Learn more about this land: When you arrive you will drive up to your campground destination which is 16 acres of Loblolly Pine trees. There is a 1 1/2 acre pond stocked with Catfish, Bass, Crappies, Brim and Shell Cracker. Also there are two smaller ponds with minnows and one is home to Tucker the Turtle 🐢 . We have several trails on the property to walk as well. You are welcome to 🐠 fish for dinner but we ask that you notify your host if you want to keep some fish. Otherwise please practice catch and release policy. Each site will have a fire ring available. We are AUTISM Friendly 💙,so if you have a camper that needs a little more encouragement about camping or other accommodations please let your host know. You are welcomed to bring your furry family members, bikes and kayaks. We are only 35 minutes from Carter’s Mountain, Monticello and Jefferson Winery’s. Thistle Gate Winery is only 5 minutes away and 20 minutes to Scottsville were you can enjoy the James River. UVA sports complex is only 30 minutes away and your able to go the back way in to skip the gridlock of the traffic. Come visit the farm and stay with us! We have primitive tent camping, RV sites, and a cozy little cabin. Blackwater Birds and Bees is a developing farm that started in 2016. If you're looking for privacy, you won't find a better place in Southeastern Virginia. It's over 100 acres on the Blackwater River with access to over 2 miles of waterfront without leaving the property. The river is much like a cypress swamp with large channels running through the middle and it creates a perfect environment for all kinds of spectacular wildlife. We have kayaks and canoes available for campers to use for free and a Jon boat with trolling motor available for rent. Fishing is permitted in our large pond and on the river. The farm currently features an apiary, vegetable garden, blueberry bushes, and animals including ducks, chickens, geese, and goats. The cabin features a full-size bed complete with linens/bedding as well as a sleeping loft for 2 additional guests. While the cabin does not have electricity or plumbing, it does have battery operated lights and an outhouse with flush toilet on site for the convenience of cabin guests. Sixteen years ago we accomplished that dream, giving us access to a Shenandoah Valley treasure, and yes, we are on the first of the Seven Bends. Although we live in the main log cabin, we are happy to share our tiny living screened cabin over looking the river with many activities available to you. Although we are only minutes from I81, the setting is very private, in the woods behind our home. Park at the main cabin and hike 200 feet down the hill to the secluded River Cabin overlooking the North Fork of the Shenandoah River. You'll have river access for fishing, swimming and paddling (kayaks and canoes provided), or you can just sit on the dock and watch the sunset. Retreat back into the screened cottage for a quiet restful evening or relax on the deck by a fire. We are a Glamping site... like a hotel stay in the woods. Close by are 100's of miles of hiking trails and the charming town of Woodstock offering free concerts, some of Virginia's finest wineries, the Brewhouse and other great local restaurants... come explore and adore. There is also an auxiliary deck in the trees for pitching your own tent or sleeping under the stars for additional campers. The Guinea Farm, Field, and Forest

The Guinea farm is 18 acres of feild and forest on the rural middle pennensula. Only 1 mile from 2 separate secluded beaches and a boat launch. There is verly little traffic or light polution here, nature is at your fingertips. Come visit the farm and experience agrotourism at it's finest. Pick your own veggies in the community garden and meet the Guinea fowl! Enjoy the windernes and learn about the local ecosystem here on the middle pennensula. There are 3 sites spaced out across the 18 acres set apart for privacy. Wisteria is a primative site closer to the entrance gate. Trilogy is a suspended tree tent in the pines 700' beyond that and seperated by dense forest. Stargazer Tiny cabin is an offgrid rustic camping cabin on the back side of the property. Each site is surronded by several acres of forest and close to the edge of a large feild. There are romaing guinea fowl that may come make a very loud appearance as they canvas the property eating bugs. Deer, Turkeys, Bald Eagles, foxes, and other wildlife are common guests also. Mid-summer is what I call frog season, Tree frogs are abundant and provide a wonderful soundtrack. There are free to use bicycles, an axe throwing board, and cornhole boards available. 4 miles from shopping and dining in Mathews Virginia, 15 miles to Gwynn Island. Gwynn's Island is an island located in the Chesapeake Bay off of Virginia's Middle Peninsula. The island is located in the northeast part of Mathews County, south of the mouth of the Piankatank River. It is connected to the rest of the county by a swing bridge over Milford Haven.

They had to build a land bridge to get to the new home site, so they turned the bridge into a dam and created a beautiful large swimming pond, complete with beach and gazebo. My wife Stephanie and I bought the property in early 2017 and have turned it into a private horse farm, adding pastures, a riding ring, and 6-stall barn. There are ~21 horses who live on the property. The property is unique in that you can hardly see another house from anywhere on the property and yet we are only 2 miles from Barracks Rd. Shopping Center, and 4 miles from the University of Virginia.

