Our farm is nestled along a country road between several other farms, mostly horses and a special needs/therapy farm, we are hobby farmers/homesteaders. We have three sites open anytime, during camping season (depending on weather), either all three tent camping sites or a mix of one or two for camper vans & small trailers (into late Fall/early Winter). The Guilford Fairgrounds is less than 1/4 mile away and has many hiking and biking trails.
The land was originally part of a colonial Glebe Trust with the Church of England and divided up, the original 100+ year farmhouse and barn can be seen from many of the campsites.
Guilford, Vermont is located in the southeast of Windham County, resting along the Massachusetts border to the south and New Hampshire not far to the east. A community with a long and interesting history, Guilford was actually Vermont’s largest town as long ago as 1790. Now, with a population of about 2,100, its by no means considered a large community yet with its beautiful old covered bridges, churches, and one-room schoolhouse, Guilford maintains an unmistakable sense of history while at the same time having a reputation as one of the truly unique small communities in southern Vermont.
Guilford has some of the most quintessential small town landmarks in all of Vermont. Sites like the Christ Church, Broad Brook House, and Guilford Center Meeting House were all built in the early 19th Century and are now listed on the National Register of Historic Places. These buildings are found in what is considered the historic Center; shop for great local products at the Guilford Country Store, visit the charming Free Library, or even see some of the exhibits at the Historical Society Museum to learn more about the area and its history.
Beyond the town center, venturing through the rest of Guilford will enable you to see the beautiful Vermont landscape.

Lots of wildlife inhabit our area of Vermont. During your stay you're likely to see whitetail deer, squirrels and chippies, rabbits, and hawks. There's a chance you may see a fox, black bear, moose or even a bobcat! We ask that food is secured in your vehicle and not brought into the bell tents, for your own safety. We do have a basket of safety equipment in each tent. The basket contains bug spray, bear horn, simple first-aid kit, fire extinguisher, and a flash light.

cheese, or homemade breads, all from Cabot. Contra Dance, music from Cabot Arts, or at the Den our local pub, are 2 miles away. The Bread and Puppet, Highland Center for the Arts, Barre Oprah house, art galleries, etc within an hour
drive in any direction.
A great place for children, I have swings and trees to climb, games, archaeological digs, scavenger hunts finding 10 different antique farm implements, and learning how they were used, to learning about mini microbe's and how to be friends with pollinators.

I have 3 well spaced out RV sites on the property. They fit different sized rigs so please read the descriptions. Pets are welcome at the sites, but please have them remain leashed or under your effective verbal control. Most will have cell service at the sites or there is a free public Wi-Fi in Wilmington center. Private yet convenient to Downtown Wilmington, VT. Located between the Harriman reservoir and Lake Raponda, both great for boating, fishing and swimming. As well as the Deerfield River across the street, which runs through town. There is a public hiking trail that goes through the property. It goes from the Fairview ave. boat launch in Wilmington, all the way up to West Dover. You can access this at the back of the site. The sites are only a minutes drive from downtown Wilmington, or you can hike/bike there on the trail (approx 15 min). In Wilmington there is plenty of shopping, gifts, coffee, restaurants, gas, liquor store. I also have dry, split firewood available for $10 on site. Please don't bring your own unless it is prepackaged from shaws or bought from one of the local sellers right around me. Transportation of out of state firewood can bring invasive beetles to our forests...

