My second glamping site "The Medieval Encampment", is available for booking starting April 1st of 2025. I will have more pictures soon. In April of 2024, my long awaited 1st Glamping site was available for booking. It's been very popular! Please read the description carefully of the "Gypsy Rose Vardo", to see if it's the right fit for you.
I also have 10 large camping sites available on our 33 acre property located in Northwest NJ. Sites 1 through 4 are on mowed, fairly level fields and are large enough for campers or RV's up to 30ft, or a couple of tents, and sites 5 and 6 are further back in the woods, available only for a few small tents, sites 7 through 10 are much further into the property and are only accessible with a high clearance AWD or 4WD SUV or you can park and hike your gear in. There are 3 compost toilet outhouses spread out through the property, so it's an easy walking distance from any site.
Although we are only 2 1/2 miles from a main highway, the last 2 miles are on a dirt road with no houses.
We are surrounded by protected land, so no neighbors and lots of wildlife, including the occasional bear, coyote or raccoon. Keep all food items secured. Because we are surrounded by protected land we are not sprayed for insects, so be safe and do tick checks often and bring the bug spray.
We are 45 minutes from NYC or the Delaware Water Gap and an hour away from the NJ shore. There are horse farms nearby that offer trail rides. We are also close to the Highland and Appalachian Hiking trails.
There are two reservoirs within a 20-minute drive for canoeing or kayaking.
There are walking trails through our property, including a ten-minute hike on a marked trail to a small waterfall in a ravine.

There's an excellent Farmers Market on Saturday's in Rock Hill from 10-1pm from June to September also. Come find us there!

Private and off-grid tiny home near the Neversink Unique Area hiking trails. This tiny house is approximately a tenth of a mile from guest parking. A marked trail to the site with trail markers for easy direction. This tiny house has solar powered WIFI and lights. This is not an insulated structure and during the winter months there is no running water. The outhouse is located about 50 feet from the tiny house.
The Tiny House is located in a very private and remote location that sits next to thousands of acres of state land with beautiful hiking trails and access to the Neversink River.

Private and easy parking with short hike down hill to the site if you are unable to drive directly to the site (NOTE: During the winter months all guests must park in the designated parking spot and hike to the site. You cannot drive as a result of the unpredictable weather)
While the hike is short, some parts are steep, so please walk slowly and take your time.
Driving to the site can only be done during the spring and summer months and requires a high clearance Truck, Jeep or SUV with all wheel drive or 4-Wheel Drive ONLY.

Unless you have an all wheel drive or four wheel drive vehicle, Please DO NOT drive or attempt to drive to the tiny house site. IF you decide to drive an all wheel drive or four wheel drive vehicle, it is at your own risk and the owners are not responsible for any damages. Please keep in mind the WIFI and lights are solar powered, therefore we cannot always guarantee its consistency.
Please also note this site is off grid with a rain-catch water system, therefore we cannot guarantee there will always be running water.
NOTE: PLEASE DO NOT DRINK THIS WATER.
The outdoor shower has been updated with a hot water rain catch system. Please be conscious of your water usage, as the water for the shower is collected via a gutter system. If you run out of water in the shower you will need to wait for the next rainfall for it to collect and build back up.
During the late fall and winter months, this site will be open to winter campers who come prepared with the necessities and truly know how to winter camp. There will be no running water during this time and the solar will not work as well as it does during the summer months.
We recommend not using the electric during the daytime hours, as this helps conserve power for when you will need to use it at night.
We provide the following linens:
fitted sheet for the full size bed in the loft, 4 sleeping bags, and 4 pillows. Anything additional must be brought by the guest.

All lodging sites have heating for your comfort and are available year round! The River's Edge campsites sit on the shoreline of the Delaware River at the western edge of New York State overlooking the mountains of Pennsylvania. Our canvas tents and open air platforms perch between the river and the former Delaware & Hudson Canal which was once was used to transport raw goods by barge to New York City via the 'port' of Port Jervis. The remnants of the canal walls are throughout the property including a 300 person theater which we created to both preserve and feature this industrial history. It also makes a great place for an event or a movie night.
Today, the original canal towpath, along which barges would be pulled and floated downstream, is a trail that links all of the campsites over 5 acres and at the furthest end an eel fishing camp that is in operation from June to October (say 'hi' to Jim).
In the early 1900s, the train replaced the canal as the primary method of moving goods into New York and if you are lucky — you will hear the train rumble by along the river on the Pennsylvania side. There is something spectacular in the absolute still and grandness of the river, the mountains and the ongoing industrial history of the valley. It is a reminder of the way things used to be.
The farmhouse and cabins are located opposite the campsites on other side of route 97. Next to them are 50 acres of wild forest to hike and explore. These accommodations are great for guests who want more amenities but still with easy access to river. Pair campsites and cabins so that all your guests have their best experience. You may not want to leave, but Onteora Lake in the Bluestone Wild Forest is great for hiking, swimming and boating. Our campsite is located only 5 minutes from Ashokan Reservoir where you can fish and boat. Bring your own camping gear or rent ours, the adventures are endless! Nestled outside the village of Stillwater, NJ right across the Appalachian trail and the Kittatinny Mountain Ridge, Camp David sports three luxurious log cabins:

