island. There's ample room for multiple tents and boats. Pools and slow moving water to cool off after your float down, and a great place for catfishing and watching satellite fly-bys at night. Plenty of Bald Eagles, Ospreys, and just about all of Virginia's animals inhabit this section of the James. Enjoy the scenery!

1. Check out river levels, forecasts and warnings. There can be class 1 and 2 rapids (and more) depending on river height. Very experienced paddlers only once the river gets above approximately 5.0 feet or so at Scottsville. The host will gladly rebook your stay should the river height not be safe for your group. This is a working farm, home to both Livestock Guardian Dogs as well as resident dogs, cats, rabbits, chickens, horses, goats and other various livestock. If you choose to bring your dog/s, please let us know when booking. You should NOT bring your dog/s if they are high-strung, overly sensitive, aggressive, or not trained. Our livestock guardian dogs are hard-wired to protect so if they sense an uncomfortable vibe from another dog, it will make them uncomfortable and they need to be focused on doing their jobs.
Safety, privacy and environmental impact is very important to us. We require a minimum of 50 feet between each campsite. Please contain all trash, human waste and canine waste and pack it out with you when you leave. Be kind to the areas in which you camp, as they are home to many wildlife, native trees/shrubs/plants and in some cases, food for horses and cows (hay fields).
Each site is provided a fire pit (upon request) and we sell firewood.

Camp Cove Creek was part of my grandparent's Waveland Farm. Originally situated on over 600 acres, the brick antebellum house across the hill was used as a hospital in the Civil War. The camp used to be a horse and cattle farm as well as a flea market and airport with grass airstrip when my mom owned the land. Our vegetable garden was by the swimming hole. The airstrip still maintained as such in order to offer aviation-accessible camping. It is s the future home of Faber Christmas tree farm and features several notable antique vehicles rusting in peace. Some models are of the same make and model featured on TV and film.
Camp Cove Creek is easily accessible via Rt 29 and Rt 6 east (Irish Road). Our property sits at the confluence of Bear and Cove Creeks where wading/hiking/tubing is permitted and encouraged (with water shoes). We are continually trying to improve the site by removing old barbed wire, poison ivy, roadside trash, and invasive plant species in addition to planting Christmas Trees, raising 3 kids, and working 2 full time jobs so please forgive our works in progress!
This is your 30-acre camping playground! Licensed off-road vehicles, ADV and Dual-sport motorcycles, horses, personal electric vehicles and EVEN PRIVATE PLANES are welcomed! Camp anywhere along it or the creeks bordering it. We encourage walking the route first as it has intentionally been left primitive to provide more of an authentic and fun getaway adventure. Overlanding does tend to scratch paint so enter at your own risk! There is a Volleyball Net and Horseshoe set for use as well.
Nearby in the soapstone mining town of Schuyler you can visit the home place of Earl Hamner, best known for his creation of The Waltons TV show. While you're there check out the Waltons Mountain Museum, which happens to be my old elementary school and my parent's former high school. The Rockfish River dam and quarry gardens are really cool too!

This was a 55-acre farm, split in half to accommodate a bypass through Charlottesville, so the previous owners had to give up half the land, and actually moved the house down to the other half of the property! They had to build a land bridge to get to the new home site, so they turned the bridge into a dam and created a beautiful large swimming pond, complete with beach and gazebo. The wooded area is next to my house. There's about 4 acres to explore and a gravel road rarely traveled for a nice walk to a view for a great sunset. Harrisonburg is 5 minutes from here and has lots of night life, micro breweries etc. I have long power cords if you need electric at the campsite. You may hear owls hooting at night. The campsite is under white pines with a thick bed of pine needles. There are several campsites under the red cedar trees that are naturally bug and mosquito resistant. Shenandoah National Park is about 45 minutes away if you go to the 33 entrance and 45 minutes away to go to the Luray entrance. Lots of bears there and hikes to waterfalls. No hunting there. Solar panels provide half of my energy needs. GW National forest has lots of hiking and mt biking and is half an hour away. Great views of the mountains from the campsite area. I'm dedicated to having lots of native plants and trees. I do not spray any pesticides. Plenty of free firewood. Not too far off interstate 81. I give tours of the mushroom farm whenever the weather isn't below freezing. I don't recommend anything larger than a conversion van. Very small pull behind campers are OK . All campers are required to leave every day from 1 to 5. Belongings may be kept here. There is a bathroom inside the house. No showers , please guys relieve yourself behind a tree instead of tying up a bathroom .. Harpine Highway is nearby and does have some trafffic noise but it's not close enough to discourage most campers.

Approximately 8 miles downriver from Scottsville and 2.5 miles downriver from the Hardware River Wildlife Management Area, this is the Premier campsite for an overnight float trip on the middle James. With some of the best smallmouth bass fishing the James River has to offer, this is perfect stopover for a take out at the New Canton/Bremo Bluff boat landing 4 miles downstream. Enjoy an overnight or a couple of days. The 2 acre campsites are on an elevated sand and gravel bar on the north and south shores of Big Island. There's ample room for multiple tents and boats. Pools and slow moving water to cool off after your float down, and a great place for catfishing and watching satellite fly-bys at night. Plenty of Bald Eagles, Ospreys, and just about all of Virginia's animals inhabit this section of the James. Enjoy the scenery!
KNOW BEFORE YOU BOOK and GO
1. Check out river levels, forecasts and warnings. There can be class 1 and 2 rapids (and more) depending on river height. Very experienced paddlers only once the river gets above approximately 5.0 feet or so at Scottsville. The host will gladly rebook your stay should the river height not be safe for your group. Check James River height at Scottsville or other reputable data source.

3. Both campsites are only accessible by canoe, kayak or other small craft from the west/upriver.

This campsite's location is great if you need a place to stay near the city. The campsite itself was spacious and relatively quiet. Unfortunately, one of the days was very rainy-- our tent flooded and we found it difficult leaving the muddy driveway. All in all, would use again, as long as, there is no precipitation in the forecast.

Bob was such a wonderful and gracious host. I lost one of my beagles, and he helped me get the word out quickly, online. Thankfully we found her, none the worse for the wear! In fact I think she had a great time. The camp sites are well laid out and I think this would be a great place for a group.

My husband, dog, and I had a great time car camping on Emmalyn's land. We arrived after dark, but it was still easy to navigate to the site. It is not too far from the highway, and we found it to be very quiet. It was a perfect stopover for our long drive!

Very cool place with multiple trails through the property. We chose a spot near the bottom by the creek, it was very peaceful! My girls enjoyed finding all the bikes, sleds, and lights around the property. The nostalgic vehicles are a nice touch! We will happily return👍🏼

My partner took me camping for my birthday and he chose the site. The view was spectacular and the hosts were very friendly! There is a really cool train that passes on the other side of the water, and it is so cool to watch. We got a bundle of wood, and it lasted us all weekend. I was on site 2, and the only suggestion I might make is to perhaps make stairs going down to the water level area. I'll be back for sure!

Bob was incredibly helpful at relocating us because site #2 doesn’t allow dogs. He moved us to the spacious #7 campsite at no additional charge, and we never had to talk to another person while we were camping. It was exactly the kind of escape into nature that we were looking for. We will be back!

Ann and everyone else there are all so so kind and her house/land is beautiful! The animals, especially the cats, were so friendly & loved to be pet. They are adorable! Waking up to soft rolling hills and grazing horses (and 2 very charming mules) hit the spot!!