Since we are heading into the winter months, we would like everyone to be aware that it might get chilly inside the bus if it is super cold outside. While the bus is insulated, we do lose a lot of heat through the windows and floor. *Beds* Comfortable queen-sized bed in the back. The couch folds down into a bed slightly smaller than a full size mattress. We have bedding included for both beds. The bus will sleep 3 comfortably, 4 if you really like each other! *Full Kitchen* Gas stove top inside the bus. Pots, pans, plates, bowls, utensils, storage containers, and coffee maker are all included. Small pantry space to store your food. Decent sized RV fridge and freezer. Small kitchen sink with hot water and a 7 gallon water tank underneath the sink that you will need to empty if full. *Bathroom* Features a skylight window. While it is a fully functional bathroom, we prefer you to use the main house bathroom for all your needs. There is a Nature’s Head composting toilet, with instructions included. We ask you to use the bus bathroom for urinating only. *Main House Full Bathroom* You have access to a full bathroom, shower, and laundry in a side door of the main house. We encourage you to utilize this space. The owners of the house also use this space but it is closed off from the rest of the house to ensure privacy. *Heating/Cooling* Portable A/C and heating unit on bus. Also has a whole bus cooling Maxxair Fan and personal fans. Includes a wood burning stove to keep you warm. In the winter, it could still be a bit cold on the bus so we encourage you to bring extra blankets and clothing depending on the weather. *Outdoors* Includes a deck with a small seating area, picnic table to enjoy your meals, and a portable propane grill for your use. Enjoy a campfire in the private fire ring. There is plenty of firewood to collect in the woods. Look for the gnome and follow the walking trail from the campsite to explore the creek and more of the backyard. *Electricity* While the bus has solar panels and a battery bank to be completely off-grid, it is hooked up to shore power for your convenience. Has 2 USB outlets and a standard wall outlet. Wifi is available with high downloading speeds. *Pets* All pets are welcome! Please keep in mind that there are two dogs on the property contained to the yard by an electric invisible fence. The dogs are not able to access the campsite. We ask that you keep your pup on a leash unless it is well trained and can stay in the campsite area and away from our pets. *Extra Guests* We allow a maximum of 4 guests to stay inside the bus. For a fee, you can have extra guests stay with you in a tent outside. Please let us know before booking if you will be bringing extra guests. ——— Guest access You will need to drive on grass and through the backyard to access the school bus. There is parking right next to the campsite. We will be respectful of your space and privacy, but with that being said we like to grill out and hang out on the back deck pretty often so feel free to come over and chat. ——— Other things to note The interior height of the bus is only 6 feet so please note that it could be a bit cramped for taller individuals. Learn more about this land: When you arrive you will drive up to your campground destination which is 16 acres of Loblolly Pine trees. There is a 1 1/2 acre pond stocked with Catfish, Bass, Crappies, Brim and Shell Cracker. Also there are two smaller ponds with minnows and one is home to Tucker the Turtle 🐢 . We have several trails on the property to walk as well. You are welcome to 🐠 fish for dinner but we ask that you notify your host if you want to keep some fish. Otherwise please practice catch and release policy. Each site will have a fire ring available. We are AUTISM Friendly 💙,so if you have a camper that needs a little more encouragement about camping or other accommodations please let your host know. You are welcomed to bring your furry family members, bikes and kayaks. We are only 35 minutes from Carter’s Mountain, Monticello and Jefferson Winery’s. Thistle Gate Winery is only 5 minutes away and 20 minutes to Scottsville were you can enjoy the James River. UVA sports complex is only 30 minutes away and your able to go the back way in to skip the gridlock of the traffic. There so much more within 30 to 45 minutes of this camping area I can’t list it all. I promise you will Enjoy your stay!

Come visit the farm and stay with us! We have primitive tent camping, RV sites, and a cozy little cabin. Blackwater Birds and Bees is a developing farm that started in 2016. If you're looking for privacy, you won't find a better place in Southeastern Virginia. It's over 100 acres on the Blackwater River with access to over 2 miles of waterfront without leaving the property. The river is much like a cypress swamp with large channels running through the middle and it creates a perfect environment for all kinds of spectacular wildlife. We have kayaks and canoes available for campers to use for free and a Jon boat with trolling motor available for rent. Fishing is permitted in our large pond and on the river. The farm currently features an apiary, vegetable garden, blueberry bushes, and animals including ducks, chickens, geese, and goats. The cabin features a full-size bed complete with linens/bedding as well as a sleeping loft for 2 additional guests. While the cabin does not have electricity or plumbing, it does have battery operated lights and an outhouse with flush toilet on site for the convenience of cabin guests. Magical Riverside Yurt w/hot tub

One loft bedroom, huge bathroom with a walk in shower and a soaking bathtub, while looking at a gorgeous creek, 20 ft away. A hot tub sits on the rear ground level deck. Kitchen with two coffee makers, microwave, full size refridge stovetop, air fryer, toaster oven and a kettle. This yurt is great for a couple or a couple with a small child, I can provide a cot. We have a high chair and playpen. The yurt faces the creek, and a rock wall on the other side making this property very private except for our cabin on the same property. It is fenced with split rail fencing and has a solar powered gate, with a gate fob provided. This is a safe, beautiful area to visit nearby Floyd, a nearby kayak rental shuttle service, breweries, a meadery 2 miles away, and many other unique finds. Beautiful Mountain View’s and backwoods drive. A unique wool farm is just down the dirt road with a cash only roadside stand.

James River Depot

An active hay field nestled between the river and the railroad. A great place to enjoy some R and R. We love to float the James and there is easy access to the river on our property. A beautiful field as well as some trees for added shade. Fun to hear the trains and the water as you get amazing views of the night sky.