The main cabin, Belle's Cabin, is made from hand hewed logs and is the only cabin furnished with a king size bed.

Camp David was originally a German hunting camp at the turn of the 20th century. It was later donated to the Boy Scouts in the 1940’s. By the 2000’s, it was left abandoned at which time I purchased it and began to restore it back to its true form while maintaining the cabin life integrity. I am a contractor and arborist by trade and the last ten years I have worked hard to bring the site back to life.
The camp consists of 13 acres abutted by 100's of acres of state park land.
There are two stocked ponds connected by a cascading stream, multiple fire pits with seating, furnished gazebo with wood stove, picnic tables, and multiple park benches located throughout the property.

The meadow we occupy was once the farmers property that I grew up next to at my parents farm house.
When he wanted to sell his property he offered it to us for purchase at a fair price if we would not develop more than we needed to live here.
We maintained the meadow adjacent to our property and have kept it as an agricultural site.
We have had our son develop an edible forest garden and a unique diversified small orchard so we can eat and share healthy organic fruits and vegetables while helping our environment and wildlife and educating others to do the same.
It is expensive to live in Newtown but we love our property.
We want to teach others to grow food from their land while helping to support us keeping our adjacent property agricultural and undeveloped.
Our property has provided many happy gatherings and events and we love to share it with others.

One mile away we offer nearby blue mark trails, mountain biking, lake and outdoor activities are at your fingertips and your hosts will be happy to provide any assistance needed to find or enjoy these opportunities. The Creamery (Ferris Acres) is one of the best farm ice cream shops in the East. We can provide breakfast upon request from our free range chickens on our kiwi lined deck with beautiful mountain views. Come and enjoy the croak of the bullfrog and the sound of the crickets. Welcome to The Record Room! Our property has a vast collection of vintage, classic, and current vinyl albums that play solely from solar power. Its audio system delivers sound on the inside and out for a campfire mood that can't be beaten.
The Monguap River is close enough to be seen and heard from the cabin, but the adventure of getting there is half the fun! The Delaware River is only 2 miles from our location, and River rafting is a big business around here. A small artesian-fed creek runs right next to the cabin. It lends to the relaxing sounds of water with many quaint spots for you to dip your toes into, paired with a wood-fired tub that feeds off of the stream, which can only be explained by experience (weather-dependent). Our hot tub also pairs beautifully with our newest addition to the cabin, our sauna! Perfect for a cold plunge afterwards (more information in the add-on description)!
A queen temper-pedic bed and super comfy overstuffed futon will assure a good night's slumber. The Record Room's covered outdoor kitchen is designed to extend the awesome vibes into every meal.. (I.E., Flat top grill, single burner, and stainless grate grill all powered by propane, cast iron frying pans, and utensils). Our outhouse is designed and maintained by the women of the family, and great pride is taken in making it a favorable experience. A small wood stove heats the Record Room on chilly mornings and nights. If you're looking for the fine line between camping and glamping, this is your place! We recommend having some prior camping expertise, and we must mention that there is no WiFi/ service. We have a few spots available for your friend circle to pitch a tent and enjoy the experience with you!
A basic convenience store can be located three miles to the right of our property with all your basic needs (including gas). For your grocery shopping, a small family-owned market can be found within 10 minutes up the road. If you're looking for activities, there are plenty of rafting/canoeing/kayaking companies for your enjoyment. We also recommend downloading a trail-finding app, as there are an abundance of them all within 5 minutes!

