Our Family has owned this property for over 60 years. Jim & Sue spend their summers here. Our son recently vacationed at some great glamping sites around the country and had a vision of creating one on our property.

Black Hole & Dunkley Falls campsite is located on an 80-acre old Adirondack farm. The Mill Creek runs along with this property, which features access to the scenic Dunkley Falls & The Black Hole — a cavernous geological anomaly. This famous swimming spot is a perfect place to test your nerve with a backflip off its 20 ft cliffs or just take a leisurely swim in the naturally formed glacier pool. Like to fish? The Mill Creek is also stocked annually with over 3000 brown & rainbow trout. All of this is just a short walk from our property. Onsite: Two Canvas Wall Tents (16ft X 14ft ) and Outhouse. In addition to the Canvas Wall Tents, we have a canvas bell tent for rent for larger groups. You can reserve this by adding it as an extra when checking out with us here at Hipcamp.

Please note- This site is on the backside of an operating crop farm. Corn, hay and wheat are grown on the farm. The road to the campsite is utilized by farm equipment, and at times, depending on the weather and traffic it can be muddy to travel on. We continue to improve the farm road, however at this time we recommend AWD or 4WD vehicles.
Rules to follow onsite
When dry you can drive right to the tent, otherwise it is a Hike-To Campsite, it's approximately 400 feet from the parking area. No motorized vehicles permitted on the property beyond parking area. This is to help minimize traffic on the property and preserve natural environment and service road.
Parking: There is a parking area for multiple cars located at the entrance of the property, and is limited to 10 vehicles. Turn onto the private dirt road marked 361 Mt. Independence Road. Continue down the road about a 1/2 mile until you see the parking area sign. If you'd rather not drive your vehicle up the dirt road, there is designated parking space at the base of the entrance near the old barn.
Park in designated parking space only. Once parked in Parking area follow the mowed path to the campsite. This is a Posted Private Property. You'll see the signs at entrance of property.
Please stay on the mowed campsite, trails or road.
Do not cut trees or damage natural landscape.
Please leave the site as you found it.
Clean up after yourself and your pets.

Our family is excited to share the beauty of our working crop farm with others. My great grandfather settled here in the late 1930's from Stanstead, Canada, Our family milked dairy cows until 2006 at which time my Dad sold the herd and leased out to neighbor that continues the farming activities on the farm. In 2020, my husband and I became the proud owners of Lake Home Farm. For many years my grandparents rented row boats at this campsite which brought so much joy to so many. We are excited to engage with Tentrr and our campers to share this gem while continuing the relationship with our neighbor who crops the land. Note: this campsite is named after Dot, Dot lived in Ludlow, VT and she spent her summers at this site for all the years of my childhood. She was famous for her turtle soup and we're delighted to remember her in this way!

Enjoy any of the many national park trails within the Green Mountains or Adirondacks. Lake George, Merck Forest, Schroon Lake, Lake St. Catherine, Bomoseen are all nearby as well as the Battenkill River and the Mettowee for fishing. If you are a winter visitor, plenty of ski resorts are a little over an hour away like Stratton, Bromely, Okemo, or Killington to name a few.

Metta Earth Institute (MEI) is a non-profit educational retreat center in Lincoln, Vermont. Main House Front Porch
The front porch of the main house has continued to be a wonderful gathering place with outstanding sunset views and surrounding terraced gardens with blossoms and berries that attract hummingbirds and bees. We serve meals from the adjoining big kitchen, and these can be enjoyed on the porch or taken on trays to the nearby Plum Grove, other outdoor settings. The porch is a great place to meet with others or enjoy a place to sit and read. There is also a good internet connection on the porch and a place to charge devices.
You are welcome to walk anywhere on Metta Earth land. Or you may want to walk on the surrounding dirt roads, all with very minimal cars and great mountain views or along the river. We can give further directions and information about the region when you are here.
Our stays range from basic tent sites to Yurts and Canvas Tents. We have something for everyone.
We have four yurts nestled on a knoll among maples, beeches, balsam, and other trees. They each are positioned for a sense of privacy from the others and have little paths connecting them. They all are well loved and humble, beautiful, light filled circular spaces with a round dome skylight, lattice siding, windows with screens for summer use and in winter extra insulation provided by window quilts. Each yurt has a wood stove for colder weather. The yurts are furnished simply with various configurations of single and double beds, tables, chairs, shelving, and sheepskins or other floor rugs. At night a few of the paths are lit with solar lamps, so it is wise to bring a flashlight/headlamp as well. Beeswax candles provide inside night lighting. Some of the yurts have string, solar lights around the inside of the yurt walls.
We have 5 bell tents that are lovely, roundish shaped tents with a peak. Four of them are smaller, one-person tents, and one is larger for a couple or 2 people. We provide amattress and pillow with organic bedding and a sheepskin rug, and a simple storage crate/table. It’s a good idea to bring a sleeping bag for extra warmth, especially in the potentially colder shoulder seasons in May and in September.
If you have a tent, insulated ground mat, and sleeping gear, we have many inspiring sites in the surrounding forest glades, meadows, and fields. Those who choose to camp have access to outdoor composting toilets, a hot water outside faucet for bucket bathing, and outdoor shower available in the warmer seasons. Camping requires a certain hardiness and adequate gear. Weather during the growing season (May – October) in the mountains of Vermont is unpredictable. Temperatures range from freezing temperatures at night in the spring and fall to gloriously warm days and even hot days.

