The view was pretty. I will give it that. There are tons of bugs which is expected being on the water. However the sites are listed as having full hookups and thats not accurate. Each site does have rv hookups but if you are tent camping you will need an adapter or you will need to book the first or the fourth site as those are the only two with close 110 plug ins. This is not really disclosed so we had to go out and buy an adapter instead of bringing the one we had at home which was a waste of money. However my bigger issue is that there was no hot water in the shower. I reached out to ask and the owner implied we weren't doing it correctly but that there was hot water. I asked everyone at the campground and we all had to take freezing showers. I reached back out to the owner to inform them there actually was no hot water and was ignored. Some of the other sites wound up leaving early. The shower was a huge selling point and the fact that the owner couldn't even respond or send someone out to check it is crazy for the amount of money we paid. We def did not get what was advertised.

Site is very well kept, including the bathhouse. Clean toilet and shower with plenty of hot water. The view was amazing, and the site is very secluded. Very little traffic on the road next to site. Would highly recommend to anyone looking for a nice getaway with a fantastic view.

We truly enjoyed our month-long stay at John’s property in the Allanton area of Panama City, Florida. The location is quiet and remote — a refreshing change from crowded, noisy RV resorts. Shopping and everyday conveniences were about a 30-minute drive, which we didn’t mind at all given the peaceful setting. The sunrises and sunsets were absolutely picture-perfect. John was very responsive and accommodating, especially when we needed to extend our stay for a few extra days. We would definitely stay here again.

We got in around 2100. It was dark at the entrance and I misjudged the driveway and put the whole camper in the ditch. It tore up 2 of our support braces and our fold up steps. First 2 days we delt with really bad no-seeums even with bug spray. Not sure if it's because of the time of year. The place is very nice. The dock is not completely finished, we were not able to get a good cast out. We did catch sailcats and a stingray. Wood was available but we brought a truck load of our own. Definitely a good place to bring a kayak. Our trip was mainly to get away for a week and train our Irish doodle. Definitely bring enough food to last your trip there are stores but 30-45 min away. We had the place mostly to ourselves until Thursday, 2 more RVs showed up. Being 1 common shower and toilet, we ended up leaving a day early.

Better than expected. The view overlooking the water was amazing, with beautiful sunrises and sunsets that made it worth every penny. The spot was clean, quiet, and easy to set up. The shower house was small but well kept. Bring a 30 to 50 amp adapter as it states in the listing. Great stay, would definitely come back.

The sites were just as the owner described, only more beautiful with sunrises and sunsets. Neatly kept grounds and pretty clean shower/bathroom. Lots of area for kids and pets to play and roam. Would definitely stay here again.

I hate to give away a gem like this, but it is truly a great spot with no headache, and the crucial amenities such as power, water, and clean bath house with warm water. The view is 🤌🏼. Bring some bug spray and some firewood and you're gonna LOVE it.

Pro's-The land is well kept, quiet and private. There is plenty of room for kids to run around or a family picnic. Added bonus for the modular bathhouse with hot showers.
Con's- I was disappointed with the water view and access. I expected a small private beach area with a place for the dogs to wade in the water. But the water is brown and mucky and it's more for fishing than wading through. I choose this site because it's off leash for the dogs, however there is no fencing to prevent the dogs from going in the street or someone else's property so you really can't relax at all. Overall I didn't find the value received added up to the price paid and would recommend adding fencing or a fenced dog run as well as a picnic table to each site.

This is a hidden gem! Waterfront, pier, FULL hookup #1 is the only one worth no one in front of you. Has the pier walkway at it, steps away from bathhouse. Amazing find!!!!

What a lovely place to reset after 1200 miles. My pup needed the off leash play day break and I needed the solitude! Beautiful sunset and very peaceful to watch the water birds. A bit hard to find as the street numbers were missing but John was quick and super helpful…even though it was late when I pulled in. The water pressure was low but didn’t cause me any issue. Sweet spot!
