Please note- I only book one group at a time. You'll have plenty of privacy! Spend your day bird watching on the river deck, put up your hammock and chill, go hiking or mountain biking at Cacapon State Park, take the kayaks out and paddle around, go fishing, or take a float trip. I can provide info on put in/take out spots depending on how long you'd like to float. I have 3 kayaks available for your use, or BYO if you'd like to venture further outside of the property lines. There is one big fire ring for cooking and/or bonfires, along with a large stationary stand up charcoal camp grill. There is also a small communal shed down at camp that contains extra camping supplies, etc.. feel free to use use and put back and or/ contribute to it! :) This spot is close by to Berkeley Springs, Paw Paw Tunnel, Cacapon State Park, and other nature preserves. More hiking, biking, restaurants, spas, antiquing- all within a beautiful 20 minute drive if you wish to venture out. There is a cabin on the property. I will more often be home than not, I will communicate with you about that around your stay. Sometimes I"ll come down to the river frontage if I drop in for a float .Also, we all get around on four wheelers and UTV's. So you will hear them from time to time. If I am home, please feel free to come up if you have any concerns/questions or to say hi! :) *Please note, you can normally get to this site without a 4 wheel drive vehicle. However, when the river is high it will sometimes flood the low water bridge where it crosses the Cacapon. If this is the case during your stay, I will provide all necessary information regarding projected river levels and directions. I will also offer a full refund if the bridge is impassable. Relax in a wood fired Norwegian sauna and cook in a Peruvian wood fired earth oven or cook under the stars over an open fire. Firewood is also included. Foodies will rejoice here. There is a couple of acres enclosed with an electric fence where the livestock guardian dog (Luna) roams with the animals. We also sell farm fresh eggs. Fern Yabin is a rustic hard sided yurt style cabin that has hot and cold water, composting toilet, outdoor shower (cold water only), a indoor soaking tub, hot water kettle, an outdoor propane grill, ceiling fan, outdoor patio and fire pit, skylight, WiFi, and lots of character. Enjoy 8 beautiful, secluded acres on the Conewago Creek at Bald Hill, Northern York Co. My homestead was once part of the Conewago Turf Farm. It borders the creek a length of 1100 feet, mostly maintained with easy access. Camp is at the base of a steep section of the Conewago Mountains, creating privacy and protection from wind and afternoon sun. This is not a whole house rental. The land hosts some animals - a goat, dogs, cats, chickens, and ducks while growing medicinal plants, seasonal edible berries/fruits (wineberries, raspberries, blackberries, blueberries, mulberries, elderberries, vine kiwi, pawpaw, etc.) and rocks (plenty of them). There is a couple of acres enclosed with an electric fence where the livestock guardian dog (Luna) roams with the animals. We also sell farm fresh eggs. Fern Yabin is a rustic hard sided yurt style cabin that has hot and cold water, composting toilet, outdoor shower (cold water only), a indoor soaking tub, hot water kettle, an outdoor propane grill, ceiling fan, outdoor patio and fire pit, skylight, WiFi, and lots of character. We weren't able to paddle bc the creek was down, and it wasn't impactful to our fun at all. Just book it! And if you can check out the nearby dirt race track BAPS, fun for kids and adults alike.

The cabin was amazing and had everything and more! There were games, kitchen supplies, grill with a stove, and they provide firewood. Since we went in October we had a heated blanket and there was a space heater in there as well. Berkeley Springs is close by and they have nice restaurants and a farmers market on Sundays. Definitely will be going back!

Loved this place! We got in late, but Maria was very responsive, and the directions were super easy. Wish we could’ve stayed longer because the site and accommodations were amazing! She had plenty of supplies (lights, chargers, firewood, water, etc) and the romance package was so cute ❤️ The tent is not bug proof, so some bugs (spiders and moths mainly) got in, but once the lights were out, they didn’t both us at all! Hope to return for a longer stay!

In a nutshell, we loved the Yabin! The property is very laid-back and accessible. The cozy outside area with a fire pit and seating area is right outside the door of the Yabin. It is much bigger and more sturdy than we imagined. So much space with many nice touches. The woodstove kept everything nice and cozy overnight. The beds were so comfortable! Andrea could not be more accommodating and she is very communicative. If you decide to book, before you pack for your trip, make sure you check with Andrea. She really has thought of just about everything you will need. I can’t wait to go back!

Kara’s property is a lovely getaway in the woods. It has all the amenities you may need, and a little extra-like the very nice hot shower. If you are down at the campsite on the river, you have river views all the time, if you are up at the top, you can simply walk down and get a great view. Would stay again! The glamping option was very nice for when it started to pour down rain. We hung out, played games and still had a great time! Kara‘s instructions were clear and very helpful.

I had such a wonderful stay at Pablo & Lorena’s ‘Invisible Love House’. The property was perfectly secluded, offering a peaceful retreat surrounded by nature and wildlife. The outdoor shower, sink, & bathroom made the experience even that much more convenient & comfortable. There were so many other thoughtful touches inside the cabin (games, books, cookware, you name it). With the nights’ getting a little chillier, they had a heated blanket already ready. Despite the secluded feel, the location was incredibly convenient, just a short drive to both Berkeley Springs and Cacapon State Park. Pablo & Lorena were so friendly, welcoming, and accommodating. Would definitely stay again!
