Our HipCamp is set on a six-acre property featuring three acres of mature maple trees and a historic 200-year-old home that now operates as an inn. Campers are welcome to stop by in the morning for a 50 cent cup of fresh, hot coffee or our inn's legendary breakfast for $15/person. Located seven miles from Middlebury, the site offers both a quiet retreat and easy access to the town’s shops, restaurants, and cultural events. The surrounding area is rich in literary history—Robert Frost spent 39 summers nearby at the Bread Loaf Campus, drawing inspiration from the landscape. Outdoor enthusiasts will find plenty of opportunities for recreation. The Green Mountain National Forest trail system is nearby, offering biking, hiking, skiing, and snowshoeing. The Rikert Ski Touring Center and Middlebury College Snow Bowl provide additional options for winter activities. Per our town fire marshal, fires are only permitted when there is a full blanket of snow on the ground or with a permit with the Ripton fire department.

**Update** Sadly, our town buzzkills have warned us that we need to shut down our Hipcamp “or else.” As tempting as it is to find out what “or else” means, we’ve got plenty on our plates and the season’s winding down anyway—so we’re putting Hipcamp on the back burner for now. We’ve absolutely adored every guest—Hipcamp really does bring in the cream of the crop. We hope you’ll consider staying inside the inn instead, using coupon code HIPCAMP for 15% off your stay. Hoping we can host again someday…. Elizabeth, October 8, 2025 This pull-in location is next to a small barn and our little inn. We have simple 20amp hook up. If we are not already fully booked at the inn, you can reserve one of the inn’s full baths if you’d like nice warm shower or bath during your stay. Just inquire in a direct message and we can work it out.

Located on the grounds of Chipman Inn—a historic home-turned-inn built in 1828—our RV site offers a simple setup in a beautiful setting. This is a no-frills site with a standard household outlet and access to fresh water. It's perfect for travelers who don't need full hookups but appreciate a scenic spot to rest, recharge, and enjoy the surroundings. A gentle creek runs nearby, and there's a small playground that makes it especially nice for families. Just across the street, you'll find a country store for light groceries, drinks, and mail services. Surrounded by trees and tucked just off the road, the site feels secluded without being far from conveniences. Whether you're here for a night or a few days, it's a quiet, welcoming space where you can enjoy morning coffee on your RV steps or step inside the inn for breakfast and coffee prepared by the innkeeper.

Inn Parking Lot
The parking lot at the inn was a perfect spot for our camper and a place to rest our heads! It was wonderful! We added a bathroom which was so clean and just what we needed after the spartan race at Killington! Elizabeth was beyond friendly and accommodating- I would highly recommended staying here to others. The small parts of the Inn we got to walk through were absolutely beautiful as well. Thank you again, Elizabeth!

Elizabeth and her husband were incredibly accommodating and easy to be around- the facilities for primitive camp were above and beyond (hot showers, bathrooms, bike storage, flat ground, incredible food, beer and wine available) I can’t recommend this stat enough!

We were so happy to find The Inn (a little last minute) as it was very convenient to all the exploring we wanted to do in the area. Elizabeth was quick with her communications and very helpful for local insight! We enjoyed sitting in the adirondack chairs on the lawn as the weather just turned cool after a bit of a heatwave, and we definitely appreciated the electric hookup and water. We would stay here again.

It was a perfect place to park for a few days! Quiet and peaceful! Lots of space and a beautiful spot. Elizabeth was a gracious host and very friendly! We filled our tank with cold fresh water and the power was a bonus! Tip: bring a long extension cord. Top of the mountain has very little AT&T service and her free WiFi was in and out adequate. Easy to park, lots of space and fairly level. Overall, A Great place! We highly recommend.

What a wonderful camp experience at the Chipman Inn. Elizabeth was incredibly communicative and accommodating throughout our visit. The outdoor space was private, and the availability of the lovely indoor spaces made our visit comfortable. Also, the breakfast was delicious.

Great little spot to camp for the night in an adorable village with a lot of history and very cool 100-year old general store across the street. Drove up to the Robert Frost trail which was amazing. Appreciated having an electrical hookup too.

Perfect spot for accessing trails in the Green Mountains and local restaurants and amenities. Communications with Elizabeth were easy and helpful. She was incredibly welcoming and made our short stay enjoyable.

It’s a lovely spot, easy to find and perfectly flat for any RV / Camper. Elizabeth is a gracious host that went above and beyond to make sure we were comfortable. The breakfast and cozy atmosphere in the morning was so very lovely. Even our toddler thought it was the best morning EVER. The well-preserved historic inn is quite charming. We had a truly wonderful time and expect we will make this a go-to spot when we visit this part of Vermont.

Elizabeth's RV spot, next to her historic B&B, was perfect: great location to attend a nearby writing conference, right across the street from the country store, great walking, hiking, and cycling nearby, an easy stroll to the river. Elizabeth and her family were so accommodating and friendly, yet allowed us all the privacy we wanted. We even had the option to join other guests for breakfast with a minimal fee. We had several nearby options to dump our tanks. A lovely stay! Will definitely stay here again.

Elizabeth runs a beautiful historic inn on this property as well as having two sites. We stayed for 3 days and absolutely enjoyed ourselves. Elizabeth was super accommodating and answered all of her questions about things to do locally as well as what's going on in the area. I absolutely would recommend staying here to anyone.

very simple accommodations in a beautiful tiny town right across the street from a general store. The hosts are everything you would expect of a small town bed-and-breakfast owner. The details about the shower are a bit confusing, they do charge $50 for a shower. Other than that, really nice place and nice people.

The site at Inn or Out Barnside was very idyllic and picturesque. Elizabeth was a super host and the breakfast offered at Chipman Inn was beyond excellent! The camp site was very level and private with easy access to Chipman Inn of you preferred to take advantage of their breakfast or coffee bar. It was a wonderful scenic drive up to the site and a quick 15 minutes to Middlebury for any supplies or shopping. We are definitely planning to make this site a regular stop. Chipman Inn also has superb rooms and a welcoming ambience that makes it hard to leave. We can't wait to return!!

This site is picture perfect! We appreciated the offering of hot breakfast and a relaxing morning at the Inn. The location is very convenient and was a great launching off point. We will forever remember our stay and the 2024 North American eclipse 🌑

Nestled in the charming Vermont mountains, surrounded by the vibrant fall foliage and convenient hiking trails, we couldn't have asked for a more idyllic spot. The campsite was perfect, providing level ground and ample space for RVs of all sizes. With Wi-Fi available in the Inn, we were able to stay connected while basking in the serene surroundings. However, it was the inn's amenities that truly stole the show. Relaxing by the cozy fireplace on a chilly evening, sipping a glass of wine, and engaging in delightful conversations with fellow guests made our nights memorable. Moreover, starting our days with a hearty breakfast and fresh coffee in the welcoming dining room was a wonderful way to kick off our adventures. Chapman Inn offered the perfect blend of natural beauty and cozy comforts, making it an exceptional destination in the heart of Vermont.
