This 150-acre property has been in our family for 32 years and now houses three generations. Built in 1900 it was a traditional dairy farm until the 50's and 60's when potatoes were planted on the fields for the Boston and New York markets. By the 70's and 80's it became a gentleman's farm for a retired couple from New York City and the dairy farmers nearby hayed the fields. When we purchased the property in 1993 we continued offering the hay, built greenhouses, planted vegetable and flower gardens, ran a traditional Bed and Breakfast, now airbnb. We leased some of the fields to a local organic seed company for 13 years until they purchased their own property. The farm remains certified organic and is still being hayed by a local dairy farm, the gardens are community managed using regenerative and sustainable practices when ever possible. In the commercial garden, seed crops are being planted once again. Much of the cultivated agricultural land is protected under the Vermont Land Trust, to ensure that it remains used for agricultural purposes. We love to share our farm and forest with others. In addition to our very intentional farming operations, you can find wild edibles tucked away on forest trails. Wildlife and wildflowers abound. Views and sunsets. Check out the 968 acre wildlife management area that abuts the property. Plenty of trails through the woods leading to Wolcott Pond and hidden beaver huts and dams. Children 12 and under no charge. Main House Front Porch The front porch of the main house has continued to be a wonderful gathering place with outstanding sunset views and surrounding terraced gardens with blossoms and berries that attract hummingbirds and bees. We serve meals from the adjoining big kitchen, and these can be enjoyed on the porch or taken on trays to the nearby Plum Grove, other outdoor settings. The porch is a great place to meet with others or enjoy a place to sit and read. There is also a good internet connection on the porch and a place to charge devices. You are welcome to walk anywhere on Metta Earth land. Or you may want to walk on the surrounding dirt roads, all with very minimal cars and great mountain views or along the river. We can give further directions and information about the region when you are here. Our stays range from basic tent sites to Yurts and Canvas Tents. We have something for everyone. We have four yurts nestled on a knoll among maples, beeches, balsam, and other trees. They each are positioned for a sense of privacy from the others and have little paths connecting them. They all are well loved and humble, beautiful, light filled circular spaces with a round dome skylight, lattice siding, windows with screens for summer use and in winter extra insulation provided by window quilts. Each yurt has a wood stove for colder weather. The yurts are furnished simply with various configurations of single and double beds, tables, chairs, shelving, and sheepskins or other floor rugs. At night a few of the paths are lit with solar lamps, so it is wise to bring a flashlight/headlamp as well. Beeswax candles provide inside night lighting. Some of the yurts have string, solar lights around the inside of the yurt walls. We have 5 bell tents that are lovely, roundish shaped tents with a peak. Four of them are smaller, one-person tents, and one is larger for a couple or 2 people. We provide amattress and pillow with organic bedding and a sheepskin rug, and a simple storage crate/table. It’s a good idea to bring a sleeping bag for extra warmth, especially in the potentially colder shoulder seasons in May and in September. If you have a tent, insulated ground mat, and sleeping gear, we have many inspiring sites in the surrounding forest glades, meadows, and fields. Those who choose to camp have access to outdoor composting toilets, a hot water outside faucet for bucket bathing, and outdoor shower available in the warmer seasons. Camping requires a certain hardiness and adequate gear. Weather during the growing season (May – October) in the mountains of Vermont is unpredictable. Temperatures range from freezing temperatures at night in the spring and fall to gloriously warm days and even hot days.

Located between the Harriman reservoir and Lake Raponda, both great for boating, fishing and swimming. As well as the Deerfield River across the street, which runs through town. There is a public hiking trail that goes through the property. It goes from the Fairview ave. boat launch in Wilmington, all the way up to West Dover. You can access this at the back of the site. The sites are only a minutes drive from downtown Wilmington, or you can hike/bike there on the trail (approx 15 min). In Wilmington there is plenty of shopping, gifts, coffee, restaurants, gas, liquor store. I also have dry, split firewood available for $10 on site. Please don't bring your own unless it is prepackaged from shaws or bought from one of the local sellers right around me. Transportation of out of state firewood can bring invasive beetles to our forests...