My second glamping site "The Medieval Encampment", is available for booking starting April 1st of 2025. I will have more pictures soon. In April of 2024, my long awaited 1st Glamping site was available for booking. It's been very popular! Please read the description carefully of the "Gypsy Rose Vardo", to see if it's the right fit for you.
I also have 10 large camping sites available on our 33 acre property located in Northwest NJ. Sites 1 through 4 are on mowed, fairly level fields and are large enough for campers or RV's up to 30ft, or a couple of tents, and sites 5 and 6 are further back in the woods, available only for a few small tents, sites 7 through 10 are much further into the property and are only accessible with a high clearance AWD or 4WD SUV or you can park and hike your gear in. There are 3 compost toilet outhouses spread out through the property, so it's an easy walking distance from any site.
Although we are only 2 1/2 miles from a main highway, the last 2 miles are on a dirt road with no houses.
We are surrounded by protected land, so no neighbors and lots of wildlife, including the occasional bear, coyote or raccoon. Keep all food items secured. Because we are surrounded by protected land we are not sprayed for insects, so be safe and do tick checks often and bring the bug spray.
We are 45 minutes from NYC or the Delaware Water Gap and an hour away from the NJ shore. There are horse farms nearby that offer trail rides. We are also close to the Highland and Appalachian Hiking trails.
There are two reservoirs within a 20-minute drive for canoeing or kayaking.
There are walking trails through our property, including a ten-minute hike on a marked trail to a small waterfall in a ravine.

Be sure to message us if you would like to purchase firewood, meats or apples. Each tiny house as a full sized mattress, you can also rent a full sized cot for $20. You can message, we will leave your items for contact free pick-up and you can pay cash or venmo us later.
Please carry out what you carry in and leave it clean for the next group. We clean between all visitors - and are currently keeping quite a distance to protect you, the site and everybody involved.
The property is a 5 minute drive to the hamlet of Mountaindalewhich has a lovely Rail Trail for hikes and bikes, and some excellent dining options including

right nearby). Your'e also about 30 minutes away from super cute fun larger towns and attractions like New Paltz, Livingston Manor, and tons of incredible Catskill hiking and nature opportunities. NOTE!
There's an excellent Farmers Market on Saturday's in Rock Hill from 10-1pm from June to September also. Come find us there!

Private and off-grid tiny home near the Neversink Unique Area hiking trails. This tiny house is approximately a tenth of a mile from guest parking. A marked trail to the site with trail markers for easy direction. This tiny house has solar powered WIFI and lights. This is not an insulated structure and during the winter months there is no running water. The outhouse is located about 50 feet from the tiny house.
The Tiny House is located in a very private and remote location that sits next to thousands of acres of state land with beautiful hiking trails and access to the Neversink River.

Private and easy parking with short hike down hill to the site if you are unable to drive directly to the site (NOTE: During the winter months all guests must park in the designated parking spot and hike to the site. You cannot drive as a result of the unpredictable weather)
While the hike is short, some parts are steep, so please walk slowly and take your time.
Driving to the site can only be done during the spring and summer months and requires a high clearance Truck, Jeep or SUV with all wheel drive or 4-Wheel Drive ONLY.
Keypad on the front door for easy entry.

Unless you have an all wheel drive or four wheel drive vehicle, Please DO NOT drive or attempt to drive to the tiny house site. IF you decide to drive an all wheel drive or four wheel drive vehicle, it is at your own risk and the owners are not responsible for any damages. (NOTE: During the winter months all guests must park in the designated parking spot and hike to the site. You cannot drive as a result of the unpredictable weather)
Please keep in mind the WIFI and lights are solar powered, therefore we cannot always guarantee its consistency.
Please also note this site is off grid with a rain-catch water system, therefore we cannot guarantee there will always be running water.
NOTE: PLEASE DO NOT DRINK THIS WATER.
The outdoor shower has been updated with a hot water rain catch system. Please be conscious of your water usage, as the water for the shower is collected via a gutter system. If you run out of water in the shower you will need to wait for the next rainfall for it to collect and build back up.
During the late fall and winter months, this site will be open to winter campers who come prepared with the necessities and truly know how to winter camp. There will be no running water during this time and the solar will not work as well as it does during the summer months.
We recommend not using the electric during the daytime hours, as this helps conserve power for when you will need to use it at night.
We provide the following linens:
fitted sheet for the full size bed in the loft, 4 sleeping bags, and 4 pillows. Anything additional must be brought by the guest.

