This 150-acre property has been in our family for 32 years and now houses three generations. Built in 1900 it was a traditional dairy farm until the 50's and 60's when potatoes were planted on the fields for the Boston and New York markets. By the 70's and 80's it became a gentleman's farm for a retired couple from New York City and the dairy farmers nearby hayed the fields. When we purchased the property in 1993 we continued offering the hay, built greenhouses, planted vegetable and flower gardens, ran a traditional Bed and Breakfast, now airbnb. We leased some of the fields to a local organic seed company for 13 years until they purchased their own property. The farm remains certified organic and is still being hayed by a local dairy farm, the gardens are community managed using regenerative and sustainable practices when ever possible. In the commercial garden, seed crops are being planted once again. Much of the cultivated agricultural land is protected under the Vermont Land Trust, to ensure that it remains used for agricultural purposes. We love to share our farm and forest with others. In addition to our very intentional farming operations, you can find wild edibles tucked away on forest trails. Wildlife and wildflowers abound. Views and sunsets. Check out the 968 acre wildlife management area that abuts the property. Plenty of trails through the woods leading to Wolcott Pond and hidden beaver huts and dams. Children 12 and under no charge. Our little pond behind the big greenhouse has filled up a bit more this spring which you are welcome to use for dipping or frog watching. Carry in and carry out property, Drive on field's edge only. Thirty minutes east is the Mount Washington Cog Railway, and you will pass the historic Mount Washington Hotel on the way. Fifteen minutes south and you can be at Franconia Notch State Park.

We currently tap about 5500 maple trees on our 425+ acre farm, producing Pure Organic Maple Syrup and Maple Products such as candy, cream and vinegar. Farm store located in the sugarhouse Hi Vue is a multi generational maple sugar, Conserved Carbon Offset Farm through the Vermont Land Trust and Cold Hollow to Canada conservation groups. We are certified organic through the Northeast Organic Farming Association. We are also certified Bird Friendly Maple through the Audubon Society. We intentionally keep the area wild and unmowed to support native species and maintain the natural beauty of the land. This is a very rustic, off-grid campsite—best for those who appreciate nature and are prepared to rough it. There are no hookups, electricity, or potable water. An outhouse compost toilet is available (bring your own TP). No showers or dump stations. Please do not dump grey/black water anywhere on the property. We allow small RVs, vans, and trailers under 24 ft. No 5th wheels. 4WD is recommended but not required. Garden carts are available, upon request, to haul gear if needed. Important to Know: No pets (we’re a working farm with chickens and farm dogs). Fires allowed only in designated pit. Bring firewood (or purchase from us) and always follow fire bans. Pack out your trash (small bin next to outhouse provided for cans/bottles). No cutting trees or using the large bonfire pile in the center of the field. Arrive before dark—there are no lights on site or along the field road. If muddy, you may need to park at the bottom of the access road. We rent to up to 3 groups per night, sites are first come, first serve. Our family farmhouse dates back to the 1850s, with five remaining acres including the barn, fields, and woods. We offer farm-fresh eggs and seasonal produce when available. Bears & Wildlife: This is bear country. Store all food, coolers, and scented items in your vehicle. As private as private gets but only 6 miles to Newport Vt. There is a creek and a one acre pond (20 feet deep). It is all mixed hard and softwoods. It has some magnificent old growth trees 100 foot tall. There is a good rd that my friend has used with his Lincoln. Most any vehicle (car or Pickup)can get to the site. It gets a little tricky if you are pulling a trailer. A small one is OK but a large one - not so much....... The rd goes 1/2 mile to the rear of the land. Moose, deer and other critters visit too. We live 1/2 mile away from where you enter the woodlot. Our house is on Brownington Pond (200+ acres) & campers can use this site for swimming, boating & fishing. You have your choice of camping with your van or small RV, small trailer or tent, in a level, forested area (not lakeside) with picnic table and fire pit, or tenting lakeside with water views, picnic table and fire pit, or both! You have access to both, one reservation comes with both spots, so you can enjoy the lakeside regardless of where you sleep. Vehicles cannot reach the tent site, it is a steep trail about a 150 feet. Although our campsite is near the lake, you cannot drive to the water from the campsite. It is a steep, short hike down to the water. There is one canoe at the campsite you are free to use or bring your own canoes, kayaks and/ or paddle boards to enjoy the superb water. There are no motor boats on the lake, so the paddling and swimming is great. There are three private homes on the lake, adjacent to where your site it located so we ask that no loud partying, play music only quietly and no generators. There are no campers on either side of your campsite, we only offer one, campsite. There is a nice, clean outhouse and no other amenities (Tier D in HipCamp-speak). No on-site water but it can be obtained at our house, just ask. We have a dog on the property, who is friendly and off leash. If having a dog come visit would be a problem for you, please don't make a reservation. If you plan on bringing a dog please let us know. No more than two dogs allowed.

Tucked away in the Lake Umbagog wilderness, we are a small privately-owned farm with the wonders of the area surrounding us. Boating and fishing? Check. Hiking and mountain-biking? Check. We are best accessed by water (1.3 mile paddle or motorboat), with a seasonal (May 15-December 1) 9-mile very rough (4wd) logging access road (minimum vehicle clearance 8in---seriously). For first-time guests arriving by road, you will need to be guided in---the property is impossible to find on your own (no gps, no map). If you arrive by road, please note that you must park (free/overnight/safe/secure) at a narrow trailhead and walk to the lakeside sites about 1/4 mile down the hill. We are happy to help you with your gear and have a couple of wheelbarrows and sometimes an ATV. So unless you want to RV/truck/car camp at the trailhead (definitely an option), it is tent-only camping on the lakeshore and garden sites. Please don't ask if you can drive your vehicle right down to the site---we don't even drive our own down. However you decide to arrive, we are happy to guide you at no extra charge. We do have cellular phone service on site and shoreline but NOT on the logging road in. [There is unfortunately no way for us to make the property accessible for guests who need the use of personal mobility equipment. Also, from experience, we MUST caution those with medical conditions that this is a WILDERNESS location, at least two hours from any medical facilities and very difficult to even medevac.] We have a small fishing boat (paddle only), 1 kayak, 3 mountain bikes, and a canoe for rent; firewood for purchase on site; your choice of spots to pitch a tent or use our raised platform.
