We live on 52 wooded acres in a natural area surrounded by lakes and ponds just 14 miles north of Montpelier VT. We are located on the Green Mountain Gravel Growler bike packing trail and 7 miles south of the Lamoille Valley Rail Trail. We have lots of hiking , biking, boating and swimming opportunities nearby. Our amenity's include a bath house with two flush toilets and a hot shower. We also have a washer and dryer available for our campers. We have two 30 amp RV sites with full hook ups and 4 tent/small RV non electric sites. We are 100% solar powered and have good WIFI but no cell service. We cater to small quiet groups who can enjoy our peaceful setting. If your are bike packing and our sites are booked just text or stop in we will accommodate you.
The campground is located along our town road and the sites are 50 - 100 feet apart along our driveway. This is not a wilderness experience you will have neighbors, including us

Established in 2020 the Marina provides seasonal and overnight slips and moorings to boaters, fisherman, and lake-goers, three camp sites, and an on-site cafe.

Prior to becoming a marina in 1989, the property was home to a very large Iron Foundry, rail yard, and barge-loading operation known as Cedar Point. Cedar point, part of the larger Witherbee-Sherman Mining Company, operated in the late 19th and early 20th centuries smelting iron ore to be shipped throughout the world via the Lake Champlain Canal and Hudson River, and is credited with providing iron to some of America's leading projects at the time. Some remains of the sites industrious past can be observed throughout the property.

Our property, Windswept Acres, has been a favorite destination for literally generations of visitors, whether staying in a room in the farmhouse, a bunk in the barn, or "glamping" in our Sugar House.
One of those decades-long regulars asked several years ago whether they could locate their RV next to the road on a knoll overlooking our upper pond, and we told them "sure". They own a building company, and were good enough to bring a crew up to prepare the site. They laid pipes to one of our spring-fed wells for water, conduit for both electricity and phone, dug a dry well for grey-water, and moved onto the site for several years.
After then they chose to move to a traditional structure further up the hill, and left behind a fully-equipped spot perfect for campers and RVs that we have offered to visiting family and guests!
Easily accessible from a dirt road, your shaded site overlooks an acre pond. You are surrounded by lawns, open fields and hills with a small barn across the road from you. The pastures support horses, cattle, sheep and chickens
in your neighborhood. The ponds are both great for fishing, and the large one for swimming and canoeing as well. There are trails through the woods and logging roads to be explored on foot or bike. A walk up to the top of the hill affords near-360-degree views.
[Note for RV/trailer users: We are at the top of a 1.7 mile hill, of which more than a mile is dirt and the last half die or so is steep. We do NOT recommend pulling anything up this hill
with front wheel drive vehicles, especially in wet conditions. If there is any question, be sure to message us for more info.]
[Note for GPS-reliers: some GPS devices try to send people up the back side of the hill, which is not an adequate road for any RV or even some cars. Your route should take you to Beacon Hill Road via VT route 110. it should NOT take you to Beacon Hill Road via Brook Road!]

The village of Chelsea hosts a weekly summer farmers market May-September on Fridays from 3-6pm (mid-May through September). In downtown Chelsea there is gas station (110 Quickstop), two town commons, a small library, and a general store (Will's Store), and a farm stand (Chicken Wiggle Farm).
Within 20-45 minutes of our farm you can reach the larger towns of Montpelier (state capital), South Royalton, Randolph, Woodstock, White River Junction, and the Upper Valley Region (Dartmouth College), all of which offer a wide variety of attractions and services. Upon your arrival, you will be given a welcome packet with more detailed information about our area, and we'll be happy to provide you with any other tips you're looking for.

The Texas Hill Brook site is a flat, wooded campsite on Texas Hill Brook in Huntington. The campsite is roughly 10m x 30m (30' x 100'), large enough for several tents or a small camper/RV. It is accessed by a sloped 50m (about 150') gravel driveway. The narrowest part of the driveway is 2.6m (about 8.5 feet). There is a 3m x 3m (10' x 10') tent platform and a large picnic table. Firewood is provided. Near our home about 120m/400 feet away through the trees but relatively private. Within a short pedal or drive to some of the best mountain biking and hiking Vermont has to offer, 15 minutes to Richmond and Hinesburg, and just a half hour to Burlington. Our property, Windswept Acres, has been a favorite destination for literally generations of visitors, whether staying in a room in the farmhouse, a bunk in the barn, or "glamping" in our Sugar House.
One of those decades-long regulars asked several years ago whether they could locate their RV next to the road on a knoll overlooking our upper pond, and we told them "sure". They own a building company, and were good enough to bring a crew up to prepare the site. They laid pipes to one of our spring-fed wells for water, conduit for both electricity and phone, dug a dry well for grey-water, and moved onto the site for several years.
After then they chose to move to a traditional structure further up the hill, and left behind a fully-equipped spot perfect for campers and RVs that we have offered to visiting family and guests!
Easily accessible from a dirt road, your shaded site overlooks an acre pond. You are surrounded by lawns, open fields and hills with a small barn across the road from you. The pastures support horses, cattle, sheep and chickens
in your neighborhood. The ponds are both great for fishing, and the large one for swimming and canoeing as well. There are trails through the woods and logging roads to be explored on foot or bike. A walk up to the top of the hill affords near-360-degree views.
[Note for RV/trailer users: We are at the top of a 1.7 mile hill, of which more than a mile is dirt and the last half die or so is steep. We do NOT recommend pulling anything up this hill
with front wheel drive vehicles, especially in wet conditions. If there is any question, be sure to message us for more info.]

