Site 1 - OneRiver Farm: A Mountain Retreat
Tommie’s land is absolutely beautiful, and our family had an amazing stay. The campsite was the perfect size, and falling asleep to the sound of the creek each night was incredibly peaceful. Our kids spent hours exploring the creek, and Tommie even showed us a path over to the New Haven River where they had a blast skipping rocks and adventuring.
Tommie was exceptionally kind and welcoming, taking the time to share tips that helped us make the most of our stay. We truly appreciated the hospitality and can’t wait to come back again next year. Highly recommend this spot to anyone looking for a relaxing, family-friendly camping experience!

Onefarm is a amazing site. Tommy is a very good host and give us good hints to discover Lincoln area. The farm is just at the base of mt Abraham and There is Many things to explore.

Site 1 - OneRiver Farm: A Mountain Retreat
Tommie personally greeted us and walked us to our campsite. We camped on Site 1 by a beautiful stream, surrounded by trees in the neighborhood of an adorable baby fox. On our drive, we saw a mama bear with her two youngsters. Our nine-year-old flew his model plane, boomerang, and glow-in-the-dark frisbee endlessly in the open field. Tommie was wonderful at communicating. Our host was kind and offered recommendations for hikes and activities. He was also so thoughtful, we could tell in the way he had prepared for our visit, checked in on us on the last day to see if we needed assistance, but also left best in privacy during our. Pack lightly if you would like trips from the car with your equipment. We were surprised by the cleanliness of the camp pit toilet which was creatively built and surrounded by a handmade privacy screen of pine bows and more appealing than any porta potty I’ve ever used. There were walking trails, swimming holes, a stream, and a river all in the camping location. You could make it to Stowe, Ben & Jerry’s, or Smuggler’s Notch for an easy day trip. We travel to Vermont because it’s a little greener, a little quieter, and has a different variety of wildlife. But the most special part of this trip was learning that Tommie and his wife appreciate and enjoy where they live every single day and find joy in sharing that with others. We must return so that we can take better advantage of the trails and river next time.

Tommie has a beautiful property tucked under the Lincoln Gap along the spine of Vermont’s Green Mountains.
Tommie’s land was the perfect spot for our small group to stop over during a week long cycling trip around Northern Vermont.
Beautiful views, swimming holes , and trails to explore.
We felt very fortunate to have such a wonderful place to camp during at our trip. Thanks Tommie!

Private site alongside the creek with a fire ring. We saw a few bears at night so stay vigilant and keep your food in your car! We loved hiking on the adjacent land trust and star gazing. Tommie is a great host.

Tommie’s camp is the best! Peaceful, private and beautiful. He was very helpful and accommodating. Don’t skip the swimming hole at the end of the field- it was refreshing and fun! We will be back again!

Tommie’s place was absolutely amazing!!! Best HipCamp ever. Tommie was so kind and hospitable and gave us amazing recommendations for the area. The views are absolutely breathtaking, the star gazing was amazing, and the sound of the stream right next to our campsite was so relaxing. The location was great too - close to Lincoln gap, Warren, and Waitsfield, all with a beautiful scenic drive. We spent a ton of time at the swimming hole on the property too which was absolutely incredible. Don’t hesitate to book! We will certainly be back. THANK YOU for everything Tommie!

I loved Tommie’s land. I only stayed there one night, but it is on pristine land. You have multiple trails in the area, and arguably one of the prettiest rivers in Vermont. I will visit again in the future.

We really enjoyed our 3-night stay at Tommie's campsite. We arrived fairly late and it was getting dark, so setting up was a bit of a mad dash as there is a hefty hill to get down. Normally, there is a cart and a wheelbarrow for use but the cart was broken when we arrived. Tommie ensured he fixed this for our departure. The site is in prime location for day hikes and accessing some really adorable towns (Warren and Bristol were lovely!). Bobcat cafe served an excellent dinner and the views from Mt Abe were awesome. The site was flat and large, and the river made for lovely white noise. Pack light - and enjoy!

Had such an amazing weekend on this property. Having access to the river makes it such a serene experience, and the public swimming holes nearby are delightful. If you’re looking for a rustic, safe experience up in beautiful Vermont mountains, this is such a good choice!

Our favorite spot in Vermont!
This was our second time staying on Tommie's land. We are in love with this location. It is by far the best hipcamp we've ever stayed at! It's very private (we had the whole place to ourselves) and filled with natural wonders to explore. There are trails, a beautiful swimming hole and epic views all with in walking distance of your campsite. A short drive will take you to mountain trails, more swimming holes, farmers markets and cute small towns. The highlights of our trip this time was watching the moonrise from behind the mountains, trail running on the trails behind Tommies land and hiking Camels Hump ( a short drive away). We can't wait to return to this beautiful piece of land are so greatful to Tommie for sharing his little slice of paradise with us :)

Site 3 - OneRiver Farm: A Mountain Retreat
My friends and I had an amazing stay here despite the rain. We were in site 3, and I was blown away at how secluded and large the site is. It connects to a field that’s incredible for stargazing, and across the field is a beautiful swimming hole. The scenery here is breathtaking, and I would love to come back. Tommie is a very nice and welcoming host, and made sure we had a great stay. Be sure to ask him about his lavender farm too, it’s very cool!

