This is a hidden gem!! The canopy of trees smells so nice and adds a cool, breezy shade when camping! The spot is very convenient, yet private and very well maintained. There's a bench for sipping coffee while looking at the ocean, a big hammock hanging in the trees and a firepit with plenty of chairs as well as a picnic table! Overall, a wonderful place...directly across from the water and the use of their private dock is a dream!!! Planning to stay longer next time!!!

What a lovely location! Robert was helpful and responded quickly. The site is beautiful with many thoughtful additions to make it homey and enjoyable. As others have mentioned, there is road noise but you get used to it and it’s such a nice location that it’s worth it.
The site has been put together with care and everything you need. Firepit with wood, Table, Chairs and a beautiful view of the bay right in front of you. Level with crushed stone for RV and a site on grass for tents. A little road noise but the view is worth it. I would recommend the site for sure.

Way more expensive for what it was. The site was right on the highway and has told it was more shown that it was between the highway and the water which it was not so it was confusing. We purchased it because we are under the understanding it was off the highway, but between the highway and the golf of USA, so for the price, it was not really worth it.

We loved our stay here. My husband's favorite part was the pier for fishing. Mine was the sunrise view.
It is on a hwy but the noise wasn't bad. Everything else about this site makes it worth it.

This is a beautiful place to unwind. I loved sitting on the dock for sunset and sunrise. I saw two dolphins and a manatee.

My friends and I booked the wrong site and thought we were going to Destin. We were pretty upset but this camping spot made up for it majorly. It’s absolutely amazing, well taken care of and a lot of beautiful space and privacy. The dock is very nice and the views of the night sky are incredible there. He had a ton of fire wood already there for us and 4 chairs around the fire pit. I highly recommend. So much fun

I enjoyed Magnolias by the Bay so much that I extended for a third night. If you like privacy after a day on St. George Island, this this that spot. There is some traffic noise, but you're also a stones throw from the waters edge and the breeze was almost endless. The grounds are beautifully laid out with space to string a hammock under the magnolias and take a breath.

This was the perfect camping spot! Lots of space to set up hammocks, cook, pitch a tent, and sit around a fire. It's close to gas stations and a corner store for when we needed last-minute supplies, and the drive to pristine, quiet, dog-friendly beaches on St. George Island was only 15 minutes or so. Recommending this campsite to friends!

Overall we were not very happy with our stay. The photos and descriptions make the site sound a lot more rural and private than it is. You are effectively camping in a driveway that has been converted into a camp spot. There are houses on both sides of the area and a commercial parking area behind the campsite with multiple other neighbors living back there as well. There are a few tarps strung up between the trees to try and block the site of the houses from where you sit by the firepit. We even had someone's random two dogs come up to us when we were walking our dog which was a bit worrying, thankfully nothing happened but the fact that unknown off leash dogs can come up your animals can be a problem. On top of this the site is very close to the road you pull off from, and is a very busy road. Constant cars passing throughout the day and the night led to a rough sleep for everyone when a semi truck going 70 down the road 50 feet from where you are sleeping would wake you up. On top of this there is a chicken coop not far behind the camp site, and getting woken up bright and early by the rooster was also unpleasant. Additionally the dock shown is down the road from the site. If you plan to fish make sure not to go around a full moon. The nice thing about the site was that it was clean, provided seating by the fire pit, and even a decent stock of wood to burn.
Overall we would not return, nor recommend it. We had booked 2 nights and left only after 1 night.

The Hipcamp was in an awesome location for exploring the area with beautiful views of the bay. The parking area was mostly private with a bunch of foliage and only view of the house was further down the driveway. Road noise did make a impact early on in the night but after midnight it quieted down.

Not our typical camping scenario as far as we prefer no neighbors but I have to say, the views were great and Robert was gracious enough to provide fire wood. The place was super clean and all is all, Awesome! (PS, the sun set was spectacular!)

The property was truly beautiful and shaded with so many magnolia trees and pines. It was private yet conveniently located off of the highway and between both Apalachicola and Carrabelle. We loved our stay and would stay here again.
This is one of my favorite places to stay when passing through. Eastpoint is overlooked, but that wonderful place that is growing. Met wonderful ppl. The dock is phenomenal…my fav is relaxing and disconnecting before my destination nearby (Golf Course). I often skip a review, because I hope it doesn’t get well known. I have stayed on and off for over 3 years and can tell you it is a wonderful find. Whether reading, listening to podcasts, studying, or watching a movie I have good memories. Private, secure, and relaxing.
The site was a beautiful, gracious, private, and peaceful place to land with a lovely ocean view. Very nicely prepared with visitors in mind, with fire pit, chairs, picnic table and a full size garbage can. Five stars!

What a beautiful peaceful site this was. Gorgeous views of the water tucked back into the magnolias and palmettos. The campground was perfectly manicured and was complete with campfire pit, chairs, lounge seats, picnic table, and a cozy hammock. Directions were simple, and we easily found our slice of Florida heaven.
We had a great stay!! Robert's place is so thoughtfully laid out. We would stay here again. We loved the view from the camp site and the dock. We watched the sunset and sunrise from the dock.
A perfect site! Magnolias & Pines provide a lovely canopy to enjoy the water view, relax on the hammock and/or sit fireside.

Nice setup. Private. View of the gulf across rt 98, which is surprisingly quiet. Felt a little bad that we didn’t have a chance to take advantage of fire ring and picnic table setup. Maybe next time. Would certainly return.
The site was perfect- very clean and had amenities like a trash can, seating, a very nice firepit, plenty of firewood, and a hammock. We had the most beautiful sunrise our first morning! Road noise was loud but not bad overnight, we slept just fine! Fishing at the dock was great- we caught quite a few catfish and redfish. It was Easter weekend, so we walked over to meet the hosts, they were very sweet!
Great location and privacy. The dock is directly across the street. I was able to see an Osprey fishing. Only spent one night but will definitely be back!

Great spot for a relaxing short stay. Very private and the dock access is great. They have done all that they can with this space. The highway noise is a bit annoying if you are a light sleeper but run a fan or other white noise and you're good to go.
Nicely designed and groomed campsite. Lovely in every way. Dock access across the street—so pleasant.

Absolutely beautiful site! We stayed one night but wished we had booked more. We booked the day of with no issues. We both said numerous times we wished we had just stayed there for our trip. - The site was so spacious and secluded. Yes there is a house next door but the trees and privacy panels make it very private.
The view was great even with the water being across 98. I went across the street with my coffee to watch the sunrise over the Bay.
The site is close to Piggly Wiggly in Apalachicola or IGA in carrabelle. Grab breakfast at the Mornin’ Bite in Carrabelle, or dinner at Trident in Panacea.
The road noise didn’t bother us one bit.