Please note- This site is on the backside of an operating crop farm. Corn, hay and wheat are grown on the farm. The road to the campsite is utilized by farm equipment, and at times, depending on the weather and traffic it can be muddy to travel on. We continue to improve the farm road, however at this time we recommend AWD or 4WD vehicles.

When dry you can drive right to the tent, otherwise it is a Hike-To Campsite, it's approximately 400 feet from the parking area. No motorized vehicles permitted on the property beyond parking area. This is to help minimize traffic on the property and preserve natural environment and service road.
Parking: There is a parking area for multiple cars located at the entrance of the property, and is limited to 10 vehicles. Turn onto the private dirt road marked 361 Mt. Independence Road. Continue down the road about a 1/2 mile until you see the parking area sign. If you'd rather not drive your vehicle up the dirt road, there is designated parking space at the base of the entrance near the old barn.
Park in designated parking space only. Once parked in Parking area follow the mowed path to the campsite. This is a Posted Private Property. You'll see the signs at entrance of property.
Please stay on the mowed campsite, trails or road.
Do not cut trees or damage natural landscape.
Please leave the site as you found it.
Clean up after yourself and your pets.

Our family is excited to share the beauty of our working crop farm with others. My great grandfather settled here in the late 1930's from Stanstead, Canada, Our family milked dairy cows until 2006 at which time my Dad sold the herd and leased out to neighbor that continues the farming activities on the farm. In 2020, my husband and I became the proud owners of Lake Home Farm. For many years my grandparents rented row boats at this campsite which brought so much joy to so many. We are excited to engage with Tentrr and our campers to share this gem while continuing the relationship with our neighbor who crops the land. Note: this campsite is named after Dot, Dot lived in Ludlow, VT and she spent her summers at this site for all the years of my childhood. She was famous for her turtle soup and we're delighted to remember her in this way!

Lake George, Merck Forest, Schroon Lake, Lake St. Catherine, Bomoseen are all nearby as well as the Battenkill River and the Mettowee for fishing. If you are a winter visitor, plenty of ski resorts are a little over an hour away like Stratton, Bromely, Okemo, or Killington to name a few.

The porch is a great place to meet with others or enjoy a place to sit and read. There is also a good internet connection on the porch and a place to charge devices.
You are welcome to walk anywhere on Metta Earth land. Or you may want to walk on the surrounding dirt roads, all with very minimal cars and great mountain views or along the river. We can give further directions and information about the region when you are here.
Our stays range from basic tent sites to Yurts and Canvas Tents. We have something for everyone.
We have four yurts nestled on a knoll among maples, beeches, balsam, and other trees. They each are positioned for a sense of privacy from the others and have little paths connecting them. They all are well loved and humble, beautiful, light filled circular spaces with a round dome skylight, lattice siding, windows with screens for summer use and in winter extra insulation provided by window quilts. Each yurt has a wood stove for colder weather. The yurts are furnished simply with various configurations of single and double beds, tables, chairs, shelving, and sheepskins or other floor rugs. At night a few of the paths are lit with solar lamps, so it is wise to bring a flashlight/headlamp as well. Beeswax candles provide inside night lighting. Some of the yurts have string, solar lights around the inside of the yurt walls.
We have 5 bell tents that are lovely, roundish shaped tents with a peak. Four of them are smaller, one-person tents, and one is larger for a couple or 2 people. We provide amattress and pillow with organic bedding and a sheepskin rug, and a simple storage crate/table. It’s a good idea to bring a sleeping bag for extra warmth, especially in the potentially colder shoulder seasons in May and in September.
If you have a tent, insulated ground mat, and sleeping gear, we have many inspiring sites in the surrounding forest glades, meadows, and fields. Those who choose to camp have access to outdoor composting toilets, a hot water outside faucet for bucket bathing, and outdoor shower available in the warmer seasons. Camping requires a certain hardiness and adequate gear. Weather during the growing season (May – October) in the mountains of Vermont is unpredictable. Temperatures range from freezing temperatures at night in the spring and fall to gloriously warm days and even hot days.