This 150-acre property has been in our family for 32 years and now houses three generations. Built in 1900 it was a traditional dairy farm until the 50's and 60's when potatoes were planted on the fields for the Boston and New York markets. By the 70's and 80's it became a gentleman's farm for a retired couple from New York City and the dairy farmers nearby hayed the fields. When we purchased the property in 1993 we continued offering the hay, built greenhouses, planted vegetable and flower gardens, ran a traditional Bed and Breakfast, now airbnb. We leased some of the fields to a local organic seed company for 13 years until they purchased their own property. The farm remains certified organic and is still being hayed by a local dairy farm, the gardens are community managed using regenerative and sustainable practices when ever possible. In the commercial garden, seed crops are being planted once again. Much of the cultivated agricultural land is protected under the Vermont Land Trust, to ensure that it remains used for agricultural purposes. We love to share our farm and forest with others. In addition to our very intentional farming operations, you can find wild edibles tucked away on forest trails. Wildlife and wildflowers abound. Views and sunsets. Check out the 968 acre wildlife management area that abuts the property. Plenty of trails through the woods leading to Wolcott Pond and hidden beaver huts and dams. Children 12 and under no charge. Metta Earth Institute (MEI) is a non-profit educational retreat center in Lincoln, Vermont. With 158 beautiful acres, we are nestled in a bowl of mountains with stunning mountain views in all directions. Meadows, pastureland, and horticultural fields are interspersed with hardwood and evergreen forest, old orchards, stonewalls, seasonal streams, and an enormous variety of wildlife habitat. Walking and hiking places abound, and a magnificent, pure river with clear pools and waterfalls is just a few minutes’ walk down the road. MEI is based on a small-scale diversified, organic, and biodynamically oriented farm with an acre-sized retreat garden and other herb and flower gardens, and 2 food producing greenhouses. We practice regenerative agriculture, carbon farming, and many other environmentally sustainable practices. Main House Front Porch The front porch of the main house has continued to be a wonderful gathering place with outstanding sunset views and surrounding terraced gardens with blossoms and berries that attract hummingbirds and bees. We serve meals from the adjoining big kitchen, and these can be enjoyed on the porch or taken on trays to the nearby Plum Grove, other outdoor settings. The porch is a great place to meet with others or enjoy a place to sit and read. There is also a good internet connection on the porch and a place to charge devices. You are welcome to walk anywhere on Metta Earth land. Or you may want to walk on the surrounding dirt roads, all with very minimal cars and great mountain views or along the river. We can give further directions and information about the region when you are here. Our stays range from basic tent sites to Yurts and Canvas Tents. We have something for everyone. We have four yurts nestled on a knoll among maples, beeches, balsam, and other trees. They each are positioned for a sense of privacy from the others and have little paths connecting them. They all are well loved and humble, beautiful, light filled circular spaces with a round dome skylight, lattice siding, windows with screens for summer use and in winter extra insulation provided by window quilts. Each yurt has a wood stove for colder weather. The yurts are furnished simply with various configurations of single and double beds, tables, chairs, shelving, and sheepskins or other floor rugs. At night a few of the paths are lit with solar lamps, so it is wise to bring a flashlight/headlamp as well. Beeswax candles provide inside night lighting. Some of the yurts have string, solar lights around the inside of the yurt walls. We have 5 bell tents that are lovely, roundish shaped tents with a peak. Four of them are smaller, one-person tents, and one is larger for a couple or 2 people. We provide amattress and pillow with organic bedding and a sheepskin rug, and a simple storage crate/table. It’s a good idea to bring a sleeping bag for extra warmth, especially in the potentially colder shoulder seasons in May and in September. If you have a tent, insulated ground mat, and sleeping gear, we have many inspiring sites in the surrounding forest glades, meadows, and fields. Those who choose to camp have access to outdoor composting toilets, a hot water outside faucet for bucket bathing, and outdoor shower available in the warmer seasons. Camping requires a certain hardiness and adequate gear. Weather during the growing season (May – October) in the mountains of Vermont is unpredictable. Temperatures range from freezing temperatures at night in the spring and fall to gloriously warm days and even hot days.

I now try to keep the back acreage by the brook and pond as natural as possible for habitat, as well as you the campers! Learn more about this land: I have 3 well spaced out RV sites on the property. They fit different sized rigs so please read the descriptions. Pets are welcome at the sites, but please have them remain leashed or under your effective verbal control. Most will have cell service at the sites or there is a free public Wi-Fi in Wilmington center. Private yet convenient to Downtown Wilmington, VT. Located between the Harriman reservoir and Lake Raponda, both great for boating, fishing and swimming. As well as the Deerfield River across the street, which runs through town. There is a public hiking trail that goes through the property. It goes from the Fairview ave. boat launch in Wilmington, all the way up to West Dover. You can access this at the back of the site. The sites are only a minutes drive from downtown Wilmington, or you can hike/bike there on the trail (approx 15 min). In Wilmington there is plenty of shopping, gifts, coffee, restaurants, gas, liquor store. I also have dry, split firewood available for $10 on site. Please don't bring your own unless it is prepackaged from shaws or bought from one of the local sellers right around me. Transportation of out of state firewood can bring invasive beetles to our forests...

Wonderfully warm and curated cozy cabin! It was a wet, chilly, late fall weekend and we were so comfortable in Robbin’s tiny house. Everything was just as described and we likewise had everything + more we needed. Really enjoyed the sound system and super appreciated the ample water provided. Love the added space of the lofted bed. The pull down ladder went with the overall fun, creative vibe of the spot. Would absolutely recommend and stay again!

We had a wonderful time. The view was spectacular. The accommodation suited our needs. Having to outdoor compost potty with a scenic view was a plus for outdoors camping. We had heavy rain, but we were prepared. Mike had that wonderful pizza oven that we took full advantage of making so delicious pizza. We plan on returning to repeat our adventure.

