You have your choice of camping with your van or small RV, small trailer or tent, in a level, forested area (not lakeside) with picnic table and fire pit, or tenting lakeside with water views, picnic table and fire pit, or both! You have access to both, one reservation comes with both spots, so you can enjoy the lakeside regardless of where you sleep. Vehicles cannot reach the tent site, it is a steep trail about a 150 feet.
Although our campsite is near the lake, you cannot drive to the water from the campsite. It is a steep, short hike down to the water. There is one canoe at the campsite you are free to use or bring your own canoes, kayaks and/ or paddle boards to enjoy the superb water. There are no motor boats on the lake, so the paddling and swimming is great.
There are three private homes on the lake, adjacent to where your site it located so we ask that no loud partying, play music only quietly and no generators. There are no campers on either side of your campsite, we only offer one, campsite.
There is a nice, clean outhouse and no other amenities (Tier D in HipCamp-speak). No on-site water but it can be obtained at our house, just ask.
We have a dog on the property, who is friendly and off leash. If having a dog come visit would be a problem for you, please don't make a reservation. If you plan on bringing a dog please let us know. No more than two dogs allowed.

We have two private tent platforms located in a mature mixed hardwood forest on our 50 acre property, as well as one van/small camper/car camping site located on the edge of our field.
Each tent platform site includes an elevated and level 10'x12' cedar tent platform, a picnic table, and more privacy than the car camping site. Parking is less than a 1 minute walk from the platforms down a well maintained woods road and gorilla carts are available to help haul your gear.
Many guests who wish to stay right next to their cars choose to car camp on the edge of the field in the car camping site, either pitching a tent or spending the night in their small camper. The views from this site are breathtaking, but it has less privacy as it is located next to the communal firepit, and amidst our working farm so we will occasionally be around doing chores, (the chickens and pigs are early risers).
The communal fire pit has a great view and a few chairs are provided. Seasoned firewood is available for purchase, and we ask that you please do not harvest or burn your own wood off the property. Potable drinking water and a portable toilet are also available onsite for our guests. Well behaved pets are welcome, but must remain on a leash to ensure they do not disturb our plants or farm animals. We are at the dead end of a gravel road and can guarantee complete privacy and seclusion if you are looking to get away from it all, yet still be located conveniently within 10 minutes of Lyndonville, 15 minutes to Kingdom Trails and East Burke, 20 minutes to Lake Willoughby, and at the doorstep to the beautiful wilderness of Vermont's Northeast Kingdom!

This pristine and remote half acre of paradise is nestled between three hard and soft wooded lots set on the farther side of Peacham's Hidden Gem of Martin's Pond. The pond, which houses a Loon sanctuary, is situated on the back side of the expansive Groton State Forest, underneath the Looming Beauty of Devil's Hill. Remote Camping at its finest, campers will have access to a rustic out house and solar shower, as well as the clean waters of the pond for their use. Two Kayaks, with paddles and adult life vests are available for use on-site. Life jackets must be worn at all times. Please message for details. A small Shed on property can be accessed if dry storage space is needed. Firewood (one bundle & kindling) and fire pit will be provided. If you would like additional firewood during your stay, please use the "add-on" feature and select how many bundles of wood you would like. Pets are also welcome, but please review the pet-deposit under "add-ons." Campers are expected to bring their own accommodations: Tent, Sleeping Bag, pad, cooking stove/ fuel, etc. For bikers and backpackers, the extensive back roads of Peacham, VT as well as the hiking of Devil's Hill and other parts of Groton State Forrest should provide ample space for discovery. Not to mention the pond itself for boating enthusiasts. Currently, power and cell service are non existent on the property. Quiet camping generators are not discouraged so long as they are not in use during quiet hours. Just remember that Cell service is SEVERELY limited and you're encouraged to download any media prior to arrival. If at any time you need our assistance the closest signal is the interstate. We have two private tent platforms located in a mature mixed hardwood forest on our 50 acre property, as well as one van/small camper/car camping site located on the edge of our field.
Each tent platform site includes an elevated and level 10'x12' cedar tent platform, a picnic table, and more privacy than the car camping site. Parking is less than a 1 minute walk from the platforms down a well maintained woods road and gorilla carts are available to help haul your gear.
Many guests who wish to stay right next to their cars choose to car camp on the edge of the field in the car camping site, either pitching a tent or spending the night in their small camper. The views from this site are breathtaking, but it has less privacy as it is located next to the communal firepit, and amidst our working farm so we will occasionally be around doing chores, (the chickens and pigs are early risers).
The communal fire pit has a great view and a few chairs are provided. Seasoned firewood is available for purchase, and we ask that you please do not harvest or burn your own wood off the property. Potable drinking water and a portable toilet are also available onsite for our guests. Well behaved pets are welcome, but must remain on a leash to ensure they do not disturb our plants or farm animals. We are at the dead end of a gravel road and can guarantee complete privacy and seclusion if you are looking to get away from it all, yet still be located conveniently within 10 minutes of Lyndonville, 15 minutes to Kingdom Trails and East Burke, 20 minutes to Lake Willoughby, and at the doorstep to the beautiful wilderness of Vermont's Northeast Kingdom!

Beautiful and easy to find spot with basically everything you could need for a no frills glamping weekend and the outhouse is probably the nicest one I’ve ever been in. My dogs loved running around in the field and the inside of the tent was very spacious. Susan and Drew stopped by to introduce themselves and make sure we were all set for the weekend. 5 stars from a cousin duo & their dogs visiting from Saratoga NY! My cousin isn’t much of a camper so we met in the middle with this glamping tent not too far from civilization. She remarked she specifically liked that there were people living close by (but not too close) and the composting outhouse. Also, if you’re reading this and wondering whether you should pay to have firewood already at the site, definitely do it! Owners supply you with much more firewood than you can buy on the side of the road. Such a lovely weekend all around. Thank you!

This is an incredible site! Having access to the lake is incredible and the views all around this area are awesome. Sites were well equipped with fire pits and tables, and the outhouse was clean and comfortable. Elisa’s directions were very accurate and easy to follow.
