This land was once all pasture for grazing animals. We moved to Delaware County in November 2018 to start our family and pursue dreams of working on the land. The initial idea was to find a place we could live, garden, and raise a few animals while hosting guests and sharing the land with visitors. When we found this place on Williams Road, we loved the mix of rural and proximity to a thriving country town. We now have two kids and enjoy living in Delhi so much we hardly leave the town limits! There are wonderful restaurants, a great year-round farmers market, grocery stores, and many other services and amenities you can find listed towards the end of this guide. Our Catskill Mountain home is situated on a historic early 19th century farm site. Parts of the house might be more than 190 years old! With several additions and upgrades we think the house has lots of charm and enjoy the many modern touches. The property is overgrown pastures and a few steeper slopes with medium growth trees. After the industrial period saw this region nearly deforested, the land was granted to settlers who cleared fields and planted grass. Our immediate vicinity was knows for it’s cattle (Bovina), mostly for diary, and sheep. The agriculture in Delaware County has been on a decline since the advent of rail shipping opened New York City markets to farms in less challenging geographies. Construction of the NYC fresh water system (DEP Watershed) may have contributed to this decline, but about 60-70 years ago the majority of pastures, especially less productive parcels were abandoned to the “weed trees”. These first succession trees grew quickly in the sunny meadows and covered the hills; trees such as Ash, Hawthorn, and Norway Spruce. Fences and barns were left to return to the earth. On our property the stone walls that boarder the fields are the most stark reminder of the intensive agriculture practiced here.

Whitetail Deer and Eastern Wild Turkey are very common to see. We also have a variety of small animals as well such as Red and Grey Squirrels, Raccoons, Porcupine, Opossum, Fisher etc. For the birders, we have Barred and Great Horned Owls and Red Tailed Hawks. It is also not uncommon to see Bald Eagles soaring over the fields looking for their next meal. All of the property is easily accessible via our extensive trail system. We have two Rustic camp areas and a third area offering a pitched Glamping Tent with accommodations. Please bring your own bedding, towels, etc. We have firewood available for $1 per piece and a cash or check honor box if you use more wood than you paid for while booking. There is no cell service on or close to the property, so save or print your maps before you leave and follow the white oval signs to the campsite. 1.1 miles of upper Esopus Creek awaits visitors for fishing native Brook Trout, hiking, swimming, and sunbathing. We have two clean pit toilets, a spring-fed gravity water system, three wash stations, and two showers. A wash station is available at the showers, the kitchen, and the toilets. A large kitchen area with a 16-foot-long counter and a picnic table is also available by the communal fire pits. Please note, quiet hours are from 11 PM to 7 AM. Strictly enforced. No exceptions. With three private sites deep in the Catskills, this special land has a variety of mature trees, open meadows with ferns and dogwood stands, remnants of an old apple orchard, trails across old rock walls and mountain streams through gently sloping topography, and abundant birds, frogs, newts, and other wildlife. Plus one of the best swimming ponds in all of the Catskills! There are three sites: one tucked into a meadow in a forest clearing, another under a hemlock grove deeper in the woods, and a third reserved for Long Path thru-hikers who come down from the mountains for a break, which can also be overflow. Makes a great basecamp for exploring the rest of the Northern Catskills, or a hideaway to stay and get lost in. Hike miles of trails and old logging roads in the Elm Ridge Wild Forest, starting literally steps from your campsite. Swim in the large spring-fed pond, or just watch the colorful koi swim. Sit around the fire and reflect on the day’s adventures. Or just take in the wide-open views of distant mountains and starry skies. Note: the only "Kitchen available" (Hipcamp's wording) is a grill over firepit. Also, toilet is a bucket-style dry composting toilet with urine diversion inside a protected shed. everything you’ll ever need for a cozy stay outdoors. we chose this spot because of the tiny shelter it afforded during what was going to be below freezing temps. The kitchen space and bed set up was much appreciated and allowed us to focus enjoying the stay itself. The owners were super helpful getting us setup and providing a welcoming space. Brought my girlfriend here as a little surprise trip for her bday and she absolutely loved it!! I was a little nervous about the weather but it ended up being so cozy inside the Yurt with the snowfall outside. Such a nice and relaxing stay with wonderful hosts that accommodates to all of your needs. Was so relieving to be able to pack nice and light and just hangout. We had everything we needed! We absolutely loved the Beechwood site!! It was private and well-maintained, complete with firewood, a clean outhouse with composting toilet, a really nice fire pit, and a container of non potable water. A few steps away from the hiking trail that led us to an amazing view at the lookout point, and there is a fresh spring at the base of the trail. Adele is a wonderful host, and her farm is truly beautiful. The 3 camp sites are spaced far apart in the woods behind the farm, and the Beechwood site in particular comfortably accommodates one large tent (there were two of us staying), and also has a picnic table with benches, and a wooden rocking chair by the fire. We had an awesome time, and we’ll will definitely be back!

Spring 2023: Maplewood received extensive flood/water damage over the winter requiring extensive drainage work and regrading. We also added a layer of fresh sawdust to the tent area on all our tent sites for a more comfortable nights sleep.

Adele's property is nothing short of spectacular. The view from the overlook is gorgeous, and the recent addition of the Phoenicia town overlook is super cool! Her campsites are very well upkept. Her family was extremely inviting and friendly upon arrival. I cannot recommend staying at Adele's hipcamp enough! I will definitely be back!
