You may see alligators, snakes, otters, manatees, as well as several species of fish and birds, including, but not limited to, american bald eagles, egret, heron, seagulls, bass, mullet, crappie, bluegill and more. Fish off the deck or from the yard, zip over to the springs in 10 minutes or head over to the St Johns river for a meal. The tiny house has a vegetable garden you are free to do with as you please as well as cornhole and games for your use under the 5th wheel. We have 3 acres right in the middle of town in New Smyrna Beach. It's a quiet setting behind Sacred Heart church, sandwiched between a large open field and the railroad tracks far in back behind trees. We've worked hard to make it a cozy retreat - like setting where people can spend a few nights in an affordable manner just 5 minutes from the beaches and fun New Smyrna Beach attractions. Biking, boating, sunning, fishing, paddle-boarding, kayaking, eating... all within a few minutes of your quiet retreat. Our house is on the property but it's 200 feet away behind trees/bushes. It's a 100 year old house built from the wood of a church in NSB. Lifted up on a Coquina rock wall it is quite unique. There is a large secluded area where your dogs can be run. We have dogs too but there's plenty of room to share.

Jay’s place is such a gem! I booked last minute for one night on my way to south Florida and wish I could have stayed longer. The property is huge and beautiful, with big shade trees and a relaxed, old Florida vibe. Jay was out of town during my stay but Todd and Liz, the hosts/caretakers, could not have been nicer or more accommodating (thanks again for everything Liz!) Highly recommended!

Nice concrete pad which is super helpful in FL rainy season. There are no RV parks in NSB with concrete pads so this was a nice option for us while we were in FL to work on our house. Liz and Jay were super helpful and we would stay here again. Thank you for hosting.

Most site have water and pwr which is a plus. No issues with no see ums at all in late sept. I had a spot all the way in the back that was secluded and quiet. If you not use to train noise then take a sleeping pill there are trains that pass by at any hour and the horn is loud. Overall it's a great quiet location not to far from the beaches. To drive on the beach is 32 bucks for non-residents. Craig and his wife are real cool.

I recently had the pleasure of using Hi-Camp for my first camping experience, and it was truly exceptional! Kennedy and Kristina were outstanding hosts, going above and beyond to make our stay memorable. Kennedy, in particular, graciously waited for us to arrive well past our scheduled check-in time, providing us with a warm welcome and a comprehensive tour of the campsite. The atmosphere was incredibly relaxing, and falling asleep to the soothing sounds of the lake waves was just what I needed to unwind. I couldn't have asked for a better getaway experience. I highly recommend Kennedy’s Land to anyone looking for a serene escape into nature!

Great location! You can bike ride to the beach or Uber. Located in a nice area and we even walked to dinner one night. We enjoyed not only the beach and restaurants but the lighthouse too (about 20-25 min drive). They were great hosts and it was a great camping site! Thanks for having us!

This is a great spot! Incredibly relaxing and full of fresh air. I loved laying out on the deck, fishing, and having a safe place to spend the night with nature on the other side of the door. The site comes plenty of amenities (hot shower, window AC units, indoor plumbing, stovetop burners, microwave, and fridge among other things). The owners have done a great job decorating the place, making functional and comfortable living spaces, and are just genuinely nice and sweet people. I had a great time and will be back!