All lodging sites have heating for your comfort and are available year round! The River's Edge campsites sit on the shoreline of the Delaware River at the western edge of New York State overlooking the mountains of Pennsylvania. Our canvas tents and open air platforms perch between the river and the former Delaware & Hudson Canal which was once was used to transport raw goods by barge to New York City via the 'port' of Port Jervis. The remnants of the canal walls are throughout the property including a 300 person theater which we created to both preserve and feature this industrial history. It also makes a great place for an event or a movie night.
Today, the original canal towpath, along which barges would be pulled and floated downstream, is a trail that links all of the campsites over 5 acres and at the furthest end an eel fishing camp that is in operation from June to October (say 'hi' to Jim).
In the early 1900s, the train replaced the canal as the primary method of moving goods into New York and if you are lucky — you will hear the train rumble by along the river on the Pennsylvania side. There is something spectacular in the absolute still and grandness of the river, the mountains and the ongoing industrial history of the valley. It is a reminder of the way things used to be.
The farmhouse and cabins are located opposite the campsites on other side of route 97. Next to them are 50 acres of wild forest to hike and explore. These accommodations are great for guests who want more amenities but still with easy access to river. Pair campsites and cabins so that all your guests have their best experience. We added an outdoor hot tub to the site as well as a shower house. Bring your swimsuit! The shower house has a private side for the portable loo as well as a shower side with running water.
You may not want to leave, but Onteora Lake in the Bluestone Wild Forest is great for hiking, swimming and boating. Our campsite is located only 5 minutes from Ashokan Reservoir where you can fish and boat. Bring your own camping gear or rent ours, the adventures are endless! Nestled outside the village of Stillwater, NJ right across the Appalachian trail and the Kittatinny Mountain Ridge, Camp David sports three luxurious log cabins:

The main cabin, Belle's Cabin, is made from hand hewed logs and is the only cabin furnished with a king size bed.
All cabins come equipped with full bathrooms, updated kitchens, wood stoves, and the main cabin has a walkout porch on the second floor. All cabins have climate controlled heating/cooling units as well as hot water.
Camp David was originally a German hunting camp at the turn of the 20th century. It was later donated to the Boy Scouts in the 1940’s. By the 2000’s, it was left abandoned at which time I purchased it and began to restore it back to its true form while maintaining the cabin life integrity. I am a contractor and arborist by trade and the last ten years I have worked hard to bring the site back to life.
The camp consists of 13 acres abutted by 100's of acres of state park land.
There are two stocked ponds connected by a cascading stream, multiple fire pits with seating, furnished gazebo with wood stove, picnic tables, and multiple park benches located throughout the property.

The meadow we occupy was once the farmers property that I grew up next to at my parents farm house.
When he wanted to sell his property he offered it to us for purchase at a fair price if we would not develop more than we needed to live here.
We maintained the meadow adjacent to our property and have kept it as an agricultural site.
We have had our son develop an edible forest garden and a unique diversified small orchard so we can eat and share healthy organic fruits and vegetables while helping our environment and wildlife and educating others to do the same.
It is expensive to live in Newtown but we love our property.
We want to teach others to grow food from their land while helping to support us keeping our adjacent property agricultural and undeveloped.
Our property has provided many happy gatherings and events and we love to share it with others.

Various seasons will offer you an opportunity to pick your own breakfast in our maturing establishment. You can enjoy exploring, and examining our 7 year permacultuire food forest with chestnut seedlings already tall enough to climb , 10-foot hazels bearing buckets of nuts and a different selection of raspberries, blackberries, gooseberry, currents, golden berries, service berries and Mulberries. Enjoy a stroll through the meadow trail to breath in morning views and evening fireflies and stars. This camp area is very private but household amenities are not far away if desired. This site is much more private than Mickelberry Forest Garden Site and the beautiful mountain view is only a small step away. One mile away we offer nearby blue mark trails, mountain biking, lake and outdoor activities are at your fingertips and your hosts will be happy to provide any assistance needed to find or enjoy these opportunities. The Creamery (Ferris Acres) is one of the best farm ice cream shops in the East. We can provide breakfast upon request from our free range chickens on our kiwi lined deck with beautiful mountain views. Come and enjoy the croak of the bullfrog and the sound of the crickets. Welcome to The Record Room! Our property has a vast collection of vintage, classic, and current vinyl albums that play solely from solar power. Its audio system delivers sound on the inside and out for a campfire mood that can't be beaten.
The Monguap River is close enough to be seen and heard from the cabin, but the adventure of getting there is half the fun! The Delaware River is only 2 miles from our location, and River rafting is a big business around here. A small artesian-fed creek runs right next to the cabin. It lends to the relaxing sounds of water with many quaint spots for you to dip your toes into, paired with a wood-fired tub that feeds off of the stream, which can only be explained by experience (weather-dependent). Our hot tub also pairs beautifully with our newest addition to the cabin, our sauna! Perfect for a cold plunge afterwards (more information in the add-on description)!
A queen temper-pedic bed and super comfy overstuffed futon will assure a good night's slumber. The Record Room's covered outdoor kitchen is designed to extend the awesome vibes into every meal.. (I.E., Flat top grill, single burner, and stainless grate grill all powered by propane, cast iron frying pans, and utensils). Our outhouse is designed and maintained by the women of the family, and great pride is taken in making it a favorable experience. A small wood stove heats the Record Room on chilly mornings and nights. If you're looking for the fine line between camping and glamping, this is your place! We recommend having some prior camping expertise, and we must mention that there is no WiFi/ service. We have a few spots available for your friend circle to pitch a tent and enjoy the experience with you!
A basic convenience store can be located three miles to the right of our property with all your basic needs (including gas). For your grocery shopping, a small family-owned market can be found within 10 minutes up the road. If you're looking for activities, there are plenty of rafting/canoeing/kayaking companies for your enjoyment. We also recommend downloading a trail-finding app, as there are an abundance of them all within 5 minutes!

