Our two level (full hookup) RV pads are on beautiful Anastasia Island within walking distance to the Atlantic ocean, Pier Court Park and the St. Augustine Amphitheater. Anastasia State Park is within a mile. St. Augustine is just over the Bridge of Lions three miles away.
Each pad has its own furnished patio and small green yard space. We have a small fishing lake in the back yard (unfenced). There is a national bird rookery preserve a few blocks away so the bird watching is wonderful. There is an alligator farm and a dolphin aquarium on the island., as well as a historic continuous working light house and Maritime Museum. Our pads are just across the Bridge of Lions (2 miles) from the Oldest USA city, St. Augustine, Fl. The historic Fountain of Youth is here along with Castillo de San Marcus National Monument, St. George Street, the historic district plus many other attractions.
We have two level paver RV Pads. They both have electric, black and grey water cleanout, fast high speed internet (full hookup). They each have private patios for picnics, socializing, and relaxing. Both pads have high speed internet.
Pad 1 accommodates an RV up to up to 32' in length.
Pad 2 accommodates an RV up to 34' in length.
We accept small Class A Motorhomes (32' and under), Class B, Class C, Small 5th Wheel, Pop-up Campers, Vans and Travel Trailers.
Sorry, no tent camping is allowed.
There is also a large back deck with picnic area overlooking the small fishing lake in the back yard.
We enjoy meeting fellow travelers and sharing our paradise island.

Primitive camping is permitted at designated wooded high grounds in the middle of the property. It is a 5 and 10-minute rugged hike in to the middle ground respectively. The trail remains under development, so please bring close-toed shoes or boots for hiking throughout the property (depending on rainfall, there may be mud and water).
We have two primitive campsites these campsites are first come first serve, they are not assigned when booking. Plesea see pictures.
Our Glamper tent is a 10x12 canvas furnished full size bed with bedding, pillows and enough floor space for two sleeping bags.
The tens are located off a short trial, but rugged 2-minute hike from the parking area. We provide the opportunity to go camping without having to pack the tent.
Closed toed shoes are highly suggested as well as plenty of lighting with batteries or solar charging capability. This is a rugged, fun and serene camping experience.

My wife and I stayed on this very spot in January 2020 and fell in LOVE with it! Being relative newbies to RVing, we wanted something private but also wanted a beach front vacation without spending 5K for a house. So, we decided to start searching. Turns out, there isn't a whole lot of RV hookup spots right on the beach. But, we ran across this lovely privately owned gulf front lot on Cape San Blas in Florida and stayed for a week that January. We loved it so much we tried to book it again in May of that year, but it was of course booked the entire month. So, we booked another spot and headed to the cape in May anyway. We wanted to see our favorite spot again, so we drove by one day and low and behold, it was for sale. We couldn't pass up an opportunity to own something we fell in love with so quickly, so we took the jump, and bought it! And now, we can share it with all of you. Treat yourself to a beach front vacation in your own "home" and enjoy the journey friends. You only live once!

Cape San Blas, FL is one of the most beautiful and laid back places you will visit. This property is located on Cape San Blas and is right on the water (gulf side). The cape bike path you can take all the way to the state park and explore the entire cape and all it has to offer (22 mile round trip bike path). Also, check out kayaking in the bay or horse-back riding on the beach!
Salinas Park is just a stone's throw where you can enjoy picnics with the family walk out to the bay or even drive onto the beach (permit required).
The sleepy little towns of Port St. Joe and Appalachicola have so many great local restaurants and shops and you will love the laid back chill of these old Florida towns.