Fox Farm is located on 8 magical acres in eclectic Brattleboro, VT. Pitch your tent in a sacred private white pine forest or closer to the trail-head with access to a charcoal grill, a huge fire circle and a picnic table. If you prefer a roof over your head, check Fox Farm Cottage @ Fox Farm. Located ideally on a trail-head that leads to the West River Trail (a 36-mile scenic trail through the West River Valley – eventually linking Brattleboro, Dummerston, Newfane, Townshend, Jamaica and South Londonderry) and the West River, offering opportunities to hike, fish, swim, ski, snow shoe and bike. The Marina Bar and Restaurant is a 2 mile hike or bike ride from the camp site (via the West River Trail) and is a fun way to see the beauty of Vermont and partake in some excellent indoor/outdoor dining with views of the water.
Currently there are two areas available to campers; The Pine Forest and the Council of the Elders.
The Pine Forest is a shaded circular area that is very spiritual and quiet.
There are currently 3 camp sites in the Pine Forest.
The Council of the Elders is a more open (again circular) area that abuts The Pine Forest and has a large fire pit as it's centerpiece, surrounded by the Elder Pine trees. I have had up to 2 campers and an occasional van/camper at the Council of the Elders.
I have most recently had requests to book the entire Pine Forest for guests who are traveling together and want privacy- and Ido my best to work with people to accommodate any needs.
Please bring your own firewood if you intend to have a fire. I offered wood to guests in the past when I was able but found that tricky to manage as there are times I myself am out of wood. There is plenty of felled wood all around as the property is surrounded by a dense forest and guests are welcome to gather that to supplement fire making.
In my experience as a host, I have noted that folks come together and build mini-communities, share food, fires and is generally a positive vibe.
Some come for privacy and solitude, which has not been an issue thus far.
All in all the energy is upbeat and folks make friends along the way- me too!
Brattleboro is a funky, hipster town with many excellent restaurants and much to see and do.
For winter enthusiasts Mount Snow is a 30 minute drive and folks can cross country ski and snowshoe right from their camp sites to the 36 mile trail.
The Hipcamper can expect privacy yet easy accessibility to the homeowner for tips and ideas to support a positive experience.
Campers may be greeted and visited my friendly Bernese Mountain Dog's, Loki Bear and Levi!

6 Sites are on Sunrise Farms 75 acre Conservation land with 50 mile view for Sites 1 and 2. Very quiet area with lots of wildlife and ponds and disc golf. Very quiet with great swimming and lots of hikes right from your sites.
2 of the Brookside Sites (Wishbone Left and Right) are close by (2.7 miles) where we have another 1/2 mile of river frontage and can handle bigger groups as Conservation land on Sunrise Farm only allows 4 campers per site.
Sunrise Farm Sites 1 and 2 have oodles of space and Spectacular 50 mile views of Mount Monadnock with no house lights out there in the evening except the party string lights we provide.
Site 1 (with entrance 70 yards south of the farmhouse) is best for camping in with up to 20 foot trailers or multiple tents …on the large flat spaces in the 25 acre field to choose from.
Great Well water available near farmhouse. Biodegradable soaps Only if used in the ponds. Double Olympic sized Swim Pond we stock with Rainbow Trout to keep clear.
We have been advised Not to allow imported firewood (can import Wood Beetle dangerous for our forest).
- PLEASE use the Firewood bundle tubs we provide ($12.50) - pick up at the farmhouse or pull wood from the woods (and make it safer for use).
Beautiful and plenty of wildlife nearby... as well as Outhouses are marked on Map we provide with solar lights marking them at night. Do Not Leave food out when camping or away from site. Bears are rarely seen but it is wild country. Sites have locking garbage lids.
Unique and lovely as well as being next to trails and roads to miles of remote spots with very few if any ... people.
In Winter we request only AWD vehicles go down to this site or park up by farmhouse and hike in so you can easily get out. When wet park up by the road if you have 2 wheel drive.
Always WISE to arrive When LIGHT out as we do not live at the site and are not able to show guests to their sites as a result.