Tommie was extremely helpful in accommodating us in a beautiful spot near the stream. We were under a few trees facing the open field in which we could let our dogs run free and play frisbee. They had a blast and so did we. It was very relaxing with the sound of water near our tent. The whole place was well maintained and we could go for long walks along the stream with ease with our 2 year old daughter. We were also able to find good local food about 4 min away by car which was helpful since we stayed for 3 nights and we were missing a few items. Overall would definitely recommend Tommie’s spot and would love to come back again one day.

This place truly felt spiritual and peaceful to recharge. We camped at site 1. It was tucked in the woods behind a large beautiful field and sat next to a babbling brook. Stunning views everywhere- Even the parking lot was surrounded by wild flowers and had great views of the mountains. The swimming hole was just a short walk across his property and had a rope swing for the brave. It was tucked under a bridge which had inspirational quotes and cartoon friends painted along the concrete walls. It warmed the heart.
As far as practicalities for camping, Tommie provided a wooden hand cart to bring our gear to our campsite which was helpful. However, we learned quick that heavy/full cart loads that were very manageable going downhill were nearly impossible for the uphill haul. Just a few extra, small load trips solved that “problem”. The campsite isn’t far at all from the parking lot, but you do have to manage the hill. The site was big enough to comfortably fit two 8-10 person tents and had a small fire pit with metal grate for cooking. The pit toilet was tucked away about 20ft from the campsite which provided great privacy. But the pit toilet is as rustic as camping can get, so those who need a little more polished place to poo may not do well. We didn’t personally mind but that was probably our bottom line for needs. It did its job.
We truly enjoyed our stay even though it rained our entire weekend but it gave us more reasons to came back and maximize our experience!

Beautiful, brookside spot in bucolic Vermont. My wife and I came down from Burlington to unplug and Tommie’s land was just what we needed. Quiet, private, and just a short walk from an awesome swimming hole it has all you need.

This place is magical! Surrounded by mountains, hills, creeks and rivers- all a short walk or drive from where we camped. We camped at site three- beside a beautiful crystal clear creek (which lulled us to sleep every night). There's a swimming hole a short walk away. It was perfect for a cold dip- especially at sunset.
Tommie was incredibly knowledgeable and helpful. He shared his passion for the land and shared so many gorgeous hidden gems with us. Every place he shared was breathtaking. There is so much to do, see and explore all within a short drive of Tommie's land. We are in love with Vermont and can't wait to come back to Lincoln to tackle some of the longer hikes and to swim in every swimming hole we stumble across.

Want an amazing trip! One River Farm in Lincoln, VT was everything we had hoped for on our long weekend camping trip and Tommie was a great host. This camp site has it all, ample space for a few tents tucked in the woods adjacent to a cold water stream on a picturesque New England farm. Waking up to watch the sunrise over the hay fields with the mountain range in the background while enjoying am the first cup of camp coffee is enough to have me coming back again. The more you are willing to explore the more you will find. There is plenty of great hiking throughout the nearby Green Mountains, it’s a short drive to the towns of Bristol or Stowe if that’s your thing and don’t miss the Lincoln General store. It’s just miles down the road and they have all the essential you’ll need for a great trip. Oh yeah, bring some swimming trunks, there is an amazing swimming hole a short walk from camp. We spent the weekend exploring the area on motorcycles. There’s endless amounts of amazing riding in the area. Ride the gaps or explore the local gravel roads, you won’t be disappointed! If you’re in the area and looking for a secluded place to remote camp with lots to do nearby I would highly recommend giving this spot a try. Cheers!

Such sacred and beautiful land and water! And such kind hosts. We loved being there, so private, beautiful views. Just a note that if you have a lot of stuff, it’s a bit strenuous getting it back to the car (the three minute walk is downhill and then flat getting to the site, but flat and then uphill going back to the parking area). Still definitely worth it and the cart they provide is a huge help! Would love to come back, was sad to leave.

Tommie’s land is the perfect camping getaway experience. I was looking for a remote, beautiful spot to tent camp with my ten year old son for a few days. We wanted lots of privacy and room to move around and our site (Site #1) more than delivered. Tommie is a kind and welcoming host and lives across the road, just close enough if we needed anything but also far enough that it didn’t feel like we were staying on his property. The Lincoln Gap is also such a beautiful remote nature wonderland with many trails, rivers, and little tiny rural towns to explore. Can’t recommend this property enough.
