This site has its own private driveway, is about 30 yards off the road, and is just minutes from lots of local culture and recreation. We do have two sites available, but we'll only take one booking at a time. So, you'll have the area to yourself and your choice of campsites. Tired of noisy, crowded campgrounds? We've got you covered! Welcome to our little slice of heaven along the Grand River in Grand Haven, MI. Voted one of the best places to visit in '22 and '23. Our property is at the end of a private road and has been in the family for decades. We fondly refer to it as One Grand Place and we are excited to be sharing it with you. We have 2 parcels of land. Each would be just for you and only you. It's like having your very own private property when you are here. One parcel has only 1 RV site with a cement pad, parallel to the river. Can accommodate 1 RV up to 30' (NO Class A's allowed). 30/50/standard 110 electric and water hookup. Pump out is available for a fee. At the far west end of the property is our second parcel with 1 very large grassy RV site along the river with 30 amp and standard 110 electric and water. RV up to 30' (NO Class A's). Pump out is available for a fee. If you don't have an RV, no problem. Rent our elevated popup RV. There is plenty of room to set up games, fish, play with the kids or the dogs, etc. What's not to like? Property is adjacent to Connor Bayou County Park and surrounded by natural wetlands. So, we are a perfect place to unwind, chill, enjoy fresh air and picture perfect sunsets. Boating, swimming, jet skis, kayaking, paddleboarding, fishing are just a few things to be enjoyed on the water. There's a public boat launch just a couple minute ride and Connor Bayou Park has a kayak specific boat launch. Or, you can also drop a kayak in at the very west end of our property right from shore. Hiking, biking and wildlife/bird/eagle watching are also options. Lake Michigan beaches, various state/county parks, downtown Grand Haven's shops and restaurants are just a short drive away. Holland is about 30 minutes south. PJ Hoffmaster State Park is 25 minutes North. If you are a thrill seeker, Michigan's Adventure Amusement and Waterpark is 40 minutes North in Muskegon. Grand Rapids is 40 minutes to the East. There are also many wineries, distilleries, ciders and craft beer in Southwest Michigan as well as "you pick" blueberries and many festivals in the summer. Bottom line....there is plenty of things to do and see during your visit. You can be as active or as chill as you want to be.

Learn more about this land: We have an 80 acre homestead on a dirt road with clear, flat places to park an RV or vehicle and woods for camping or hiking. You can camp or park in several places around the property and have complete privacy from the house. You’ll need to bring your own drinking water and there are no restrooms available. There is an RV dump station 5 miles north at McCormicks gas station. Feel free to ask questions. We look forward to sharing our beautiful space with you. Heavily wooded forest with pine, maple, oak and birch. Undeveloped and quiet. The property is home to numerous bird species, deer, wild turkeys and squirrels. Occasional howls from distant coyotes and infrequent raccoons. The campsites are located on a hill dominated by tall pines overlooking the east facing property. Secluded, but only a 700 feet from the main residence. Only 1 1/2 miles P.J Hoffmaster's State Park and a 10 minutes ride to Grand Haven State Park/Lake Michigan. Campsites are rustic but we provide camp toilets, a picnic table and a waste container. Fresh water is available at the barn. We also provide a shelter (Gazebo) with picnic tables and a charcoal park grille. A large community fire pit is available with wood provided for a small cost ($5 per bundle - cash or Venmo) by the hosts. A rinse off station has been recently added located next to the barn! When arriving please drive to the end of the driveway towards the last house. The Flipside Acres sign will be on your right side. Drive down the gravel entrance and park where indicated by the red barn. All sites are a short walk from the parking area (500ft) and carts are provided for your use. If needed, we can also provide transportation using our UTV. Tent sites are not accessible by car. We also offer free coffee at the Gazebo near the barn and have recently added a rinse off station as well featuring a limited supply of warm water!

