We're situated just outside Trenton on 55 acres of gently sloping terrain featuring a wide creek and expansive grounds beyond the Big Oak, perfect for exploration. Enjoy stunning sunsets, a clear view of the night sky, the tranquil sounds of the creek, and occasional visits from deer, all contributing to a peaceful retreat. Our property is evolving as we create manicured groves and open pastures for both our farm animals and guests. During rainy spells, expect some mud and occasional sightings of heavy equipment or tractors. Our livestock rotate between our two properties, so they may not always be here at The PARK at Brushy Creek. If you don't see them here, you're welcome to visit our other property across the road with the big green gate. Currently, there is no electricity or Wi-Fi on the property. Lighting is provided by solar power or batteries. Tent sites have access to a water spigot, and there's a Port-o-let nearby. This is rural country living; our neighbors' livestock and dogs may make sounds like bleating, barking, oinking, mooing, neighing, squealing, whinnying, braying, or whining at any time of day or night. We are conveniently located one hour north of Dallas Fort Worth, just 30 minutes from McKinney, Sherman, or Greenville, and within 10 miles of Leonard, Whitewright, and Bonham. There is an RV plug, electricity (extra fee), and a water hose. There is a garage on the property that should remain locked; if you have an ATV or something you want to lock up, we can discuss garage access if need be (for a fee). The lower parts of the property require 4-wheel drive, but the top has water and electricity, so any car is fine. As this is an outdoor area, there are bugs and critters. Our homestead is a few acres in East Texas, near Hawkins. The land has been untouched for about 30 years, maybe last used for cattle grazing. We're keeping the property as natural as possible, we live here off-grid and off-pipe. There’s a 17 acre lake that we share with neighbors. It’s full of bass, bluegill, crappie and catfish, we encourage catch and keep fishing since the lake could use a little fishing pressure. We also have a beaver pond, and resident beaver. Some of the wildlife we see regularly: fireflies, turtles, cardinals, bluejays, hummingbirds, kite birds, frogs, opossums, armadillos, beaver, river otter, road runners and rabbits. These plants live here too: Beautyberry, Dewberry, Pokeberry, Sparkleberry, Dogfennel, Dogwood, Yaupon Holly, Holly, Wax Myrtle, Sassafras , Lyreleaf Sage, Carolina Crane’s bill, Coral Honeysuckle, Western White Honeysuckle, Smooth Cat’s Ear, Daisy Fleabane, Prairie Onion, Mullein, Summer Grape, Water Lily. The entire water lily plant is edible, did you know? Swim, hang out, cool down on the small swimming dock. Canoe and kayak included! Based on shared availability, we have 1 two person canoe, and 3 kayaks for use on our lake free of charge. There are smaller size adult life jackets and oars/paddles. Bring your own life jackets for kids. Contrary to local rumor lol, we are not a “nudist resort”. But it is true that one of our campsites is very private, so one could dress any way they wanted while at that campsite. About the Bees Please do not bring or use any insect killer or insect repellent other than what you apply to your own body. We have several honey bee colonies living here and our neighbor keeps bees as well. For the safety and health of our bees, the use of man made insect killers or repellents on the ground, in the air or on the foliage is absolutely not allowed. One natural remedy is diatomaceous earth. Sprinkled on the ground, it does a good job at keeping ants and crawling creatures away. Brookshire's in Hawkins less than 4 miles away if you need supplies. Verizon, ATT users have cell coverage here, no signal for T-Mobile users. LGBTQ+ friendly.

Midway between Dallas and Texarkana, Sulphur Springs has some unusual claims to fame—including one of the region’s most popular farmer’s markets and their one-way mirrored public restrooms. Once you’ve explored the bustling downtown markets and picked up some picnic supplies, head out to Cooper Lake State Park to hike, bike, or horseback ride along the shores of Jim Chapman Lake. Campers have options in the park, with RV, tent, and equestrian sites, all close to the lakeside, where you can swim, fish, and kayak. If you prefer to stay in town, there are also RV parks in Sulphur Springs.

Where to go

Southern Lakes 

South of Sulphur Springs, RV parks and lakeside camping grounds pepper the vast shores of Lake Fork and Lake Tawakoni. Explore the fishing coves around Lake Fork or set sail to fish for largemouth bass—some of Texas’ largest catches have been hooked here. To the West, Lake Tawakoni State Park has woodland hikes and a sandy swimming beach on the lake’s south shore.

East Dallas

More lakeside camping is on offer along the eastern boundaries of Dallas, with plenty of choice around Lake Lavon and Lake Ray Hubbard. Both lakes are popular boating and fishing spots, but you can also rent kayaks and stand-up paddleboards, or tee off at a lake-view golf course. If you’re tempted to get closer to the city, Lake Lewisville has seven campgrounds just a short hop from downtown. 

Northeast Pineywoods

Sulphur Springs is a strategic basecamp for exploring the Texas Piney Woods, where traditional Southern towns meet rambling woodlands and gleaming lakes. Dive into Civil War history in Jefferson, then head out to camp by Lake Caddo. Or continue south to enjoy backcountry camping in the Davy Crockett, Angelina, and Sabine National Forests.

When to go

May through September is the most popular time to visit Sulphur Springs, when the town hosts several festivals, markets, and an open-air movie theater in its central square. Texan summers are hot, so RV camping might be a more comfortable option, but you can always escape to the nearby lakes to cool off. Camping is possible year-round in Cooper Lake State Park, but spring and fall provide the most pleasant weather for hiking and outdoor activities.