A beautiful well maintained campsite. Kathy and Tim were very friendly and helpful. The eggs they gave us on arrival were delicious and there was plenty of firewood for us to burn on the cold October nights. Everything was immaculate and clean, especially the out house with some luxury touches. All the extra details show how much they care about their guests camping experience. The property was fun to explore as well as visiting all the animals on the farm. Easy to explore the area from their place, loved the small town general stores and local creameries. Look forward to visiting in warmer weather.

I stayed two nights while exploring the trails and really enjoyed the view over the field with their horses during the day and the stars at night were amazing. The host was great and showed us where our campsite was when we got there late, 😅 she was nice to wait up. They have hot showers which was great and a cute little farmers market where she had the veggies and eggs there to purchase. Plus there were cows there to see, so cute! My family (7 year old daughter, husband and dog) had the most wonderful time tent camping at the Hops site on Heather and Paul's beautiful farm. It's such a special, expansive place with so many cool spots to hike to within the farm that we didn't feel like we needed to leave the property. We loved the peace and privacy of the Hops site but next time we'd like to try to Oak tree site which has stunning views. My daughter loved drinking directly from the spring behind Heather's house, and visiting the pergola near dusk. The highland cows against the backdrop of rolling hills and the beautiful slate structures look like paintings. I'd definitely recommend taking the tour of the property to orient yourself. Heather is a lovely person and a knowledgeable and engaging host.

Tip-top spot with breathtaking views in a great location, 45 minutes from Burlington and 45m-1.5h from the interior (Waterbury, Killington, Woodstock, Montpelier, Stowe), right in the heart of the Green Mountains. Melinda and Dave were very responsive to our messages and just great hosts. They maintain a beautiful, flat site with a lot of privacy, a stocked and cleaned outhouse, and complementary firewood. What’s not to love? This was our first trip with our rig up to Vermont and it’s definitely gonna be part of a regular rotation. Ken hosts one of the most incredible campsites I’ve had the pleasure of staying at, and it doesn’t hurt that he’s one of the kindest souls I’ve met too!
Make sure to bring a camera when you visit, the view is not something you’ll want to forget, nor the beautiful sites around the campground.
This is a must-stay, and I won’t be surprised if Ken ends up being booked year-round!!!
(Also, we recommend a car with higher suspension and four wheel drive as to make the trip up to the lean-to easier!)

Where to go
Lake Champlain Valley
East of Schroon Lake, the forested peaks and fishing lakes of the Pharaoh Lake Wilderness Area are dotted with rustic cabins and primitive campsites. For lakeside views, the island camping at Lake George is unrivaled, and you’ll have your pick of activities from hot air ballooning and paragliding to water-skiing and stand-up paddleboarding. Along the coast of the Adirondacks, Lake Champlain provides plenty of options for hiking, camping, and boating.
High Peaks
The jagged peaks and forested valleys of the Adirondacks’ High Peaks loom on the horizon northwest of Schroon Lake. There’s hiking to suit all levels, from scaling the 5,000+ feet peaks of Mt Marcy and Algonquin to rugged wilderness trails, and camping here is all about getting back to nature. Pitch your tent at primitive campsites along the main trails or seek out remote backcountry camping in the valleys.
Central Adirondacks
There’s more highland hiking and backcountry camping at the heart of the Adirondacks. Pitch your tent within the Blue Mountain Wild Forest or Siamese Pond Wilderness, or camp on the islands at Indian Lake. Also in the area is the Adirondacks’ largest ski resort at Gore Mountain and the popular resort town of Long Lake.
When to go
The best time for swimming and boating at Schroon Lake is May through September, and advance bookings are highly recommended for the town’s campsites. Summer through fall provides the most favorable weather for hiking in the Adirondacks, and leaf peepers will find autumnal views aplenty around the lake. With easy access to the region’s ski resorts, it’s a popular spot in winter, too, but some campgrounds close in low season, so check ahead.
Know before you go
- Having your own transportation is highly recommended to get to and around Schroon Lake.
- Schroon Lake has grocery stores, restaurants, and shops selling camping and fishing supplies.
- Tick season runs from April through September in the Schroon Lake region, so cover up when hiking and check for ticks after outdoor activities.
- There is no fee to enter Adirondack Park, but state campgrounds charge a fee and many require reservations. A New York State Fishing License is required for any kind of fishing.
- Backcountry camping is allowed on state forest land through Adirondack Park, but you can’t camp within 150 feet of any road, trail, or body of water unless marked with a “camp here” sign.