This was the perfect “glamping” spot! Tara has the space supplied with everything you may need. We especially enjoyed cooking our dinner over the fire, and sleeping to the sounds of the wood stove burning at night. Be prepared for the sounds of wildlife (coyotes). We never encountered them and always felt safe, but could certainly hear them! We would definitely return to this spot.

The campground is well maintained. The environment is very nice.. grass lawn clean. The trail nice is nice for Hiking. It is located around my route 9. It is convenient for in and out. The owner, Gus , is very nice. When I checking, he came out welcome to us and showed us where the campsite is and how to get there. My campsite has a tub of 5G T-Mobile. The property here was amazing to be at. I was part of a 4.person group bikepacking through Vermont and came across this as an option for reprieve during a to be rainy night. The main lodge was very homey, communal, and clean. A huge kitchen and plenty of seating/hang out area for folks to catch up and chat. Honestly we would have loved to stay longer and get to know even more about the place as it seemed to have some good history and current operations to it.

The SiloSide barn and homestead is better known around town as the "Old Somers Farm" in reference to the day when the barn housed 60 head of cows. The farm was a part of the Cabot Creamery Cooperative, and closed this era in the late 1980s. Prior to being a dairy farm consisting of over 500 acres, the property served as a tavern, inn, tannery, and has always been a traditional, well-loved farmhouse. Our farmhouse was built in 1785, and the barn built around the 1830s and expanded in 1941. The soil here is rich, and the forest full of wildlife. We've named our home "SiloSide" as tribute to the magic we feel on the non-road facing, silo-side of the barn, where you'll be camping.

We are at the end of a dirt road with private access and stunning views of the surrounding mountains. If you decide to stay with us we can guarantee you your own private tent site to get away from it all, or a beautiful spot to park your van, car or small camper, all while still being only 10 minutes to the amenities of town, 15 minutes to world famous mountain biking at Kingdom Trails, or 20 minutes to breathtaking Lake Willoughby. Learn more about this land: We have two private tent platforms located in a mature mixed hardwood forest on our 50 acre property, as well as one van/small camper/car camping site located on the edge of our field. Each tent platform site includes an elevated and level 10'x12' cedar tent platform, a picnic table, and more privacy than the car camping site. Parking is less than a 1 minute walk from the platforms down a well maintained woods road and gorilla carts are available to help haul your gear. Many guests who wish to stay right next to their cars choose to car camp on the edge of the field in the car camping site, either pitching a tent or spending the night in their small camper. The views from this site are breathtaking, but it has less privacy as it is located next to the communal firepit, and amidst our working farm so we will occasionally be around doing chores, (the chickens and pigs are early risers). The communal fire pit has a great view and a few chairs are provided. Seasoned firewood is available for purchase, and we ask that you please do not harvest or burn your own wood off the property. Potable drinking water and a portable toilet are also available onsite for our guests. Well behaved pets are welcome, but must remain on a leash to ensure they do not disturb our plants or farm animals. The Orchard House at Peck Farm Orchard is the building where we serve our customers during our orchard season September through October. The property is located on a dirt road in rural Vermont and is surrounded by conserved land in current farm use. Please note: This property has been repurposed for the very special event of the full eclipse April 8th, 2024. Travel and weather in Vermont in April can be like summer, like winter, something in between and all of it in one day. Please pack and plan accordingly. Spring(March-May) travel can be very muddy. The building is made of rough cut wood from our farm property and features a cook stove, power, refrigerator and access to an outdoor fire circle. The floor is concrete so an air mattress or better yet a cot is recommended. Is you plan on using the wood cook stove please let us know. While the cookstove can provide some heat and the ability to cook it does not heat the whole building very well. There are outlets for use in the building. There is one string of plug in lights, no other lighting is installed. A traditional outhouse is located just 50 yards from the Orchard House. Drinkable well water is available upon request with 24 hours notice. 2 miles from the Orchard House is a small cooperative country store with food supplies. The Peck Farm Orchard is located on a beautiful 4 mile loop frequently used by runners and walkers. There is easy access to local hiking trails and snowmobile/skiing trails. The orchard and parking area is located on 18 acres with access to trails spanning more than a thousand acres.

Disc golf & camping Learn more about this land: Camp under the stars in a tipi, located on an 18 hole disc golf course. The tipi comfortably sleeps four. There’s plenty of space for tents, extra cost is $10 per person. Fire pit, charcoal grill and a picnic table will be provided. We’ll have firewood available for $5 a bundle. Disc Golf is half priced for campers ($5 all day). The site has a rustic feel, you’ll need to provide your own camping gear, sleeping bags, mats, water and cookware. The land, once run as a farm, is a combination of woods and fields with views of the Cold Hollow Mountains. The Village of Enosburg Falls is just a couple of miles down the road. Explore restaurants, shops, travel Missisquoi Valley Rail Trail; lots of opportunities to meet your shopping needs while taking part in cool outdoor adventures.