We have a nice little RV pad on the back of our coastal home. Situated on a little bayou that opens out into Choctawhatchee Bay. Crab Island is only a 10 minute boat ride away. You would have access to our small dock and there is a neighborhood boat ramp less than one hundred feet away. This is a great place for kayaks, wave runners, and small boats. If you don't have a boat, we can set up any kind of trip you want. We are all licensed captains and own multiple Crab Island businesses. So we can set up charters for you on the following boats:
Sailing trip on a restored 1963 Pearson Ensign. Can accommodate up to 6 people. This is a classic sailboat that is easy to sail and easy to learn to sail.
A restored 1966 Boston Whaler that is perfect for couples looking for a sunset cruise, etc. Can accommodate up to 6 people but it perfect for 2 -4. We can go to Crab Island, look for dolphins or find our own private island beach.
Waverunner tours. We can take you on a guided wave runner tour looking for dolphins and private beaches. You will drive one wave runner while our licensed captain guided you on another one. Insurance does not allow us to rent these out solo but there are many good vendors in the area to do that.
Inshore flats skiff targeting redfish and trout on light spinning gear and fly rods. This boat is best fished with no more than 3 people.

During the summer, there are fireworks every Wednesday night that are viewable from this spot.

This is the beautiful wild coast of Florida's "Big Bend." Located halfway between Perry to the north and Steinhatchee to the south, Keaton Beach is an outpost town with a laidback, relaxing atmosphere. No motels, no fast food. Our two level (full hookup) RV pads are on beautiful Anastasia Island within walking distance to the Atlantic ocean, Pier Court Park and the St. Augustine Amphitheater. Anastasia State Park is within a mile. St. Augustine is just over the Bridge of Lions three miles away.
Each pad has its own furnished patio and small green yard space. We have a small fishing lake in the back yard (unfenced). There is a national bird rookery preserve a few blocks away so the bird watching is wonderful. There is an alligator farm and a dolphin aquarium on the island., as well as a historic continuous working light house and Maritime Museum. Our pads are just across the Bridge of Lions (2 miles) from the Oldest USA city, St. Augustine, Fl. The historic Fountain of Youth is here along with Castillo de San Marcus National Monument, St. George Street, the historic district plus many other attractions.
We have two level paver RV Pads. They both have electric, black and grey water cleanout, fast high speed internet (full hookup). They each have private patios for picnics, socializing, and relaxing. Both pads have high speed internet.
Pad 1 accommodates an RV up to up to 32' in length.
Pad 2 accommodates an RV up to 34' in length.
We accept small Class A Motorhomes (32' and under), Class B, Class C, Small 5th Wheel, Pop-up Campers, Vans and Travel Trailers.
Sorry, no tent camping is allowed.
There is also a large back deck with picnic area overlooking the small fishing lake in the back yard.

Primitive camping is permitted at designated wooded high grounds in the middle of the property. It is a 5 and 10-minute rugged hike in to the middle ground respectively. The trail remains under development, so please bring close-toed shoes or boots for hiking throughout the property (depending on rainfall, there may be mud and water).
We have two primitive campsites these campsites are first come first serve, they are not assigned when booking. Plesea see pictures.
Our Glamper tent is a 10x12 canvas furnished full size bed with bedding, pillows and enough floor space for two sleeping bags.
The tens are located off a short trial, but rugged 2-minute hike from the parking area. We provide the opportunity to go camping without having to pack the tent.
Closed toed shoes are highly suggested as well as plenty of lighting with batteries or solar charging capability. This is a rugged, fun and serene camping experience.