Our farm is nestled along a country road between several other farms, mostly horses and a special needs/therapy farm, we are hobby farmers/homesteaders. We have three sites open anytime, during camping season (depending on weather), either all three tent camping sites or a mix of one or two for camper vans & small trailers (into late Fall/early Winter). The Guilford Fairgrounds is less than 1/4 mile away and has many hiking and biking trails.
The land was originally part of a colonial Glebe Trust with the Church of England and divided up, the original 100+ year farmhouse and barn can be seen from many of the campsites.
Guilford, Vermont is located in the southeast of Windham County, resting along the Massachusetts border to the south and New Hampshire not far to the east. A community with a long and interesting history, Guilford was actually Vermont’s largest town as long ago as 1790. Now, with a population of about 2,100, its by no means considered a large community yet with its beautiful old covered bridges, churches, and one-room schoolhouse, Guilford maintains an unmistakable sense of history while at the same time having a reputation as one of the truly unique small communities in southern Vermont.
Guilford has some of the most quintessential small town landmarks in all of Vermont. Sites like the Christ Church, Broad Brook House, and Guilford Center Meeting House were all built in the early 19th Century and are now listed on the National Register of Historic Places. These buildings are found in what is considered the historic Center; shop for great local products at the Guilford Country Store, visit the charming Free Library, or even see some of the exhibits at the Historical Society Museum to learn more about the area and its history.
Beyond the town center, venturing through the rest of Guilford will enable you to see the beautiful Vermont landscape.

We also have a some dirt jumps if you need to get warmed up before your ride, and a simple bike wash station ready to go when you get back.
Lots of wildlife inhabit our area of Vermont. During your stay you're likely to see whitetail deer, squirrels and chippies, rabbits, and hawks. There's a chance you may see a fox, black bear, moose or even a bobcat! We ask that food is secured in your vehicle and not brought into the bell tents, for your own safety. We do have a basket of safety equipment in each tent. The basket contains bug spray, bear horn, simple first-aid kit, fire extinguisher, and a flash light.

Cabot has lots to offer for day trips, be it water sports, rail trail on bikes or walking, music, and cultural events, or purchasing fresh milk, beef, eggs, apples,
cheese, or homemade breads, all from Cabot. Contra Dance, music from Cabot Arts, or at the Den our local pub, are 2 miles away. The Bread and Puppet, Highland Center for the Arts, Barre Oprah house, art galleries, etc within an hour
drive in any direction.
A great place for children, I have swings and trees to climb, games, archaeological digs, scavenger hunts finding 10 different antique farm implements, and learning how they were used, to learning about mini microbe's and how to be friends with pollinators.
Massage including scar release, and MPS, Cranial Release, energy work with tuning forks and singing bowls are available. Singing bowl concert in the gardens can also happen! Expect the unexpected! See you soon!

I have 3 well spaced out RV sites on the property. They fit different sized rigs so please read the descriptions. Pets are welcome at the sites, but please have them remain leashed or under your effective verbal control. Most will have cell service at the sites or there is a free public Wi-Fi in Wilmington center. Private yet convenient to Downtown Wilmington, VT. Located between the Harriman reservoir and Lake Raponda, both great for boating, fishing and swimming. As well as the Deerfield River across the street, which runs through town. There is a public hiking trail that goes through the property. It goes from the Fairview ave. boat launch in Wilmington, all the way up to West Dover. You can access this at the back of the site. The sites are only a minutes drive from downtown Wilmington, or you can hike/bike there on the trail (approx 15 min). In Wilmington there is plenty of shopping, gifts, coffee, restaurants, gas, liquor store. I also have dry, split firewood available for $10 on site. Please don't bring your own unless it is prepackaged from shaws or bought from one of the local sellers right around me. Transportation of out of state firewood can bring invasive beetles to our forests...