Beautiful cabin, everything is very well built and thoughtful. There was a diesel heater that heated the space up great and a portable propane heater as well. The site is secluded and hosts were very nice. Highly recommend!

Kathleen was incredibly accommodating for my Wife and I. We had chosen a site that was inaccessible with the car we had, but Kathleen had no issues with switching us to another site that was more accessible. The campsite was beautiful and our two dogs loved it!

I loved hot tent camping on Kathleen’s land! It was so much fun, peaceful and beautiful scenery. Kathleen was very kind, informative and welcoming. I stayed busy enjoying the hikes and exploring on the property. If you like off roading, it’s so much fun on the trails to get to the property and to get to the site. Also if you’re worried about space and clearance to get to the site I stayed at, my truck is a 8ft bed and i did just fine getting up and making turns, if this helps anyone. Thanks you so much Kathleen for the amazing getaway, i will definitely be back!!

2 nights at Carpathia West
I took this trip with my adult son and I was as tranquil and a bounty of wildlife. The sunsets are great and you’re perch on a hill overlooking a lake so quite scenic. If you want to totally disconnect be at peace and rough it a little this is the place for you. There is a a generator for light, heat and a refrigerator. We took our own portable compost and a small rinse king system to wash up..
Cooking outside was a thrill for my son as well, we gather wood from the surroundings.
Konsztantine was very responsive and quite hospitable. Quick responses to whatever we asked. Best in class host. I will definitely be back. Highly recommended.

Stayed at Site 3 – Paradise Valley Homestead on December 15th during about 5 inches of snow, and the experience exceeded expectations. The site was peaceful, scenic, and felt private even with winter conditions, Despite the snow, everything was manageable and clearly well thought out. If you’re looking for a quiet, well-run campsite with a host who actually cares about their guests, this place delivers. Would absolutely stay here again—snow or no snow.

This site was perfect for stargazing. Me and my girlfriend watched a great winter meteor shower. Amy was a great host and very easy to communicate with. The site was as advertised and we couldn't have asked for a better stay!

Theres something really special about this place! The horses are amazing, the land and trails are beautiful and the people are nice and friendly! My old van made it easily up the hill and the parking was nice and flat and the power hookup very good! My dogs also had a great time! The WiFi worked very well on the iPad but the phones struggled a bit. But really I have to dedicate some words to the horses: oh my, what beautiful animals they are! And they are all rescue! Mama and Lacey stole my heart!

everything you’ll ever need for a cozy stay outdoors. we chose this spot because of the tiny shelter it afforded during what was going to be below freezing temps. The kitchen space and bed set up was much appreciated and allowed us to focus enjoying the stay itself. The owners were super helpful getting us setup and providing a welcoming space. Bring layers and everything you need to keep warm in the winters - we even caught a light snow storm on our morning of departure! would come back again.

My son and I really enjoyed camping on Mike's property. It was tucked away and quiet. Mike was very supportive and kept the firewood coming for the cold temperatures. The entrance comes up quickly, but Mike's directions were spot on.
The hiking near the property was fantastic. Try Anthony's Nose; the hike was challenging, but the views were worth it.

It's a beautiful, remote location in a state where every county is considered urban. Kathleen is a wonderful host. We arrived in the dark and were the only campers, so we just did the best we could and slept. We moved to site 3 the next morning. It was a drive-through, but tight fit (due to trees and some pavers) with our 30' 11" travel trailer, but we got in and out without damage. If we return, we will stick with site 1 which is wide open and big enough to maneuver our rig. For site 3, I'd say definitely under 30' (which the listing states). Probably 25'-27' max. The road in is gravel and rough, but we Vermonters are used to bumpy dirt roads.

Weekend Trip to Stonecutters Ledge
Jay's land and camp site was wonderful! We came for a late season outing and it delivered. He supplied a propane heater and we slept nice and cozy. The mess tent was well stocked and we had a great weekend!