Within 20-45 minutes of our farm you can reach the larger towns of Montpelier (state capital), South Royalton, Randolph, Woodstock, White River Junction, and the Upper Valley Region (Dartmouth College), all of which offer a wide variety of attractions and services. Upon your arrival, you will be given a welcome packet with more detailed information about our area, and we'll be happy to provide you with any other tips you're looking for.

The Texas Hill Brook site is a flat, wooded campsite on Texas Hill Brook in Huntington. The campsite is roughly 10m x 30m (30' x 100'), large enough for several tents or a small camper/RV. It is accessed by a sloped 50m (about 150') gravel driveway. The narrowest part of the driveway is 2.6m (about 8.5 feet). There is a 3m x 3m (10' x 10') tent platform and a large picnic table. Firewood is provided. Near our home about 120m/400 feet away through the trees but relatively private. The owners of the property, Chelsey and Jon live with with their two young kids and dogs on the premises. The dogs are unleashed and friendly (though they will come running and barking loudly to say hi)!
We have a yoga studio and offer classes upon request.
We have many games for you to use, a bluetooth movie projector, walking trails (sometimes needing a bit of maintenance), a fire pit and grill.
The property is in the woods rustic woods of Vermont, amongst all of its seasons. Please note that we do our best to maintain the property as weather arises, but the walkways, some of which are a bit steep, may be snowy, icy or otherwise. Please come prepared with a vehicle and shoes that are suited for the season of your arrival (mud, snow and ice) for both our property and the town road we live on. Checking in during daylight hours is advised.
Nearby, the town of Woodstock in only minutes away with cute shops and restaurants. There are many local hikes, national and state parks, the Quechee Gorge, white water rapids, The VAST (snowmobile trails), ski resorts and array of local events to attend.

Sweeping pastoral hillsides mixed with densely wooded private acres make our camps unique, each one offering a different experience. A developed network of our own marked trails for exploring, our private red slate swimming quarry with docks and seating, and catch release fishing at 2 ponds are a few things to enjoy here. Slate Valley Trails & Merck Forest are close by. Places to picnic, enjoy the sunset, and idle are a plenty. Our farm stand is stocked with seasonal produce, jams, eggs, and bagged ice. Spring water is available. Excellent locally burgers, steaks, chicken and more are available as pre-order EXTRAS.

Jon was most accommodating and a wealth of local information. He loaned us an electric heater for our camper so we didn't have to use the noisy one installed. The driveway was a bit daunting for backing up but we did it without too much effort. There's a great hike with waterfalls on the property and a cute cafe close by with good food and live music. The bathrooms were the cleanest and nicest I have seen camping! We will definitely return!

Beautiful campsites on a hill overlooking the valley. Each site had a covered picnic table, tent platforms, electricity, and a sink. Bathhouse with hot water was a real treat. Hosts were communicative and helpful. Highly recommend.

Beautiful location, accommodating and welcoming hosts. Very nice clean bathrooms, showers, and laundry! Best I've ever seen at a camp ground. Sites are pretty private with their own sink and tent. It is in the middle of nowhere but pretty easy to find off the main road. Dog friendly. Wish we could have stayed longer!

Perfect location if you plan on visiting surrounding cities, like Stowe. Camp site was well taken care of. The owner is extremely knowledgeable about the area and gave several recommendations for activities and dining ahead of the visit for planning. All around really nice dude! Multiple showers/flushable toilets available. Dog friendly. Many guests but was very quiet, which was great. Bathroom could be a bit cleaner/welcoming...but it is camping and I'm always grateful just to have access to utilities. Over all, nice stay.

The open secluded space provided was amazing and having firewood on site was top notch. Very beautiful view to wake up too and the trails were great and the trees was so beautiful. Would definitely come back again!!
The host was great and showed us where our campsite was when we got there late, 😅 she was nice to wait up. They have hot showers which was great and a cute little farmers market where she had the veggies and eggs there to purchase. Plus there were cows there to see, so cute! Thanks again and would definitely come back again!!

My family (7 year old daughter, husband and dog) had the most wonderful time tent camping at the Hops site on Heather and Paul's beautiful farm. It's such a special, expansive place with so many cool spots to hike to within the farm that we didn't feel like we needed to leave the property. We loved the peace and privacy of the Hops site but next time we'd like to try to Oak tree site which has stunning views. My daughter loved drinking directly from the spring behind Heather's house, and visiting the pergola near dusk. The highland cows against the backdrop of rolling hills and the beautiful slate structures look like paintings. I'd definitely recommend taking the tour of the property to orient yourself. Heather is a lovely person and a knowledgeable and engaging host.

There are great trails right on the property that wind through some beautiful woods, as well as longer trails around the quaint and peaceful neighborhood. Weekend Trip to HOWL Women & Gender Justice Retreat
HOWL is a lovely place to stay! The hosts were welcoming and warm, opened their home as if I was an old friend and made sure that I felt comfy and ready to enjoy the beautiful surrounds. I'd recommend staying there - either camping or in the farmhouse - anytime your path takes you to the Upper Valley in Vermont!