Fox Farm is located on 8 magical acres in eclectic Brattleboro, VT. Pitch your tent in a sacred private white pine forest or closer to the trail-head with access to a charcoal grill, a huge fire circle and a picnic table. If you prefer a roof over your head, check Fox Farm Cottage @ Fox Farm. Located ideally on a trail-head that leads to the West River Trail (a 36-mile scenic trail through the West River Valley – eventually linking Brattleboro, Dummerston, Newfane, Townshend, Jamaica and South Londonderry) and the West River, offering opportunities to hike, fish, swim, ski, snow shoe and bike. The Marina Bar and Restaurant is a 2 mile hike or bike ride from the camp site (via the West River Trail) and is a fun way to see the beauty of Vermont and partake in some excellent indoor/outdoor dining with views of the water.
Currently there are two areas available to campers; The Pine Forest and the Council of the Elders.
The Pine Forest is a shaded circular area that is very spiritual and quiet.
There are currently 3 camp sites in the Pine Forest.
The Council of the Elders is a more open (again circular) area that abuts The Pine Forest and has a large fire pit as it's centerpiece, surrounded by the Elder Pine trees. I have had up to 2 campers and an occasional van/camper at the Council of the Elders.
I have most recently had requests to book the entire Pine Forest for guests who are traveling together and want privacy- and Ido my best to work with people to accommodate any needs.
Please bring your own firewood if you intend to have a fire. I offered wood to guests in the past when I was able but found that tricky to manage as there are times I myself am out of wood. There is plenty of felled wood all around as the property is surrounded by a dense forest and guests are welcome to gather that to supplement fire making.
In my experience as a host, I have noted that folks come together and build mini-communities, share food, fires and is generally a positive vibe.
Some come for privacy and solitude, which has not been an issue thus far.
All in all the energy is upbeat and folks make friends along the way- me too!
Brattleboro is a funky, hipster town with many excellent restaurants and much to see and do.
For winter enthusiasts Mount Snow is a 30 minute drive and folks can cross country ski and snowshoe right from their camp sites to the 36 mile trail.
The Hipcamper can expect privacy yet easy accessibility to the homeowner for tips and ideas to support a positive experience.
Campers may be greeted and visited my friendly Bernese Mountain Dog's, Loki Bear and Levi!

6 Sites are on Sunrise Farms 75 acre Conservation land with 50 mile view for Sites 1 and 2. Very quiet area with lots of wildlife and ponds and disc golf. Very quiet with great swimming and lots of hikes right from your sites.
2 of the Brookside Sites (Wishbone Left and Right) are close by (2.7 miles) where we have another 1/2 mile of river frontage and can handle bigger groups as Conservation land on Sunrise Farm only allows 4 campers per site.
Sunrise Farm Sites 1 and 2 have oodles of space and Spectacular 50 mile views of Mount Monadnock with no house lights out there in the evening except the party string lights we provide.
Site 1 (with entrance 70 yards south of the farmhouse) is best for camping in with up to 20 foot trailers or multiple tents …on the large flat spaces in the 25 acre field to choose from.
Great Well water available near farmhouse. Biodegradable soaps Only if used in the ponds. Double Olympic sized Swim Pond we stock with Rainbow Trout to keep clear.
We have been advised Not to allow imported firewood (can import Wood Beetle dangerous for our forest).
- PLEASE use the Firewood bundle tubs we provide ($12.50) - pick up at the farmhouse or pull wood from the woods (and make it safer for use).
Beautiful and plenty of wildlife nearby... as well as Outhouses are marked on Map we provide with solar lights marking them at night. Do Not Leave food out when camping or away from site. Bears are rarely seen but it is wild country. Sites have locking garbage lids.
Unique and lovely as well as being next to trails and roads to miles of remote spots with very few if any ... people.
In Winter we request only AWD vehicles go down to this site or park up by farmhouse and hike in so you can easily get out. When wet park up by the road if you have 2 wheel drive.
Always WISE to arrive When LIGHT out as we do not live at the site and are not able to show guests to their sites as a result.

We are a family of four including two teenagers. We had a great time! It was just enough space to feel like we were having an adventure while having real quality time, huddled around the wood stove playing games.
We also found a nearby walk at Kettle Pond, which was the perfect happy, medium for the cold temperatures and beautiful surrounding landscapes.
The hosts were very communicative and gave us a lot of privacy. Amazing!

Susanna's Pine Cone Cabin experience was everything I could have asked for when booking blind for the first time. The cabin is beautiful and cozy, the location is peaceful and serene, and the available amenities on site and nearby all make this a seamless way to unwind and enjoy the beauty of Vermont.