My wife and I stayed on this very spot in January 2020 and fell in LOVE with it! Being relative newbies to RVing, we wanted something private but also wanted a beach front vacation without spending 5K for a house. So, we decided to start searching. Turns out, there isn't a whole lot of RV hookup spots right on the beach. But, we ran across this lovely privately owned gulf front lot on Cape San Blas in Florida and stayed for a week that January. We loved it so much we tried to book it again in May of that year, but it was of course booked the entire month. So, we booked another spot and headed to the cape in May anyway. We wanted to see our favorite spot again, so we drove by one day and low and behold, it was for sale. We couldn't pass up an opportunity to own something we fell in love with so quickly, so we took the jump, and bought it! And now, we can share it with all of you. We have a nice little RV pad on the back of our coastal home. Situated on a little bayou that opens out into Choctawhatchee Bay. Crab Island is only a 10 minute boat ride away. You would have access to our small dock and there is a neighborhood boat ramp less than one hundred feet away. This is a great place for kayaks, wave runners, and small boats. If you don't have a boat, we can set up any kind of trip you want. We are all licensed captains and own multiple Crab Island businesses. So we can set up charters for you on the following boats:
Sailing trip on a restored 1963 Pearson Ensign. Can accommodate up to 6 people. This is a classic sailboat that is easy to sail and easy to learn to sail.
A restored 1966 Boston Whaler that is perfect for couples looking for a sunset cruise, etc. Can accommodate up to 6 people but it perfect for 2 -4. We can go to Crab Island, look for dolphins or find our own private island beach.
Waverunner tours. We can take you on a guided wave runner tour looking for dolphins and private beaches. You will drive one wave runner while our licensed captain guided you on another one. Insurance does not allow us to rent these out solo but there are many good vendors in the area to do that.
Inshore flats skiff targeting redfish and trout on light spinning gear and fly rods. This boat is best fished with no more than 3 people.

During the summer, there are fireworks every Wednesday night that are viewable from this spot.

This is the beautiful wild coast of Florida's "Big Bend." Located halfway between Perry to the north and Steinhatchee to the south, Keaton Beach is an outpost town with a laidback, relaxing atmosphere. No motels, no fast food. These are prime scalloping waters from mid to late summer, and the area is famous for year-round fishing. Amazing site. One of the best campsites I have stayed at. I spent the trip with my son and we had an incredible time. The site is spacious, flat, and well laid out, which makes it great for families and groups. The fire pit and seating area made evenings easy and relaxing, and the grill and picnic tables were well positioned and practical. There is plenty to do without leaving camp, but town is close for food and supplies. Walmart is right off the highway, and there are solid local spots nearby, including a fun vinyl record shop in town. We enjoyed it so much that we already booked the site again and are bringing our whole family back in a few weeks.

Located in a quiet neighborhood, this HipCamp is centrally located to all the sites. Anastasia State Park/Beach is just minutes away (biking to it is possible via a bike lane). The Castle and Old Saint Augustine is just minutes away. Robert met us with a welcome packet of maps and brochures to plan our stay. The site was level and very easy to back into. It checked off all our needs for a great stay in Saint Augustine.

Friendly host, great camp spot with a white-sand river and beautiful woods. The grounds were full of amenities like fire rings, hammocks, and chairs. There were even extras such as a trampoline and various yard games. The gated site made the whole place feel safe and secluded. We were only one of two groups there during our stay. By far, these were some of the best outhouses I’ve encountered—complete with working lights and a hand-washing sink between the two stalls. Definitely a place worth staying!

We had an amazing stay at Blackwater Ranch! From the very beginning, the owner was wonderful to work with and communicated clearly and promptly, which made everything so easy and stress-free.
The property itself was beautiful, peaceful, and exactly what we were hoping for. Everything was clean and well maintained, and the bathrooms were spotless, which is always a big plus for our family.
We truly enjoyed our time here and couldn’t have asked for a better place to relax and unwind. We will definitely be recommending Blackwater Ranch to friends and family and look forward to staying again in the future!

We had a wonderful stay at this campsite. We were running a bit late, but the host was waiting for us with a smile and made us feel welcome right away. He helped us get settled and even checked back about 30 minutes later to make sure we had everything we needed.
The campsite itself was beautifully manicured and thoughtfully decorated for the holiday, which added a really nice touch. It was incredibly quiet and peaceful, and being away from the city lights made the night sky absolutely stunning—the stars were unbelievably bright.

Amazing staff and amenities! Nice well maintained campsites and facilities. Activities and clubhouse were great!!! Would highly recommend!!!

The campsite was clean and spacious. Even though other campers were present, we felt like we had the whole place to ourselves. The water features were unique and felt safe to swim and play around. We had a fun time stargazing. We even got lucky and witnessed several hours of meteor showers.