This fun property is just under 7 acres - butted up to another 12 acres of public land (and boat launch) with trails, boardwalk and a dock on 51 acre Lake Eleven. The property is shared by (2) full-hook up RV sites and a cabin. If available, the cabin and sites may be rented together however the owners, Jim and Maria, use the cabin much of the summer leaving just the RV sites available. The property is at mile market 13 of the Kal-Haven Trail - the midpoint. The Kal-Haven Trail is a biking, cross-country skiing, walking, running, snowmobiling - you name it, the trail that goes 34 miles from Kalamazoo to South Haven. Literally steps from the property and you are on the trail. But you may not need to leave the property, with 6.3 acres of woods and field, with trail cut through PLUS the added public lands butted up to Tincan's property line, giving almost 20 acres to roam. Each RV site - far enough apart to be separate, close enough if you and friends/family want to camp together, has a fire pit and fireplace. Each RV site offers water, 30|50AMP electrical and septic. The dock may have availability for keeping you boat - please inquire. There are kayaks and some bikes (mostly teen and adult size) that may be used. These are shared amenities for the cabin and campsite guests and offered on a first come, first serve basis. There are surprises galore around the property; big foots to be found tucked around the property, games, and overall just a fun place to be. This was a run-down fishing cabin Jim and Maria lovingly brough back to life as a second home and they delight in sharing it. Jim often referred to it as "The Tincan" while working on it as it was - indeed, a tin shack and the name stuck. Kate, your booking coordinator, helps Jim and Maria tend to the administrative side of getting the property booked and keeping the details in order. Once booked you'll get contact info for Kate, who will take care of most communications and logistics, and Jim/Maria who will also be available to help as needed.

They respond quickly to messages and want to ensure they you have the best experience possible. I came to bike the trails of Zeeland & Holland and I was not disappointed. The trail was a half mile from their house and much of it was surrounded by farms.

We had an amazing time staying at Delilah’s Kitten Corner spot on the farm! Immediately 2 cats greeted us and we had such a fun time meeting all the farm animals. The trails on the property go through a very wooded area that felt very private. We did need earplugs as the roosters were very active in the morning, but with the earplugs it was not bothersome! They have everything you will need if you forget anything so rest assured. Will definitely be back to stay here again.

Glamping on Julie’s land was so peaceful and beautiful! The platform tent was set up with very nice air mattresses including all bedding, as well as ample firewood and a water jug with a pump. Made arrival a breeze for our family, especially since we didn’t need to set up a tent. Very clear and quick communication with the booking and any follow up questions. There’s also a beautiful wooded walking path along the river just minutes from the campsite. Highly recommend!

Weekend Trip to Black River Trails Campground

We had a fantastic time camping at Black River Trails. The owners were really friendly and accommodating. The restrooms were kept very clean. We did not use the shower house so cannot speak to those but based on how well kept everything else was I have no doubt they are just as clean. There are awesome walking trails at the preserve just across the road in walking distance and it’s a quick drive into south haven and to the beach. We would recommend and will be back!

Had an amazing time camping at Nadia’s hostel in South Haven! My partner and I have traveled to many hostels around the world and were so excited to experience one in Michigan right off the lake. We were not let down! Highly, highly recommend trying this place out. If you’re not into tent camping they have nice individual sleeping pods inside with amazing amenities - hot water showers with great water pressure, full kitchen, communal tv and games (very clean). Great place to meet new people, share a campfire and some beer (420 friendly), and adventure stories! The staff are working hard on renovations all the time to make the place/experience even better for guests. We can’t wait to return! 100/10 would recommend you try it out!

The staff were super friendly. Sites were clean as were the bathrooms and shower houses. It was Memorial Day weekend and they had a pig roast that everyone camping was invited too. The staff would drive around to make sure everything was going well and would ask if anyone needed anything. We will go back again sometime as our trip got cut short due to bad weather. **NOTE: The shop where you check-in and can make purchases such as firewood, only accepts cash so make sure you have some on hand.