Weekend Trip to Bent Apple Farm
Perfect snow get away. Wood burning stove and heater kept us warm, even with just one. Enjoyed listening and looking through the vinyls. Loved the hot tub after a long day of hiking and the comfy bed. The cabin was cute and felt very lived in. It was a nice surprise to see a journal of how many people stayed there, especially during Covid, very lovely notes people left!
Only down side - couldn’t stop sneezing at times, lots of dust in the crevices of the wood floor and fabric. Also wish there was a bit more privacy at the door and hot tub, could see the guest next door.
Overall definitely would recommend and stay again!

The host accepted our last minute request on a holiday weekend! Great private spot in open field. Easy communications with host, family friendly and great for dogs. The river is a nice addition for the kids/dog. True to VT, it’s close to nothing, nearest coffee is 20 mins away. Great escape.

Gorgeous location! What a cool spot. Directions brought us right up the road that runs between the two main houses- Your classic white antique farmhouse on the left & the newer house on the right. Just past the house & down around back, we loaded up 2 big bins of firewood & headed down the hill to the campsite entrance on the right. There are 2 ponds along the road where RV's & vans can park, no fire pits, & kind of out in the open for us. The lower pond & camp site was lovely, but little tricky to get our little schoolie parked in close to the fire pit area, plus it was a bit wet & mushy, (understandably, in late November) so we decided to walk down & see if there was a dryer option. We found a few more drive-in campsites each with picnic tables, fire pits, a little outhouse & level, nicely woodchipped, tent spots. It's all pretty obviously marked with painted signs & little solar lights. Its adorable. We parked our bus down there since it was cold as heck & we wanted to be very close to a bonfire! This area was also more private, in the edge of the woods under the trees. We had the whole place to ourselves. We had a huge bonfire, while it lightly snowed. Beautiful.

The cabin was a perfect retreat for my husbands birthday. Our dogs enjoyed all of the outdoor adventures and cozying up with the wood stove. There’s enough creature comforts to feel at ease while also enjoying the simplicity of being in the woods.

We had a wonderful time. The view was spectacular. The accommodation suited our needs. Having to outdoor compost potty with a scenic view was a plus for outdoors camping. We had heavy rain, but we were prepared. Mike had that wonderful pizza oven that we took full advantage of making so delicious pizza. We plan on returning to repeat our adventure.

We enjoyed the horse run in! The run in was clean and had everything we needed. Very much enjoyed the wood burning stove, hot tub, and fire pit. We found the dvd player, books, and record player charming. The farm is beautiful and we enjoyed the town of Londonderry. While the listed rules were a bit overwhelming, Ben and Loana were very kind and hospitable and easy to deal with (it was only surprising bc the rules had set a bit of a different tone). I would highly recommend.

The site was as advertised. Noah and his mother Steffanie run a beautiful grateful Dead themed property!
We stayed in sight one I had a picnic table and a fire pit Wood was close by and reasonably priced at five dollars!

Absolutely wonderful place! The views of both sunrise and sunset are breathtaking, the location is perfect, and the property is very well maintained. Our host, Stephanie, was incredibly welcoming and helpful. Grateful Acres is just 25 minutes from great restaurants and coffee shops, and only 5 minutes from the stunning Somerset Reservoir and nearby hiking trails. We loved our stay and would love to come back!

Jon was most accommodating and a wealth of local information. He loaned us an electric heater for our camper so we didn't have to use the noisy one installed. The driveway was a bit daunting for backing up but we did it without too much effort. There's a great hike with waterfalls on the property and a cute cafe close by with good food and live music. The bathrooms were the cleanest and nicest I have seen camping! We will definitely return!

We had a great time at the pond view campsite! Anthony was so kind and helped us bring all of our gear up and brought firewood up to us several times. The pond view was a little less dramatic than we were expecting but it was still a beautiful area and very private.
Another note is that it was just us two single girls this weekend and we felt very safe. It was nice to know there was a family nearby if we needed them.
All in all, we definitely recommend this site and would come back!
